Referral bonus proving popular Refer friends and family to Brooke Stone Real Estate and earn a handy cash bonus ONE of the advantages of running a local, boutique-style real estate agency is the ability to provide unparalleled face-to-face customer service and commitment to clients. This is the premise behind Brooke Stone Real Estate in Joondalup, an award-winning company in the northern precinct keen to market themselves differently from the “boring marketing that is synonymous with the real estate industry”, according to director Darryl Flaherty. “We recently started the Brooke Stone Exclusive Referral Club, which is beginning to catch on and we are getting more and more people requesting to join, even though we have hardly advertised it,” Mr Flaherty said. “Research shows that in every conversational social group, some reference is made to money or real estate approximately every 30 minutes. “Someone, somewhere, sometime will talk about the buying and selling of property. “We thought Brooke Stone should make this a cornerstone of our marketing and
have a variety of people in all walks of life earn some real money by referring Brook Stone Real Estate.” The agency promises a $1000 settlement reward for each referral, as well as another $250 into a “special bonus account” held in the name of the referrer. “Another $1000 is paid at settlement of each subsequent referral, with another $250 paid into the bonus account. At settlement of the fourth referral, the total of the bonus account is also added to make a total of $5000, just for being social and a good listener.” Mr Flaherty said the company had received interest from residents in the United Kingdom to assist family and associates migrating to Western Australia. “We had one member who said that she would be embarrassed to take money for recommending friends and asked for the referral money to be donated to a charity of her choice in her name. “Another couple are splitting the referral with their sister-in-law.” Brooke Stone Real Estate is located at 88

Three Ps the key to a successful sale Think price, presentation and promotion to sell your home quickly and for the right price WITH interest rates on the rise, price, presentation and promotion are key factors in selling your home quickly and for the right price in today’s market conditions. According to Richard Young, principal of Caporn Young Estate Agents, sellers needed to focus on these three key selling factors in a home, especially if the property is in the top end of the market. “With some banks now increasing their interest rates by nearly 0.5 per cent, buyers will be even more selective when buying homes priced above $1 million,’’ he said. “The current median price of a home in the western suburbs is now around $1.3 million and additional funding costs will make buyers take out larger home loans to seek even better value for money when choosing a home.” Mr Young said even if a property is marketed to its full potential
Buying costs can really add up
and only slightly overpriced, the owner would find great difficulty in finding a buyer. “Overall, we expect that it will take a few months for the market to digest this recent rise in interest rates,’’ he said. “However, by early 2011 when the upswing in the local economy gains strength, buyers will take a more positive outlook to the property market and take advantage of very competitive house prices, especially for properties priced above $1 million. “The property market in the western suburbs has under performed during recent years relative to long-term annual growth rates, which are around 12 per cent.” Mr Young said major improvements in the economy driven by the predicted second resources boom should see an upward market correction in these property values in the medium term. ■

MOST people know that the cost of buying a property is more than the amount they pay to the seller. But how much more? This week, Brett White, managing director of RE/MAX, answers that pressing question. He said as a general guide, prospective purchasers should budget an additional 5 per cent to the purchase price of the property for the various fees and expenses. If you are a first-homebuyer buying for under $500,000, then you can use 3 per cent of the purchase price as a general guide. But where does that money go? There are a variety of settlement agents, bank and government fees and charges associated with buying a property, such as: LENDING COSTS ■ Home loan application fees – these vary depending on the lender. ■ Valuation fee may be charged by your lender. ■ Lender’s mortgage insurance – this bank fee can run into thousands of dollars and depends on how much deposit or equity you have. PURCHASING COSTS ■ Stamp duty – this is generally the largest expense involved in purchasing a property. There are exemptions in WA for first-home buyers regarding the payment of stamp duty. Go to www.dtf.wa.gov.au State Revenue Page to view a stamp duty calculator. ■ Settlement agent professional fees and disbursements (including title searches, land title office registration fees, council enquiry fees, postage and petties fees). ■ Purchase inspection fees – some common purchaser inspections in WA are building inspections and pest inspections. The cost of these are payable by the purchaser. It is possible to shop around and reduce some of the costs. A mortgage broker is a great place to start to shop around for the best loan and fees.

