He believes it’s also part of the current insideoutside trend, with bi-fold doors opening onto gardens with exterior entertaining zones. This relaxed way of living makes pools more flexible beasts.

There’s also a fashion for weird and wonderful pool linings in copper or black, but Charlie Wells of buying agency Prime Purchase doesn’t think they’re very attractive and won’t appeal to everyone. “Stepping into a pool with black tiles is a bit like stepping into an oily pit,” he declares. “Thankfully, blue will always prevail, as you can’t beat a deep blue turquoise when it comes to a beautiful pool.”

Niccolo Barattieri di San Pietro, CEO of Northacre, has just had an inviting, David Hockney-style pool installed at The Broadway in Westminster, along with a gym, and games and treatment rooms. He takes the view that a pool has to be a happy place and the colour of the water’s important – “it must create vibrancy. Some people try to be a bit too cool, but a black pool just looks like a sad lake.” Interestingly, Niccolo isn’t sure he would include a pool in his project if it was aimed at singletons who he thinks care more about art and furniture collections. As target buyers at The Broadway are families – and families mean kids who like to swim – a pool’s an important marketing tool. But it has to be “authentic”, he surmises. Now, more people expect hotel-type amenities beyond the basic offering in developments, creating increasingly sophisticated pool facilities that attract a premium. CBRE Residential’s Jack Hudson, who’s selling homes at White City Living in west London, points out that residents benefit from “generous swimming and hydrotherapy pools opening onto a sun terrace, making the most of indoor-outdoor living.” Don’t think of a pool in isolation, urges Simon. “You might have heat – a chimera or fire-pit – comfortable seating and good lighting taking the whole pool experience to another level.”

The way forward is to add wellness areas with hammams, ice plunge pools, sauna and steam rooms, and incorporate dining and entertaining facilities to enhance pool spaces, suggests Trevor Kearney, director of Savills’ country department.

“Certain high-end buyers view a pool as a musthave feature, reflecting the premium lifestyle they lead,” he remarks. “And yes, a pool can add value, although it’s difficult to quantify.” Rosy Khalastchy, senior negotiator at Beauchamp Estates, argues that “a pool definitely adds value for the person who wants it, but it’s not a tool to help sell a property”. She thinks a pool can be a nuisance sometimes. “It can be expensive to run, at around £50,000£60,000 a year, and you can end up hosting a swimming club for your kids’ friends.” International buyers from warmer climes are used to having a pool, regarded as a status symbol in their home countries. At the end of the day, however, a number of people want a pool purely for exercise.

“Recently, I had a lettings inquiry from a woman who said she had to have a 10-metre pool in her rentals home for health reasons,” explains Rosy. Like a transformer, a pool with the facility to transmute into something else is growing in popularity. Swimming pool bases – that are hydraulic and can rise up to create a party room when not in use – are all the rage. Charlie’s had a glimpse of one with “a glass floor at the bottom so you could see the water while dancing above it, which was a nice touch”. Daniel Daggers from Knight Frank’s superprime team is about to launch a house with a glass-sided pool. “You can see people swimming in the pool from the games room.” He also notes that pools are getting bigger – 25 or 30 metres – and fingerprint-activated security systems to gain access solve security and safety fears.

Mortgage brokers have their fingers on the pulse when it comes to scouring the market for a good deal, and they understand key details about lenders’ criteria. But choosing the right broker for you is vital.

There’s recently been a surge in the number of cashback deals on offer. Moneyfacts.co.uk says by mid May, there were 1,315 mortgage deals on the market offering cashback – representing just under a third (28%) of the mortgage market.

One vital question to ask is whether they look at the whole of the market or make a selection from a panel of lenders. You may also want to consider recommendations from friends if they’ve used someone who was particularly helpful.

While the Bank of England base rate remained at 0.5% in May, mortgage rates have already been edging up a bit recently. According to Moneyfacts, 27 providers increased their rates in April – some doing so more than twice. Charlotte Nelson, a Moneyfacts finance expert, says: “It’s important for borrowers to note that there does not need to be a base rate rise for mortgage rates to increase.” David Hollingworth, from broker L&C Mortgages, notes lenders have been tweaking and repricing their rates – although rates remain low by longer-term standards. He adds: “Although shorter-term deals remain popular, more borrowers have elected to lock their rate in for longer in a bid to keep tighter control of their mortgage costs.”

CONSIDER BROKERS CAREFULLY

If your existing mortgage deal is coming to an end soon, make sure you don’t just end up sitting on a higher rate by default. Research from MoneySuperMarket found one in six (16.6%) people on a fixed-rate mortgage claim have no idea what will happen to their repayments once their fixed term period comes to an end. Meanwhile, online mortgage adviser Dynamo and mortgage broker Countrywide have tracked the proportion of mortgage borrowers who ended up on their lender’s standard variable rate (SVR) after their initial introductory deal came to an end. Seb McDermott, chief executive at Dynamo, says: “The research shows that far too many people are not switching mortgage deals in time. Last year, one in three mortgage holders ended up on their lender’s SVR rate for an average of 42 days after their existing deal expired. This can prove costly – to the tune of nearly £62 a week for the six-week period.”

BEETROOT AND TAHINI INGREDIENTS 100g cooked beetroot (in natural juices) 2 tbsp sour cream ½ tbsp tahini A squeeze of lemon juice Salt and freshly ground black pepper Pine nuts, toasted

METHOD 1. In a food processor, whizz together the beetroot, sour cream, tahini and lemon juice until smooth. 2. Season to taste. 3. Sprinkle with a handful of pine nuts just before serving.

EXHIBITION ROYAL ACADEMY SUMMER EXHIBITION Grayson Perry co-ordinates the 250th Summer Exhibition, and it’s infused with his riotous joie de vivre: colourful, witty, bold and thoroughly inclusive.

Continuing Hollywood’s long overdue (and still pretty minimal) gender rebalancing is Gary Ross and Olivia Milch’s reboot of the popular Ocean’s franchise. This time around, our team of wily thieves – led by Sandra Bullock’s recently paroled Debbie Ocean – is all-female, and their heist target is a $150 million necklace worn at New York’s glamorous Met Gala.

Big-name contributions include Anish Kapoor’s monumental sculpture Symphony for a Beloved Daughter, two impressive new photographic drawings by David Hockney, and Joana Vasconcelos’s enormous textile Royal Valkyrie. There’s also political commentary – from Grenfell to a Banksy riff on UKIP – and a striking architectural display.

Ross, who also directs, isn’t really in the same league as his super-smooth predecessor Steven Soderbergh, and a subplot involving an old flame

grows tedious. But the new female cast more than hold their own. Bullock, here both impish and coolly ambitious, has great comic chemistry with the more deadpan Cate Blanchett, and there are fantastic turns from Rihanna, Helena Bonham Carter, Awkwafina, Mindy Kaling and Sarah Paulson. However, Anne Hathaway just about walks off with the film as the ‘mark’: Daphne Kluger, a narcissistic celebrity starlet. It’s a brilliantly knowing dissection of performative femininity, adding subversion to this fun summer romp.

But perhaps most exciting is Perry’s celebration of the event’s democratic nature, best seen in Gallery III: bright-yellow walls jam-packed with work, including unknown but notably diverse voices. Running parallel is exhibition The Great Spectacle, surveying 250 years of the Summer Exhibition – including its stuffy, establishment Victorian era. No such danger with Perry at the helm.
