The government’s Funding for Lending scheme is having a positive impact for buy-to-let lenders and the huge activity in the rental sector means the opportunities for landlords are plentiful. But while buy-to-let can prove to be a successful income stream for many, for those who get it wrong it can be a costly business. Get landlord insurance...

Standard home insurance policies are not enough when it comes to buy-to-let properties; you need to take out landlords insurance. Landlord insurance will cover you for damage to the building or contents as well as a range of other expenses such as any legal expenses incurred as a result of letting the property. A good policy will also cover you for loss of rent (it's also possible to take out specific rent guarantee insurance). This is essential for any period when landlords may find themselves struggling to let a vacant property.

...Furnish your flat Furnished properties are usually easier to let than unfurnished ones. Most renters do not come with much furniture (with many waiting until they own their own home before splashing out on bulky goods such as beds, couches and wardrobes). What's more, according to Prime Location.com landlords who let furnished properties can obtain 5-10% more rent than those who let unfurnished properties. You'll also be privy to certain tax allowances that can be claimed if you furnish your buy-to-let property such as a 10% wear and tear allowance.

Buy-to-let properties can prove to be good investments in the long run – but not if they cost you a fortune in the short-term. It’s important to make sure the figures all add up. Make sure the property you buy can be let for an amount sufficient enough to cover your mortgage repayments. Check how much other properties in the area are let for and consider who you want to let the property to and how much they are likely to pay for it. Work out the rental yield of a property – which is the percentage income return you get from the property. Rental yields vary widely depending on location and house prices however between 5% and 7% is considered good.

Buying a buy-to-let property is a good long-term investment. If you're after a quick fix for your finances then it's not for you. Buy-to-let allows you to purchase a property and let it to tenants whose rent will cover the mortgage repayments. Once the mortgage is paid off you have the choice of keeping the property and using the rent payments as an income for yourself or selling it on and keeping the cash. However, in the short-term you're unlikely to see any benefit, as the rent will simply be paying off the loan. If you're after short-term gain and you try to put the rent up to make a profit you're likely to find your property is very difficult to let.

I have just bought a house and want to make some renovations, including knocking down a wall between the kitchen and lounge. Do I need to get any planning permission for this and can you tell me how much a job like this would cost? I’d also like to extend it with a conservatory, however the property is in a conservation area – will that be a problem?

My husband and I have had our offer accepted to buy a house and we’ve instructed our solicitor. I know until contracts are signed there is still a chance the seller could pull out and our mortgage broker has encouraged us to push the solicitor to move quickly, but how do we do this? And is there anything we can do to speed up the process?

Under the English legal system an agreement to sell and purchase a property is not legally binding until contracts are exchanged. The sooner the transaction reaches this point, the sooner both vendor and purchaser have peace of mind. It’s advisable to get your survey done as promptly as possible. Not only is that an indication of commitment to the vendor, but once the sale has been agreed after survey, it is at this point a property is normally marked as ‘sold subject to contract’ meaning less chance of other potential buyers viewing the property. Respond to all requests from your solicitor and mortgage lender promptly. It is your property solicitor who is responsible for the routine conveyancing process, so keep in touch with them regularly to monitor progress. In essence, how quickly each party responds will determine how quickly contracts are exchanged and your purchase is legally binding.

Firstly, you do not need planning permission to remove an internal wall. It is essential that you determine whether the wall is a load bearing wall and a reputable builder can help with this. If the wall is load bearing Building Regulations Approval will be required because support will be required for the floor above. The cost to remove a wall and make good the area would range between £1,000 and £2,000. Normally there is no problem building a conservatory in a conservation area but it would be best to speak with the conservation officer at your local council who would advise you. If you do build the conservatory you would need Building Regulations Approval.

