Quincy Teen REACH member Lillyn Dickerson decorates a pot before planting flower seeds in it at the Frederick Ball Community Center in Quincy, Ill. PHIL CARLSON/THE QUINCY HERALD-WHIG VIA AP

Teens taught to plant, tend their own flowerpots Deborah Gertz Husar HERALD-WHIG

QUINCY, Ill. – Thirteen-year-old Ryan Caldwell doesn’t have much experience with plants, but he’s convinced he has a green thumb. So is 12-year-old Taniya Hatchett. Both will get a chance to prove it thanks to a project that provided small flowerpots, seeds and gardening basics to young people involved with Teen Reach. It’s part of a larger effort bringing raised garden beds this summer to the community surrounding the Teen Reach headquarters, but “I wanted you to have your very own plant,” said Margie Williams with 5210 Let’s Go, an initiative led by the Adams County Health Department and United Way of Adams County. “I want you to learn how to care for and watch something grow.” Making that commitment takes work. “You’ve got to watch it and stuff, water it,” Taniya said as she added her name and designs to a flowerpot before planting zinnia seeds. But planting something – in this case zinnias, sunflowers or chives – also 2D brings some rewards, including helping

to inspire healthy living. The afternoon of planting continued a recent 5210 family night activity to reinforce the importance of healthy eating and active living every day by eating five servings of fruits and vegetables, no more than two hours of recreational screen time, one hour of physical activity and zero sugary drinks. “A lot of people don’t eat fruits and vegetables, but I believe if you grow it, you will eat it,” said Williams, a nurse educator for more than three decades focused on community health and experiential learning. That spurs community garden projects, but “the downside of community gardens outside is they’re only good until it gets cold,” Williams said. Using an aeroponic tower garden, like the ones displayed at the family night, extends the growing season to year-round both indoors and out. “If you want to garden and can’t, a tower garden is great for people with disabilities, people who are older and great for parents and children,” Williams said. “The tower garden does go outside, but sometimes people just keep it inside. Lettuce can’t grow outside See PLANT, Page 4D

Changing spaces

Exhibit focuses on homes that adapt and change with us Katherine Roth

Most housing is designed for nuclear families, but most U.S. households don’t meet that description. That’s why flexible floor plans – and innovations including movable walls, smart technology, multifunctional furniture and space-saving features – are the future, according to a new exhibit, “Making Room: Housing for a Changing America,” at the National Building Museum in Washington, D.C. The museum’s curator, Chrysanthe Broikos, says only about 20 percent of households today are nuclear families, so housing and zoning rules need to adapt to keep pace with demographic changes. In addition to interiors, the exhibit highlights a number of studies on housing, and information about what’s going on around the country in new development and zoning. “We’re trying to say ‘Hey, what are the other 80 percent of households doing?’ ” Broikos says. The exhibit features an “Open House” designed by Italian architect Pierluigi Colombo, co-founder of the design firm Clei, to show how a flexible space can adapt to accommodate three different living arrangements. Initially set up to house four imaginary room-

when it gets warm out, but this allows you to grow those kinds of greens all year.” Williams convinced some of the youngsters to taste from her garden. “They were not really excited about it,” she said. “We had to persuade some to try and eat lettuce.” There’s value, too, just in being around a garden – or a plant. “People love to see green things,” Wil4D

mates (two singles and a couple), the space was then transformed to house an imaginary multigenerational family. At the end of May, the space will be reconfigured again to house an imaginary retired couple, and will include a rental apartment. The show, which opened Nov. 18, runs through Sept. 16. Although the Open House is only 1,000 square feet, it feels much larger – and allows for flexibility – because all the beds fold up to become walls, sofas or tables, and it features acoustically sound motorized moving wall systems made by the Wisconsin-based Hufcor company, long known for making the bigger moving walls used in gyms and ballrooms. “A floor plan should not just be a picture in time. It should be adaptable,” says Lisa Blecker, marketing director at Resource Furniture, whose multifunctional furnishings are featured in the exhibit. “The big takeaway is that if you’re planning to renovate or reconfigure your home, it’s essential to think about the long term and opportunities for flexibility in years to come,” she says. “The makeup of a household is fluid, and, more than ever, home layouts, wall configurations and furnishings need to See SPACES, Page 5D

liams said. Williams opted for easy-to-grow plants for a first-time effort for many of the kids. “What I love about zinnia is you can’t kill them. They seem to be very hardy,” she said. “If you want to try growing food, chives grow real well and don’t die easily.” With all the seeds planted, Williams offered some final instructions to the Teen Reach youth. “When you get it home, give it a little water,” she said. “Put it in a sunny spot, talk to it and say grow.”

