Tenants now in the box seats Rental prices stable with vacancy rates in metropolitan Perth now 36% above the long-term average, writes CARMELLE SANDER TENANTS in metropolitan Perth continue to benefit from stable rental prices as the vacancy rate for properties to let remains well above average. New data from the Real Estate Institute of Western Australia shows that while the vacancy rate in Perth dropped slightly from 4.7 per cent in December to 4.1 per cent in March, the overall median rent remains unchanged at $370 per week. REIWA president Alan Bourke said the slightly lower vacancy rate was due to diminished stock and not to increased

demand by tenants. “What we are witnessing is that many investors who found it hard to sell in the last couple of years put their properties into the rental system to ride out the downturn,’’ he said. “Now that things have improved, some owners are listing these dwellings for sale which accounts for the increased stock for sale and the lower vacancy rate.’’ Mr Bourke said this dynamic also helped to explain why rents were stable. “There is no great demand pressure to cause rent increases, and it’s notable that typical rents in

According to Travis Coleman, valuations manager of Propell National Valuers, the latest ABS population figures for the September 2009 quarter showed that WA had the highest population growth rate in Australia with the population rising by 2.9 per cent over the previous year. “The big driver in Western Australia's surging population rate is overseas migration, with over 40,000 new migrants coming to WA during the past year, accounting for 66 per cent of total population growth,’’ he said. “Many of these overseas migrants will be employed in highly paid positions associated with the


resources sector or will establish new businesses in Perth. Traditionally, these high income migrants gravitate towards more affluent areas in Perth such as the western suburbs.” Mr Coleman said the latest census figures, for example, show that 29.7 per cent of residents in Nedlands were born overseas, as were 28.7 per cent in City Beach. “Property values in these higher priced areas of Perth are stabilising and show some signs of improvement after a period of significant decline,’’ he said. “This improvement in the top end of the Perth property market should continue during 2010 as a result of increasing demand for homes due to WA’s rising population rate.” ■

and by 5.7 per cent in the north-west section of Wanneroo ($370). Conversely, rents fell by around 3 per cent in Gosnells ($330), and the western suburbs ($440). Mr Bourke said that a vacancy rate of 3 per cent was ideal for Perth and provided the right equilibrium between supply and demand. “The current vacancy rate is therefore about 36 per cent higher than Perth’s long-term average, but this can change quickly if jobs pick up strongly on the back of a resurgent resources sector.” ■

Only six homesites (starting from $820,000) are now available, giving buyers limited opportunity to secure a well-priced and positioned property before improved market conditions see values begin to rise. Mr Campbell said there were very few opportunities to secure such well positioned homesites in Perth. “Coastal property remains the most sought-after in the country, and as Perth continues to be developed out, homesites of this calibre are rarely on offer,” he said. “The Wharf is perfectly positioned, enjoying the best of the relaxed surrounding precinct and stunning views on offer, while being less than 35 kilometres from the centre of the city.” There are also a whole range of amenities right on the doorstep, including cafes, restaurants, shopping centres, schools, public transport and the Mindarie Marina.
