Prestige price boom Strong price rises at the top end of the market predicted after last year’s ‘disaster’ in the segment PERTH’S most expensive homes are likely to rise in price by 10-15 per cent this year as wealthy locals and overseas buyers hunt for prestigious addresses in a resilient economy, according to property researcher RP Data. The rebounding share market and increased business confidence is underpinning demand for capital city waterfront and other top-end homes, while prestige holiday homes are yet to catch up, senior researcher Cameron Kusher said. “You can’t underestimate how important the share market is for top-end buyers,” he said. Angus Raine, chief executive of real estate agency Raine & Horne, said last year had been a “disaster” for the prestige market. However, most sectors of the market had snapped back and were now heading towards a boom. Mr Kusher said capital city prestige property values fell 10 per cent during the global financial crisis, while coastal and holiday homes in areas such Dunsborough, Margaret River and Eagle Bay, in WA’s South-

West, recorded price falls of 20 per cent or more. RP Data found WA luxury home sales were among the strongest in the nation in the final quarter of last year, compared with the same period in 2008. More than a dozen homes with $5 millionplus price tags were sold in the final quarter of 2009, compared with just one in the same period a year earlier. Nationally, 72 homes priced at more than $5 million sold in the quarter. Geoff Baldwin, managing director of Re/max WA, said 2010 would be a year of increasing growth in the market, but upgraders should take action in the short term rather than waiting. “All indicators are pointing to prices to rise steadily during the next 12 months and beyond,” Mr Baldwin said. “When people see the market showing signs of growth, the temptation is to hold off and wait for more profits. However, this can be a big trap if you are considering upgrading your home.

“If your home is worth, say $500,000, and you are looking to buy a better house that is worth, say $700,000, the gap is $200,000. However, if you wait for the market to increase 10 per cent, your home will go up to $550,000 but the better home will go up to $770,000, increasing the gap to $220,000. “In a rising market the best advice for prospective upgraders is to take action sooner rather than later,” he said. Meanwhile, the Housing Industry Association confirmed that new housing supply was nowhere near demand. “We should have built 30,000 homes last year but we only built 21,500,” said HIA

senior adviser David Endersby. “We’re going to have the resource economy starting to inflate again, immigration will come on, which was a big proponent in the last boom, and we’ll be attracting more than a thousand people every week to come here. But where are they going to live?” Mr Endersby said claims by the Barnett Government that 70,000 land blocks were available to develop were “rubbish”. “This is a perennial argument . . . with the Department of Planning because they consider a block of land available once it is approved for development. But that block . . . could be five to 10 years away,” he said. ■

Your real estate questions answered by Niki Peinke, director of The Property Exchange in Subiaco Q: I want to buy a property with my brother. I have heard there are a couple of ways that coownership can work. Could you explain these to me? There are two types of coownership. Firstly, you can be joint tenants. This simply means that the parties own the property jointly, in equal shares (that is, 50/50). If one joint tenant dies, the property automatically passes to the other owner. Another option is to be tenants in common. In this case, either party can sell their share of land or leave it to someone in a will. Tenants in common can own the property in equal shares, or in any other split (70/30, for example). Generally, in your case, tenants in common would probably be more appropriate. Q: Is there any sort of annual cycle to the Perth property market? Are there expected peaks and troughs of activity? In my opinion, the answer here is no. The activity is pretty consistent throughout the year and the annual peaks and troughs are minimal. There is sometimes a slight flurry of activity at the end of the year, with families
