What were the highlights from the 2009/2010 financial year? Commercial leasing activity, we believe, is a very good barometer of business confidence: almost akin to the ‘canary in the colemine’.

What would be your advice for first time investors? Always get a commercial property manager to review your leases. Solicitors may provide excellent advice as the legal basis on contractual agreements, however, no-one is better placed to recommend documentation that ensures a good ongoing relationship between tenant and client, than an experienced property manager.

What were the highlights from the 2009/2010 financial year? The impact of the global financial crisis had an effect on buyer confidence and subsequently values of commercial and industrial property. The Australian economy survived this difficult financial period extremely well and the 2009/2010 financial year has seen improved buyer confidence which will flow on to improved values. What would be your advice for first time investors? History shows that the earlier or sooner you can enter the property market the better. It may be difficult for you to buy the 1st property you look at, even though it may be the perfect property for you. Have a good look at the market to have a clear understanding of values and when that right property comes along act decisively and quickly. What would be your predictions for the Wollongong property market for the financial year ahead? The residential market is suffering from under supply and until this is corrected and whilst strong demand remains there will be continued capital gain over the next 12 months. The rental market is also suffering from under supply which continues to place upward pressure on rentals. Residential rentals will continue to rise over the next 12 months. Commercial & Industrial investment property are offering the highest yields seen for some years at present. Given the volatile state of the stock market quality leased property will remain an attractive option for investors. The University and Port Corporation will continue to drive the region and we look forward to the Wollongong CBD providing some added retail and commercial growth.

Solid business confidence means there are more parties expanding and willing to commit to relocating and leasing new premises. Conversely, poor confidence , as was evident in the first 5 months of the Global Financial Crisis (Oct 08 - Mar 09) reflected very poor to almost non existent leasing activity. Whilst activity can vary month to month, the highlight of the 2009-2010 financial year has been a clear pattern of improving leasing activity & business sentiment. What would be your predictions for the Wollongong property market for the financial year ahead? My prediction is that leasing activity will continue to improve, and providing there are no major economic incidents which will affect business confidence, the upcoming financial year should see a return to what we describe as a ‘normal’ leasing market. My further predictions are for a tightening of the office leasing market, particularly A grade quality space, improvement in the take-up of industrial vacancies, and tightening of retail, especially well located retail.
