Don’t fall into common traps The market is tough enough without letting the usual mistakes get in the way MAKE the sale of your home a pleasant process by avoiding a few simple mistakes. Jones Ballard Property Group director Shaun Yeo said the latest REIWA figures showed that there were around 15,600 homes for sale in Perth, a jump of more than 40 per cent over the last year. “It is now taking more than 70 days to sell the average home in Perth due to greater competition among property sellers,’’ he said. “While many sellers are finding it more challenging to find a buyer, the reality is that each week in Perth hundreds of properties are still being sold. “Sellers have to take a pragmatic approach when listing their home for sale and avoid common mistakes which may result in the property being listed for sale over a long period of time with the seller eventually having to accept a disappointing sale price because it had been overlooked by the vast majority of property buyers.” Mr Yeo said that sellers should avoid the following most common mistakes that could frustrate the sale of their property. Mistake 1: Believing the property is worth more than its true market value This leads to overpricing the property and the result that after several months it remains unsold. Mistake 4: Hiring an agent based on non-business factors (i.e. they promise the owner the highest selling price). Make sure you’re hiring a professional with a proven track record.

on the market, the greater danger of it becoming ‘stale’. Mistake 2: Placing the home on the market before it's ready Most times this happens because the seller gets impatient. In such cases it is common for the property to come on the market with the horrible carpet (that gets replaced during the marketing of the home). Presentation is everything – so get the work done before marketing the property. Mistake 3: Overlooking the importance of the street appeal of the property If there are several homes for sale in the area at a similar price, buyers will be least likely to inspect the property that is poorly presented from the outside. Mistake 5: Getting emotionally involved in the sale of the home This is one of the biggest challenges home sellers face when putting their house on the market. Once you decide to sell your house,

it’s no longer a home, but a product. The property needs to be prepared, marketed and priced as a product. Mistake 6: Trying to cover up problems Homebuyers are much more informed about building and maintenance issues. For example, if during a closer inspection, the potential buyer finds faults with the swimming pool or bore, they quickly lose interest because they will then believe other problems have been hidden. Mistake 7: Not allowing the selling agent to do their job For example, home opens are now a very effective way of selling a home because buyers like to visit a home in an informal manner. Some owners however, do not like home opens and as a result they are excluding a large number of potential buyers from viewing the property. Once a homeowner hires an experienced selling agent, they should follow their advice. ■

California dreaming It’s not such a long, long way to Pasadena, writes TANYA MACNAUGHTON NAMED after the Californian garden city, Pasadena is a property that will immediately transport you to a bygone era. WITH rental vacancy rates now falling in Perth, landlords have been urged to review rents on a regular basis to make sure they are reflective of market prices. According to Jones Ballard Property Group, weekly rents had not been regularly reviewed by a private landlord for their property on Labouchere Road, South Perth, with the property being leased for $400 per week when Jones Ballard took over the management of the property. After a review by Jones Ballard, the property was re-leased for $470 per week, meaning the property will now generate over $3600 in additional

rental income during the coming year. Jones Ballard operations manager Cassandra Mason said the company leased a record 40 properties during February and had already leased more than 20 this month. “This high demand for rental properties has meant that our rental vacancy rate has fallen to 2.9 per cent and there is now an upward pressure on rents,’’ she said. “Jones Ballard regularly reviews the weekly rents of the properties we manage and current reviews are resulting in average weekly rents rising between $10 to $20.”

Ms Mason said if landlords did not undertake regular rental reviews, they could be missing out on thousands of dollars in rent each year. “Many private landlords, such as the one on Labouchere Road, very often do not have the time or experience to review and re-set weekly rents, in contrast to landlords who use the services of property management companies,’’ she said. “With weekly rents now rising in Perth, this regular review of weekly rents is now paramount to boosting their annual cash flow.” ■
