Metro Parking (M) Sdn Bhd (Metro Parking) was incorporated in March 1991 and commenced operations in May of the same year. Metro Parking has since grown to become Malaysia’s premier parking operator with more than 220 parking facilities ranging from hotels, hospitals, shopping complexes, office buildings to transport terminals. Over the years, Metro Parking has gone through a number of growth phases. These have each been followed by a short period of consolidation. The first phase consisted of company’s establishment and expansion in Malaysia. Apart from its Kuala Lumpur Head office, Metro Parking now has full operating branches in other cities namely Malacca, Penang, Langkawi, Johor Bharu, Miri, Labuan, Kuching, Kota Kinabalu, Kota Bahru and Kuantan. Metro Parking entered phase two in 1992 with the entry into the Singapore market. In a short span of two years, its subsidiary Metro Parking (S) Private Limited, became one of Singapore’s largest parking operators. The year 1994 saw Metro Parking emerging as the industry leader in Malaysia, with 83 car parks consisting of 28,047 parking bays. In 1996 Metro Parking entered the Kingdom of Brunei Darussalam, again providing the market with a reliable alternative towards professional parking operation. In 1998, Metro Parking entered the Philippines market through its subsidiary, Metro Parking Management (Philippines) Inc. In the year 2003, it has expanded its operations to Indonesia through establishment of PT Metro Penata Sarana to explore Indonesia market. In 2007 it entered the Hong Kong market through establishment of Metro Parking (HK) Limited and most recently in February 2008 the group has incorporated Metro Parking Services (India) Private Limited to explore potential business expansion in India.

The third phase of Metro Parking’s business expansion programme involves the decision to venture into other related businesses in parking industry such as supplying of parking equipment and access control systems. This has been materialized through the establishment of Metro Equipment Systems (M) Sdn Bhd in 2002 and also acquisition of Smart Parking Management Systems Sdn Bhd, distributor for Skidata Brand for parking and access control systems in Malaysia in year 2006. The fourth and present phase is our search for further expansion in other Asia countries to bring forth our proven formula of excellent service and the systematic way in organizing parking facility for the mutual benefit of all level of users and owners. Metro Parking is 75% owned by Sindora Berhad (Public Listed Company), 15% by Harta Consult Sdn Bhd and 10% by The Group Managing Director, En. Halmi Jasmin.

Metro Parking was founded with two corporate goals as the followings:1. That we would provide both our landlords and our clients the best value for money from our operations. This means a maximum return on the investment in the car park for our landlords, and the highest level of service quality for our parking public. 2. The second goal was that Metro Parking would not constrain itself to being just another Malaysian Parking operator by venturing beyond Malaysia’s shores to bring our expertise into new international markets. When entering new international markets, we are committed to finding a local partner and to employment of local staff to run operations in their own country. Our intention is to train our staff to be the parking professionals and bring benefit to the country’s employment market.

In Malaysia, Metro Parking has established full branch operations in nine of the twelve states. No other parking operator in Malaysia has such an extensive network of branches. Our founding philosophy required Metro Parking to begin seeking opportunities in markets outside Malaysia. We did not pursue this course of expansion until our home base was fully secured. As has been mentioned earlier, Metro Parking’s first oversea branch was established in Singapore in 1992. Since that time the branch has grown to become one of the largest car park operators in the Republic. It is worth mentioning that Metro Parking has consistently won car park tenders by the Singapore Government’s Housing Development Board (HDB). These are open tenders with competition from international parking operators based in Asia local Singapore companies. With our excellent track record, we have achieved the status of a preferred tenderer. In March 1995, Metro Parking was appointed to operate the Yayasan Sultan Haji Hassanal Bolkiah Complex car park. This group of 6 buildings occupies a prominent position in the central business district of Bandar Seri Begawan. The car park consists of 1437 parking bays and Metro Parking is providing design advice. Metro Parking (B) Sdn Bhd commenced operations at this car park in July 1996. The Yayasan Complex and the car park were formally opened by His Majesty, the Sultan of Brunei on 19th August 1996.

MR. HALMI JASMIN Mr. Halmi graduated with a Bachelor of Business Administration Degree (majoring in Computer Information Systems) from West Texas State University USA in 1987. He served as a Credit Officer at a finance company before joining the Johor Corporation (JCORP), a leading and well diversified corporation with the main task of spearheading economic development particularly in the state of Johor. He spent 3 years in JCORP as a corporate planner and has vast experience in business developments, company acquisition and merger, corporate matters and identifying opportunities for new business ventures.

Mr. Halmi is a member founder of Metro Parking and he is responsible in setting up the company at the early stage in 1991. He has led the growth of Metro Parking especially in Johor Bahru, Melaka and Kuala Lumpur in early stage and later at foreign countries which finally transformed Metro Parking to a prominent parking operator in Asia. He is currently responsible to lead Metro Parking group of companies for a further business expansion locally and internationally. Mr. Halmi is also the Executive Director of Sindora Berhad, Chairman of JCorp Intrapreneur (M) Bhd and Chairman to all Metro Parking subsidiaries in Malaysia and overseas. Mr. Halmi also sits as director of several other non-listed companies.

