Nestled along the beautiful winding roads outside Lead, SD is an exquisite 5900+ square foot home featuring modern amenities and recreational appeal. This custom double A-frame stunner by George Custom Homes, aptly named, “The Parallel,” lies in the heart of the Black Hills Recreational Corridor and sets the standard in luxury vacation rentals.

Surrounded by the scenic byways and majestic landscapes of the Black Hills, this home is a haven for those seeking a recreational retreat with breathtaking design. The two A-frames at each end invoke the memory of rustic lodges dotting the hillsides while the connecting structure runs parallel to the ground and elevates the feel with contemporary individualism. Bridging the outside and in, large, matte black Gerkin Rhino windows look out over the wooded landscape and a palatial patio offers space to indulge or unwind.

The home was designed with the intention of hosting families and friends in spaces where gathering together is a central function, with the option of having seclusion and serenity that nature inspires. A plaque just inside the entry introduces the guests to “The Parallel,” an incredibly immersive, luxurious, and palatial piece of western wonder.

“Our goal is to create a destination here and this place is unique,” says April George of George Custom Homes.

Individuality and custom features are something George Custom Homes consistently does well and it takes an entire team of trusted draftsman and craftsman to finish it out perfectly.

“Chris and I designed this plan with our draftsman, from the windows, the dividers to the windows, how they’re laid out, and everything is fully custom,” says April. “The floating staircase was created by our metal fabricator and Chris assembled everything and cut, stained, and created the treads. It was a giant team effort.”

With 7 bedrooms, 6.5 baths, 4 bunk areas, and two kitchens, this home is more than equipped to host 34 people for a

Black Hills

gorgeous getaway with access to two pools, a pickleball court, and other amenities within the planned community. There is a garage for your daily driver and recreation vehicles, spacious living areas for games, entertaining, or relaxing, and specially designed hang-out spots outdoors.

This double A-frame is a tribute to structural beauty, natural comfort, and contemporary living. Herringbone drip tile floors run throughout the main levels of this home and pair beautifully with the 31-foot-tall peaked ceilings of darkly stained wood. Matte black accents and carefully chosen accessories add a layer of luxury and the George team has ensured that every inch of this exceptional home has the form and function to withstand the test of time and weather.

Taking design inspiration from its location in the Black Hills, each of the seven bedrooms and bathrooms has a theme and a plaque at the entrance to the room making an inspiring introduction. The Terry Peak room, for instance, has a large custom mirror in the shape of ski goggles, sidelamps made of skis, and a sign indicating the different slopes along its namesake. Paying homage to the builders’ love of the outdoors is The Jeep Room, outfitted with yellow ducks, a personally curated photo

of Jeeps, and an attached bath that contains one of the unit’s laundry rooms, which plays off the dirty side of ATVing and the need to get clean.

Other rooms are the Rushmore Room, Gold Miner’s Room, The Rally Room, Spearfish Canyon, and The Badlands and each embraces the colors, sights, and feel of their namesakes.

Because kitchens tend to be the gathering places, there are two in this home that are individually different in size and style, but as equally well-appointed. Additionally, each of the A-frames contain a catwalk with bunk beds and fun children’s spaces tucked into them; another intelligent use of space and design.

Another incredible feature of this home is the main living area fireplace. This gorgeous structure was influenced by the floating fireplaces popular in Europe consisting of a stand-alone chimney hood over a single base that contains the gas fire.

While there are many unique features to this home, one of the most impressive is the concrete dining table. Designed to seat ten comfortably around its perimeter

and depicting the ATV trail maps on its facade, this artistic, functional piece is another of the home’s great places to gather.

Even though this home was built in Western South Dakota as a rental, it received the same attention to detail, superior craftsmanship, and flawless design that George Custom Homes is known for in the Sioux Falls region. Their incredible dedication to curating the perfect home for their customers has resulted in some amazing builds.

With flawless precision, impeccable design, and a talented team, George Custom Homes has once again delivered unparalleled perfection with a new destination for recreation, gathering, and fun.

Located in Tea, SD 1235 E. Wayne Place brings together the best of spacious, open living and sleek, modern touches giving the home a modern and clean feel.

“This home in particular has several modern features,” Amy Evans of Nielson Construction shares.

