His list of hobbies extends to surfing and one is coming or going to the beach, with towattending football games, concerts, the theatre els draped around their necks,” he said. With a range of amenities, recreational and movies, all of which is easily achieved

thanks to Scarborough’s accessibility and proximity to entertainment venues in Perth CBD. Mr Callanan went from furnishing houses to selling them when he sold a business he owned to make his mark in real estate in 1981. He moved to Mick Malone Real Estate in 1992, where he has developed a business partnership that offers him not only career satisfaction, but an all-important work-family balance. “From a personal point of view, the main thing I like about the job is the time flexibility,” he said. “Even though the hours are long, being able to attend all the kids’ school and sport activities over the years has been fantastic.” Mr Callanan knows better than anyone that succeeding in real estate is not all fun and games. “You must be hard-working – answering the

phone at all hours, returning calls promptly, showing properties around the clock and at short notice,” he said. “Perseverance, attention to detail, enthusiasm and honesty are all very important.” Mr Callanan’s years of experience and dedication to his job are a boon to his clients. He has become an old hand at keeping up with market trends, as well as changes in the industry, to ensure customers of Mick Malone Real Estate get the best service. “The internet has had a major effect on the way we work and operate, as has the impact of the GST and rises in stamp duty,” he said. “Sales are going well and the market seems to have improved since just before Christmas. “There are plenty of buyers out there, so if your property is priced right, it will sell – pricing is the key.” ■

Disappointed sellers turn attention to renovation instead Renovations are booming, but be careful not to overcapitalise, warns one valuer. AS property sales in many Perth suburbs slump to around 10 per cent lower than this time last year, home renovations have surged, with the value of building approvals for home renovations in WA totalling nearly $300 million for the five months ending November 2010. According to the latest ABS residential construction figures, on average around $15 million was being spent every week on renovations in WA. Propell National Valuers valuations manager Travis Coleman said a slower real estate market historically encouraged property owners to consider a home renovation if they could not find a buyer for their home. “With selling prices being discounted by around 6 per cent, this trend of home renovations is set to increase during 2011 as more frustrated property sellers decide to upgrade their existing home because they cannot achieve their target sale price,’’ he said. “Unfortunately, many home owners decide to undertake

additions to their home for emotional rather than financial reasons, and as a result, they risk overcapitalising their home, which is one of the most common mistakes in real estate. “In the current market, the danger with home renovations is that the home owner can spend thousands of dollars improving their home only to find that when they sell their property, they cannot recover the money they spent.” Mr Coleman said anyone considering a home renovation should obtain an independent valuation of the property to determine its correct market value in comparison with simiTravis Coleman. lar homes that have sold in the neighbourhood. Renovators should focus on improving highly visible areas around their home that will impress future homebuyers and enhance the value of the property. “Focus on the front of the home as this will improve the street appeal of the property,” he said. “If the existing home has dark brown bricks and old guttering, then consider rendering the bricks and replacing the gut-

tering. Also, if you invest some money in better landscaping, this in turn will also improve the street appeal of the property. “Inside the house, you should focus on the bathroom and kitchen areas. Improvements in these areas traditionally deliver high returns when the property owner decides to sell. “You should also focus on the outside living area of the property as much as the inside of the property, the reason being one of the biggest trends in the WA real estate market currently is a growing demand by home buyers for usable outdoor living areas.” Mr Coleman said homeowners should check that builders belong to a professional organisation such as the Housing Industry Association of Western Australia and ask to see recent examples of their work. “Set a budget for your home renovations and carefully cost them. If you get a quote from a builder, make sure that it is in writing and there are no special conditions attached to the contract,’’ he said. ■

Exotic touches add panache Designs inspired by luxury hotels from across the world. By COURTNEY NOTTE AMONG the changes the owners made to the plans for this boutique home are ensuite fixtures inspired by luxury hotels from across the world. To bring a part of their holiday experiences in exotic locations home, they took cues from resorts and hotels in Fiji and Singapore when appointing their bathroom. A deep freestanding bath, two-tone textured wall tiles and a dual stone-topped vanity unit recapture the feel of these hotels, but function has not been overlooked for form. To minimise the need for cleaning, glass doors to the shower were discarded in favour of an open recess with a privacy wall that conceals two showerheads; one removable and one rainwater. The streamlined look of the ensuite flows throughout the double storey Webb & Brown-

