Welcome to Albuquerque

Through out my career in real estate, my clients have asked me why I choose Albuquerque as my forever home. Coming from a military family, I have lived and traveled to many parts of the country and the world but there is no place that can match the unique beauty, the big city – small town feel, the pace of life and the ideal weather (no matter the season). For me there is no where else I would rather be.

Purchasing a new home in a new city is an exciting and scary process! It has been my experience that a home isn't a dream home because of the size of the rooms, it's about how you feel when you walk through the front door and the way you envision living there.

When relocating to a new town finding a neighborhood that best meets your lifestyle can be a challenge. The greater Albuquerque metropolitan area offers every style of living you can imagine; from urban to suburban, rural to ranch. My goal is to match you with the home you’ve always imagined in an area that serves you best. I will be with you from purchase to closing.

I am excited to share with you all the wonderful reasons that I chose to make Albuquerque my forever home.

Life in Albuquerque

Live and learn in a historic city on an expansive mesa a mile above sea level. A city that’s simultaneously cosmopolitan and soulful, urban and rural, and brimming with light and possibilities. This is Albuquerque. A friendly place just around the corner from ordinary, on land bisected by historic Route 66 and the great Rio Grande, a stone’s throw from the monumental Sandia Mountains. Named for their sunset crimson hue - “Sandia” is the Spanish word for “watermelon” they appear to leap out of the landscape to the east and serve as an awe-inspiring example of the kind of wild, natural beauty that wraps around everything here and rushes off in every direction throughout the state.

Perhaps best known for the annual Albuquerque International Balloon Fiesta and as the setting for AMC's hit show "Breaking Bad," Albuquerque, New Mexico, is a culturally rich and naturally beautiful metropolitan area. Sitting at the crossroads of New Mexico's major highways (Interstates 40 and 25), Nestled at the base of the Sandia mountains, Albuquerque has long attracted new residents with its favorable economy and artistic atmosphere.

There’s plenty to see and do in Albuquerque, from art galleries to museums, breweries to wineries , shopping to gourmet restaurants. Located at the base of the Sandia Mountains there is quick access to outdoor recreation, such as hiking, mountain biking and skiing. The Rio Grande that flows through the city center is a playground for kayakers, and miles of walking and cycling trails wind through its wooded banks.

WEATHER

Albuquerque enjoys all four seasons. During a typical year, monsoon rains in July and September bring cooler temperatures just as 100-degree days are reached. Albuquerque averages 90 degrees in the summer and 26 degrees. In the winter, Albuquerque receives three or four good snowstorms a year, though the snow melts quickly. In all, Albuquerque records around 300 sunny days a year, making it one of the sunniest places in the U.S.

PUBLIC EDUCATION

Albuquerque’s educational system has risen to the demands of a growing population through innovation and one-on-one contact with students. From the Albuquerque Public Schools (APS) to the University of New Mexico, the quality and range of programs in the city continues to increase in step with Albuquerque’s population. The University of New Mexico defines a regional and national standard of excellence with its 11 degree granting programs and distinguished research facilities. The APS district is one of the largest in the U.S., with over 90,000 students. APS includes 79 elementary schools (K through grade 5), 24 middle schools (6 through 8), 11 regular high schools, and 6 alternative high schools for students with special needs. All APS schools offer special educational opportunities for handicapped and gifted students. Parents are encouraged to discuss details of specific projects and facilities personally with principals and administrators. APS’s Community Relations Department also distributes a comprehensive information packet, including district boundary maps. Call (505) 842 -3606 to order. Albuquerque also has an excellent selection of over 100 charter, private and parochial schools.

HIGHER EDUCATION

The University of New Mexico opened its doors in June 1892 with an enrollment of 25 students. Today, with over 35,000 students, it is the state’s largest university. UNM offers more than 4,000 courses with degree programs ranging from associate through doctorate, the university is nationally recognized for its programs in Latin American studies, anthropology, photography, biology, nuclear pharmacy, laser optics and environmental studies, among others.

Central New Mexico Community College is the second largest post-secondary school in New Mexico with an enrollment of over 30,000 students. CNM is an accredited community college offering educational courses leading to certificates in 41 business, health, technology and trade occupations; associate degrees in 34 occupational and liberal arts fields; college transfers; and continuing education.

CULTURAL & HERITAGE

Albuquerque is a cultural experience that you can take in with all of your senses.

See: The worlds largest hot air balloon event. Enjoy artwork and dance performances at the Indian Pueblo Cultural Center and the National Hispanic Cultural Center. Cheer on the UNM Lobos and the Albuquerque Isotopes baseball team.

Listen: To orchestras and pop concerts at the New Mexico Philharmonic and the Chamber Orchestra of Albuquerque

Hear: Albuquerque’s unmistakable sounds at Historic Old Town’s Plaza and other amazing bands on a night out in our Downtown district.

Smell: Roasting green and red chile in the air as you explore Nob Hill’s shops and restaurants. Breath in the clean fresh air of the Bosque and the cool pine scents of the Sandia Mountains.

