A quick formula can give you an idea of your budget. Multiply the amount of cash you wish to invest in your second home by three. This formula assumes that your down payment, closing costs, and furnishings will be 33% of the purchase price. In other words, if you have $50,000 in cash, your purchase price should be around $150,000. Another route is fractional ownership. This is different from a timeshare. Fractional ownership means you own part of the real estate, whereas a timeshare gives you the right to use the property. Ownership also comes with tax benefits and the ability to benefit from an increase in property value. If you’re considering purchasing property in a foreign country, ask your agent if there are laws prohibiting the sale of property to foreigners. Giving Back. Mel Foster Co. is dedicated to giving back and is bringing a new, family-friendly 5K and Kids Color Dash to the Quad Cities on Saturday, June 1. Color the Quads is a charity run with a big splash of color. Participants get blasted with a safe, washable, colored cornstarch powder that makes a colorful racecourse and finish line. Similar color runs have become popular across the country and Mel Foster Co. is bringing the color to the quads for the first time. Over 2,500 runners and walkers have already registered. Early bird registration is offered through March 31. The 5K entry fee is $35 and the Kids Color Dash is $15.
