In this edition we’ve scoured the region to pinpoint where some of the key developments are bringing affordable new homes to the market. Plus we take a look at how both the government-backed Help to Buy initiative and Shared Ownership work, and hear from new homeowners about how the schemes have helped them. CASE STUDIES

Help to Buy CHESHIRE

THE RIGHT ROUTE SHARED OWNERSHIP OR HELP TO BUY

WITH THE GOVERNMENT-BACKED HELP TO BUY SCHEME AND SHARED OWNERSHIP HELPING BUYERS ONTO THE PROPERTY LADDER, THOSE LOOKING FOR AN AFFORDABLE HOME IN CHESHIRE HAVE OPTIONS. WE CAUGHT UP WITH TWO NEW HOMEOWNER COUPLES IN THE REGION TO FIND OUT HOW BOTH INITIATIVES CAN HELP.

SHARING THE COSTS Cheshire couple Lucy and Bryn bought their first home through Shared Ownership and are now enjoying life as homeowners. According to 26-year-old Lucy the initiative, enabling buyers to purchase shares in a property ranging from 25% to 75% depending on how much they can afford, helped them to realise their dream of owning their own house. “I was constantly looking for homes when I came across one offering Shared Ownership,” says Lucy. “I’d heard of Shared Ownership but never looked into it and never thought you could buy a newbuild property with it, which is what we wanted.” Through Shared Ownership a housing association owns the remaining share, with buyers paying a reduced rent on it. This means a smaller mortgage can secure the purchase and a smaller deposit is also required. Lucy and Bryn found a twobedroom home available through Plus Dane Housing at £28,750 for 25%. “I saw Plus Dane was having an open day and mortgage advisors

would be there so I took the afternoon off work and went along,” adds Lucy. “The mortgage advisor went through our income and expenditure and was really positive so I came away thinking we could actually do it.” The couple went ahead with the purchase and are now paying just £218 rent and £110 mortgage. Shared Ownership also brings the option to purchase more shares when ready, known as staircasing. The rent to pay on the unsold share will reduce accordingly, and if staircasing to 100% there will be no rent to pay. “We never wanted to just rent as it’s money wasted,” explains Lucy. “Now we’re paying rent and a mortgage there’s a goal at the end, the property is becoming ours. And because our payments are low enough we’re hoping to staircase in the next two years so we’ll reduce the rent we’re paying and increase the mortgage. “I see friends struggling to save for a full mortgage and I think why stress? With Shared Ownership you can get onto the property ladder and work towards that goal, it’s such a good option.”

MORE FOR LESS Crewe parents-to-be, Kris and Anne Wood took the Help to Buy route onto the property ladder – and ended up with a larger home than they expected. The couple, both 28, had initially set out to buy a threebedroom house together, however the government-backed scheme made it possible to afford four bedrooms instead. The initiative enables buyers to purchase a home with just a 5% deposit and a 75% mortgage, as the government covers the remainder with a 20% equity loan which is interest free for the first five years. Now teacher Kris and special needs teaching assistant Anne, who are expecting their first child in August, could not be happier after moving into their property at Bloor Homes’ Saxon Gate development on Parkers Road. “The Help to Buy scheme was a big incentive,” says Anne. “It meant we could save less for a deposit and also get more house for our money. “In the end we were only saving for a deposit for just under 18 months, which is definitely quicker than we thought. “At first, we thought that a three-bedroom house is all we would be able to afford, so it was great to find out that with Help to Buy we could buy a bigger four-bedroom house instead.” According to the couple, both Bloor and the Help to Buy scheme made the whole process simple too. “Bloor’s sales advisors were lovely and a really big help,” adds Anne. “We also found the financial advisors which Bloor offered so helpful. If I was to give one piece of advice, I’d say people should make the most of their help as we didn’t have to do a lot in terms of paperwork as a result. “It’s a great feeling now being homeowners. It’s nice to sit in our house and think ‘this is ours’ and unlike with a rental property, we don’t have to ask anyone’s permission to do anything within it.”

