Weigh the Pros and Cons of Custom Home Building Whether you currently own a home, are renting, or are just beginning your life as an adult, deciding where you are going to live is a challenge. You may have an idea of the location in mind, like the beautiful Tyler, TX. However, finding the perfect abode can be one of the most difficult things you do in your lifetime, especially if you hope to stay in this location forever. Then there is always the question of if you want to buy an already built location or if you would like to build your own. In recent years, the time that a home stays on the market has decreased significantly. This is an even bigger problem in areas that are more populous or are growing rapidly. This means that once a location goes on the market, you will have very limited time to check it out and see if it is the perfect choice for you. This can make finding your dream location even more difficult and can make it nearly impossible. By building from the ground up, you take away this level of competition.

Of course, this leads into possibly the biggest benefit that comes with designing your own house from the foundation up. Customization on a preowned location can be more difficult because the floorplan and basic outline is already in place. Redoing these choices can be even more costly than just starting fresh. By customizing your options, you can choose everything from the number of rooms to the cabinets and flooring options.

Another big factor is that older options can need a multitude of upgrades in order to meet current codes. The building codes are constantly changing and newer materials are often safer and more energy efficient. Also, newer builds will have more up to date technology, such as smart features that did not exist when older models were originally built. Something else you should consider is that pre-owned options may have preexisting issues that you may not know about, such as leaking roofs, mold, aged heating systems, and more. Of course, as with everything in life, there are some cons that come with building your own house versus buying one that has already been placed on the market. On average, you are looking at around half a year or more time before the project is finished. If you are on a time crunch to move in, this can be a huge challenge. However, if you are already living in a fairly stable situation, this may not be an issue and the time frame can be more flexible. This leads into the second issue, which is if there is a gap in the time between moving from your current house to the new location. This can be challenging as you will not have somewhere to put your items, or may need to rent a temporary apartment until the construction is complete. If you are moving somewhere that has family nearby, you can always live with a close family member until everything is ready for move in. Each individual situation will affect this process differently but should be something that you consider. Another issue, which will also vary by individual, is your basic budget. If someone is eager to sell their home, you may get more square footage for less by wheeling and dealing their price. However, when you design your own house, you can choose what types of materials to use and be in control of the price that way. You should always consider the amount of work the pre-owned location would need, because doing an extensive amount of remodeling can lead to higher prices than designing your own would.
