Hobby farms a great lifestyle HOBBY farms have become popular in recent years, and according to Professionals Real Estate chief executive David Hobbs, there has never been a better time to buy one. Mr Hobbs said summer months were the perfect time to consider buying a lifestyle rural property, with the most popular being within one and two hours of Perth. He said areas such as Mandurah, Toodyay, York, Gingin, Dwellingup and Pinjarra had increased in popularity as a result of the resources boom. “Many families are now involved in fly-in fly-out operations in the North-West, and these families are deciding that while the wage-earner is working away from home that the rest of the family would be more comfortable in a rural property, rather than living in Perth,’’ Mr Hobbs said. “As a result of the improving economic outlook and major new investment in the resources sector, the demand for these lifestyle rural properties is set to increase. “Now is the time when buyers should consider purchasing a regional property for lifestyle

reasons because there are fewer buyers in the market and sellers are more motivated to negotiate on their selling price. “The hot weather during the summer months will also give buyers an indication of what the weather is like during this time of year.” Mr Hobbs said one of the key factors to take into account when buying a rural holding was the land value of the property. “Land value can be determined by a number of factors such as location and specific infrastructure issues,’’ he said. “Travelling distance to Perth is one key issue when considering the location and value of a property. At the same time, issues such as services to the property can also have a major impact on its land value. “Many people who buy a clear block of land in the country underestimate how much it can cost to have electricity connected to the home. Water is another issue that can impact on the value of the land.” Mr Hobbs said rural properties that had easy access to facilities such as schools and shops in a major regional town also achieved higher resale value.

Bequest gives guide dogs a head start AT the end of January, Harcourts Kardinya held a very special auction at the Kulungah-Myah Family Centre. The property going under the hammer was not out of the ordinary, being a 926sqm block on Leach Highway in Willagee. The home was in a dilapidated condition, but the land was ideal for development, with an R20 zoning. What made the listing different was its sale for the Public Trustee, with all proceeds from the deceased estate going to the Association for the Blind of WA (Guide Dogs WA). Harcourts selling agents Leigh

Moore and Jennifer Conway said the sale proceeds would go towards many of the association’s services, including the raising and training of guide dogs. “It filled us with pride and satisfaction to know that the proceeds of the sale were going to such a worthwhile cause,” Mr Moore said. “The Association for the Blind enriches the lives of those who are visually impaired, so due to the sale of the property, many more West Australians will have the opportunity to have a better quality of life.” Association chief executive Margaret Crowley said the cost

of training each guide dog was approximately $35,000 and bequests were a major income stream for the association. “Many people support charities, but what may surprise most people is that bequests, made through wills, are one of the largest sources of voluntary income for charities,” she said. “This allows us to provide services that inspire confidence, wellness and connection for our clients, enabling them to interpret, navigate and overcome the barriers of vision impairment.” For more information, visit www.guidedogswa. com.au.
