A number of developers are running various schemes to help buyers to move into their property before they technically own it. Designed to appeal to first time buyers and those with a limited income from different sectors of society, we’ve explored the various deals available.

How to ‘rent to buy’

‘Rent to Buy’ at the waterfront Renting a property before you choose to buy it is a relatively new idea in the housing market, but one that’s met with success in enabling those who’d struggle to get a deposit, to make a purchase often on a new build home. Beetham is offering a ‘rent to buy’ scheme at West Tower on Old Hall Street, which overlooks the waterfront. A 30 38 Your Move

Save as you rent In practice, this means that if a buyer signs up on 1 May, they have the option to buy at anytime but if they do decide to make the commitment

If the buyer decides to commit in the second year of renting at the scheme (from 1 May 2010 to May 2011), they’ll receive 20 per cent discounted off the purchase price and get their rent back to use as a payment, and in the third year of

renting (1 May 2011 until 1 May 2012) they’ll receive 10 per cent taken off the purchase price, again with all the rent back. For a buyer keen to move into their new home but bide their time with the down payment, this scheme works very well in that you are effectively saving up a deposit as you pay your monthly rent. At West Tower, rents start from £750 pcm depending on the size of the apartment and

Rent to Homebuy The government’s Homebuy Direct scheme was launched earlier this year to boost the property industry by providing more than 18,000 new sale homes for buyers. The package signed up over 130 property developers to offer shared equity packages. The scheme is designed to help eligible home seekers buy a new property they may otherwise struggle to afford. An equity loan of up to 30 per cent is available funded partly by the government and partly by the developer. This means that if you are looking to buy a new £100,000 home, you will potentially only need to obtain a £70,000 mortgage. First port of call In order to ‘Rent to Homebuy’ purchasers need to find the selected developments in the UK which offer the scheme through the government approved Homebuy agent which, in our area, is Homeshub, contactable on 0845 603 4559 or online at www.homeshub.co.uk. You can fill in an online form stating that you’re interested in ‘rent to buy’ schemes, and a member of staff will contact you with information.

Eligibility For the government Homebuy scheme, which involves securing an equity loan from the developer and the government, the criteria are strict as they are designed to help people who are in a position to own their own home to do so at minimum risk. Those who are eligible are usually first time buyers, those who have previously been home owners but are starting over after a relationship breakdown, housing association and council tenants, older people looking to downsize, and key workers such as nurses and teachers. How it works The ‘Rent to Homebuy’ allows buyers to rent the home for up to five years paying lower than the normal market rent of the property. This allows the buyer to save up and own their own home and, if the buyer does choose to go ahead and buy the property, they’ll receive a refund on all of the first year’s rent paid to be put towards the purchase price. When you buy Owning the property through the ‘Rent to Homebuy’ scheme will be through shared ownership, unlike ‘Rent to Buy’ schemes offered by private developers such as Beetham. It is as though, after the renting term of the ‘Rent to Buy’ scheme finishes (after five

years or when you decide to purchase), you are then opting to take on the NewBuild Homebuy scheme which enables the buyer to purchase shares in their home, paying a reduced rent on the remaining share. This means you will only need to secure a mortgage for 25 to 75 per cent of the property’s market value. Try before you buy If you’re feeling unsure about committing to a scheme and purchasing a home, Bellway is offering a ‘Try before you buy’ package which enables potential purchasers to move in and rent a property for up to 12 months. If a decision is made to purchase a property, then all the payments are refunded to be used as a deposit on the new home (which then amounts to having had 12 months free accommodation). Selected sites are offering this package, including Springfield Court in Salford, which is ideally suited for those who work in the city centre or who need to catch a train and commute into Liverpool. Two bedroom apartments are available with a parking space from £127 per week, and both unfurnished and fully furnished are available. Urban expert makes city visit A regeneration expert from Japan stopped at Liverpool Mutual Homes’ properties on a fact finding tour of Great Britain. The visit included two days spent in the city, during which Tsutomu Izuko saw the extensive regeneration works being carried out by LMH, particularly at the Daneville estate in Walton. The fact finding tour is part of the research which the Urban Renaissance Agency in Osaka is undertaking in the regeneration of 700,000 properties in Japan. Tsutomu also met contractors, tenants, tenant board members and members of the LMH executive management team during his stay. He commented: “I have enjoyed my visit and learned so much from visiting LMH. Everyone has been so helpful

and it has been very interesting to see how tenants are involved in making all the big decisions. We do not communicate with residents very well in Japan, so I have learned many useful things. I have loved my visit to LMH and Liverpool – I love it!” Debra Parr, assistant director of regeneration and asset management at LMH commented: “It has been a real pleasure and an education to spend time with Tsutomu. The estate agent has shown figures are up by a third compared to the same period last year. February and March 2009 saw sales of 108 properties; a 35 per cent increase on 2008. This ties in with the Bank of England’s findings that mortgage approvals rose by 19 per cent in February, a sizeable improvement on last year’s figures.