This exceptional residence boasts a roomy, open floor plan that effortlessly blends style and functionality, offering an inviting atmosphere perfect for both relaxing and entertaining. Sleek, clean lines and contemporary finishes define every corner of this beautiful home, highlighting its commitment to modern elegance. From the lightfilled living spaces to the thoughtfully designed kitchen, each area is crafted with an eye for detail and a passion for sophisticated comfort.

The floor plan includes an expansive 1,296 sq. ft. The two-bedroom, twobathroom design provides plenty of space. In addition to a cozy den, the home offers a welcoming living room perfect for entertaining or unwinding after a long day.

The thoughtfully designed kitchen combines style with functionality, catering to all your culinary needs. Step outside to enjoy the covered porch, a serene spot for morning coffee or evening relaxation.

Sleek white cabinetry and countertops throughout the kitchen pair together with black appliances and kitchen fixtures creating a modern contrast.

Those clean, white touches are carried throughout the home from cabinetry to trimmings and beautifully detailed countertops. A fully tiled master shower proves to be a show stopping piece within the home.

Large windows in the living room area allow for natural light to flow in through the space and fill the kitchen area as well. A small, intimate dining area is located off of the kitchen and directly off the dining space is a large covered porch allowing homeowners a space to host outdoors as an extension of the kitchen.

Conveniently located in Tea, this new 55-plus development at Serenity Park allows homeowners to experience a small community feel that is big on style, convenience, and maintenance-free living.

Serenity Park offers small-town living in Tea, SD plus easy access to shopping, health care, entertainment and more in Sioux Falls. The development is located near Interstate 29 exits to Tea and Harrisburg and all of the amenities that residents might need or want are within a short 15-minute drive.

The 55-plus development will have a total of 97 homes, encompassing a mix of single-family houses, twin homes with or without basements, and one tri-lex. The homes’ square footage ranges from 980 to about 1,300 square feet, with move-in ready customizable options.

“We provide a variety of price points and styles of homes, and our quality is the same throughout at any price point,” says Lexie Ricci, Nielson Construction’s Vice President of Sales.

According to Lexie, “We can take our floor plans and grow them some. They can be custom built from start to finish. The lot sizes

could also be customized, or we could change interior room sizes if we were to custom build from start to finish.”

Serenity Park’s homes are ideal for the active adult looking to make a move. Maintenance-free living is a key benefit as the homeowner’s association takes care of snow removal – a bonus whether residents live in the development year-round or travel south for the winter. The HOA’s fee also covers yard maintenance, garbage service, and use of the community building, which includes a workout room, kitchen, outdoor grill area, and pickle ball courts.

Encompassing 4,744 square feet, this elegant multi-level custom home boasts five bedrooms, four baths, and an array of exquisite features throughout the home, including the centerpiece staircase leading to the second and lower floors.

The oversized garage features four stalls and ample natural light, and the home’s exterior features a natural stone facade with charming horizontal board siding, bronze framed windows, and contrasting light-painted trim. These striking details flow seamlessly throughout the home’s vast covered patio areas, making this house perfect for outdoor entertaining.

Crafted by the talented team at Jeren Homes, their personal approach to construction is expressed in this distinctive home. Owner JJ Myott believes a new home should include what is the most useful and functional for the owner as well as what makes their home unique from others. “We, at Jeren Homes feel the same way about our work on every house,” JJ says.

Entering through the inviting front door you will find yourself in a light-drenched, open, and multi-level living space. The center of the house has soaring ceilings and huge windows framing an expansive view. Beyond the main entryway is the bright living room and dining area with a contrasting feature wall. Winter nights will have you gathering in the living room around the modern inset wall fireplace with a large TV niche above and built-in cabinetry framing the wall.

Further into the space is a massive open kitchen with a large island, custom floor-to-ceiling white cabinetry, and a walk-in pantry. The beautiful, solid surface countertops make cooking, entertaining, and cleaning up a breeze. Off the kitchen is a convenient laundry room and an exit into the large, epoxy floor garage, allowing easy access for groceries, school backpacks, or supplies.

On the main level is the primary bedroom suite and expansive walk-in closet, with a large bathroom, custom tile shower, ceramic tile floors, and a luxurious free-standing bathtub.

Centered in the space is a beautiful, wide staircase featuring tall picture windows with transom windows above, flooding both the main and upper floor with natural light. Off the kitchen, three steps down take you to a light-filled room with 12-foot ceilings perfectly equipped for a private home office.

The centerpiece staircase also leads from the main living floor to a lower level, which is full of surprises for the sports and fitness-minded family. First, you’ll find a cozy

family room space with a second inset wall fireplace and room for a large TV, plus a wet bar with warm wood tone cabinetry.