Neaves home, to achieve a synergy the owners worked hard to establish. The sleek aesthetic is continued in the open living areas on the first floor, which capitalise on 180-degree ocean views. The water outlook is best enjoyed from a side balcony, accessible through glass doors in the hallway between the main bedroom and the living areas. This balcony acts as cover for a section of the decked courtyard below, between two living rooms at opposite ends of the ground floor. No expense has been spared in building or fitting out the house, from the glossy Tasmanian Myrtle flooring to the highgrade glass to the windows. The kitchen is a showpiece in simple style, with white stone bench tops and cupboards offset by stainless steel Miele appliances, including a canopy

rangehood. There is no shortage of storage or preparation space, thanks to a large island bench and a wall of floor-toceiling cupboards. The home also features a home office, three minor bedrooms on the ground floor away from the first floor master suite, and several living areas across the two levels. ■

Emphatic statement in opulence and style Variety of outdoor zones provides for ultimate entertaining experience. By COURTNEY NOTTE RESORT-STYLE luxury is achieved in the alfresco area of this lavish Hillarys residence that is sure to surpass even the most discerning buyers’ expectations. Unparalleled extravagance is the best way to describe the outdoor area, which is split into several zones for the ultimate entertaining experience. From the front courtyard, where classical gardens complement the imposing facade, to the back, it is a statement in opulence and style. A curved limestone wall with a vase-style water feature welcomes you to the gated back yard where a feature reminiscent of Balinese formal gardens is the infinity-style pebble pond with feature lighting that meets the edge of the house. A decked walkway over the Lshaped pool connects two separate patios, one under the main roof and another elevated deck with stately columns at either end. The patio attached to the house has a built-in barbecue and glass safety partitions, all over-

looked by a first-floor balcony. The interior has a lot to live up to and does not disappoint, thanks to timeless decor and design features, such as Travertine flooring and a sophisticated colour scheme. Accommodation comprises five bedrooms with built-in robes, three bathrooms, a dining room with custom-designed built-in cabinets, family room, lounge room with tasmanian oak flooring, a study and a separate adults’ wing. The main bedroom connects to a balcony overlooking the street, and to a sumptuous ensuite. A mezzanine on the top floor overlooks the formal living areas at the front of the home, where a grand fireplace adds charm. Double height ceilings with high windows and elegant plantation shutters maximise natural light and ventilation in this living zone. Extras include reverse cycle airconditioning, a built-in barbecue, reticulated gardens with automatic lighting and a double garage. It is on a 788sqm block and offers 466sqm of living space. ■

An atrium extension to a bedroom has the appeal of a Japanese Zen garden, but could be converted to suit a range of needs. The house was built by Ross North Homes and is on a 592sqm block. ■

Private hideaway with style plus No detail overlooked in this surprisingly spacious Doubleview home. By COURTNEY NOTTE PRIVACY is paramount in this surprisingly spacious home, in a quiet corner of Doubleview. The contemporary facade is partially hidden from view by a high fence, behind which is a gas heated plunge pool with spa jets. Many large windows and glass doors in this area overlook the front and rear courtyards, flooding it with natural light. The kitchen is stylish and practical, with stainless steel appliances, and a frosted glass panel pantry and overhead cupboards. Essa stone bench tops, a Fisher and Paykel dishwasher, and St

George gas cook top and electric oven also feature. The bedrooms and two bathrooms are upstairs, along with a study nook or sitting area, with a built-in desk and storage. SUBURB PROFILE

Historic Marmion offers idyllic lifestyle , SITUATED just 16km from the Perth CBD, Marmion is a seaside suburb rich in history. Named after Patrick Marmion, who operated a whaling station in the area in 1849, Marmion quickly became a popular spot for local fishermen and in the 1930s several boatsheds and shacks were built along its banks. Located offshore between Trigg Island and Burns Beach, Marmion Marine Park was declared the State’s first marine park in 1987. While entrusted to the Marine Parks and Reserves Authority, the Department of Environment and Conservation is responsible for the day-today management of the park and the Department of Fisheries is responsible for managing recreational and commercial fishing within the park in accordance with the marine park plan. Seabirds, marine mammals and an array of diverse marine life find the clear shallow lagoons, reefs and small islands the perfect habitat and in the protected waters of Mettams Pool, snorkellers can explore limestone reef area with many brightly coloured fish, shellfish and seaweed species. The deeper waters are home to a large variety of sea life making the reef a divers dream. The reef is home to western blue devils, banded sweep, horseshoe leatherjackets and dusky morwong to name a few. The shipwreck ‘Centaur’,