threatened closures. It now shows a frequently changing schedule of the latest films every evening, alongside a daily programme of classics and favourites for OAPs on weekday mornings, where tea and biscuits are served with the ticket price. The beautiful building was designed in 1926 by Lionel A.G. Prichard, who also designed a number of cinemas in the same period including The Plaza in Crosby, and cost £10,000 to finish. It was completed the following year and altered in 1930 to make room for loudspeakers to accompany the introduction of ‘talkies’. Ownership has changed hands a number of times in the picture house’s history. It also survived a fire in 1958 as well as competition from an increasing number of other cinemas in the city. Today,

regular matinee shows and a children’s club continue to attract regulars and visitors to the beautiful and historic building on Mason Street. Vickie commented: “It’s a very friendly village and Woolton in Bloom is a lovely event. When visitors come here they’re often traveling up for the day so they’ll want to take a look around. Other familiar faces in the area include Tony Hays, the Scotch Butcher, whose business has been running successfully selling quality meats for many years, winning sausage and bacon awards and offering regulars free range and locally sourced products. The shop also stocks a range of low fat sausages compatible with diet plans. Dawn Bruskill, who owns Woolton Village Health Foods and Natural Beauty set up seven years ago on the site of an existing health shop: “This is a gorgeous village with lovely people. Our regulars tend to be professionals coming in for treatments and advice, and we also stock organic fruit and vegetables.” Charlotte Jones, who’s been a beauty therapist in the salon for four years, said that holistic therapies are popular with clients, as is the secluded wall garden behind the shop where tea and coffee is served in the summer months.

I was initially employed by a city centre estate agent as a receptionist. While working in that role, I began to gain a broad understanding of lettings and sales, acting as a negotiator when the other members of staff were busy. How has your career progressed? Movers How is it laid out? We have two floors, with a kitchen and dining area and a separate living room downstairs, as well as a W.C. and a long hall leading to stairs. It’s decorated in magnolia paint throughout with beige carpets and vinyl flooring in the kitchen and bathrooms, which was part of the package. How would you describe your style? With the children being so little we haven’t had time to decorate it ourselves yet, but we’re hoping to get round to it later this year, and paint the walls in some different colours. We’re quite minimalist, but have some family pictures we want to hang up, and our wedding pictures. We got married in Anglesey so we have a beautiful photograph of the Menai Strait.

We also have our 32-inch flat screen TV on a dark wood cabinet, with glass doors, with the Wii, our DVDs and the SKY box, and dark brown lamps on two coffee tables. How is the kitchen laid out? The cupboards are a light brown wood effect with black granite worktops and integrated appliances.

Billy and Sharon Quinn have moved into a new build three bedroom property by Keepmoat Homes at Hamilton Place, North Huyton with their three children, Owen, 5, and twins Callum and Carl, 3.

Tell us about the other bedrooms… What’s in the living room? The living room has a threepiece suite in chocolate brown with two matching armchairs, which are also recliners.

Owen has his own room with a storage bed, which has a bed and a unit beneath that contains all his clothes and toys. It also has a place for his TV and Playstation and as he’s really into the Mr. Men at the moment, he’s got stickers of the characters all over the walls.

Take us upstairs… The master bedroom has two large windows and a unit over the bed with cupboards across it and some wardrobes from Kays catalogue. We have an ensuite bathroom with a white suite and beige mosaic tiles. And the twins’ room? We have two three— quarter sized beds for the twins until they’re old enough to have bunk beds. There are two large double wardrobes in there, a chest of drawers in pine with the TV and DVDs on it, and in the corner we have a multi-coloured shelving unit with all their books and toys in it. Take us into the bathroom… We have a white suite with a shower over the bath and beige tiles, and chrome taps. What would be your dream item? If I had the money I would love a private cinema! What we really want to do now though is finish sorting through all of our things and put them up, such as our souvenirs from when we went to the Las Vegas and to the Grand Canyon Skywalk, which was amazing.

