Get rent paid during building Meve is offering an alluring incentive to buyers of its Stage 16 homesites. By TANYA MACNAUGHTON MEVE’s last release of family-sized homesites is now selling, with titles available immediately and the hassle of rent taken care of. Located in Stage 16, the premium lots are high on the western ridge and among the most sought after in the estate. Development director Phil Stannard said that because titles were already available, it represented a rare opportunity to begin building immediately. There is also the incentive of the developers offering to pay a purchaser’s rent while building. “In order to make the transition to living in Mevé as smooth and as easy as

possible, we will pay the purchaser’s current rent or mortgage for up to 12 months, while their new home is being built,” Mr Stannard said. “From the date of settlement, these monthly payments, to a capped (annual) limit of $20,800, will provide a massive financial benefit to families during the building process.” The release positioning provides views west to Cockburn Sound, north to the Perth skyline and east to the hills. Back-to-basics pays off for first-time buyers More young buyers are investing in homes they can develop MANY first-time property buyers are ditching the idea of purchasing a home and instead opting to buy an investment property that they can use to create wealth, says property buyers’ agency Property Wizards’ Liz Sterzel. Ms Sterzel said three recent houses purchased for clients illustrated the trend for many first timers to buy properties they could live in while developing them to sell. “Many people don’t want to settle for less than what they want when it comes to buying their first home to live in,” she said. “So, as a way to help them finance their dream home, they seek out houses with development potential in areas with good capital growth. “We have recently bought properties for three clients, two in Spearwood and one in Bayswater,

where the buyers, all young men in their 20s, will move into the homes but with the intention of developing them as quickly as they can and then selling for a profit.” Ms Sterzel said the homes were purchased for between $450,000 to $500,000. “One of the buyers pooled funds with his brother to buy the house and sees it as the first step to a long-term property investment plan that will help him into the home he wants,” she said. “It seems the concept of saving and getting a foot on to the property ladder, even if it’s not straight into a house that will be a long term home, is making a comeback because of affordability issues for buyers.” While affordability may be driving the trend, Ms Sterzel said it was a back-tobasics strategy that many

buyers would do well to adopt. “Modern society has created a desire in many people for a first home that most baby boomers worked their way up to in the past,” she said. “That desire is unrealistic for many so what we are seeing now is a return to the baby boomers approach. “This will stand smart investors who do their research in good stead for amassing wealth through property over time.” ■

Harvest Lakes natural choice for families

Lots of open space is a winner for estate. By CAROLINE FRANK THE opportunity to buy land and build your dream home in Harvest Lakes is drawing to an end following the sales success of the new homesites. Twelve of the 48 homesites released sold in the first weekend, with existing residents of the estate snapping up the majority. The land was released in two separate stages and one 373sq m lot in Stage 9E, Atwell, remains and is priced at $245,000. In the neighbouring suburb of Aubin Grove, Stage 11B offered 46 lots in total. Remaining lots range from 359sq m to 701sq m and are priced from $252,000. LandCorp general manager metropolitan Luke Willcock said the Stage 11B homesites were next to a large Bush Forever site and offered residents the chance to buy in a secluded location in harmony with nature.

He said all homesites would offer residents access to the many facilities that made Harvest Lakes a sought-after family-friendly community. “Amenities such as a primary school, community centre, lake, and many areas of public open space, some featuring children’s playgrounds, are all located close by,” Mr Willcock said. “Also, a shopping centre, medical centre and child care centre are planned for development soon.” Mr Willcock said since the first release of homesites at Harvest Lakes in 2002, more than 1000 lots had been sold and the estate was nearing completion with fewer than 50 lots still to be released.
