Compared to other firms we know how to best manage, market, and care for homes here because this island is our home. Our entire team is made up of locals who live, work, and play here while other firms don’t even have their offices here – or anywhere near here. When you think about it, that’s kind of unreal!

The facts on Property Management Hilton Head’s top vacation rental expert tells us what clients want to know most

W

hether you are a prospective owner looking for a property management company or a current owner with a property you are ready to place on the rental market, you probably have lots of questions. Beach Properties of Hilton Head gave us a few of their most commonly asked questions to help give you a better understanding of the process.

maintenance, and managing logistics like reservations, payments, check-in and check-out, and housekeeping. The company will also manage maintenance technicians for regular maintenance, improvements, and emergencies. Attending to the small details gives homeowners peace of mind, knowing their property is being taken care of and generating the most revenue possible in the Hilton Head vacation rental market.

What can a Property Management Company do for me?

What is the cost for these services?

Owning a vacation rental property sounds like a great idea until you, the owner, realize all of the details that must be attended to in order for it to be successful. A property rental company will manage every aspect of keeping your vacation rental booked and ready for guests and owners to enjoy. Their primary goal is to enable you to maximize revenue from your rental without having to do any of the work involved with managing it. That means taking photos, writing descriptions, marketing your vacation rental property, working with potential guests to make bookings, dispatching emergency

National commission rates for property manager services average roughly 35% and range as low as 20% and as high as 60% depending on the type of home and market. Most vacation rental companies, like Beach Properties of Hilton Head have two static costs; the commission and the cleaning cost. The commission will depend on several factors such as size, number of bedrooms, location, etc. We provide full-service management without cutting any corners, and we may offer new owners, during limited time promotions, lower commissions for their first year. These promotions allow the company a chance to prove our quality and service excellence to you–confident that you’ll continue–but if you decide not to, there are no strings attached.

What am I required to have in my home? Guests expect a fully-functioning home when they arrive complete with furniture, appliances, cookware, tableware, internet, TV, etc. as well as a standard supply of bed linens, bath and hand towels, and typical consumables like light-bulbs and batteries. A vacation rental company will work with you to make sure that you have everything in place. They may even utilize inventory 6

forms to ensure you have the right quantity of each item. Beach Properties does require internet and phone connections in every home. Nicely decorated homes tend to achieve more bookings, and we always encourage owners to have a home that shows well. A good test of whether or not you need to have something in your rental is to put yourself in a guest’s shoes. If you were to stay somewhere for a week or so, what would you expect to have in that rental home?

When and how do I get paid as an owner? With Beach Properties, owners can expect to receive their rental income monthly along with a statement. Payments are made through automatic direct deposit to your bank account. You can view an electronic version of your statement once we post it in the website’s owner area. This statement and deposit will cover all guests that check-out during that month. Your statement will also include a breakdown of expenses and maintenance costs, including any invoices from your preferred outside vendors.

How do I get started? Getting started with Beach Properties is easy and risk-free. We can activate homes that are existing vacation rentals, usually within a couple of business days. Our contract has no start-up fees. Activation includes taking new photos, putting together detailed listings, setting a rate structure, creating advertising marketing on the internet channels, and beginning to accept reservations—all in as little as a few days! Whatever needs to be done, a Beach Properties representative will work with you every step of the way.

It’s Official: Vitamin ‘Sea’ is Good for your Health By Lynne R. Anderson REALTOR, Accredited Buyers Agent Sea Pines Real Estate Beach Club

Turns out your move to Hilton Head could be the best one you ever make. Volumes of scientific research prove the physical and mental health benefits of spending time in nature. Lower cortisol levels (the stress hormone that causes more rapid aging), a stronger immune system, lower blood pressure, better memory function and less anxiety are among the top health benefits reported. It’s nice to know that inexplicable sensation, the sense of well-being when you arrive on the island, dig your toes in the sand and exhale an audible, “ahhhh, I’m at the beach,” is real and measurable. But why? According to researchers, being at the beach activates all of your senses.

The scent of salty air, the feel of an ocean breeze, the warmth of the sun, the texture of the sand – all work together for your good health. That beachy feeling of Zen is enhanced by the ebbing and flowing of the tides. These noises combined with the visuals de-stimulate your brain, and activate your parasympathetic nervous system, allowing you to relax and feel more engaged. The smell of the sea also contributes to your positive vibes. Negative ions in the air - oxygen atoms that have an extra electron are naturally created by the water, air and sunlight and are most prevalent around moving bodies of water. They increase serotonin release, increase the

flow of oxygen to the brain, neutralize free radicals, revitalize cell metabolism and help purify the air. Visually, even the color of the sea has been found to be associated with feelings of calm and peace. Gazing at the ocean actually changes your brain waves’ frequency and can put you into a mild meditative state. The color blue is also associated with a boost of creativity. Those who live by the coast routinely report better physical and mental health than those who don’t. And a recent study published in the Journal of Coastal Zone Management (an organization mostly associated with building setbacks and coastal critical lines), reported those who live in homes with ocean views report feeling calmer than those without them. So when reviewing interest rates and island inventory shortages, we should all just breathe. Keep in mind, market conditions and home prices are ever-changing, but peace of mind and good health are priceless.