Down a short hallway you will find an amazing indoor sports court with a 20’ high ceiling and natural light streaming in from high windows placed on three walls. On the way back into the family room, step down into a private, custom workout room, just waiting for your mats and free weights! The lower level is home to the final of the five bedrooms and a full bathroom with seashell toned mosaic tile walls.

Lofty cathedral ceilings continue into the primary bedroom suite. Additional luxury details include a heartwarming wall fireplace and sliding doors to the outside deck as well as a large walk-in closet. Why It Might Be A Good Time To Buy

Homeownership has always been considered part of the American dream. But the real estate roller coaster of the past few years has made it seem like attaining this dream is impossible. In a 2024 Harris Poll study, 60% of Americans said they didn’t believe they would ever own a house, citing high interest rates as the biggest barrier. Before you give up, here are a few things to consider.

Interest rates will change… and change again.

While interest rates are higher than in the past few years, they aren’t historically high.

According to Federal Reserve Economic Data (FRED), rates on a 30-year fixed loan reached 18.63% in October of 1981. Since then, mortgage rates have averaged between six and eight percent. Rates can change daily, even hourly, based on factors like inflation, investor demand, consumer behavior, the economy, world events, etc. One thing you can count on is rates will always fluctuate, so don’t let that hold you back.

Housing prices may keep going up.

Since 2020, the United States has seen a surge in home prices. At the start of the decade, the median home price in the U.S. was around $329,000. Four years later, it’s $420,800.

The good news is that when you buy a house, you begin to build equity and long-term wealth, something you don’t get when you continue to rent. Historically, when mortgage rates drop, housing prices tend to go up, so chances are good prices are lower today than they may be next year.

There are financing and assistance options to help make homeownership affordable.

You might be surprised at how many mortgage programs are available. A local mortgage lender like First PREMIER Bank has access to various grants and programs.

For instance, we are currently partnering with South Dakota Housing to help recent college and university graduates get their first home with Grants for Grads. First PREMIER is also partnering with the Federal Home Loan Bank of Des Moines to offer mortgage rate relief at up to 2%* below the market rate. This is available to qualifying buyers and homeowners who are refinancing and meet income guidelines. There are also downpayment assistance programs, rural development loans, and community and job-specific grants to make your home happen.

Is this the right home for YOU?

Homeownership is a significant financial commitment. Ask yourself if you are ready. Is your credit in good shape? Is your employment and income stable? Are you content living in your community? Do you have excessive debt? Are you ready for all the other things that come with home- ownership, like maintenance and repairs?

Two of the hottest trends in residential glasswork are wet rooms and glass railing systems, but don’t let the word “trend” scare you off.

Though they may be popular now, these features offer timeless appeal that’s sure to enhance the value of your home for years to come.

Explore the benefits of wet rooms

Wet rooms have been around for a long time, but in the last two years we have seen an increase in popularity for clients who are building or remodeling bathrooms.

Typically, this involves enclosing an area of the bathroom with glass and adding other elements to make the space waterproof, though in some cases, the entire bathroom is designed as a wet room.

At Glass Doctor, we can install glass wherever necessary in a design, whether that’s a full or partial wall, doors or mirrors. For example, the shower and tub are typically placed in an open-concept area encased in glass,

eliminating the possibility of water splashing into areas where it might do damage.

We offer high-quality products for your bathroom project, including tempered and Starfire glass. Tempered glass is always used in bathrooms, ensuring safety and aligning with building codes, as it will not shatter into sharp pieces.

Starfire is an upgrade — typically incurring about a 10% cost increase. We recommend it on indoor projects like bathrooms for its aesthetic appeal. Most glass has a green hue to it which can impact the room, depending on lighting and reflection. Starfire glass is the most brilliant glass available, offering a clear or slightly blue hue and giving a crisper look overall.

Aside from the clean, modern aesthetic that wet rooms offer, they also have practical applications. Because wet rooms allow you to walk directly into the shower, they eliminate hazards for those with limited mobility, safeguarding your home as you age.

For those with young children or pets, a wet room offers a practical space for baths or other messy situations. Wrangling a muddy dog for a bath becomes much less stressful when the space can be sprayed down with no worry of splashing walls or floors.

So, whether you’re aiming to create a luxurious and modern feel in your bathroom, or looking to protect against water damage and safeguard your home for all ages, wet rooms are a trend we don’t see going anywhere soon.