I would always suggest buying fairly neutral matching furniture in either white or light wood colours. This tends to suit most tastes and it means if your tenants bring some home furnishing items with them it should all co-ordinate reasonably well. You will need to buy the basics such as a bed for each room, some storage items, seating for any living room areas and either blinds or curtains. Blinds are sometimes best as if you buy them off the shelf they work out much cheaper than fitting curtain poles and curtains. You will need to fit the kitchen out with some of the basics needed such as cooking utensils, cutlery and crockery. The most convenient way of purchasing everything you need if you are buying from IKEA is the ‘Pick and Deliver’ service we offer. Sutton Kersh auction success Sutton Kersh continued its impressive run of auction results selling 90% of the 119 properties offered at its June auction. The Merseyside property auction house sold 107 properties and generated total proceeds of £6,656,300 at the sale which took place at the Liverpool Hilton Hotel on Thursday 6 June. Auctioneer Andrew Binstock spent an epic four hours and 40 minutes on the rostrum conducting the auction without pause to an audience of over 200 people. High pre-auction activity resulted in 25 lots being sold prior. A further 70 lots then sold in the room and the remainder of the deals have completed afterwards. Sutton Kersh's auction sales average for the year so far is 85% following the sale of 293 properties. Its total auction proceeds for the year so far

He says: “I think there’s a lot of outside money coming into Liverpool and it’s brought more business, not just for me but for others in the industry. It just shows that if you stick with it, there is work out there.” David explains that since last October, the growing HMO market has also allowed Thomas Christian Estates Ltd to grow, as the family-run West Derby firm has gradually welcomed six new employees to the team. Now with a larger workforce of eight people, the company recently completed a project of four HMO renovations for a single developer both under budget and on time, and David is looking to continue building on that success. SATCH LIVERPOOL-BORN KEVIN SATCHELL IS BOXING HIS WAY TO THE TOP WITH THE CITY’S SUPPORT. WE CAUGHT UP WITH HIM TO TALK ABOUT HIS UPCOMING FIGHTS, DEFENDING HIS TITLE AS BRITISH FLYWEIGHT CHAMPION AND WHAT LIFE IS LIKE AS A PROFESSIONAL INSIDE THE RING.

How did you get into boxing? I was about 12 and the oldest of six, and we grew up on a bit of a rough estate. There were lots of fights everywhere which I didn’t like so I decided to get into boxing to learn how to defend myself. Some proper fights were organised and, after my first, I knew I loved boxing so I just stuck at it and eventually turned professional. I’ve been fighting for about eight or nine years and have been a professional for about three years now. Is there a lot of travelling involved with your career? I haven’t had to travel very far for fights; I’ve been quite lucky and only had a couple outside of Liverpool. But Paul Crowley & Co is sponsoring me to go over to Belfast in the middle of June to do a bit of training for a week. It’s ok though with my son; he’s really into boxing as well so he understands when I’m away travelling and he doesn’t see me. How did your sponsorship by Paul Crowley & Co. Solicitors come about? They had been getting my kit and helping me out for a while. When I got given the fight against [former bantamweight champion] Martin Power last year, with just three days notice, I jumped at it. It was such a big fight so it got straight onto

TV, which Paul Crowley saw. After that they decided that because I was fighting for titles I needed to focus on boxing full-time so they started sponsoring me properly. I’m really grateful to them; the sponsorship has been a terrific help, and with the money. Do your family ever come to watch your fights? All of them, everyone outside of the family, and my little boy come to watch. They’re a big support. They get loads of people together and wear t-shirts. You’ve got a big fight against Iain Butcher on 6 July. Are you nervous you might lose your British flyweight title? No, I don’t really get nervous on most fights. I don’t think I’ve been nervous on any of my professional fights yet. I know my training has been perfect, I know I’ve done everything and put the work in so this gives the confidence that I’ll go in and win and that I’ll be able to come out with the belts. Knowing I’ve done everything right I don’t really get nervous much. The fight will be held in Liverpool’s Echo Arena. Do you feel more confident boxing in your home city? Yeah. It’s a lot easier for people to get to when the fights are local, and we’re able to sell tickets. It’s good to fight in my own back garden as I’ve got lots of supporters and I know everyone can come out to watch me; the city’s got the best support around. I’m so thankful for all of my fans. How do you prepare yourself before a fight? I train Monday to Friday, go

