Finding the Right Loan
t is time to take the leap into homeownership but you’re not sure what the best route is for you to move into your own home. Central Willamette Community Credit Union is here to help you every step of the way. What type of loan suits your needs and your goals the best? Do you have a good sized down payment or none at all? Are you looking to pay off your home in as little as ten years or would you rather have a longer term? Are you a veteran? How’s your credit score? So many questions but luckily, Central Willamette’s team of experts can help you answer all of these questions and more as they find the loan that is right for you. Rebecca Tolentino described the conventional loan as the most conservative when it comes to qualifications. A credit score of 620 or better is needed to qualify and you may need 5% down. It also offers the most options- 10, 15, 20 and 30 year terms. For first time home buyers, the ‘Home Ready,” product is an option where
you can learn about purchasing a home and with the proper steps, earn the chance to lower the down payment requirement. An FHA loan only requires 3.5% down and, according to Susie Plowhead, it is more lenient when it comes to outstanding debts and income levels. Only two terms- 15 and 30 years- are offered. The FHA loan can be the best fit for people looking to put a minimum down and with more relaxed credit requirements. VA loans are designed specifically for veterans. No down payment is required but closing costs are still applicable. Terms can be either 15 or 30 years and no mortgage insurance is required. A minimum credit score of 600 is needed and up to 100% of your purchase price can be financed.
