Welcome to this edition of “The Top Dawg Realtor”, my regular update on Okotoks real estate. In this issue, you will find information on the state of the market, a great offer if you are thinking of selling any time before Summer 2013, access to my feature listings and lots of information about my unique approach to real estate. How’s the market performing? After a quiet start to the year, sales volumes in Okotoks (across all property types) have been reasonably buoyant in 2012. At the end of July, there had been 375 home sales here in town. That is up over 10% from the 339 home sales achieved in the same period in 2011 and up 18% on sales achieved in the first 7 months of 2010. However, you can see from the chart that we are still way down on sales volumes from the heady days of 2006 through 2008 and so there needs to be some caution there, in terms of seller expectations.

What about price? Well, we should never read too much into one summary chart but the following chart shows the annual median prices achieved (across all property types) from 2005 to 2011. 2012 shows the first 7 months only. The median sold price for all home sales in Okotoks up until the end of July was $370,000, ever so slightly down from the median price achieved in 2011 but a little up from 2010. Again, we remain somewhat down from the peaks of 2007 and 2008.
