Can I Get a Loan with Poor Credit? We all know someone, if not many, who suffered a job loss, divorce or other financial disaster that wrecked havoc with their credit scores. And worse, it led many families to do a short sale or foreclosure. In fact I have done hundreds of short sales and have seen it firsthand. Most people resolved themselves to be renters for a very long time. Is there hope? So, in answer to the question posed above,YES! First let me talk about Wells Fargo. They were short sale pioneers and tried to get through the challenge of completing short sales in the most expedient manner.At some point they realized the very same people who did a short had bad credit because of the short sale, but were otherwise good credit risks. So they began a program of writing loans for borrowers with a 600 FICO score of better. Down from the 640 – 680 range. FHA guaranteed loans were next. The government released a program called “Back to Work” which allowed borrowers to get an FHA guaranteed loan after just one year from the date of a short sale. Down from a previous wait time of three years. Awesome. And just today Carrington Mortgage Services lowered its minimum FICO score to 550 and expanded its guidelines on a number of FHA,VA and USDA loan programs in order to better focus on underserved borrowers, typically those in the sub-640 FICO score range. So, GREAT NEWS! You can probably get a loan to buy a house right now. Even if you had a short sale and/or have a low FICO score. Here are four steps you should take as soon as you start thinking seriously about buying a home: • Find out your current credit history and score. You don't want any surprises down the road. Contact a HUDapproved housing counselor for free advice at (800) 569-4287 or visit their website www.hud.gov for a list of approved counselors in your area. • Start gathering all of your documentation. Responsible lenders today will want documentation verifying your income (W-2 forms, tax returns, and employment records), credit history, and assets (such as bank statements to verify your savings). • Consult with your lender to review your income, expenses, and financial goals to determine the type and amount of mortgage you qualify for. One important question you'll need to answer is whether you're better off with a fixedrate mortgage – where you lock in the interest rate for the life of the loan – or an adjustable-rate mortgage in which the interest rate changes. While fixed-rate mortgages are by far the most popular choice, you need to know your options. • Talk to your lender about applying for a mortgage and getting a pre-approval letter.This letter provides an estimate of what you might be able to borrow – provided your financial status doesn't change – and demonstrates to home sellers that you're a serious buyer.