Does the property come with a garden? Yes, and it’s a nice size for us and for the children. We have some patio furniture which we’re looking forward to using; a brown wooden table with two benches and chairs for a picnic feel.

Debbie Ryan Interview //// TALENT IN THE CITY

Debbie Ryan is one of the city’s most talented emerging artists. Her medium is mosaic and her designs are both eye catching and stimulating. She is currently exhibiting a collection of her work, To Infinity and Beyond, at the Novas CUC Centre, Greenland Street, until 17 May.

Exhibitionist

Visiting the exhibition room you will find that each piece works on more than one level - close up the viewer is presented with the minutiae of the piece in tiny intricate form, which you become aware of as you move further away. Recent accolades include one of her pieces being voted ‘Best Mosaic’ at an International Mosaic Exhibition in Exeter and an invitation to work with Rolf Harris for a BBC show called Rolf on Lowry. Debbie spoke to Your Move about her art, inspiration and how she relaxes. Why did you choose mosaics as your art form? I discovered mosaics by chance. I originally studied Fine Art and, more particularly, contemporary painting. After graduating I took a course which also offered a work placement with a company called Safe Productions. They specialised 60 Your Move

in mosaic community art projects and I fell in love with the colours and textures. I’m also fascinated with the history of mosaics; it’s not typically associated with contemporary art, which is funny considering how I started out. Over the next six weeks, whilst the exhibition is showing, I am going to run a number of ‘How to’ workshops to help people who are interested to have a go themselves. What has been your greatest achievement up to this point? It would have to be working on the Superlambanana sculptures. It was such a fantastic project to be involved in. So many people saw the lambananas, and it seemed that everyone had a favourite; even now people talk about the event. I think it is something the city will remember for a long time, and to be part of

something like that makes me really happy. What was it like working with Rolf Harris? Oh he was great. He seems to have endless energy and was full of hugs for all of the people involved with the project. Basically, he was interpreting Lowry’s painting, Piccadilly Gardens, and had invited a number of artists to do the same from their own perspective. How did this exhibition come about? It’s actually my first solo show. I had been working on a series of eight mosaics over the past two years (as part of the Gaia series) and so added to this group over the past few months. Inspiration came from a wide range of things but, in particular, nature, evolution and space. In this series of work I wanted to explore issues connected with space and the natural world. The mosaics progress along a spectrum of scale, from atoms and animals, to the massive world of planets and stars. I feel it’s important for us, as individuals, to see the self in relation to a bigger picture.; how we and every element or animal fit to contribute to the whole. The series of mosaics I’m showing were made over several months, using traditional methods, with each tile hand cut and fitted into place. I used materials ranging from tiny bright new tiles and broken plates to glass washed up on a beach. Where, in Liverpool, do you get inspiration and ideas? There are plenty of places in Liverpool. I love visiting the main galleries (the Walker, Tate and Bluecoat Display Centre) but also the smaller local ones. The Novas CUC Centre is quite new to me, but now that I have been there I am urging everyone to visit. There are always new exhibitions and events on and it’s only a little out of town, opposite Cain’s Brewery - well worth the walk! I have a great

idea for an art tour which would involve a special bus route. It could stop off at all of the galleries in Liverpool and would make a lovely tour for art lovers. Central Library is a great place for research plenty of my artwork ideas began there. And where do you find helps you to relax? I love green spaces like Sefton Park, and, in town, there is either St Luke’s or the gardens around the Anglican Cathedral. To eat, drink and relax I usually go to The Egg, which is vegetarian, or Leaf Tea Cafe. And if I’m feeling energetic I’ll go to the indoor climbing centre, Awesome Walls, on Great Howard Street. What are your plans after the exhibition? I am considering ideas for a number of mural commissions I have been asked to work on. A really interesting one is for an exhibition to be shown at Norton Priory in Runcorn. The proposal is to create several outdoor sculptural pieces for the priory’s walled garden. The theme will be linked with Victorian ideas, which would have been present when the garden was built, so I will be thinking along the lines of herbs for medicinal purposes and flowers. Tell us the best piece of advice you have been given. Expect nothing, and hope for everything.

