The Real Estate Advisor Welcome to the quarterly update on the Narangba Marketplace Welcome back to the Real Estate Advisor. I had a great response to the first addition and a number of queries for advice on different real estate topics. The start of 2010. 2010 holds plenty of promise for home owners and investors. There are plenty of buyers out and about who are willing to commit to purchasing new properties. This is great news and shows confidence returning to the market. Discussion Topic Method of Sale was one topic that you quested more information on. The two main methods are ‘Sale by Private Treaty’ and ‘Auction’. I have included a table below which outlines some of the differences.

Benefits:  Well Understood  Sellers and Buyers comfortable with the process  Calm and Controlled (most of the time)

Benefits:  Set time frame – there is an end date  Unconditional contract when sold under the hammer  Property can be sold prior to, at or after the auction Potential Drawbacks:  Not well understood  Can be a deterrent to some buyers  Can be scary for the seller if there is a lack of communication between seller and agent

Potential Drawbacks:  No set time frame  Vendors left waiting for offers/contracts

Communication between the vendor and the agent is essential in whichever method you choose. Without communication, unnecessary tension and stress can build, which in the end may cost a sale, or at the very least, leave the vendor with a bad experience, cynicism and a lack of trust toward agents.

DID YOU KNOW? Rifle Range Rd is named after the shooting range that once existed in Narangba, from 1931 to 1980. Morrie Duncombe ran the range which stretched from what is now the Narangba Ambulance Station to the top of Rifle Range Rd (with the roundabout of Pioneer Drive).
