In 2025 Chuck Sutton and Jared Sutton of Sutton Auctioneers & Land Brokers, LLC experienced a high level of success with their land, acreages, and other real estate auctions, achieving remarkable results, selling over 12,000 acres at auction, while also selling additional land and numerous rural acreages, homes, and other classes of Real Estate by Private Treaty.

Additionally, our farm equipment and other personal property auctions achieved some very noteworthy results, some of which were highlighted as some of the highest farm equipment sales results in the nation. This kind of success isn’t an accident, as it only happens with an extensive understanding of market trends and conditions, along with a wealth of expertise gained from decades of experience and a reputation of success by being a leader in the auction industry, as our motto states, “SUCCESSFUL AUCTIONS DON’T JUST HAPPEN, THEY’RE PLANNED!

THE LAND MARKET IN REVIEW FOR 2025:

Questions continue to be presented to us about the strength of the land market. It has been our observation that the land market remained very strong throughout 2025, achieving record or near-record prices in many instances. A key driver as to why land values continue to remain so strong is that in most areas, there continues to be an inadequate or limited supply of land available for purchase, with fewer quality land offerings available relative to demand.

At the close of 2025, we witnessed that many land buyers continue to remain "Sold on the Market" – particularly those with strong equity positions, as agricultural land continues to be viewed as a safe and reliable investment. Even amid ongoing agricultural and economic uncertainty, interest rate pressures, governmental tariffs, and other influences, the land market once again continued to “Defy Gravity” performing at near record, and in some cases at record levels.

AS FOR 2026 – Going forward, paramount factors including supply and demand, interest rates, other economic trends and influences, commodity prices for grain and livestock, crop production, farm operating expenses, weather and other extenuating circumstances will be influencers for 2026 and beyond. In our opinion, in the near term we are guardedly optimistic that land values will continue to remain strong as we begin 2026. Land sale results in 2025 achieved some “Record & Near Record Highs” in many instances, rivaling values achieved in 2023 and previous years. Especially noteworthy, in 2025 we had 34 sales that sold for $10,000.00 or more per acre with the highest being $19,000.00 per acre in Minnehaha County, SD, with our high for agricultural land in the past two years being an 80 acre parcel of ag land in Edison Township in Minnehaha County, SD, that sold for $26,500.00 per acre in 2024.