Cream of the crop This stunning home, with strong influences of Bali, could be the very best of an impressive bunch. By SAMANTHA JONES CANARIAS Way is a street brimming with gorgeous homes of immense quality and number 11 may just be the cream of this crop. The first thing you’ll notice when pulling up to this stunner is the owner’s very apparent love affair with Bali. From the meticulous gardens to the statue features and shaded hut, the essence of Bali is a defining characteristic. A rendered portico frames the double-door entrance, adding further appeal to the front courtyard, which is set behind a fence and incorporates a below-ground trampoline. Sprawled over two floors, the interior offers abundant living space in an opulent and elegant environment. The ground floor contains the impressive entry, which leads to the marble floor foyer and flows into a large study with built-in granite office furniture. A sunken formal lounge with carpet also leads off the entrance and has a recessed ceiling with dramatic chandelier. The commanding kitchen will appeal to the fussiest of chefs with its granite benches and stainless steel appliances, including dishwasher, coffee machine and built-in microwave.
It is thoughtfully positioned overlooking the casual meals and deluxe sunken family room. A games room with cedar-lined ceiling, glass double-door bar fridge and top-of-the-range BBQ and deep fryer open to the stunning below-ground pool and spa. Also on this level is a gym with sauna and shower and a guest bedroom with an extensively tiled ensuite. The bulk of the accommodation is upstairs. Double doors open to the lavish master bedroom with huge walk-in robe, full-height mirror to one of the walls, access to a private balcony and an open ensuite with double vanity unit, spa bath and shower. Bedrooms three and four are king-sized and separated by an ensuite with stone benchtops and a step-up bath. There is an activity room or fifth bedroom just off the landing. An impressive home theatre completes the second level and has carpeted walls, a bar fridge, state-of-the-art equipment and access to the front balcony. Extras include ducted reverse-cycle airconditioning, a monitored alarm system, ducted vacuum, valet intercom, smart wiring and astro turf. ■

Residential commercial mix is a recipe for success Get in early on this exciting new project expected to be completed by late 2011. THE first of its kind in the new Capricorn Village is The Elements, a mixed residential and commercial development that is both architecturally stylish and contemporary. Consisting of three commercial tenancies suitable for a number of uses, including café with alfresco, consulting rooms, dentist, physiotherapist, bakery, real estate agency and general office uses, there are also four three-bed, twobath terrace homes on offer.
Well-located within the newly developed Harford Grove precinct on the corner of Lindsay Beach Boulevard and Beachside Parade in Yanchep, The Elements offers tenants the chance to grow their business in a fast-growing region in WA. Elements Property Group Development Director Horatio Alvarez said there was a shortage of commercial space and medium density residential homes in the Capricorn Vil-

lage area.“There are limited tenancies available with a very strong level of interest in leasing the commercial space, we do expect formal lease contracts to be signed very soon,’’ he said. Mr Alvarez said the development would add to existing local amenities that include pristine beaches, 18 Hole Sun City golf course, a recently constructed aged care centre, sporting clubs and Yanchep National Park. A primary and high school are close by, with
a new primary school planned opposite The Elements. With the rapid growth of the northern corridor,Yanchep is well placed to benefit from a newly completed road infrastructure. Mr Alvarez said: “Benefiting from recent economic recovery and increase in local population, these new businesses have a unique opportunity to get in early to firmly establish strong commercial enterprises with future growth”. A separate undercover balcony and large walk-in robe are further features. Designed to be distinctive Individual flair sets this house apart. By SAMANTHA JONES THE thing I love most about this contemporary Scarborough residence is its flair for the unique. Every single aspect, from the stylish handpicked placards to the medieval-inspired front door, radiates the owner’s distinctive tastes. The front courtyard is a gorgeous, private area that has lovely gardens, stone features and a decked walkway. It complements the eye-catching facade of the purpose-built townhouse, which has a flat-roof design with large picture windows facing the street. To the immediate right upon entry is a study or third bedroom with french doors. Just across from here is a second bedroom with plush brown carpets, recessed ceiling and ensuite. There is also a separate laundry, living area with external access and secondary kitchen to the first floor. This area could serve as an entirely separate wing of the home. A staircase with a glass railing, put in by the owners as a safety precaution for their young child, leads to the opulent, light-filled central living space. A large galley kitchen with built-in pantry and stainless steel appliances is the dominant feature of this room and overlooks the lounge and dining space, which flows through to the large entertaining balcony, which has a built-in spa.
Gorgeous ocean views, an attribute of its central Scarborough location, are enjoyed from the tiled balcony. The master bedroom is set on the second floor and features a walk-through, walk-in robe with built-in storage and a separate shoe cupboard. A powder room is situated just off the kitchen and shares an adjoining door with the master bedroom’s ensuite, which has a large double shower and single vanity unit. Extras include a paved back yard with Balinese hut, double garage with storage area and ducted airconditioning throughout the house. ■

Look to property to fund retirement Longer life expectancy makes superannuation less sufficient. By CARMELLE WILKINSON WITH the life expectancy of Australians increasing, Professionals Real Estate Group CEO David Hobbs encourages homeowners to invest in property to ensure a comfortable retirement. Mr Hobbs said according to United Nations estimates,Australia had the joint fourth-highest life expectancy in the world (equal with Switzerland) over the period 2005-2010. “Advances in medicine and improvements in lifestyle mean that this generation now has the prospect of living much longer than previous generations,’’ he said. “This means that we need more money to fund our retirement as we are living much longer and staying healthier.
Land still attractive LAND has continued to be a positive force for the West Australian residential market, according to a new review by commercial real estate services firm CB Richard Ellis. CBRE Perth residential valuations director Michael Veletta said residential land was the only market sector that could lay claim to reasonable levels of demand, particularly in well-located infill areas or land estates that offered a range of local services and infrastructure. “As incentives in this sector diminish, land is one of the only market sectors to have recorded positive movement in values,” Mr Veletta said. “However, prices are not rising across the board with some areas such as Dawesville and Wannannup suffering from an over supply situation and soft demand that has resulted in falling values.” Mr Veletta said the overall market remained under pressure with approximately 16,000 properties currently on the market. This number is approaching the market highs that were seen in late 2008. He said preliminary REIWA figures highlighted the slow market condition over the past quarter and suggested an up to 4 per cent fall in median house prices across the Perth metropolitan area. “With home finance very slow, top end markets are yet to recover from the May announcement of the Mining Super Profits Tax, coupled with a range of global issues, increasing interest rates and a soft share market,” Mr Veletta. “Realistic vendors are having to drop their prices particularly in the western suburbs following a 25 per cent drop in turnover during the September quarter.” ■

