Appeal There is no denying the power of curb appeal. Looking at your property subjectively from the standpoint of a potential buyer is the best way to prepare your home for sale. Residence featured on page 74 | 13

Walkways…entrances…landscaping plans…there are specific details on which focus is necessary in order to create a picture-perfect view of your home that truly says “welcome.” The façade of a house, whether it presents a wraparound porch, sweeping marble staircase or an ivy-covered stone wall upon approach, sets the overall scene. Other factors should fall into place based around this main element. The front door shade and style are immensely important and should be considered thoughtfully. A pop of lively color might suit a modern, contemporary home, while a muted tone that complements the roofing, shutters Residence featured on page 69 or window trim may neatly tie together a more traditional look. Otherwise, etched glass, custom metalwork or rich wood grain are all elements that can help establish a particular tone. Of course, landscaping is the next critical consideration. One of the joys of Florida living is the abundance of beautiful plants and flowers that thrive here. The options are almost limitless and certain selections can be enjoyed all year long. One general word of warning—not only does just about anything grow here, it all grows very well…and quite tall. This must be kept in mind when designing a landscaping plan. Spacing is important so that a cluttered look does not develop a season or two down the line. Simple-and-neat carries more visual impact than complicated-and-untidy. There are four main components to creating curb appeal for the yard: bordering trees, carefully trimmed shrubs, a manicured lawn and a wise use of color. Palm fronds or tree branches should not obscure the front of the home. The goal is to frame, not hinder, the view. If the decision is made to plant new trees, fall is the ideal time of year to do so in southwest Florida. As the intensity of summer subsides and the autumn days become shorter, underground root systems have the best chance to become well-established throughout the coming months, in preparation for the heat of the following summer. Shrubbery that is well-kempt serves to attractively line a walkway, create an adorned path to the front door or pleasingly edge a home’s foundation. Evergreens are an excellent choice because of their durability and weather resilience, but in the Sunshine State we also have gorgeous flowering bushes—such as azalea and ixora— which bloom in a variety of colors to lend some vibrancy.

A well-tended lawn also makes quite an impression. A lush, healthy expanse of green is an inviting greeting to visitors and passersby. Likewise, flourishes of flowers either artfully incorporated into the landscape or planted in decorative containers are true statement pieces, and their palette can easily change and evolve over time. When assessing your property from an outside perspective, it is easier to notice and address any issues: uneven pavers, a cracked pathway, an overgrown oak, a stubborn patch of dry grass, faded or peeling paint. tatistics show that in the wake of an expanding U.S. economy, the Sarasota-Manatee area is experiencing a boost. Welcoming Visitors Who Become Residents


ourism has functioned for decades as a major source of home buyers for our region. Against the backdrop of Florida welcoming a record number of visitors during the first half of 2017, Visit Sarasota County announced the strongest ever April for tourism. In addition to our legendary beaches, golf courses and arts venues, this year tens of thousands of visitors enjoyed an international sporting event right here on Florida’s Gulf Coast– the 2017 World Rowing Championships. Illustrating the uptick in visitors discovering our slice of paradise, a surge of new hotel openings will add 1,112 new hotel rooms to Sarasota’s accommodation offerings within a two-year span. The majority of these hotel rooms will be located in the downtown center of Sarasota within walking distance of restaurants, Sarasota Bay, and arts and cultural offerings.

With fewer new listings hitting the market, buyers are moving quickly when a property with the right price, location and features becomes available.

Most recently, the 255-room Westin Sarasota opened its doors, bringing 26,000 square feet of upscale meeting space and a rooftop pool and bar area to Sarasota. The Westin joins the recently opened 187-room Zota beachfront resort on Longboat Key. Virginia Haley, president of Visit Sarasota, said “We have not had this many new hotels open in such a short span of time in more than a decade,” and cited the expanded sporting events and cultural offerings as reasons for the increased demand.

What does more visitors to the area mean for buyers and sellers as we approach the final months of 2017 and begin looking toward the busy selling season? A look at the trends indicates that those who may be new to the area and searching for a home right now have plenty of inventory to choose from, but possibly not the right inventory to tick every box on their wish list. Total homes for sale is up year-over-year by over 6%, but new listings are only up by 1%. With fewer new listings hitting the market, buyers are moving quickly when a property with the right price, location and features becomes available. Key here, as was the story of the market for the first half of the year, is price. Price reductions have had a crucial role in pending sales which were up 4% overall. In the upper end, we saw pending sales jump 20% overall year-over-year and a staggering 97% rise when comparing June 2017 to June 2016. Price reductions in this category pushed buyers to make offers—as evidenced in the significant sale of 7858 Sanderling Road.
