Strategies for holiday homes As well as a place to escape to, a Peel residence could also serve as an investment. MANDURAH has long been a popular holiday spot and with house prices so affordable, it makes sense for investors and/or regular visitors to consider buying a holiday home in the region. Real Estate Institute of WA Peel representative Kent Murphy said the ideal holiday home for most people was one that was always available for short stays. “But this can be an expensive option for those who need to take out a mortgage to buy a holiday home,” he said. “They are not the cheap option they once were. “However, these days an increasing number of people are choosing to combine the purchase of a holiday home with their long-term investment plans. “This is possible because many favoured holiday locations have also developed viable rental markets with local tenants and seasonal workers leasing properties for extended periods.” Mr Murphy said homes purchased in these locations initially as investments could later be used for holiday purposes, or maybe even as a nice place to downsize. “In locations where demand for rental accommodation is seasonal, there is a greater likelihood of vacancies for rental properties particularly outside the peak holiday or industry period,” he said. “However, the rentals are normally much higher in properties leased for short periods and this can partly offset the loss of rental income when the place is vacant. “The benefit of this strategy is that the owner can then take advantage of the seasonal rental market by utilising the property in the off-peak times. “It is highly recommended that if you are leasing out a holiday home that you use a property manager to oversee the dwelling in your absence, keep an eye on the maintenance and in selecting tenants. “The most important consideration when buying a holiday home is, as far as possible, set aside the emotional reactions and approach the purchase with a clear understanding of the real value of the property.” ■

Spruce up for selling, but know your limits Well-planned expenditure can boost your sale price. By Vanessa Schmitt After renovating the kitchen and adding living areas, Halls Head couple Tamara and Aaron Strack felt their home was ready for sale.

WITH so much housing stock on the market currently, smart sellers are looking for ways to spruce up their property with some ‘wow factor’, to help it stand out from the rest, according to Real Estate Institute of WA Peel representative Kent Murphy. “But what’s an appropriate amount to spend under current conditions?” he said. “Can you be assured of getting your money back in a buyers’ market? “Well-planned expenditure on a house before it’s listed can boost the sale price. “Indeed, some people make a comfortable living buying run-down properties, doing them up and then selling them to happy buyers.” Mr Murphy said not all expenditure would necessarily result in a higher resale value. “For example, if a property is best suited for redevelopment with townhouses, then any significant expenditure on the existing house

might be wasteful given the value is in the land,” he said. “Expenditure generally falls into two categories: general maintenance and structural changes. “General maintenance includes such things as repainting, replacing worn fittings such as water heaters, and landscaping. “These expenditures are small compared to the value of the land and it’s important to attend to this regularly to prevent a decline in property value. “These expenditures are easy and cost effective and can lift the value of a home, particularly if the results are obvious.” Mr Murphy said lovely garden improvements or fresh paintwork both inside and outside the home can make a big difference. “Replacing old, unfashionable tiles, shower screens, mirrors and tap fittings with modern ones can look a million dollars,” he said. ■
