Kathleen’s career in Real Estate began in 1993. After having relocated seven times in her adult life (!), she figured she was qualified to advise and represent sellers and buyers about the process. Since then, she has worked with hundreds of clients in successfully negotiating the purchase of the home of their dreams, or in obtaining the best possible price and terms for her sellers. Mike Santoleri understands that real estate is about relationships – the ties forged between people and place. He has spent the last 29 years of his life to sharing his Real Estate knowledge of the Delaware Valley he loves so dearly with people keen to remain, or plant new roots, in the area. Having begun his real estate career in 1987, Mike has worked in all facets of the real estate industry – from residential sales, leasing, commercial, and property & office management. Mike serves as the Broker/Owner of RE/MAX Preferred’s two franchise locations, with over 60 real estate agents and 12 staff members. He is a member in good standing with the National, Pennsylvania, and Suburban West Realtor Associations. Mike is a graduate of the Real Estate Institute (GRI) and an Acreditted Buyer Representitive (ABR). Mike’s real estate successes have included being named a Main Line Realtor of the Year Award, RE/MAX International PA & DE, Broker of the Year award, a Philadelphia Inquirer 5-Star Realtor, and is a member of the RE/MAX Hall of Fame. A Chester County native, Mike lives in Berwyn with his four children, Mike Jr., Dan, Megan, and Cara. Over the years Mike has spent his non real estate hours, coaching youth sports, out on the links, pleasure boating, and walking trails. Mike is a 1983 graduate of Lycoming college where he awarded the Senior Business Management Award at graduation, and in 2003 was inducted in Lycoming College Athletic Hall of Fame.

Personalized Website For Your Home

Custom Color Brochure/Printed Material • We will create and customize a full color brochure, including multiple pictures and descriptions, a floor-plan, neighborhood, community, Public and Private school information, and the historical background of the property (if applicable). • We will also create to use in our marketing campaign, full-color postcards. They are delivered to surrounding neighborhoods, our personalized mailing list, RE/MAX Preferred mailing lists, and the local real estate brokers specializing in similar priced homes.

Professionally Photographed High Definition Virtual Tour & Photos • We contract and oversee a professional photographer who will take a Virtual Tour Presentation – which includes a minimum 7-9 different virtual tours in and around your home, and pictures/videos shot by a drone (if approved by you and allowed by local authorities), which will be present on all the 75+ Websites on which the home will be viewed. In addition 30-50 photos will be taken by the photographer to be used in our marketing materials. • Our virtual tours are syndicated on YouTube and other home websites. How your home looks online and in printed material is extremely important. You don’t want a Realtor, or one of their staff members, taking listing photos - you want a professional.

Multiple Listing Service (MLS) • We will place the property in the MLS immediately, not wait the customary 3-5 days that some offices practice in order to keep the sale “in house”. Our MLS posting will include all room sizes, full text description, maximum number of pictures, virtual tour, sellers disclosure, and floor-plans

Direct Mail Contact with Other Companies/Agents • As stated above we will email to our list of the top 100 local Realtors a full-color postcard, followed by an email link to the website we’ve created. We strive to continually place the property in front of other agents during the listing period.

Broker Tour • We will host a broker tour, including serving food and beverages, on the first Tuesday the home is listed.

Twilight Social Opens* • We will have a special twilight wine & cheese party (invitation only) for local full-time professional realtors, who specialize similar priced homes in the surrounding area. We may also have twilight ice cream opens for the public, along with our standard Sunday public open houses.

Staging Consultation • We would like to offer Kathleen’s staging expertise. She is well educated in staging and has helped a number of our sellers staging their homes for sale and with builders in staging and purchasing furniture for model homes.

RE/MAX Collection of Homes* • We will place the listing in the prestigious “RE/MAX Collection”. This includes less than 10% of all RE/MAX listings. These listings include are Fine Homes, Luxury and Unique properties which are advertised worldwide in the RE/MAX Collection magazine and website. We do more to get your property sold for the highest price and in a professional and timely manner. • We will create a website exclusively for your home. The site will include professional pictures, virtual tours, school info, directions, community information, etc. The link will be advertised on all of our marketing material & accessible from most of the websites where we appear. Promote Property on Historical Websites* • In addition to the numerous top real estate websites the property will be placed on, we will advertise and place on the top historical home search sites such as Circa.com, OldHouses.com, PreservationNation.com (National Trust for Historic Preservation), etc.

• We will create a quick full color vignette for your home which we use to send to clients, friends, etc to promote the listing via email, Facebook, Twitter, etc. We also provide you with a link to send to your sphere of friends and acquaintances.

Provide Regular Feedback • We will be in contact with you on a weekly basis, if not more often, to review feedback from showings, discuss any current competition, market changes in the WS school district, and an update on our marketing endeavors.

Signage • We have our sign company place a large metal post “RE/MAX Preferred” or “RE/MAX Collection”* sign on your property, along with a sign rider directing prospects to the home’s website. We will also provide directional signs at the driveway entrance for further exposure.

Schedule a second meeting with you to review CMA, discuss our pricing and marketing suggestions and strategy, Sellers proceeds sheet (see next page), recommended improvements, and answer any/all questions you may have regarding our proposal.
