MLS The bread and butter of the real estate industry. MLS is a staple and allows your house to be syndicated to numerous real estate websites as well as being searchable by all registered agents. Open House Another staple in the industry, open houses are best utilized with a properly priced home. Meeting certain criteria makes this a powerful tool especially when there’s not a lot of competition for a particular property. Broker Tour A tour that usually takes place during the work week where brokers from around the area preview the home. They see broker tours scheduled on MLS but we like to send personal invites to the top 10 agents in our surrounding communities. Brokers then report to their own clients that may be interested in your home after the preview. Craig’s List Many REALTORS® already use Craig’s List to promote their listings. While we were one of the early adopters in our market to do this, we are still one of the only, if not the only one in the area that uses their own HTML code for advertisements. While takes listings right from MLS, few realize or take advantage of enhanced listings, a tool that allows agents to add numerous pictures, statistics, and remarks. We do. Rhode Island MLS We didn’t have to subscribe to an additional Multiple Listing Service, and certainly not one out of state, but Rhode Island subscribers have their properties featured in additional monthly publications. We knew we had to pick up these perks for our client base. Virtual Floor Plans We have had enough of the poor quality pictures for real estate Listings and we’re sure you have seen them. We hire a professional photographer to visit each new listing to take photos and create digital floor plans. We offer this standard marketing tool for every listing, not just the most expensive homes. MA-PASS We subscribe to a service that allows us to show your house with ease. This third party company will notify you when someone wants to see your home and offers the ability for agents to leave feedback. You receive that feedback as it comes in, keeping you informed as to how your home is being evaluated by the people that count, the buyers. Home Staging If your property is vacant or not presentable in your eyes, we will gladly help you get your home staged. According to the National Home Staging Association, a staged home sells significantly faster than a non staged home, and at a higher price. Other agents have asked us to allow their sellers to visit some of our staged listing to prove to their own clients how important it is to maximize their selling price. Interior Design Consultation Maybe home staging isn’t necessary for your property. When you sign a listing contract, We will have our partners at Haddad Hakansson visit your home and give you a one hour consultation on what you can do to stage your home with what you already have at no expense to you!
