KEEPING A REMOTE EYE ON THE ESTATE, COURTESY OF MITTON! Today’s increasing focus on carbon reduction and energy efficiency has led to many organisations realising significant savings simply by switching off or switching down a few key controls. Taking this a step further, the ability to monitor and manage sites remotely has long been of benefit for maintenance purposes. Extending the potential of existing building management systems, Mitton has introduced its new BMS-eye facility which is now enabling estate managers to log into their own BMS and identify alarms and overrides which might lead to energy wastage.

BMS-eye represents Mitton’s ongoing commitment to investing in systems which are designed to provide identifiable customer benefits. The concept is to give clients visibility of their BMS, without the access rights to make changes that might adversely affect the energy performance of the buildings.

“As more and more organisations recognise the benefits and move towards carbon reduction, we are investing to demonstrate our active commitment to identifying ways to reduce energy consumption,” said Ian. “BMS-eye provides a useful way for customers to play a part in this process.”

Accessible via a web browser, Mitton’s BMS-eye gives estate managers a window into the BMS world, providing a clear and easily understood overview of the estates for which they are responsible, without modifying or changing set points and software. The system works effectively with most commercially available BMS offerings and is fully configurable to user requirements.

Mitton continues to invest in further developments for BMS-eye. The next planned phase will include a facility to install up to five different temperature sensors in different customer-specified locations, continuously checking against given parameters and reporting back to identify changes and anomalies.

Performance, reliability and energy efficiency are high on the list for Morrisons with every new store, and as Morrisons has more people preparing more food in store than any other retailer, providing the right facilities to support efficient, hygienic food preparation is a key issue. Morrisons ‘stores of the future’ offer up to 450 different lines of fresh produce including an array of exotic fruits and vegetables. The Wrexham store is modelled on the Kirkstall store near Leeds, where Morrisons sells ten different types of Chinese greens; nine varieties of loose tomatoes and ten lines of loose mushrooms, including Italian black summer truffles – a first for one of the four big supermarkets.

PETFOODS – THEY’RE FOR DOGS! Calling on over 75 years of experience making pet food, Pedigree aims to provide leading-edge animal nutrition that’s affordable for everyone. Everything the company does is for the love of dogs – according to the website, from dogs in the offices to dog-friendly meeting rooms, they’re passionate about paws! So when the Mitton team visited the site in Birstall, near Leeds, they weren’t at all surprised to find dogs everywhere! Our task will be to provide building services for two new extensions, the first increasing capacity in the process area and the second for warehousing and distribution. The main contractor for the project is Clugston Construction, one of the North’s leading privately owned building and civil engineering contractors, our partners for many past projects and with whom we enjoy an excellent working relationship. Mitton will be installing all services to the process area, extending existing services, including ventilation, hot and cold water, steam and condensate. Part of the Mars Complementary Petcare, Pedigree at Birstall is the European Head Office for Complementary Petcare.

DON’T FORGET THE FGAS COMPLIANCE DEADLINES! The Air Conditioning and Refrigeration Industry Board (ACRIB) FGas Implementation Group has taken a lead on working with UK Government on the implementation of the European Fluorinated Gases Regulation, which came into force on 4th July 2007. New record keeping and leak checking regulations have come into force for users of HCFC refrigerant. No virgin HCFC can now be supplied or used for servicing existing installations, and by January 2015 no recycled or recovered HCFC can be supplied or used to service existing equipment. This has led to the introduction of new requirements for leak checking procedures, labelling of new equipment, reporting of production and training and certification of individuals and companies. The UK has adopted the City & Guilds 2079 and CITB/CSkills J11-14 as the DEFRA-recognised F Gas Qualification. Individuals carrying out activities covered by the FGas regulations can only operate if they have obtained the new FGas qualification (City & Guilds 2079/ ConstructionSkills J11-14). Over the past 12 months, qualified staff from Mitton have replaced well in excess of 130 R22 systems in advance of the target date of 2015 for total phase out. In line with the Health & Safety Executive’s CDM (Construction Design Management) guidelines, Mitton continues to work towards designing systems focused on safe working practices. Mitton’s Contracting Division has just completed the first refurbishment store for ASDA, located in Gillingham, Dorset. The Gillingham store was one of six originally owned by the Focus Group, which were acquired by ASDA earlier this year for transformation into ASDA supermarkets. ASDA has commissioned a total refurbishment and extension for this store, with all mechanical services work handled by the team from Mitton, including provision of hot and cold water, heating and ventilation systems. With a nationwide network of service centres and contracting teams providing building services contracting and aftercare facilities across the country, Mitton is now tendering for additional business with ASDA.

THE ENGINEERS OF THE FUTURE

If your building operates air conditioning units over 12 kW in power, current legislation demands that these are energy assessed every 5 years and carry a valid energy assessment certificate. For all new systems installed on or after 1st January 2008, the first inspection must have taken place within 5 years of the installation date. Mitton’s Air Conditioning Division provides a specialist service to comply with this legislation. Alongside this, our objective is to give building owners and operators accurate information about the performance of their air conditioning plant, and to identify opportunities to save energy and reduce operating costs. This comprehensive service includes lodging our reports with a government-approved accreditation scheme to guarantee compliance with the legislation. ISO 22000 is an international standard that defines the requirements of a food safety management system covering all organisations in the food chain from “farm to fork”. The standard is relevant for any business in the entire food chain, including producers of equipment, packaging material, cleaning agents, additives and ingredients. Food processing and associated organisations accredited to ISO 22000 standard must provide documented evidence of service and maintenance for all equipment and services used within the process to ensure that subsequent certificated inspections are successful. Mitton operates specialist service and maintenance teams trained to meet these requirements, dedicated to businesses accredited to ISO 22000. These teams assume duty of care for a full range of services including water, compressed air, vacuum, air handling/ventilation and specialist gases as well as steam and condensate and L8 regulations for the control of legionella bacteria in water systems. All Mitton staff working on ISO 22000 related projects are qualified to Food Hygiene Level II certification in line with regulations. The service is tailored to meet needs of each individual customer, with each site assessed and optimum packages implemented. Mitton also provides professional advisory services in line with changing legislation. Mitton’s Aftercare packages for the food processing and associated industries are managed from the company’s service centres nationwide, providing support and professional backup 24 hours a day, 365 days a year. Raymond Cunningham, Operations Manager Engineering for Woodhead Brothers, is clear about the benefits of Mitton’s service to his organisation. “Mitton look after all our services on site, covering all production times and service requirements out of hours. From Monday, 31st October 2011 our out of hours helpline will be manned by Mitton’s own qualified BMS engineers with an in-depth understanding of our customers and their plant and equipment.