Preserving Bluffton History Town Council adds two structures to Bluffton’s list of historic “contributing resources” Town Council added one town-owned and one privatelyowned building to its list of historic “contributing resources,” officially documenting the significance of these structures, its architectural qualities, and the roles they played in Bluffton’s history. The Jennie Kitty Municipal Building and the Bluffton Post Office were added to the list during the May 10 Council meeting. The Old Town Bluffton Historic District now is comprised of 86 contributing resources, 84 are structures and two are natural features (i.e., Heyward & Huger Coves.)

30

“Bluffton’s ‘sense of place’ is what makes our town so unique,” Mayor Lisa Sulka said. “Preserving these structures are essential to honoring our past and the people and places which contributed to Bluffton’s identity today.” These are first additions to the list since 2008.

About the Jennie Kitty Municipal Building & Bluffton Post Office Jennie Kitty Municipal Building, once known as the Bluffton Health Center, is located at 1261 May River Road. It was constructed in 1957 with addition completed in 1967. The building is associated with the legacy of community contributions and public service to the Town of Bluffton rendered by Jennie Kitty (1930-2021) and the self-sacrificing work of Dr. Donald Eugene Gatch (1930-1980), who, in the 1960s, was one of the few white doctors who would treat black patients in South Carolina. The redbrick building is also notable for being a remarkably intact and rare example of the International (“mid-century

modern”) style of architecture in Bluffton. The Bluffton Post Office is located at 41 Bridge Street and was constructed between 1964 and 1965. It was Bluffton’s first purpose-built Post Office and is another fine example of the International style. Prior to its opening in May 1965, Bluffton’s Post Office occupied spaces within various commercial buildings, including next door at “the Rate.” Built by thenPostmistress, Lucille Heyward (19101992), the red-brick Post Office cost $10,480 to build and Mrs. Heyward leased it to the Post Office Department for an annual rent of $1,248. According to former Bluffton Mayor, Emmett McCracken, the Post Office was where you went if you needed to see anyone in Bluffton because everyone came into the Post Office every day. The Post Office remained at 41 Bridge Street until 1988. Women on the

Rise

Despite the industry still being male-dominated, women are trailblazing their way in construction

PHOTOS PROVIDED BY HILTON HEAD AREA HOME BUILDERS ASSOCIATION

I The local NAHB chapter of Professional Women in Building provides women in the construction industry opportunities for networking, education and professional development.

32

sn’t construction for boys? It’s an idea we’ve assumed for a long time, but the simple answer is no. Today, women make up around 14% of the construction industry professionals and that number is steadily rising. In the past 10 years, the upward growth of women employed in construction has increased 54% overall. The growing number of women choosing a career in construction is shattering ideas about gender specific roles. 37% of the women entering the field of construction who have higher education degrees are female, and the reason is simple. For women, it’s an open field

with many rewards and benefits and plenty of room for career progression and development. Employers in construction are catching on, too, by offering more training and hiring opportunities specifically to women. According to builderonline.com, “The majority of women are employed in sales or office roles (38.6%); however, this is almost the same amount as those holding management and professional level jobs (37%).” Another notable step in the right direction is the small gender pay gap. The U.S. Bureau of Labor Statistics reports that across all industries, women earn 81.5% of what men do. However, in construction, women’s

earnings as a percentage of men’s is 94.3%, which is the lowest gender pay gap across the measured U.S. industries. Although women in general are still underrepresented, they are making significant progress as leaders in the industry. With a substantial portion of women executives and construction managers entering those roles in the last five years, it’s evident that companies have made improvement assigning women to leadership roles. Perhaps the biggest obstacles that women still face are acceptance, inclusion and being educated on the opportunities that a career in construction can offer. That is where organizations like NAHB’s Professional Women in Building (PWB) Council and Professional Women in Construction (PWC) can help. These groups offer training, support, leadership, and networking opportunities to encourage and equip women for successful careers in construction. Locally, the Hilton Head Area Home Builders Association established a chapter of PWB in 2020 to promote industry professionalism and support members through education, networking, and professional development. The Hilton Head PWB Chapter was the first of its kind in South Carolina and already has 120 members. The organization helps women boost career success, and in turn, these women help mentor the next generation and bring awareness to their profession. It’s a win-win for the industry and for women in the lowcountry. To learn more about PWB and opportunities for women in construction, contact meg@hhahba.com

ABOVE Beaufort Jasper Academy for Career Excellence (BJACE) receives a donation from PWB to assist with tools and equipment for their construction programs. TOP LEFT PWB offers many networking opportunities for members. TOP RIGHT In addition to providing a support group for women in construction, PWB also helps educate young girls on the possibilities of construction as a career. Fellow PWB Member, Leah England with Bellwether Design + Build participated in Career Day at the Hilton Head Christian Academy to promote The House that She Built.

WOMEN IN CONSTRUCTION

Celebrating two years of growth!

