Free Advice

One thing that happens as a result of my articles is that I get a lot of phone calls asking for advice. They have a question because their agent doesn’t know the answer or they feel they are being taken advantage of. I always take the time to answer these questions as I feel it is my responsibility since I put myself out there. Unfortunately some agents think it is none of my business and why am I talking to their client? Well, let’s be sure. I am not calling your client, they are calling me. I am just trying to give guidance where they feel they have none. When we had our Home Buyers Fair in Riverside at Bobby Bonds Park a few weeks ago we had over 150 people come to listen to our programs for buyers as well as advice on scams and distressed property.We were able to get close to forty home buyers a loan with down payment assistance. These families will be homeowners very soon, rather than renters forever. As usual a family came up to me and asked for help in a current transaction. It turns out it was a real estate agent who owned a home he was flipping. He was also the listing agent.And someone from his office was the buyers’ agents. And lastly the escrow company was owned by the real estate company. Simply put, the buyer did not feel comfortable with the transaction and had tried to cancel and get his deposit back. Unfortunately, no one was on his side. So I took the file and made a few calls. I didn’t fare much better at first, but we worked on it until the escrow company gave back the deposit. The bad part is that had he not gotten help he may have been stuck in a bad deal, bought a bad house and forever been unhappy with his home. Luckily he was able to get out and start fresh. I know there are more than a few agents writing articles and giving advice.We have put ourselves out there and therefore must be prepared to give back. I am sure I speak for the rest, call us if you need help.We don’t charge for free advice.We hope you use us and we hope you refer business to us in the future.We are here for the long term, not just some short term paycheck. However the owner was in the process of trying to do a short sale and had stopped paying the mortgage and refused to accept any more rent payments. This made it difficult to prove that our buyer was a good risk and, in addition, he was a first-time buyer and wanted down payment assistance.
