Welcome news for vendors, says estate agent The news that the controversial home information packs (HIPs) are being scrapped with immediate effect, has met with a positive reaction from one city centre estate agent. The news was welcomed by Andrew Louis’ managing director, Louis Anastasiou. He commented: 'The pointless packs failed to help buyers and discouraged a large number of potential vendors from putting their property on the market in recent months. The move means homeowners will no longer need to spend money providing one of the packs before they can put their property up for sale.” Vendors will still be required to
get an energy performance certificate, showing how energy efficient a property is, within 28 days of putting their home on the market.
Staff from a Liverpool housing association picked up four medals at the Corporate Games. Over 100 staff from Riverside tried their hand at events including dragon boat racing, ten pin bowling, go-karting and golf. Riverside workers from Carlisle to Dartford competed in venues across the city as part of the games, with the cricket team scooping gold. Technical support manager Debbie Anacoura claimed the top prize in squash, while Deb Clisham picked up a bronze in swimming. Julie Sang also secured third place for running. Denovo Design unveils new offices in the city The architects moved to the Wood Street premises in April and recently marked the move with a launch event. The practice was established in 2004 and has gone on to
undertake a variety of projects. Denovo picked up the Environment Award at the 2007 Your Move awards and have since worked on a number of schemes outside the region. The
company, which prides itself on its ‘eco-friendly’ record, was this year shortlisted for the Sustainable Award by the Royal Institution of Chartered Surveyors (RICS).
Riverside’s Stella move Stella Nova has become the new home of Riverside’s Sefton office The housing association has made the switch from Merton Road in Bootle to the new Washington Parade development. Riverside owns and manages 2,700 in Sefton and has been operating out of Merton Road since 1986. The new office, behind the New Strand Shopping Centre, is viewed as more accessible to other parts of the borough. Neighbourhood manager Sandra Davies commented: “Although we are a national organisation with 50,000 homes from Carlisle to Kent, we pride ourselves on our service delivery which is localised through a network of neighbourhood offices that work with our customers, developing services that make a real difference to their daily lives. The new offices
are more spacious, comfortable and modern, offering a welcoming base for tenants, residents and customers to drop in to discuss rents, repairs, applications for housing,

We like it. This was one of the better homes we saw. We had to move so we held on for somewhere decent. We only used to live 10 minutes around the corner so it was good to stay in the area. I’ve lived all my life in Bootle and my daughter starts at Hillside High School in September.
It’s a lot warmer! We have triple glazing throughout and the combi-boiler means we have hot water on top. We’re right opposite the park which is lovely too. Before we had a view of barbed wire and a BT box!
Downstairs there’s a large living room and kitchen, with a lovely big storage area and a downstairs toilet. We only had one toilet before. There are facilities for a stair lift and the nice wide stairs lead you to the two bedrooms and master bathroom.
The kitchen is very nice. It’s bright and modern and it’s lovely when the sun beams in. My bird clock makes a different bird noise on the hour.
There’s a red theme consistent with the carpet and sofa. The Dilbert calendar and my husband’s drawings take pride of place. He’s been sketching ever since I met him. There’s a photo frame/CD rack in the corner. We all like music and my daughter Joanne is always watching shows like X Factor and Over the Rainbow.
I’m going to get round to doing more in the garden. I’d like to put a few plants in and just make it a bit more picturesque. We’d also like to get a patio set.
I love the vase I was given for my birthday. It fits in nicely with the decor in the living room.
With summer approaching I’d really like to buy a paddling pool for my daughter.
Yeah there’s an area at the front and a decent sized garden at the back, which is easy to manage. They gave us a shed and a water butt and we’ve put a few of our garden ornaments in. We have the sun in the garden virtually all day, right into the evening.

Q. I have a buy-to-let property that has been empty for a while and I am currently selling it. I am a higher rate tax payer. What do I need to think about from a tax angle? A. When you dispose of a rental property that is not your main residence you will be subject to Capital Gains Tax (CGT). For the last few years the rate of CGT on nontrading investment assets like property and shares has been a very favourable 18%. So if you were to sell the property now this would be the rate which applied. However if you sell the property after the proposals take effect, and the Emergency Budget is scheduled for 22 June 2010, then the rate may increase to 40 or 50% depending on your other income in the year. Furnished holiday lets currently benefit from the more favourable ‘business asset’ tax status, but there is no certainty as yet as to whether this will continue.

The timing of the proposed changes is also unclear but it is most likely that they will be implemented from the date of the Emergency Budget.
Q. What can I do to avoid this?
A. The proposals are frustratingly vague so it is difficult to plan with certainty. Obviously an early sale, i.e. before the budget is attractive (bearing in mind the fact that the government is unlikely to backdate the changes), however this may not be practically achievable. If you are married or in a civil partnership, then you could consider changing the ownership of the property into your partner’s name if they have a lower income level than you, but you would need to take detailed advice on this.