wrecked here in 1874 adds to the park’s allure for divers. Regular visitors are bottlenose dolphins, sea lions and humpback whales. After a day of snorkelling, fishing and swimming locals enjoy a bite to eat at the popular Wild Fig Café on West Coast Highway. The suburb of Marmion may only have about 2000 residents, but the relatively quiet suburb is always abuzz with joggers, walkers, cyclists and families enjoying a day out in the sun. If beachside living is your idea of heaven, you will need a cool $850,000 to purchase a home in Marmion. Despite the median house price of $850,000, if you’re after a beachfront mansion you’re looking at millions. A rare 890sq m corner site off West Coast Highway with rear laneway access is currently on the market for between $2.5m and $2.95m. With potential to build two luxury homes, both will enjoy permanent ocean views and are only a short stroll to Voyage Café,Wild Fig Café and the angling club. With a median weekly household income of $1501, Marmion is an affluent area with majority of residents owning their own home. The suburb has also experienced a 17.2 per cent growth in median house prices in the past 12 months, making it one of the State’s fastest growing seaside suburbs. ■

Tucked away but out there, too Lovely home on quiet rear duplex block merits a close look, writes COURTNEY NOTTE QUIRKY features, like corrugated iron cladding to balconies, add an Australiana vibe to this double storey house, on a rear duplex block. Its position affords privacy and quiet, with laneway access for vehicles at the back and pedestrian access from a path. A timber slat fence with a gate to this path separates the townhouse from the property at the front, while a bamboo-style barrier lines the fence near an original water feature. A split-level deck offers room for entertaining or simply relaxing under the timber-lined patio. The raised section of the deck is the perfect spot for a sun lounge. Living areas dominate the space on the ground floor. Polished wood flooring facilitates a flow between the deck and these rooms. A big open kitchen and meals space has sliding doors to the alfresco area, while a separate for-

mal lounge room is defined by a recessed ceiling with downlights. There are also glass sliding doors to the patio in this room. Small windows in the stairwell let light in but maintain privacy with frosted glass panels. The bedrooms are on the first floor, positioned around a study nook on the carpeted landing. A shared bathroom services the minor bedrooms, with built-in robes. On entry to the main bedroom, a nook to the right houses a fittedout walk-in robe. A modern ensuite with twin floating vanity units, two mirrored cabinets and an open shower recess with two showerheads connects to this bedroom, as does a private balcony. Extras include a double lock-up garage, security system and airconditioning. Parks, beaches, cafes and shops are nearby. ■

Perth rents on upward trend with median now $380 a week RENTS in metropolitan Perth have increased for the first time in 12 months. The Real Estate Institute of Western Australia last week revealed the median rent in the three months to January was up $10 to $380 per week.

REIWA President Alan Bourke said the March quarter was traditionally a time when vacancy rates tightened and rents increased due to seasonal factors, such as pressure from university students and families preparing for the New Year. “We saw median rents go from

$360 to $370 this time last year, but we didn’t experience any further rises or falls through all of 2010,” Mr Bourke said The vacancy rate for available rental properties in Perth stands at 3.4 per cent in the three months to January, the same as the revised fig-

ure for the December quarter. This is well under the vacancy rate of 4.1 per cent in the 2010 March quarter . Mr Bourke said it was unclear if upwards pressure on rents would continue through 2011, but suggested that if sellers were struggling to find buyers some might consider

renting their properties for a while, increasing the vacancy rate and keeping a lid on further rent increases. “It is all about supply and demand. We may see rents increase further but it will depend on demand and this is driven by the broader economy and the availability of jobs.” ■

Homebuyers urged to consider their needs rather than wants FIRST homebuyers need to re-think what they need and want in a home, according to 4Land property group sales and marketing director Shane Kempton. Mr Kempton said ‘traditional’ requirements such as large blocks and big gardens were outdated and did not reflect current global and local market conditions. He said house and land packages being released now needed to reflect current economic and environmental conditions faced by first-home buyers in today’s market.

Buying a block of land between 300sqm and 350sqm is fast becoming the accepted norm. By COURTNEY NOTTE “It’s time to evolve our thinking in regards to our needs and not to confuse them with our wants,” Mr Kempton said. “Let’s start with land size – the days of needing a 500sqm plus block of land are redundant. “When we consider the restrictions and the price of water we face in WA, most budget-

conscious first-home buyers find it too costly to maintain a large garden and lawn area. “Therefore, purchasing a block of land between 300sqm and 350sqm is fast becoming the accepted norm.” Mr Kempton said first-home buyers should re-evaluate their need for a traditional four-

bedroom, two-bathroom home, and instead consider building or buying a house that suited their needs. “Three or two bedroom houses are generally more than adequate for today’s first-home buyer,” he said. “Buy or build a home that suits your needs first and then add on any of the wants that fit into your budget, whilst leaving some room for interest rate movement.” Mr Kempton said buying a property before demand was high could put owners in a good position to negotiate. ■