MR. YUSOF ISMAIL Mr. Yusof began his career with Johor Corporation (the holding company of Metro Parking) in 1985 as a Financial Assistant. Upon the setting up of Metro Parking in 1991, he was seconded as an Accountant for the Johor Bahru Branch Office and later promoted as an Accounts and Administration Manager in 1994. Although his field is in Accounting, but with less than five years exposure and experience in the Parking Industry, he was entrusted by the management in the setting up of Metro Parking Brunei in 1995. To date he has established Metro Parking not only in Brunei but also in Labuan, Sabah and Sarawak. Through vast hands-on experience and exposure in all aspects of operations management, he has achieved a professional certification by the American National Parking Association as a Certified Parking Facility Manager (CPFM) through his successful completion of the required course work and the passing of a National Certification Examination held in Reno, Nevada, USA in September 2000. Mr. Yusof holds a Bachelor Degree in Accountancy from University Technology MARA (UiTM) Shah Alam and a member of the Malaysian Institute of Accountants (MIA).

MR. TYRONE LOPEZ Tyrone Lopez began his career in the parking industry in early 1984. Within a short span of 3 years he had obtained extensive ‘hands-on’ experience and exposure in all aspects of operations management. This exposure adequately complemented his new role whereby he was given responsibility for the development of new business opportunities throughout South East Asia. An integral part of this function included the marketing of car park management systems, design and consulting services. His forte is in business development and computer-based financial investment modeling, statistical studies and database management. Tyrone holds a Bachelor’s Degree in Economics and a Diploma in Marketing from the Chartered Institute of Marketing.

MR. RICHARD FONG Mr. Richard began his career in the parking industry in mid1989. During this period he received extensive training in all aspects of car park development. Prior to joining the parking industry, he was employed as Operations Manager in an international property and real estate management company for a period of nine years. Mr. Richard’s previous experience in the property management and service related industry complements his extensive skills in the parking industry. As the Chief Executive Officer, he has played and continues to play a vital role in the expansion of Metro Parking especially in the Philippines.

PAUL EMMANUEL CORNISH Mr. Cornish is the Chief Executive Officer of Metro Parking (HK) Limited. He was born in Queensland, Australia. Paul Cornish has worked for the Wilson Parking Group from 1980, in various managerial positions in Sydney and Melbourne. In 1983 he moved to Singapore, to open Wilson Group’s first international office and oversaw their Asian expansion into Singapore, Indonesia and Southern Malaysia. He held positions as Director of Wilson Parking (Singapore) Pte Ltd and Wilson Parking (Malaysia) Sdn Bhd until 1986 when he relocated to Hong Kong to lead their business development and regional expansion. He left Wilson Parking in 2002 and established Parking Asset Management Group to pursue opportunities in the car parking industry in Asia, as consultants to major property developers, and as the umbrella group to companies established to capitalize on the car parking and property industry developments and the dynamic new business environment in Hong Kong. He has over 27 years in the car parking industry in the Asia Pacific region; has develop long term relationships with decision makers in Hong Kong’s leading property, financial and service corporations as well as the public sector; proven team leader; successful track record in profitability growth, aggressive expansion of existing operations and development of new markets. Successfully acquired and managed an asset portfolio of HK$400,000,000. Extensive experience across all aspects of the car parking industry. He holds a Bachelors Degree of Applied Biology from Queensland University of Technology, Australia.

MR. SHASI KUMAR Mr. Shasi Kumar Tirnatho joined Metro Parking Malaysia in mid-2009. Mr. Shasi Kumar Tirnatho previous experience in large scale of construction environment and sales & marketing developments complements his extensive skills in the parking industry. Broad – based background encompasses exceptional work ethics and commitment to organizational objectives within a highly competitive and rapidly changing market place. As the Chief Executive Officer, he has played and continues to play a vital role in the expansion of Metro Parking especially in the India.

MR. IZANI IZUDIN

Mr. Izani Izudin, born on 28th July, 1977. He graduated with a Bachelor Degree in Business Administration from University Utara Malaysia and also hold a Master Management from Universiti Islam Antarabangsa (UIA). Prior joining Metro Parking Group in 2009, he served in various industries such as printing and advertising, automotive, banking and education. His expertise is in internal audit, fraud and governance, strategic planning and entrepreneurial with more than 9 years experience. Currently, Mr Izani is in-charge of Smart Parking Management Systems Sdn Bhd (SPMS) and Metro Equipment Systems Sdn Bhd (MES).