When our Professional Women In Building of the Lowcountry charter was ratified in June 2020, it truly felt like we’d made history,” said Meg James, Executive Officer of the Hilton Head Area Home Builders Association. “We are the first and only PWB chapter in the state of South Carolina. We’re trailblazers in our own right, 120 members strong and growing every month. Through our PWB Chapter we are dedicated to promoting industry professionalism and supporting members through education, professional development, networking opportunities and community service. PWB of the Lowcountry will help members acquire and develop invaluable leadership and business management skills that boost career success. We will be a community driven group who helps mentor the next generation and in the New Year the council will look to offer various recognition programs on a local and national level. Start your next outdoor project by making sure you have covered all the planning basics–then create something the whole family will love.

ny time you decide on an outdoor project, it’s easy to mentally jump right to the end result: the days you’ll spend enjoying the space, the weather, the serenity. But before then, there are five aspects of the project that require attention. If you begin by brainstorming, planning and researching yourself, you’ll have a head start that will make everything simpler from start to finish.

Reflect on Your Ideal First things first: There are three key questions to to ask yourself before any work takes place: 1. What do I want to achieve? 2. What is the budget? 3. What are my non-negotiables? Share your responses with the dealer and the contractors you’re considering working with to ensure needs will be met and are aligned

We draw life.

changes, the likelihood of precipitation and how the hot weather can affect products.

Choose Wisely Just like in any good relationship, communication is key. Research your options to make it easy to check out and order products. Companies like Grayco present building supplies including everything from YellaWood® brand pressure treated pine to small accessories. Choose wisely – you should feel comfortable having frank conversations about the project, products and processes with both builders and suppliers.

Make A Plan It’s important to collaborate with your dealer and contractors on your plan. Your contractor should inform you of the technical information necessary for the project including permits, permissions, timelines and inspections. with their typical ways of working. Coming into planning conversations with a clear picture of what you want, what you need, and what you’re willing to flex on will create a fuller visualization that increases the odds of getting your ideal end result.

Don’t Forget the Weather Consider the implications of weather when thinking through the timeline. Work backwards from your ideal completion date taking into consideration temperature

If you’re working with a dealer and contractors you trust, have established honest communications protocols and are in regular contact, you’ve set the foundation for a successful, low-stress outdoor living project.

With your finger you opened up springs and creeks, and dried up the wild floodwaters. You own the day, you own the night; you put stars and sun in place. You laid out the four corners of earth, shaped the seasons of summer and winter. Psalm 74:15-17 (MSG)

ISLAND INFORMATION

Hilton Head Island Taxes REAL ESTATE AND PERSONAL PROPERTY TAX There are many tax districts in Beaufort County each with a corresponding tax rate. The map above will guide to for the local area. REAL ESTATE TAX AT PURCHASE When you purchase real estate the county will use the purchase value to calculate the taxes due. This will be reduced to 4% of the purchase if you are to reside in the property and 6% if you use it for any other purpose. The result will then be subject to the millage for your district. REAL ESTATE TAX AFTER PURCHASE The county uses an assessed value, determined by them, to calculate continuing real estate taxes. This is also reduced to 4% for residents or 6% for nonresidents. That number is multiplied by the corresponding millage rate to determine the amount of taxes. Resident millage rate is lower than nonresidents as residents do not pay that portion of the millage relating to school operations.

46

IF YOU ARE OVER 65 One-year residents, or more, who are over 64, or blind, or have a disability may reduce their assessed value of their primary residence by $50,000 before reducing the assessed value to 4%. AN EXAMPLE Purchase Price = $300,000 X 4 or 6 percent X the millage rate shown on the map above for your district = taxes due. 300,000 X 4% (resident) = 12,000 X .102 millage rate in Hilton Head Plantation = $1,224 in taxes due. Remember, the information here is general in nature. If you have specific questions about your personal taxes you should check with the Country Auditor (843 255 2500), the Tax Assessor’s Office (843 255 2400) or your personal accountant.

SLIDING SCALE OF SC STATE TAX RATE FOR PERSONAL INCOME 2.5% on the first $2,530 3% on the next $2,530 4% on the next $2,530 5% on the next $2,530 6% on the next $2,530 7% on $12,650+

Metal Roofing takes the Lead Metal roofing is not new, but it is gaining in popularity across the U.S. Studies show the demand for metal roofing is steadily increasing as homeowners discover the variety of color and style options as well as the long term benefits of a metal roof. And,

Provided by 4M Metals

as homeowners look for ways to reduce environmental impact, metal roofing stands out as a logical choice. Here are some other trends that are driving the growing popularity of metal roofs:

DESIGN AESTHETICS: Metal roofs are available in a wide range of colors and styles, including options that can mimic slate, clay tile and even wood shakes and asphalt, all while providing the long-term, low-maintenance performance and protection of metal. A metal roof also compliments a wide range of architectural styles. EFFICIENCY: Many people don’t realize that a metal roof is more energy efficient than an asphalt roof. Most metal roofing finishes are EnergyStar rated, signifiying the panels will reflect rather than absorb heat. This can reduce energy costs by keeping your home cooler in the summer.

We are proud to be your fabrication expert in the Lowcountry and surrounding areas.