The reason we are struggling so much is that all the beds we look at seem to be too babyish or themed! We simply want plain, modern beds that the children can grow up with. Do you have any suggestions? I agree with you, it seems that the market has flourished in children’s furniture as well as the choice. It’s expanded so much that it can be difficult these days to find classic, simple furniture. It may be worth looking at a company called Aspace. They specialise in children’s furniture and may have just what you’re looking for.

Spectacular statements In a restaurant I recently noticed they had a collection of coloured glass bottles and jars running across a window on shelves. It really looked spectacular on the inside and you noticed it even when you left the restaurant from the outside! I would love to recreate this look in my kitchen, as my windows overlook the garden. Could you give me some advice on where to purchase these bottles? The best and most economic places to buy items such as these are charity shops and car boot sales. You may also find collections on the high street and in craft studios. I would choose your collection carefully. For the best results, mix different shapes and always make sure that the glass is clear as imperfections could have an effect on the overall result. The glass designer Elizabeth Lyons sells the most beautiful collection of ‘Big Jars’. They are a series of hand blown glass decanters, and are available in a variety of shapes and colours, giving you a really dynamic statement. Storage solution My girlfriend has recently moved into my apartment and although I really admire her eco awareness the recycling is driving me mad! The problem is that our kitchen has no hiding places! Even though we have purchased separate bins for recycling, before the week is out they are over flowing and looking very untidy. I have looked into having integrated bins put into one of the units, but I still think we would be left with the same problem. Can you suggest anything, which may make our lives easier?

Help is definitely at hand with the new Eco-Bin. Crown Appliances have joined forces with the Italian manufacturer Texa and have launched a unique waste management system with a built in sanitation system. The fully integrated unit is approximately the same size as a dishwasher. The machine is made up from different compartments for recycling. When the machine is not in use, the compartments act as simple storage units for plastics, cans and food etc. When you think the units are getting too full you simply turn on the machine and it compacts all your plastics and cans and grinds the food waste. With this machine I don’t think you will ever have a storage problem again between recycling and collection dates.

With summer fast approaching, it’s time to get your lawn in order for those Britain in Bloom competitions - or at least in time for the children to enjoy playing games outside. To be as kind to the environment in your quest for a good-looking garden however, cut down on weedkiller and pesticides used for the benefit of all your other plants and wildlife. After the long winter, you’ll need to begin by removing any debris and weed growth from the lawn, pulling it up by the roots where possible. As the temperatures warm up and the grass experiences a growth spurt, horticulturalists recommend mowing the lawn on dry days once or twice a week. This ‘little and often’ tack keeps blades of grass healthy and strong, and helps to avoid brown patches weak areas in the lawn. To follow this advice with a motorized lawn mower, however, will use a considerable amount of energy. For example, fifteen minutes of mowing with a traditional fuel-filled engine is equivalent to driving nearly 86 miles. Choose a manual lawn mower and the extra effort will also help to keep you fit, benefiting you and the environment. If you’re feeling a little community spirit, mow your neighbours’ lawns at the same time and cut their electricity bills and emissions at the same time –you’ll come to be known as the local blade runner.

With planning permission recently secured for a new £1billion 52-storey Beetham landmark in the capital, the view is looking particularly bright for the Liverpool family firm. Kate Frost heads up the sales and lettings team in Liverpool and Manchester, based in the Beetham headquarters in West Tower on Old Hall street, and she joins me on the 34th floor for lunch in the Panoramic restaurant, where unrivalled views of the city and the waterfront complement the farreaching idealism of the firm which sells and lets apartments to city dwellers with an appetite for a luxury lifestyle. As we take in the view, Kate tells me that Beetham’s new ‘rent to buy’ package has been proving popular, with a high number of enquiries coming in the few weeks since the development advertised its deal in You Move: “The properties are available to buy or to let, and the new ‘rent to buy’ enables those who want to buy to rent for now and save up towards their final purchase. “Each agreement with the buyer allows a full year from

Kate’s background in hospitality has seen her work abroad for a large chunk of her career, moving into property with transferable sales and management experience to try her hand in a new industry just a year ago. Now living and working in the landmark West Tower, she can witness first hand how the city has changed and is changing, balancing World Heritage status with future opportunities. For our main courses, Kate and I both choose the halibut,

which arrives with black pudding and a lobster dumpling, followed by pecan cheesecake for Kate and crème brulee served with Madeleine cakes for me; a pleasant combination of creamy dessert and sponge. The family firm at Beetham sells, lets and manages the properties in West Tower, as well as in the residential developments in Manchester and Birmingham.
