Low prices, but rising returns draw investors Market conditions are ideal to invest. By CARMELLE WILKINSON RISING rental returns and competitive property prices in prime riverside and inner-city suburbs have sparked interest among investors. Over the past three months, Caporn Young Estate Agents have reported growing interest from property investors wanting to purchase investment properties in prime Perth suburbs. Caporn Young director Steven Currie said property investors had been largely absent from the top end of the property market in the past

three years and a general lack of confidence due to the global financial crisis deterred many investors from buying into the top-end real estate market in Perth. “At the same time, rental returns were relatively low, which made it difficult for investors to service home loans,’’ he said.
“However, over recent months our company has sold higher priced properties that are now achieving annual rental returns in excess of 5 per cent. “Investors realise that property values in these area are now at the bottom of the property cycle and now is the time to buy a property in the area and lock in long-term capital growth.” Mr Currie said over recent months, weekly rents had begun to rise strongly in many locations around the river and inner city. “Steady property prices and rising rents have been the perfect combination for investors to re-emerge back into the real estate market and Caporn Young expects this trend to

PERTH has bucked the latest trend in house prices, lifting by 0.5 per cent in the March quarter, while nationally prices in capital cities have dropped. Figures from RP Data-Rismark and the Australian Bureau of Statistics house price index showed prices in capital cities dropped by 1.7 per cent this quarter, in the biggest quarterly fall in 12 years. The worst markets, with falls of 2.5 per cent, were Melbourne and Brisbane, followed by Sydney with a 1.8 per cent decline, and Adelaide, which showed a 1 per cent drop. Hobart was the only other capital city that did not record a fall. Despite the improvement, Perth prices are still down 3.2 per cent through the past 12
months and fell 1.9 per cent through March, while nationally prices in capital cities were down by 0.02 per cent through the year. RP Data research director Tim Lawless said the flat capital city dwelling values through March could be a boon for first-home buyers. “With household incomes growing at 6 per cent per annum, interest rates potentially approaching the peak of the tightening cycle, rents increasing and house values going nowhere, buyers are seeking an improvement in their position,” he said. “With first-home buyers now representing a bit less than 15 per cent of all owner-occupier housing finance commitments, it is likely that market activity in the first-time buyer market will
increase in the medium term.” Mr Lawless said key indicators pointed toward a sedate capital growth environment for the rest of the year. “Before there is any real upwards pressure on home values, there will need to be some absorption of effective supply and a return of sustained buyer confidence to the market.” Rismark joint managing director Ben Skilbeck said Rismark had forecast a “soft landing” in the Australian housing market in the second half of 2010 that would persist through 2011. “These forecasts are coming to fruition,” Mr Skilbeck said. “If the RBA does raise interest rates one or two more times this year, we expect to see further valuation improvements.” ■

Renovations booming as owners avoid weaker market WITH the slowing Perth property market, many property owners are choosing to stay and upgrade their properties rather than sell. According to Jones Ballard Property Group director Adrian Ballard, the latest ABS figures for building approvals show that during the first eight months of this financial year, residential building approvals in the City of South Perth jumped to nearly $100 million, compared to about $65 million the year before. “This trend was also evidenced in other premium property markets, with the ABS figures showing that during the same period, residential building approvals in the central Perth area, which includes the western suburbs, jumped by over $65 million to $378.5 million,’’ he said. “These property owners are looking to the future because they understand the premium property market is now at rock-bottom and
they can achieve significant capital gains over the medium term through upgrading their homes. “Typically, original character homes in the older suburbs of Perth such as South Perth, Como, Kensington, North Perth and the western suburbs are high in land value and are currently ripe for upgrading if the property owner is looking to sell in the medium term. “Many properties in these older areas of Perth have under-performed in terms of their long-term average capital growth. Over the past year, for example, the median price of a home in Como has increased by just 3.5 per cent, however, over the past decade, the median price of a home in this suburb has risen each year on average by 11.7 per cent.” Mr Ballard says he expects the trend to increase over the coming year. ■