INTERIOR DESIGN

OUTDOOR SPACE

BY CLAIRE LANCASTER CHESHIRE MUM WWW.CHESHIREMUM.CO.UK

MAKING THE MOST OF YOUR GARDEN, PATIO OR BALCONY

OUTSIDE SPACES COME IN MANY DIFFERENT SHAPES AND SIZES. BE IT LARGE, SMALL, GARDEN, BALCONY OR PATIO, YOURS CAN BECOME A NEW LIVING AREA. WITH THE RIGHT FURNITURE, LIGHTING AND A FEW ACCESSORIES YOU CAN HAVE A NEW FAVOURITE PART OF YOUR HOME TO DINE, ENTERTAIN AND RELAX IN. DESPITE THE UNPREDICTABLE BRITISH CLIMATE, WE ALWAYS HOPE AND PLAN FOR BETTER WEATHER AHEAD AND SUNNY DAYS TO SPEND OUTDOORS. It’s important to think about how you want to use your outdoor space, even the smallest garden or balcony. It could be entertaining guests, playing with your kids or simply ‘me time’ with your favourite music or a good book.

SPACE FOR EVERYONE STACKABLE, FOLDABLE FURNITURE

CLAIRE LANCASTER REVEALS HER TOP TIPS FOR MAKING THE MOST OF YOUR OUTSIDE SPACE.

GET THE LOOK >> • Industrial foldable garden chair with silver finish, £69, and matching foldable table, £99, www.barak7.co.uk

SIZE IS IMPORTANT - MEASURE UP!

Consider the space you have, think about how often you will use it and what you will be doing in the space. Measure up accurately and you will be off to a great start as you will be looking for the right size of garden furniture for your space. Maybe you need folding chairs and a table to store away, or the addition of a small cafe style or half moon table that fits your space will make even the smallest balcony feel roomy, but squeezing in a garden sofa or sunbed because you set your heart on them will never work!

GET THE LOOK >> • Cream Half Moon Garden Table, £85, www.miafleur.com

Stackable chairs and stools are perfect for those extra guests popping over for an impromptu BBQ. My chair of choice is the Philippe Starck Kartell Masters chair - it’s stackable, works both in and outdoors and is available in white, grey, sage green, yellow, mustard, rusty orange and black.

A foldable table can be stored easily in your home or in a garden shed and gives you the flexibility you need when visitors arrive. This beautiful table and chair with its worn wood slats and silver metal will add an industrial look and is ideal for a barbecue on a balcony or small patio.

LIGHT UP - CREATE ATMOSPHERE WITH LIGHTS, LAMPS & CANDLES

Create evening atmosphere with light. Try hanging solar Chinese lanterns across your garden or wrapping them round your pergola, fence or even a tree and enjoy that festival feeling without the hassle of electrical cables as nature takes care of it all. Lighting pathways prevents trips and falls as well as looking great. Opt for solar powered LED lights – they last longer than traditional alternatives. The LUMiLife solar LED light is a no wire solution which after a day of absorbing sunlight will deliver enough to see out a night of entertaining family and friends. Candlelight is unbeatable for creating a romantic setting to your summer space. Protect candle flames from the evening breeze by adding lamps and lanterns. Tea lights placed in empty jam jars in different sizes grouped together can look fantastic too.

ABOUT CLAIRE

HEAT UP, KEEP WARM AND STAY OUTDOORS

Claire Lancaster is a North West based blogger who writes at www.cheshiremum.co.uk. Originally starting life in 2007 as a personal parenting blog cheshiremum.co.uk has now graduated into a lifestyle site featuring places to go, shows to watch, events to attend and restaurants to try. There is plenty of homes and interior inspiration as Claire redevelops her family home in Cheshire.

There are lots of options for keeping warm and toasty on cool summer evenings. Halogen patio heaters are kinder to your carbon footprint than gas heaters. This tabletop heater is a great addition to any patio, deck, or balcony to enjoy those lovely, yet a little cooler, evenings for longer. Chimneas and firepits are great for larger outdoor spaces and an artisan firepit is on my wish list for an all year round stunning centrepiece to a garden.