WEATHER PROTECTION: If you live in an area that is prone to hurricanes or harsh climates, metal roofing can help to protect your house from winds up to 145 mph, severe storms and hail. Many insurances companies provide discounts on homes that have a qualified metal roofing system. LONGEVITY: A metal roof can last two to three times longer than an asphalt roof, possibly a lifetime. SUSTAINABLE: Metal roofing is fully recyclable. It also works well with the implementation of solar panels to the roof–especially when you consider that an asphalt roof will need replacing in about 10 years, which means the added labor of removing solar panels.

Reinvision Your Space by Bryan Mudrak, Owner of More Space Place in Bluffton and Mt. Pleasant, SC It’s been over a year since people began working more from home and changing their lifestyle patterns due to the pandemic. This period has given homeowners a chance to see their homes in a whole new way and to reevaluate what works and what doesn’t. One thing builders and designers are seeing more of in remodels and new builds is a request for more storage space. After spending so much time at home, homeowners more than ever want to declutter and simplify their homes. Fortunately, the folks at More Space Place have been figuring out how to organize your stuff since 2003; and they have some great ideas. With more people working and dining at home, it can be challenging to store all the stuff required for various activities from office work to schoolwork. No one wants to be overwhelmed by clutter all day, so getting organized and implementing dedicated storage solutions can keep everyone on track. A good place to start is with closets. Customizing closets can maximize the vertical space utilizing every inch and

allowing easy access to everything stored there from clothing to seasonal items. You can even build a dresser into the closet for the convenience of having everything in one place. The custom designed closet can save time, money and aggravation because you can easily see what you have and find what you need. No more wasted time searching through clutter just to find that shirt or pants you KNOW you have somewhere. Closet rods can be set at heights to match your garment sizes. Adjustable shelving will help you find the perfect place for folded items, linen and shoes. Even the higher elevations of your closet can be used for seasonal and light weight items. Another area that accommodates storage is the garage. Again, vertical storage with shelving can open the floor of your garage for what it was meant for–your car! Vinyl slat walls can hold hooks, shelves, baskets and many other vertical storage solutions. Garage Cabinets come in all sizes to give you the space you need to store all your stuff! Ceiling racks provide space for large containers of holiday decorations, camping and sports gear, kayaks, and lawn equipment.

Closet Organization

Many homeowners are having to turn the extra guest bedroom into an office or dual-purpose room. By replacing the bed that is used only a few times a year with a Murphy bed or Wall bed, you can still use the room for visiting guests while gaining an open space for a home office, craft room, classroom or man cave. It can even be used for Yoga or exercise to keep tension at bay. What ever you want. It’s your space. The best news is modular cabinetry is now available in hundreds of colors and a variety of styles. Cabinets are available in all shapes and sizes to truly customize the room to fit your desired wants and needs. Contact your local closet and Murphy bed retailer who may just have the perfect space saving solutions so you can keep all your “stuff” without being overwhelmed by it.

Formosan Termites Require Above and Beyond Diligence In recent months we have received an increasing number of calls inquiring about Formosan Subterranean Termites. These are newcomers to our region, close cousins of the more commonly known Eastern Subterranean Termites. I’d like to point out similarities and significant differences in these two related termite species. A large Eastern Subterranean Termite colony can number around 300,000. A large Formosan Subterranean Termite colony can number from 3,000,000 to 10,000,000. Formosans are not super termites, but the vast size of the colonies is what endangers structures in our region. Ten times the number means ten times the damage at ten times the speed. For example, where normal termites can take years to cause detectable damage, Formosan termites can only take 6 months to a year depending on colony size.

Treatment for both species of termites is essentially the same. Normally, Sentricon Colony Elimination Systems are employed to provide additional protection, particularly in areas with a large Formosan presence. These stations are normally checked once or twice a year, but based on our 53 years of experience in Hilton Head and the low country, we check our stations every 60-90 days. We go above and beyond the manufacturer standards to give our customers the peace of mind and protection they deserve. The potential damage that Formosan Subterranean Termites can cause is not a reason for fear. Instead, it is a cause for diligence in both the pest control provider and the homeowner. You can watch for signs in and around your home. Signs of Formosan termites include mud tunnels from the ground up outside walls that

by Brian DeChirico, General Manager, Hilton Head Exterminators provide a highway that preserves lifegiving moisture. You might take some common-sense preventive measures like removing all wood to ground contact around your home including stored lumber or firewood, repairing any moisture problems, and removing any wood damaged by wood-destroying fungi. Our aggressive inspection program will point out potential problem areas that homeowners need to address. Working together—our above and beyond efforts and your diligence—we can keep your life’s largest investment safe and secure. Add value with a structural warranty Provided by 2-10 Home Buyers Warranty No one expects a new home to have structural issues. Responsible builders and careful buyers always do everything they can to mitigate this problem. But when this unexpected event does occur, a structural warranty from 2-10 Home Buyers Warranty (2-10 HBW)—the industry leader in structural warranty coverage—can be a business and budget saver.