Taste: A perfect southwestern breakfast burrito or blue corn enchiladas from one of our outstanding local restaurants. Partake in the many local wineries and craft beer breweries

Touch: Handwoven rugs in Old Town; feel the dry desert air blow through your hair. Take in the architecture in Historic Old Town as you shop for native jewelry and rugs.

Learn: Echoes of the past come alive at the Albuquerque Museum and the New Mexico Museum of Natural History. Discoveries abound at EXPLORA Science Center & Albuquerque Children’s Museum. Explore the many zoos including, the Albuquerque Biological Park , the Albuquerque Aquarium, the Rio Grande Botanic Garden, and the Rio Grande Zoological Park.

Explore: Solitude is only minutes away. Endless hiking trails can be found throughout the Sandia and Manzano Mountains including the Elena Gallegos Land Grant. New Mexico offers spectacular scenery from high alpine forests to white sand deserts. Throw in the slot canyons and painted mesas of Georgia O’Keefe country and you will understand why the state nickname is “The Land of Enchantment”

Sandia Heights | Foothills North (Map areas 10, 31)

Situated at the base of the Sandia Mountains, life in the foothills offers endless hiking, biking and walking trails. Surrounded by nature and wildlife, it is not uncommon for deer to cross your path! Albuquerque’s expansion in to the foothills began in the 1960’s and continues today. The home styles here vary from custom contemporary to condominium and patio homes. The breathtaking city and sunset views as well as the proximity to outdoor adventure make this a highly sought area.

Albuquerque Acres West (Map area 21)

Located near I-25 and Paseo del Norte, this area provides easy access to both the east and westsides of Albuquerque. This area has seen a huge amount of growth in the last 10 years. Subdivisions with planned unit developments are common, as well as, quaint neighborhoods that feature modest custom homes in gated communities.

North Albuquerque Acres (Map area 20)

The latest in luxury living lies on the far north edge of Albuquerque. Lots are plentiful and many offer breathtaking city and mountain views. Located just outside the city, wells and septic systems are common and the majority of roads are unpaved. If you are looking for a place to build your dream home, look no further.

With a variety of home and neighborhood styles; suburban to country club; these areas make up the largest section of town and give lots of home style choices. Architecture here includes the rambling ranches of the 1960’s and 70’s to the postmodern design of the 1980’s and 90’s.

South Foothills (Map area 51)

Nestled at the base of the foothills this area is great for those looking for a traditional homes built between the 1960’s to late 1990’s; with the rugged terrain just out the door, there is lots to do in the way of biking, hiking and trail running. Easy access to I-40, Kirtland Air Force Base, Sandia National Labs and the downtown business district.

Uptown is known as the heart of Albuquerque’s shopping district. The Uptown area skillfully blends the charm of the 1950’s neighborhood with the desire for the millennial urban lifestyle. Centrally located there is a large corporate presence.

Downtown (Map area 80)

Brimming with history, the Downtown area offers a look into the rich and colorful growth of the city. Homes range in date from the late 1800’s to new era lofts and condos. Urban living is at its best in these revitalized neighborhoods, offering a great diversity of homes and neighborhoods. Community gardens, great walkability, and close proximity to public transportation, restaurants, theaters, museums, galleries, UNM and the hospitals make this area very appealing.

This area includes the popular and trendy “Nob Hill” district with some of the best locally-owned and unique restaurants, galleries, and shops in Albuquerque. This district is very popular for the historic nature of the homes and artsy style. With the majority of homes built between 1930’s to 1960’s, “Deco” architecture abounds! Walkability makes this area a unique and attractive selling point in an expansive city like Albuquerque.

Four Hills was developed in the mid 1960’s as a luxury, golf course community. Today there is a wide mix of traditional, ranch and northern New Mexico styles. The nearby Juan Tabo Hills subdivision offers a wide range of newer homes designed at Green Build New Mexico standards. The location of these areas provides easy access to I-40, Kirtland Air Force Base, Sandia National Labs and the downtown business district.

Near South Valley | Valley Farms | Southwest Heights | Pajarito (Map areas 90, 91, 92, 93)

Tall trees and green pastures describe the southwest valley, located near the Rio Grande south of Central Avenue (Route 66). Larger parcels, some with rural open zoning, allow for agriculture. Many of the properties vary from older homes to mobile and modular homes. This area is also in the beginning stages of being discovered as a new development area, including the Mesa del Sol master planned community. In the “mesa” area are new subdivisions and in the lower “Valley Farms” area you will find the larger rural horse properties.

In this lush, rural setting you’ll find large horse and agricultural properties, as well as small custom ranches and casitas, all nestled in the Bosque with Rio Grande close by. The mature landscape, rural atmosphere, and the option for properties allowing horses are a draw for many.

This is a rapidly growing suburb adjacent to the northwest corner of Albuquerque. This city is characterized by affordable housing and wonderful views of the mountains and Albuquerque. It has its own shopping, golf course and school system. Vast growth towards the north to Highway 44 provides new planned communities by national builders.
