It’s all about timing SOME people sell the home they are living in before starting to look around for another.
They find it less stressful because they know exactly how much they have to spend and there is no risk of not selling in time for the money to be available for the second property. However, is this the only way? Selling first is certainly the safest option financially in most circumstances. As well as reducing risk of financial shortfall, arranging the finance itself is more straightforward because all figures are known and stress is reduced. But unless you arrange a delayed settlement, or sell your current home in the period between exchange and settlement, you may need interim accommodation. While this may not be so expensive, other expenses take their toll – storing excess furniture and paying two sets of removal costs for example. And what if you just can’t find the right house? Buying first allows for a straightforward move from one home to the other, but it may be stressful and financially demanding paying a double mortgage if your home takes longer to sell than expected.You may then feel that the best solution is to take less for your current home in order to save the costs of bridging finance. There is no hard and fast rule that covers buying or selling first as individual financial and accommodation options vary. However, it is always useful to

Scenic ocean drive exerts real pull to promenade By CASSANDRA DE WIND OCEANSIDE Promenade in Mullaloo has a rare blend of ingredients that make it a quintessential WA address. The two-kilometre stretch of road from Mullaloo Drive to Ocean Reef Road is on the beach and its barbecue areas are a favourite family haunt. A steady stream of people use it to walk their dogs, take in the ocean views or shed a few kilograms with a jog or a bike ride. The Mullaloo Beach Hotel is a great meeting spot for locals to have a drink with friends and watch the sun sink into the turquoise sea. There is still a village atmosphere, with beach shacks nestled beside trilevel mansions, and a strong community vibe. Real estate agent Terry Clark, codirector of Oceanside Realty, has been selling properties in the area for more than four years and said among its lures were the gorgeous sunsets. “It has easy access to the beach and there are great barbecue areas. I use this beach regularly with my family,” he said. “The views are stunning and it’s one of the few roads in Perth that is so close to the beach. “It’s literally within walking distance.” Mr Clark said housing on the street varied from old beach shacks to tri-
level multi-million dollar homes. “Residents are mainly professional people who have a passion for the beach and our unrivalled sunsets,” he said. “It suits all types of buyers who are fortunate enough to enjoy easy access to the sea and views forever.” Mr Clark said the demand for quality properties along Oceanside Promenade had always been high and he did not expect that to change. “With attractions like the tavern and Dome cafe, the street is definitely a highlight of the suburb,” he said. Arthur Baker, one of the owners at Mullaloo Beach Hotel, said the difference between Mullaloo and similar beachside streets was its community vibe. “Unlike a suburb like Hillarys, we still have a good mix of different housing and everything is so well maintained by council – I believe the park (Tom Simpson) is one of the busiest parks in the northern suburbs,” he said. “There’s a real village feel, most of our customers are locals and there’s that emotional element. “Children raised by their parents tend to move back to Mullaloo. They feel proud to live in the area and call the suburb home.” Mr Baker bought the hotel with Graham Brown and Warrwick Spratling 10 years ago, when it still had a redbrick façade. “We bulldozed the building and reopened it five years ago.

“At the time of purchase, the hotel was 26 years old and looked like one of those older-styled pubs.” Mr Baker said the three men had been partners for more than 15 years and used to visit the hotel together
with a plan to buy it one day. “We saw it as a great opportunity. “With a great community orientation and fantastic overall lifestyle, what’s there not to like about Mullaloo?” ■