Understand the appeal of glass railing systems

Glass railing systems are another style choice that has been around for a while but has recently been getting muchdeserved attention.

Whether you’re looking to add a stunning catwalk or indoor railing to your home, or a sleek outdoor system to take your landscaping or deck to the next level, Glass Doctor can make your vision come to life.

Inside the home, glass creates visual interest, as well as giving the illusion of more space. Interior glass gives the home a sleek, modern look, and it’s the perfect way to stay on trend, while locking in a classic, timeless style.

One of our favorite ways to use glass in residential projects is in outdoor living spaces. If you have a gorgeous view in your backyard, a glass railing on a deck or patio allows for safety and clean transitions, without blocking views like a wooden or metal railing.

Here in South Dakota, with strong winds coming off the prairie, we’ve received enthusiastic testimonials from customers who say that glass deck panels do a phenomenal job of offering protection from the wind.

Additionally, while glass needs to be cleaned just like any material, we’ve found its ease and durability superior to wood and metal. All it takes is a quick wipe with a cloth and some glass cleaner, compared to the maintenance of power washing, painting or staining.

We also offer a product called Clear Choice that can be applied prior to installation to prevent hard water stains. After the first application, we recommend touch-ups with our revitalizer spray once or twice a year to keep your glass clear and crisp.

It’s time to take your space to the next level with glass!

Natural light will envelope you in this six-bedroom, four-and-a-half bath home at 1702 Tom Sawyer Trail in Harrisburg, South Dakota. Encompassing 5,496 square feet, this modern farmhouse style home boasts vaulted beam ceilings, high-end appliances, custom cabinets and a detached garage space.

Natural tones with a moody vibe are on full display from the second you walk up as black brick columns and solid 12’ x 12’ cedar posts greet you on either side as you step up to the clear glass double front door. As you take your first steps in, the soaring vaulted ceilings made of custom white rift sawn oak, and large windows from Anderson Windows make this space feel never ending.

“When we design houses, we design around having a lot of natural light,” says Chad McCoy, president of McCoy Construction. “It makes the space feel larger and brings a nice airy feel to it. We did a full window on the back of the living room to match the trapezoid windows that would fall in the same line as the vault of the ceiling.”

Enjoy beautiful views as you gaze out onto the deck and large back yard featuring a fire pit and patio that sits on almost an acre.

“One cool thing about this space is it has a lot of mature trees in the back yard. You don’t necessarily get that with newer construction, especially in this area,” Chad says.

As part of the expansive backyard, you’ll also find the secondary outbuilding encompassing 1,200 square feet with epoxy floor and the same beautiful trim as the home. Stepping back inside, high-end misty white oak laminate floors guide us back to the living room. Drawing your eye to the middle of this room is a black brick fireplace from Fireplace Professionals that extends to the ceiling with floating shelves on each side and picturesque lighting above to create a centerpiece of luxury.

Nestled behind the living room sits the most gorgeous kitchen, featuring quality craftmanship with its white rift sawn oak cabinets and range hood, two-toned white and black quartz countertops, Thermador appliances and champagne bronze fixtures.

“We actually built a hidden pantry in here. It’s “We actually built a hidden pantry in here. It’s really a great space with a nice sized pantry with room for appliances and cabinets that wrap about the perimeter of the room. We also did quartz countertops, too.”

Off the kitchen/dining room area, you can take in more incredible views from the screened in porch connecting to the deck. As we head down the back hallway, there is a half bath with wainscotting and distinctive wallpaper to finish out the look. Stepping into the mudroom, herringbone brickstyle tiled flooring with locker cabinets leads us into the four-stall garage with epoxy flooring and shop lighting.

The main floor has so much left to see. Heading past the living room area, we find a quiet den nook perfect for those looking for a nice place to curl up with a book. Gorgeous wainscotting leads us down the hallway to the first laundry room with natural stain birch cabinets and white and black hexagon tile.

Continuing to the master suite – vaulted ceilings featuring shiplap greet us once again here with a single beam running down the ridge. A luxurious bathroom boasts a sliding glass door shower with champagne bronze fixtures, white rift sawn oak vanities with a granite backsplash and a huge drop-in tub with jets. Woodgrain paneling tile

runs up the length of this wall as picturesque views of the backyard cascade over you as you soak.