A budget saver for builders and buyers Building and buying a new home is expensive. For builders, each new build creates a long tail of liability because you’re responsible for guaranteeing that each home’s structure is sound. That kind of liability can add up quickly. In fact, the average cost to address a structural defect ranges between $42,000 and $113,000 per claim. With a structural warranty from 2-10 HBW, you transfer those liabilities to us. If any of your covered homes faces a structural

defect, 2-10 HBW’s industry-leading coverage protects your bottom line. Instead of having to find the money, time, and resources to address the issue, 2-10 HBW does it for you. That allows you do what you do best—build quality homes. A structural warranty protects your buyer’s budgets, too. Because you’ve transferred your liabilities to us, your buyers don’t need to worry about trying to address covered structural issues themselves.

For builders, a structural warranty builds trust and provides third-party validation Buyers want to work with builders they trust. Covering your buyers’ homes with a structural warranty is an important step to building that trust. You’re telling potential buyers three things when you cover their home with a structural warranty. 1. Not only is it important to build a quality home, but also to back up that quality with a structural warranty. 2. By working with the industry leader in structural coverage, your home and budget are in the best hands. 3. If something goes wrong with the structural integrity of your home, we have the best solution possible. Additionally, a structural warranty provides valuable third-party validation. To understand why, think about the last time you wanted to go to a new restaurant. You likely went online to see what the Google ratings were.

Now imagine how much more thirdparty validation a potential buyer will seek out when purchasing a new home from you. Working with 2-10 HBW provides that thirdparty validation, because Builder Members must meet certain criteria to work with us. And when the industry leader vouches for you, it goes a long way in proving that you provide added value.

For buyers, a structural warranty affects their buying decision When buyers understand what a structural warranty does for them, it can affect their buying decisions. Consider two important facts about how buyers view structural coverage. 1. Four of five buyers value a third-party, insurance-backed structural warranty. 2. 94% of prospective buyers say that they’re more likely to purchase a new home from a builder who offers a structural warranty, according to a joint survey from the National Association of Home Builders and 2-10 HBW. These facts alone motivate many builders to cover all their homes with 2-10 HBW. You can give buyers something they really want and give them the best possible version of what they want. When you’re speaking to your buyers needs before they even ask, it shows how much you understand them.

YOU BUILD IT, WE’LL BACK YOU UP.

Together, we build the confidence that sells homes.

Understanding Termite Treatments & Warranties– the abbreviated version byTrezza Termite & Pest Control Comparing termite protection and treatment options in the LowCountry can be overwhelming, leaving you feeling like you’re comparing apples to french fries. Warranties, treatments, coverages, lifetime contracts vs. limited contracts, exclusions... we specialize in offering the ideal treatment tailored to each and every situation. At TTPC we don’t expect our clients to be entomologists, that’s our job and we’re here to help while you select the termite company that best fits your needs. In the pest control industry, the LowCountry is considered to be an extremely high risk area for termite infestation. Between our native Subterranean termites and invasive Formosan Termites, termite infestations are a “when“ and not “if” in the

LowCountry. If your home or structure does not currently have a protection program in place, then you’re leaving yourself vulnerable to devastating damage. We recommend that everyone fully understands and evaluates their current protection policy. Specifically, look to see if Formosan Termites are included. If not, consider alternative options. You also want to have an awareness of the control efforts that are in place to reduce your risk. Was a conventional liquid treatment used or was it something else? In spite of what you might read online, our experience has been that termite baiting leaves the house or structure vulnerable to termite infestations. If termite baiting is the only control strategy in place, then it may be time to go shopping. Does your

current provider offer a lifetime warranty? How comprehensive are your routine termite inspections? Have you taken the time to thoroughly read through your annual or semi-annual termite inspection report? Are conducive conditions being brought to your attention? If not… it may be time to seek alternative options. Typically, long-term termite control is not achieved with a single treatment event. Comprehensive inspections are critical to ensure the health of your home. Use the information above as a guide when you’re considering your options. TTPC’s termite warranties are lifetime, transferrable and cover all species of subterranean termites. Our inspection program is one of the most comprehensive inspection programs in our industry and our estimates are free.

Plank siding, Savannah brick, wood floors and tabby surfaces are traditional materials that can still be found in many modern coastal homes. Traditional tabby, also known as “coastal concrete,” is a mix of lime, sand and water and is primarily found in communities along the Southern Atlantic coast. Commonly used during colonial days because of its sturdiness and resilience to humidity, the lime portion of the recipe was often acquired by burning and crushing oyster shells. This is why tabby contains the shell pieces that give it a unique appearance. In a nod to this classic Southern material, Savannah Surfaces now offers a durable paver that showcases the beauty of tabby. Old World Tabby combines natural shell products with modern technology to create a beautiful, unique paving stone. It is offered in both a hand-made concrete version and an outdoor porcelain version. The Benefits of Motorized Shades and Blinds Home automation is here to stay, and there’s no better place to put it to use than with your shades and blinds. Automated blinds offer a level of comfort, ease and efficiency that traditional blinds lack. With motorized shades and blinds, it’s easy to achieve a warm, inviting atmosphere any time of the day. Here are some of the benefits of smart blinds to help you decide if they are right for your home. SAFETY FIRST Regular window blinds require cords and strings to open and close. After long-term use, these cords often become a tangled mess and can pose a strangulation hazard to children and pets. Motorized blinds