out two hours every morning, and I run every single day in camp for 70 days. On the weekends I’ll go out and do nine miles up and down. I put loads of roadwork into it and make sure I’ve done everything with my fitness and diet. I stick to a strict diet to keep to the weight I need to be. Once I’ve done all of that I’m ready. The fight will be providing chief support to the David Price vs. Tony Thompson rematch. Will you be watching their fight? I think I’m on just before it. If it works out the way it usually does I should be out in enough time to watch them. It should be very good. Price always puts on a good show, so it’s an exciting bill to see. When you’re not training or preparing for a fight what do you do in your free time? I spend a lot of time with my little lad if I can, taking him to the parks or into town. If I’m not with him I’ll go to the pictures or I’ll play some pool, stuff like that: anything other than boxing just to keep it out of my head. It can be nice to switch off from boxing and just have a social life. Do you have any future plans or further aspirations? Not really outside of boxing. All I think of these days is boxing and where I want to be. Hopefully I will be a world champion one day. It’s a warm day in Liverpool when my dinner date and I visit The Living Room, one of those days when the thought of eating anything stodgy is decidedly unappealing. We couldn’t be happier then when our waiter explains the restaurant has introduced a new section on its revamped menu entitled ‘grazers’. Diners can choose one dish from the varied selection as a starter or choose several to enjoy a ‘tapas’ style feast with

their dining companions. My date and I opt for the latter and choose to share the buttermilk fried chicken, with a ginger and chilli dressing, the Vietnamese fresh summer rolls, served with a peanut dipping sauce and the Thai fish cakes with marinated cucumber and a light chilli syrup. Just to be on the safe side we order some piri-piri chips from the ‘accessories’ section too. The chicken, which comes in a quirky takeaway-style box, is coated in a light and delicious batter and, for fried chicken, is remarkably healthy tasting. The flavoursome fishcakes are incredibly moreish while the marinated cucumber accompanies them perfectly. I was slightly disappointed in the Vietnamese rolls but mainly because I had mistakenly expected deep fried spring rolls when in fact this dish, served cold, is a healthier alternative, with fresh vegetables wrapped in rice paper. The chips were a tasty

addition to the meal although not really necessary as the portions of the ‘grazers’ were very generous. Had we decided to opt for a main meal there is a wide variety to choose from including fried duck egg with asparagus, potato rosti, sauce ceps and Quickes ewe cheese and pan fried sea bass with orange scented broccoli. Alternatively we could have ordered one of the restaurant’s new ‘wow factor’ sharing plates. Indeed, we were tempted by the ‘pork block’ sharer, which includes roast pancetta, pulled pork croquettes and sticky ribs but felt that may have been a bit excessive for two people! As you might expect the venue has a pretty impressive drinks menu, as well as some delicious desserts. Indeed, its new menu has gone all out to cater for every kind of dining experience from a quick bite to a special occasion. I’ll certainly be returning to sample some more of its seasonal delights. WATERFRONT FESTIVAL DRAWS TO SPECTACULAR CLOSE

housands flocked to Liverpool’s waterfront for a sunny weekend of free live music and entertainment, marking the end of the On The Waterfront festival. Across two evenings the Pier Head played host to a medley of musical stars, ranging from homegrown acts including The Christians, Neville Skelly and Merseycats to the likes of Russell Watson, KT Tunstall and Katie Melua. Visitors to the city’s iconic waterfront from 7-9 June were also treated to a visit from the tall ships, as well the world’s top wakeboarders in the Red Bull Harbour Reach. The busy weekend of entertainment followed on from the previous Albert Dock 25th anniversary celebrations and Liverpool’s events for the 70th commemoration of the Battle of the Atlantic.