keep up with those changes.” The beauty of the home set up in the exhibit is that it can accommodate multiple household configurations without moving bathrooms or the kitchen. “And the kitchen has been carefully designed to work well for children, millennials, older people and someone in a wheelchair,” Blecker says. The kitchen in the exhibit features adjustableheight counters for wheelchair accessibility. Pulldown cabinet fittings, which allow high shelves to be pulled down to almost counter height, save people from having to stand on stools to reach upper shelves. Bathrooms are compliant with the Americans with Disabilities Act, and sinks are mounted separately from the vanity so a wheelchair can be accommodated without redoing the plumbing. “We will always need single-family homes and apartments that are designed to accommodate a nuclear family,” says Sarah Watson, deputy director of the Citizens Housing & Planning Council, which helped organize the exhibit. “But today, the majority of our households are comprised of singles living alone, multigenerational families and adults sharing their homes with roommates. Our population is also aging rapidly and will need new housing options that can support aging-in-place with diminished physical or cognitive abilities.”

HOW YOU ARE REPRESENTED IN A REAL ESTATE TRANSACTION Required Disclosure Forms Ohio law protects you in the transaction Whether you are listing, buying or leasing property, a real estate agent can provide you with expertise and assistance. In some cases, the real estate agent will represent you as his/ her client; in other instances, you may be working with the agent as a customer. In either event, the law protects buyers and sellers with required disclosures and forms prior to your purchase. The following disclosures are required in Ohio: Consumer Guide to Agency Relationships…A real estate agent will provide a buyer or seller with a “Consumer Guide to Agency Relationships” at first contact. This guide explains agency law in easy to understand, consumer-friendly language and will outline the brokerage policy on agency relationships. Agency Disclosure Statement…The Agency Disclosure Statement documents the agent’s and brokerage’s agency relationships with the parties involved in the real estate transaction. This will be provided to the consumer prior to signing an Offer to Purchase or lease and will go to the seller with the offer. Residential Property Disclosure Form…This form is a statement of the condition of the property and of information concerning the property actually known by the owner as required by the Ohio Revised Code. Transactions covered: • The transfer of sale, land installment contract, lease with option to purchase, exchange, or lease for a term of 99 years and renewable forever of property that is improved by a building or other structure that has one to four dwellings. Transactions not covered: • Foreclosure sale • Transfer pursuant to a court order • Transfer to a mortgagee by a mortgagor by deed in lieu of foreclosure • Transfer by a mortgagee who has acquired the property by a deed in lieu of foreclosure • Transfer by a fiduciary in administrating an estate, guardianship or trust • Transfer between co-owners Transfer to the transferor’s spouse • Transfer between spouses or former spouses as a result of a divorce • Transfer to or from the state or other governmental entity • Transfer of newly constructed residential property not previously inhabited • Transfer to a transferee who has resided in the property for one or more years immediately prior to transfer • Transfer by a transferor who has inherited the property and has not resided in the property for one year prior to the transfer Lead Based Paint Disclosure Form…The Environmental Protection Agency (EPA) and the Department of Housing and Urban Development (HUD) mandate that the public receive a Lead Paint Disclosure Form containing information necessary to prevent lead poisoning in homes that may contain lead-based paint hazards. According to the law, home buyers and renters will receive known information on lead-based paint and lead-based paint hazards during sales and rentals of housing built before 1978. Buyers and renters will receive specific information on lead-based paint in the housing as well as a Federal pamphlet with practical, low-cost tips on identifying and controlling lead-based paint hazards. Sellers, landlords and their agents will be responsible for providing this information to the buyer or renter before sale or lease. Transactions covered: • The sale or lease of housing constructed prior to 1978 Transactions not covered: • Foreclosure sale • Leasing of rental properties that have been found to be lead-based paint free by a certified inspector • Short-term leases of 100 days or less, where no lease renewal or extension can occur • Lease renewals where lead disclosure has already taken place and no subsequent testing or information has become available • Housing for the elderly or disabled, unless a child under the age of 6 resides, or is expected to reside, in the housing • 0-bedroom dwellings where the sleeping area is not separated from the living area