SECURITY One of the best benefits of any home automation system is the level of security it adds. By motorizing your blinds and setting schedules or controlling functions remotely, smart blinds give the appearance that someone is home, which can help deter would-be burglars from taking a look.

don’t require exposed cords. Some can even connect to a smart home automation system to automatically open if the fire alarm is triggered allowing first responders to see inside the home. CONVENIENCE Motorized blinds can be opened and closed with the touch of a button. A remote control or smartphone app allows the user to adjust shades as needed or to set up a schedule, so they adjust automatically throughout the day.

PROTECT YOUR FURNITURE, FLOORS AND ART How often do you remember to adjust the blinds before leaving your home so that your favorite painting doesn’t get damaged by sunlight? The joy of home automation is being able to set a program and forget about it. Rugs, artwork and furniture can all be spared from the sun’s harsh rays without you having to be home to manually do the job. Home automation will continue to get smarter. If you want to explore the ease and comfort it can provide, automated shades and blinds is a fairly simple and efficient way to get started.

ENERGY SAVINGS Window coverings are a proven way to reduce solar gain and prevent heat loss. Connecting these coverings to a smart home hub allows them to work with scenes to adjust based on exposure. Essentially, your blinds will close when it’s hot and sunny and raise when you want the light to make it comfortable in the home. Saving money is really a byproduct of saving energy If you are a member of an electric cooperative, you might already be aware of the energy saving programs available to you. In an initiative known as Beat the Peak, Palmetto Electric Cooperative and other South Carolina electric cooperatives are working hard to manage energy use during peak times. Peaks occur on the coldest winter mornings and hottest summer afternoons, when the demand for electricity, and the cost for it, is the highest. By keeping energy usage low during these peak times, the co-op can lower total power costs. Because electric cooperatives are not-for-profit companies, the savings are passed on to the co-op’s members. By joining Beat the Peak, members can save both energy and money in a variety of ways. First, voluntarily sign up for Beat the Peak alerts to be notified by email, text or voice message at times when you can help reduce electricity use by turning off lights, adjusting your thermostat and delaying the use of major appliances such as hot water heaters, washing machines and clothes dryers. In 2020, more than 50,000 Beat the Peak participants throughout the state of South Carolina have helped save a projected $580,000 in wholesale power costs. For years, Palmetto Electric Cooperative members have had access to H2O Select, an electric water heater program that saves members money each year in water heater rebates and incentives. By heating water when the demand for electricity is low and storing that thermal energy for later use, electric water heaters save members and the cooperative money. In a similar way, the Smart Thermostat program helps members

save by allowing Palmetto Electric to adjust your thermostat during peak energy periods. After enrolling, members will receive a FREE smart thermostat with FREE standard installation and could be eligible for Smart Rewards bill credits. Smart thermostats are designed to ensure that your home is at a specific temperature when it needs to be and eliminates unnecessary HVAC usage. Smart thermostats are more accurate at measuring the current indoor temperature and more efficient at raising or lowering it to your desired indoor temperature. They are wi-fi enabled and therefore, you can monitor and control them using a smartphone, tablet or computer – no matter where you are.

When you install an thermostat, you can:

smart

CONTROL: Conveniently adjust your home’s temperature from anywhere, anytime. Operate it from your mobile device, computer or tablet.

TRACK: View monthly energy reports that show use. You can even compare your use to what others are using.

SAVE: The thermostat adjusts when you’re not home. The thermostat also adjusts for a few degrees during peak periods. During peak control events, the thermostat’s temperature settings will be adjusted as needed, up to 4 degrees above or below your desired setting. You will be notified prior to an upcoming peak event and will have the opportunity to opt-out if desired. * By reducing your electricity use during peak times, you will be helping reduce costs for all Palmetto Electric members, and you could be eligible for Smart Rewards bill credits. Many still love the classic beauty and longevity of Plantation Shutters. Others appreciate the simplicity and practicality of Wood Blinds. Screen Shades are popular for the ability to retain your view while still protecting your interiors from heat and fading. We would love the opportunity to help you with your window treatment selections. Please give us a call to set up a showroom or in home appointment.

Surviving a Remodel

Remodeling can be a pain, but the finished product is usually worth it. Here are some inspiring renovations to get you started.

Remodeling your home is uniquely different from building a new one because your dwelling place becomes the worksite. You live side by side with the project from start to finish. The process takes patience and perseverance and once construction begins, you’ll probably long for simple pleasures like a dust-free home or a fully functioning kitchen or bath. But the end result will be well worth these inconveniences. Here are some tips to help minimize the stress involved with a remodeling project.

Tackle one project at a time

E S P O S I TO C O N S T R U C T I O N I N C .

Planning to renovate your kitchen and bathrooms all at once will leave you with no working fixtures for everyday tasks. Spacing these projects out ensures you have running water when you need it.