Up the open hand-rail staircase to the top floor of the home we find the second laundry room, three bedrooms and two more bathrooms – one of which is Jack-and-Jill style.

“That’s one of my favorite Jack-and-Jill bathrooms that we have done,” Chad explains. “They have their own vanities and toilets and the only part that is shared is the tub area.”

A loft area rounds out the top floor – another great space to unwind.

If you’re looking for a moodier vibe, head down the stairs to the basement level. Here you’ll find an office, bedroom, bathroom and a large living room with an electric fireplace with accented with herringbone wood.

One of the best places to relax might just be the bar area with black brick backsplash, black quartz countertops, hickory cabinets and iron oxide tile flooring. Looking for

a little more energy to relieve that stress? Look no further than the workout room.

“We had rubber gym flooring installed with a wall of mirrors and a ballet bar,” adds Chad.

You’ll have no problem finding your favorite hangout spot in this home. With craftmanship on full display, McCoy Construction is set to make your dream home a reality.

Life is sometimes a bit chaotic for Brandon and Danielle Hoyer. As co-owners of BH Construction, the two balance their job, their marriage and their three kids pretty seamlessly.

“I think the main part is just knowing we are a team unit,” says Danielle.

“And that trust in your family is so important as well,” adds Brandon.

It was just 13 years ago that Danielle and Bandon started BH Construction. At the time, they focused on agricultural buildings and residential framing. About five years later, they made the switch to new residential home construction and Brandon obtained his general contractor’s license.

“The first house we did was actually our personal house,” says Danielle. “We did that one together from start to finish and really did some great collaboration on it. We realized we enjoyed working together and we did our first spec house after that and made a run from there.”

One thing the duo prides themselves on is making sure the BH Construction projects are different from what is currently available on the market.

“Some builders might stay within the modern style or modern farmhouse design, but we like to be all over,” says Brandon. “We’ve done modern, contemporary, transitional, and we’ve built two stories, ranches and slab on grades. So, we are always open to a new challenge to try to bring in new product to our market.”

The other thing they pride themselves on – family.

“Our three boys, Braylon (12), Beckett (10) and Merrick (5), are very involved in the process as well,” says Danielle. “They’ve been to more job sites than they probably like, but they are there each step of the way with us. They come to vendor meetings with us and help me pick out paint colors.”

“They definitely know which vendors and stops provide the best snacks and goodies for sure,” jokes Brandon.

“Between Brandon and I, it’s about keeping communication open,” says Danielle. “Always supporting each other and trying to fully hear each other out. The two of us have to come together for a vision for the business. Sometimes we don’t always see eye to eye on things, but we always hear each other out and make sure at the end of the day we are on the same page with everything.”

Their two project managers, Brandon’s brother Skyler and their friend Mike, who has been with Brandon and Danielle since the beginning are also a big part of the family business.

“One of the words I would use to describe BH Construction would be family-centric,” says Danielle. “You can see it in how we work, who we work with and in the quality and design of our projects. There are so many clients we have established fantastic relationships.” So, our family values are at the heart of what we do every day. When you drive down the street, you know when it’s a BH Construction house.”

“Our boys talk about how they can’t wait to join in on the family business when they are older and that’s so cool to hear,” says Brandon.

Another thing that they attribute to their success is social media.

“We’ve been pretty transparent and open on social media showing behind-the-scenes of work life, but also sharing some moments of our life outside of work,” says Danielle. “It’s really helped to personalize Brandon and I, not just as BH construction.”

Another thing they show – their funny farm.

“It all started around COVID and we had three boys homeschooling,” says Brandon. “So, we wanted to give them a hobby and teach them some more responsibility on chores and getting rewards. We built a little animal barn on our acreage and started with a few chickens. Every year, well sometimes every month, a new little critter would join the family.”

“We have two miniature donkeys, two pigs, three goats, all kinds of different birds like peacocks, guineas, and chickens,” says Danielle. “We have an indoor bird aviary as well where we have tropical birds like parakeets, finches, cockatoos, conures, a couple of guinea pigs and our dogs and cats.”

In all the chaos of running a successful business and raising a family and animals, Danielle and Brandon say it all comes back to communication and trust.

“There are a lot of decisions that go into it,” says Brandon. “So, to know that Danielle and I fully trust each other on those decisions to make the company continue to keep growing, is critical.

“Keeping that communication open, making sure that we are always hearing each other out and being each other’s biggest supporter is so important,” says Danielle. “And we couldn’t do what we do without it.”
