We met Mike and Teri at an Open House in Riverside. We were just window shopping because we didn’t think we could afford a home. Seven Steps to Improving Your Credit Score

Credit scores are used by lenders to determine if you are a good and make your payments on time. Your credit report offers information about your financial history which is then used to generate a credit score. Lenders receive your credit information from the three main credit credit risk. Your credit score predicts the likelihood that you will repay money you borrowreporting agencies - TransUnion, Equifax and Experian. By improving your credit score, you increase your chances of getting the loan that you want and at the best interest rates possible. Here are seven tips you can follow to help increase your credit score.

1. Get A Copy Of Your Credit Reports

Consumers can get a copy of their credit reports from each of the three major reporting agencies free once each year. Make sure your credit report is accurate, check for any mistakes in the report such as wrong home address, incorrect social security number, and unauthorized purchases. If you discover any errors, contact the credit reporting agency. It can take a minimum of 30 days to resolve a disputed item or to correct information on your credit report. The toll-free numbers for the reporting agencies are Equifax: (800) 685-1111, 14

Experian: (888) 397-3742 and Trans Union: (800) 916-8800.

2. Pay Bills On Time

Paying bills late, having accounts sent to collection agencies and declaring bankruptcy will negatively affect your credit score. The solution is to make payments promptly. This is especially important in the 12 months before you apply for a loan. If you are already late with a payment, try to get current as quickly as possible. If you know you will be late with a payment, talk to your creditor and try to make payment arrangements. Try to negotiate with the creditor to keep some of your late payments out of your credit reports.

3. Pay Off Credit Card Debt Instead Of Moving It Around

Debt consolidation may not be a good move because the ratio of credit card balance to credit limit is important. If you owe the same amount but have fewer open accounts, this will lower your credit score.

4. Reduce Balances On Credit Cards

Lenders look at how much money you owe on your credit cards and your credit limit. It is best to have your balance 35% or below the total limit you have on your cards. Try to pay off as much of your credit card balance as possible before approaching lenders.

5. Don't Apply For New Credit To many recent credit inquiries will lower your score. Opening new accounts in a short period of time can be viewed negatively. Only apply for new loans if it is really necessary.

6. Don't Close Unused Or Paid-Off Accounts

The zero balances in these accounts could improve your score. Closing an account does not remove it from your credit report.

7. Use A Credit Counselor

If you think your finances are getting out of control, contact a legitimate, non-profit credit counselor. A good credit counselor can negotiate lower interest rates on your behalf and set up a debt repayment plan. Managing your credit score is as important as managing your finances. The higher the score, the better the terms lenders will offer!

Do Not Pay for a Loan Modification!

I received a phone call today from a very nice lady. She told me she read my story last week about loan modifications and wanted to tell me what happened to her. An attorney charged her $2,000 for a loan modification and did nothing to help her and now she can’t get a refund! She told me her husband died last year and she is retired at 65 years old and on a fixed income of $1,800 per month. She said her house payment was $1,000 per month. I asked her if she was behind in her payments and she said no. She has never missed a payment, but might now that the attorney took $2,000 from her. She said the bank turned her down for a loan modification because she didn’t make enough money and her interest rate is already at 4%. So I asked why she went with this attorney when her own bank denied her a loan modification? She said his commercial on T.V. convinced her and gave her hope that somehow she could get a better deal and stay in her home. So she met with his assistants and they set up an automatic withdrawal from her checking account and started taking money. When she called for status after two months, they said “sorry we couldn’t do anything for you.” When she asked for a refund she was told no and that attorneys have an exception to the advance fee rule that applies to everyone else doing loan modifications, including real estate agents. She then called the State Bar and complained as well. They told her to write the attorney a letter and fill out a complaint form and send it to them. Seems there should be an easier way for this nice lady to get her money back. Based on her income and house payment she should not be able to afford her home, but she is making the payments. She was turned down for a loan modification by her own bank and she was taken advantage of by an attorney. She called me to write this story because she was embarrassed she was taken advantage of and didn’t want it to happen to anyone else. Each week many of my peers and I write articles that try to help people. I know you guys read them! Please, trust us. We are writing these stories as warnings. If you have any questions, do not hesitate to contact me. I promise to answer your questions for FREE! If you need to do a short sale before the bank forecloses or the bank has turned you down for a loan modification, call me before it’s too late.