Do as much as you can before the walls come down

BEFORE

Create a plan, buy materials, and line up subcontractors before you start demo. This limits the duration of your downtime, which helps maintain your sanity.

BEFORE Set up a home within your home

Dust is the worst part of a live-in remodel. To minimize this, create a separate living space in your home and use thick plastic and masking tape to cordon it off from your work area. Use a damp rug to trap dust and prevent boots from tracking it into the living space. And keep a Shop Vac handy for daily pickup.

Take a trip Renovations can be overwhelming at times so give yourself a break when you need it. Spend a weekend at the beach to renew your focus.

Go with the flow Any building project has unforeseen obstacles. As problems arise, be flexible and hold onto a positive outlook knowing that your renovation will be well=worth the headaches.

Create a fresh look with paint Provided by Benchmark Interiors Inc. Giving your home a fresh look is as simple as painting the walls. A new coat of color can drastically change the ambience of a room, and new paint instantly makes a room feel cleaner. Repairing holes, scratches and imperfections from normal wear and tear will also make you fall in love with your rooms again. And painting exterior walls can make a home look brand new. There are also practical reasons to paint. Good quality paint actually protects walls (especially exterior), which are prone to damage from environmental factors, such as temperature and relative humidity variations. For exteriors, repainting regularly can help avoid damage to wall surface and prevent further structural damage. If your style tastes have changed, painting is a quick and simple way to transform rooms without too much

cost. You can also create a special room in your home–a nursery, office, playroom or bathroom–and set it apart with paint patterns and contrasting colors. There are hundreds of ways to get creative with paint. If you are putting your home on the market soon, painting is definitely in order. Research shows that updating the paint can increase the real estate value of your house. Real estate agents and professional painters both recommend that sellers paint their houses in neutral shades throughout. Neutral colors help the house to look fresh and clean, but it also makes it easier for buyers to envision their belongings in the home. Likewise, painting the house in colors that are prominent in current design trends will draw the attention of people scrolling through home listings in their area. There are many paint colors that can help you sell your home and your interior painter can be a great resource to help you pick the right one. To get the most enjoyment out of your new paint job, consult a professional painter. He or she can repair any wall damage, help with finish selections and bring your vision to life. So all you have to do is pick the color!

Paint like a Pro EXTERIOR PAINT TIPS • New siding for house comes with a shipping primer to protect it during delivery, but this is not the same as being primed for painting. All new siding must be primed before exterior paint is applied. • To protect your paint on the outside of your house, you should power wash it every year. • Depending on how much sun your house gets every day, you will probably need to paint your exterior every 5 to 8 years. You can get 10 to 14 years with a better quality paint. • Paint is only as good as the product you put it on.

INTERIOR PAINT TIPS • Same as exterior, better paint will produce better results • As for finishes, eggshell paint is not washable, it is just shinier than a matte or flat finish. If you want a paint that can easily be wiped clean, try Sherwin-Williams Cashmere or Duration (or equal to) paint. These paints are wipeable in matte or flat. • To save some money when painting your house look at the ceilings. Your walls and trim might need to be painted but your ceiling should be fine unless you want to change the color.

Pick your colors and leave the rest to us!

3 Tips for Finding an Amazing Home Builder Provided by Coastal Homes If you have made the decision to hire a home builder to create the perfect home for you, then you are likely feeling very excited and anxious to get the process started. However, you still have a huge decision to make. You need to figure out what home builder you’d like to hire to build your dream home for you. Thankfully, there are certain things that you can do to find an amazing home builder to build your home. Here are three great tips.

Let Them Know What You Want Up Front One tip for finding a great home builder to meet your specific needs is to let them know what you’d like right up front. Being transparent and open about what you want helps you to see if you are going to mesh well with this home builder and if they are going to be able to create the

home that you are envisioning. They will let you know what they are capable of and you can determine if you are a match or not.

Check Out Their Reviews Another great tip for finding an excellent home builder to meet your needs is to check out all of their reviews. Most home builders will have a variety of online reviews that you can read through. These help you to get a feel for the kind of work that the home builder does and allows you to see if their past customers have been pleased with their homes.

Get A Variety Of Quotes Lastly, don’t be afraid to get a variety of quotes from different builders. You likely have a budget that you need to stay within, and getting a quote helps you to see if you can even afford the home

builder’s services. You can then compare the quotes that you have received and determine which home builder is the best suited to your needs. To learn more tips for finding a great home builder, or to talk to an excellent home builder today, visit us at Coastal Homes & Sunrooms.