MR FADZIL MOHD NOOR Mohd Fadzil Bin Md Noor graduated from University Institute of Technology MARA Shah Alam (1984-1987) with a Bachelors Degree of Mass Communication (Advertising). In 1988, he began working with Johor Corporation in the Administration Department and Management Division Department. In 1993 he started his career with Metro Parking (M) Sdn Bhd as a Business Development Executive during which he gained valuable knowledge and experience in the parking industry. In 1995 he was appointed as Manager of Johorcraft Sdn Bhd which he was involved in administration, positioning and marketing.

From September 2000 to November 2001, he was appointed as Assistant Manager of the Local Municipal in Pasir Gudang. Right after his stint in Pasir Gudang, he returned to Metro Parking (M) Sdn Bhd. He has been the General Manager of Metro Equipment Systems (M) Sdn Bhd since 2002; a company which deals with supplying and installing parking equipments, access cards and CCTV and has attended the SIEMENS course in Berlin and Frankfurt, Germany on behalf of the group.

MR. AMIZI SHAHRULIZAN ALIAS Mr. Amizi Shahrulizan Alias, born on 9th March, 1972. He graduated with a Bachelor Degree in Accountancy from University Utara Malaysia and recently completed his Certified Internal Audit (CIA) from Institute Internal Audit Malaysia (IIAM).

Prior joining Metro Parking Group in 2008, he served in various industries such as automotive, transportation, services, communication, trading and manufacturing in DRBHicom. His expertise is in risk, internal audit, fraud and governance with more than 10 years experience of internal audit and fraud investigation. His last 8 year was in RapidKL and DRB Hicom, having acted as Internal Auditor, conducted due diligent audit, Internal audit and Strategic Operation review.

He is a member of Malaysian Institute of Accountant (MIA) and The Institute of Internal Auditors (IIAM) and is actively involved in professional work.

AN ESSENTIAL SERVICES Parking is a service industry where the role of the professional manager is vital to the commercial success of the building. Similar to cleaning and security, parking is now viewed as an essential service where it is commonly contracted out to professional car park managers. By doing this, the owner is able to free up valuable time which will enable him and his management team concentrate on their core activities. The car park is the front door to your business and must be professionally planned, designed and operated to create public acceptance. If neglected, car park congestion and customer frustration will ultimately affect the success of the tenants within the complex. All things being equal, the motoring public would prefer to patronize a complex that provides for convenient entry and exit of vehicles, efficient internal circulation, ample parking facilities and enhanced security.

When a Building Owner decides to lease the car park to Metro Parking, in essence, the Owner is receiving a package of a guaranteed maximum financial return, efficient management, comprehensive operations’ hardware and software, financial security, cash security, skilled personnel and problem solving. Guaranteed Rental The Owner will receive a guaranteed rental payable at a fixed time every month, allowing the owner to have more consistent financial planning. Management Contracts An alternative to the guaranteed lease is the Management Contract. With this method, the operator’s responsibilities remain the same, however, all the operating costs and the Car Park Operator’s fees are borne from the revenues of the car park. The Operator’s fees being agreed before entering into the contract. This method allows the Owner slightly more flexibility over the car park operations and is particularly useful when commencing operations at a new building or complex. Promotional campaigns, validations and other car park marketing tools can be utilized easily without the stringent conditions governing the guaranteed lease rental. Car Park Management and Operations Metro Parking will take over and manage all aspects of the car parks operations, freeing the building managers and executives from the mundane chores associated with this part of the building. They will be able to concentrate on their core business such as tenancies, maintenance, security and the many tasks associated with building management. Access Control Equipment Metro Parking as a specialist in car park management monitors the industry closely. This places us in the position to evaluate and choose the best equipment suited for any particular building. As a bulk purchaser of equipment, we receive more favorable prices than the individual Building Owner. We pass these savings on to the Owner by way of lower cost of operations. Metro Parking will purchase, install and maintain all necessary car park access control equipment, saving the Owner of the need for capital expenditure.

Cash Control Metro Parking has over the last 7 years developed its own financial and accounting systems to ensure that leakage and theft of car park collections is kept to a minimum. These systems have been developed based on the over 50 man years of experience of the Senior Management team and are unique in the industry. This information is strictly proprietary. Computer Hardware and Software In addition to the control systems above, Metro Parking has developed it own computerized software systems, including an extensive database of car parks in this region. Our software systems include a debtors system, written to track all monthly paid parking accounts, a statistics system that tracks and analyses all casual or hourly parking payments. Both these systems interface into the General Ledger System. The software systems have been developed at a cost of more that RM400,000. Our hardware commitment is approximately RM350,000 to date, making a total of more than RM750,000. Personnel In our package of commitments to the Owner, Metro Parking will handle all car park personnel matters. All Metro Parking staffs are expected to undergo extensive and detailed internally developed training programs. These training programs have been developed specifically for the car parking industry with the assistance of external consultants. Operations staffs in the car parks are all provided with smart uniforms for easy identification by the parking public.