FORM & FUNCTION
Backyard renovations a great investment The cost of creating a stunning and functional back yard will always be money well spent. By CARMELLE WILKINSON THERE is a greater interest in outdoor entertaining these days. The humble back yard is no longer just a place to play with the dog – it has become an extension of the home, allowing for greater entertaining potential. I have seen many spectacular homes over the years and there is no denying that property owners are recognising the importance of this space and are making room in their budget to make their back yards not only beautiful but also functional. Screenstyle WA specialise in customising outdoor screening, fencing, gates and decks that will add depth, beauty and value to any property. Their timber and composite decking is perfect for an alfresco area, and combined with wicker couches and a lovely water wall, you have yourself a tranquil hideaway. All decking products are of high quality and are pre-sealed before installation, ensuring longevity. Owner Troy Stockden told Residential that decking was a great addition to any back yard, as it not only looked good, but was also low maintenance. “Breaking up your back yard with decking and screening can help reduce the need for so much lawn, which will save time and money on water, but more than that, it creates an interest in your yard that people will be envious of,” he said.
“With some clever design, areas can be created to screen out the wind and sun to allow for softer planting and cooler areas to enjoy in the middle of a hot summer, and with water restrictions, this has become a necessity.” Troy said using different materials and surfaces such as decking, exposed concrete, paving and lawn would add interest to your entertaining space. “These days, it’s all about spending time outdoors and that’s why more people are spending more to improve the appearance of their back yard,’’ he said. “Even though some of the larger projects we work in conjunction with are over and above the $200,000 mark, people still say spending money on the backyard is still much better value for creating living space than a house renovation or moving.” Screenstyle WA’s framed bamboo, fern reed or batu privacy screens enhance any setting and add character and style to your entertaining area. Their framed compressed reed panels can be used as a dividing fence and offer an alternative to a brick or limestone wall. The company offers a diverse range of choices to help landscapers, designers, renovators and builders find options to enhance their projects. For all your decking, gate and screening needs in the new year, call Screenstyle WA on 1300 768 684 or visit www.screenstylewa.com.au ■

Design partnership made in heaven Using traditional hand screenprinting processes, Salu offers a creative service. By CARMELLE WILKINSON IT was looking through display homes with my husband two years ago that I first discovered Salu Art. Mesmerised by the aesthetic design and texture I knew I wanted a Salu Art wall print in our new home. Now it seems every western suburbs home that I review has this impressive Perth brand on its walls – and it doesn’t stop there. Salu Art has expanded its horizons to include lampshades, cushions, bed throws, table runners
and pelmets. Founded in 2003 by Western Australian artists and textile designers Samantha de Souza and Luke Matutinovich, Salu Art is a combination of their names and phonetically an informal greeting in French (salut) where Samantha lived for five years when she was younger. Using traditional hand screen-printing processes, Salu customises its award-winning designs for residential and commercial interiors, offering clients a highly personalised, versatile and creative service. Inspired by native WA flora, the eclectic collection now includes stunning motifs of architectural scenes, iconic buildings, collages exploring texture in objects and materials and vintage and middle-eastern designs. Excited by colour and texture, Samantha said
every Salu piece was carefully hand-crafted, making each piece a bit special and unique. “From hand drawing or cutting the stencils to colour mixing and the traditional hand printing process, we make everything entirely ourselves and you can really see this in the quality and texture,’’ she said. “We offer selections from linens and heavy cottons to luxurious satin and incredible silks which really bring our designs to life, reflect light and can create an ambience.” What began as a modest operation in 2003 in an old warehouse space in Osborne Park, has grown into a booming business in Mt Hawthorn with both national and international buyers. “When Salu began, we thought that our target market would be interior designers and young, new couples or home buyers from late
20s to 30s. But our clients range is now between seven years of age to 70, and our work is bought by the public, galleries, industry professionals such as architects, builders, designers and retail,’’ Samantha said. What began as a successful working relationship between Samantha and Luke quickly blossomed into something more and in 2004 the two were married. “Luke and I literally locked ourselves away in our studio for a year just focusing on art, design and developing/formulating our business goals to turn the dream into a reality,’’ Samantha said. “Personally there is nothing more satisfying than making something for someone that can be used, and truly enjoyed by that person, plus there is another realm involved that is exciting to work with clients in the creative process.” ■