In conjunction with the big-screen success of Mamma Mia, the stage version of the Abba musical has reached international acclaim, with over 42 million enjoying a nostalgic sing-a-long in every corner of the globe. The story of a bride-to-be’s quest to discover the identity of her father arrives at the Liverpool Echo Arena at the beginning of June. Promising young actor Gary Watson, who plays Sky, spoke to Jonathan Kearney about his musical journey.
INTERVIEW BY JONATHAN KEARNEY Is this the biggest production you’ve been involved with? Yeah, because we’re hitting arenas all over the world and the audiences in theatres don’t tend to be as big. It’s been absolutely amazing. How did you land the role of Sky? The same as with other productions really. You have to go through about four of five auditions before it’s whittled down. I suppose it’s a bit like X Factor! When I heard of all the places the cast get to go to, I knew it was a part I really wanted. Have you always been an Abba fan? It’s funny because the music definitely isn’t my generation but when we came to rehearsals I knew all the songs. I don’t quite know how! I think you pick them up as a kid when you hear your Mum and Dad play them and they’ve been covered so many times. I had no problem learning my words! I really enjoyed the film too. I actually saw it before I’d seen the show. I just thought it captured the spirit and the fun of it all. What’s it like to be involved with a world tour? This tour has been going on for five years. Since the film came out it has reached out to places further and further afield. Everyone wants a piece of it. I’m so excited about being involved

with it each night. There are 18 productions around the world, which is massive. We’re all under the umbrella of one big family. Last year was a really mixed bag, visiting places like Bangkok, Kuala Lumpur and New Zealand. This year it’s been mainly Germany, Switzerland and the UK. The show is perfect for a British audience. They really get into it. Are you looking forward to the Liverpool Arena dates? I’m really excited about coming to Liverpool. I’ve only ever passed through so I haven’t really been out and seen it. Everyone I speak to raves about it. My family are coming up to see me in Liverpool but I think they’re using it as an excuse to go out! We’re here for three weeks so we should be able to get out and see the sights and the nightlife.
Does everyone in the cast get on? Yeah, they do. We’re like one big family. There are ups and downs like everyone has but we’re together 24/7. Everyone’s so appreciative of the opportunity they’ve been given and the chance to travel the world. Has Mamma Mia been the best experience of your acting career? It is definitely my favourite job overall. The show itself is so much fun. The audience goes mad for it. I’ve been really fortunate in my career so far in that I’ve had a real mix of different roles. This is a whole different experience in different ways. What kind of things would you like to do in the future? Anything really, because there are so many good shows out there. A lot of it is down to timing but there’s a lot I’d like to do. In the future I really want to try everything, even things like radio. I’ve been out of college for about four years now and I’m really happy with how things have gone. You can’t really plan anything so you just have to go with it, be happy when times are good and prepared for it when they’re not. Would you like to test your skills in films? Of course. Films are just so hard to get into. In some ways you need to be out of work to be doing the rounds of auditions and castings. I love all the indie flicks that have come out. I just saw Little Miss Sunshine for the first time. I like the kind of edgy approach of films like Superbad and even things like The Hangover. They’re just so clever.

Previews THEATRE, FILM AND MUSIC IN LIVERPOOL
One of the highlights of this year’s Creamfields festival has to be Deadmau5. The DJ and one man dance act never fails to disappoint with colourful staging and a fresh take on his signature costume, and following on from the May gig at Mountford Hall at Liverpool University on election day, his Creamfields set is sure to be an awesome follow-up with tracks from ‘For Lack of a Better Name’ (2009).
The advent of a third contribution to a film trilogy would usually leave critics expectantly poised above their keyboards in anticipation of a wholly unsatisfying cash-in, awkwardly stuffed with popular guest stars in order to gloss over a lack of substance. Toy Story 3 may have an abundance of new, much-loved faces (or voices) to swell the ranks of its now familiar cast, but the third instalment of the animation promises to be one of the few exceptions to the rule and with it, one of the undoubted summer blockbuster successes. The original, released a staggering 15 years ago, is rightly regarded not just as
ground breaking animation but one of the greatest motion pictures of all time. The original Pixar production still looks slick and effortless today but, as the title suggests, it is the story which is the key element of its success. The adventures of Woody (Tom Hanks) and Buzz Lightyear (Tim Allen) who, with their colourful ensemble of fellow toys, come to life away from human gaze, is delivered with generous doses of humour and intrigue, creating a universal appeal and leaving the audience with a genuine empathy towards these animated characters. The second instalment of the adventures proved equally as popular, with established actors such as Kelsey Grammer supplementing an already excellent cast and the inclusion of stars including Michael Keaton as Ken, Whoopi Goldberg as Stretch the Octopus and Timothy Dalton as Mr Pricklepants makes Toy Story 3 an exciting prospect. With owner Andy now all grown up and off to college there promises to be much sentiment to accompany the thoughtful wit. Toy Story 3 is due for release in the UK from 23 July.
The stage version of the best selling fantasy novel ever written arrives in Liverpool in the middle of June. JRR Tolkien’s The Hobbit boasts stunning effects and will be sure to intrigue fans of the classic works as they see it brought to life at The Empire theatre. The adventure follows Bilbo Baggins, who is uprooted from his cosy existence by Gandalf the Sorcerer to embark on a mystical adventure through Middle Earth, battling trolls, goblins, wolves and giant spiders along the way. The prospect of bringing this beloved story to life and doing it justice on stage represents an ambitious task and the show is likely to be one of the highlights of Liverpool’s theatre land over the coming months. The Hobbit runs at The Liverpool Empire from 8 until 13 June.