Invest in wellness with a Hot Tub Provided by Year Round Pool A high-quality hot tub can improve your life in ways you may not have considered before. Hot tubs bring families closer together while helping to connect with the world around us. Incorporating hot tub usage into your daily routine can also help improve your general well-being. Regular spa use might also reduce stress, ease pain, improve the quality of your sleep, and increase flexibility. IMPROVED RANGE OF MOTION As we age, we lose our range of motion. Through regular usage, your hot tub can help you restore lost flexibility and slow the natural stiffening that comes with age. The warm water of a spa creates hydrostatic pressure—the pressure caused by the weight of fluids—on the body. This reduces joint inflammation, which in turn aids mobility. RELIEF FROM ARTHRITIS SYMPTOMS Spending time in your hot tub may provide temporary relief from arthritic joint pain. In a controlled study examining the effects of spa therapy on patients with severe osteoarthritis, researchers found significant reduction in pain

after just two weeks. In fact, patients undergoing spa therapy experienced less pain than those undergoing drug therapy at the same time. Likewise, a study of patients with rheumatoid arthritis demonstrated that hydrotherapy reduced pain, tension, and joint tenderness. RELIEF FROM FIBROMYALGIA SYPTOMS Fibromyalgia is a disorder involving chronic pain and fatigue throughout the body, often resulting in disturbed sleep and an impaired ability to concentrate. It can cause disruptions at work and at home. A study of the effects of hydrotherapy on fibromyalgia patients showed marked benefits. Following a course of hydrotherapy treatment, patients reported improvements in physical functionality, sleep quality, and the ability to do their jobs, accompanied by a reduction in pain intensity, fatigue, stiffness, anxiety, and depression. RELIEF FROM LOWER BACK PAIN According to one estimate, 80% of all Americans will suffer from lower back pain at some point. It can make performing everyday activities a difficult and painful challenge. In multiple studies, people living with chronic back pain who underwent hydrotherapy treatment, either on its own or in combination with other treatments, saw a reduction in their symptoms. While these studies do indicate the positive effects of hydrotherapy, they do not replace the advice of a doctor. DECREASED ANXIETY AND STRESS Time spent in a hot tub encourages stress-free

relaxation. Before you leave for work in the morning, soaking in your spa for fifteen or twenty minutes can help you begin your day feeling rested and focused. At night, it can help you unwind and leave the stresses of the day behind you. Controlled studies have shown that the use of hydrotherapy can lead to an improved psychological and emotional state. BETTER SLEEP Lack of sleep can increase feelings of stress and anxiety reducing your ability to be productive. This can become a vicious cycle, as these same negative feelings can cause or aggravate many sleep disorders. Using your hot tub on a regular basis can break that cycle and help you get to sleep. EASES SORE MUSCLES If you suffer from sore or aching muscles, a hot tub can help. The hot water and massage jets release tension and knead the toxins from your muscle fibers. Buoyancy takes the pressure off your legs, feet and back, helping you work out the knots. Regular soaks in your spa can improve your health and overall well-being. In order to fully experience these benefits, it’s important to choose the right hot tub. A hot tub that doesn’t work properly, requires constant repairs, or uses energy inefficiently may add more stress to your life than it reduces. It’s best to invest in a quality, worry-free hot tub that you can enjoy for years to come. For more information about hot tubs, please call Year Round Pool at (843) 837-7665.

Cost-Efficient Heating for your Pool Provided by Year Round Pool Many pool owners tell us that they really enjoy the experience of a warm pool, but the cost of heating a pool can be significant even with a highly efficient system like a Heat Pump Pool Heater (HPPH). Here are six methods that will help. Each pool environment is different, and while the value of each method is universal, they are not all universally applicable to a particular pool. 1 | Solar heating is essentially free (there are some small increases in the cost to pump the water through the large solar panels, but it is minimal). The downside of solar is that it rarely meets the needs for a full season of heating demand, or it fails to provide heat fast enough or when the sun isn’t shining. But when solar is available and you have the budget to purchase a solar system with a Heat Pump Pool Heater backup, you can have the best, most economical system available. 2 | If you have a Heat Pump Pool Heater (HPPH) system only, the time of day that you run your

HPPH is a system operation parameter you should address. HPPH’s get their heat from the air. So, logically, the best time to run a HPPH is when the air temperature is at its warmest. As long as your filtration is running at the warmest time of the day, your HPPH will operate at its optimum Coefficiency of Performance (COP). COP is the measure of energy output divided by energy input. 3 | And speaking of COP…the COP is the efficiency rating of the HPPH. As mentioned in item 2, this measure of efficiency changes as the air temperature changes. The unit is more efficient the warmer the air temperature. Another aspect of COP to consider the overall COP rating as applied to the individual model of HPPH you purchase. Not all HPPHs are created equal. If we do a comparison of HPPHs and assume all have the same heating capacity, or BTUh, you will find a variety of COP ratings available on the market. The higher the COP rating, the more efficient the HPPH will be. The percentage difference between one COP rating and another will equate to the percentage savings available between the lower and higher rated COP heater. This means you should buy the highest COP-rated unit your budget allows while making sure the model you select has the capacity, or BTUh, to meet your heating demand. Your Pool Professional can help you with this decision process. 4 | Controlling evaporation. Heat loss on any pool, heated by any means, is primarily driven by evaporation from the surface of the pool. Upwards

of 75% of heat loss is through this method. So controlling that evaporative loss is key to reducing heating cost. There are three types of blankets that can help control evaporation: Solid, Floating and Liquid. The Liquid blanket is easy to use, and is inexpensive, but also carries the lowest level of effectiveness. 5 | Wind at the surface of the pool creates ripples or small waves on the surface of the pool ultimately accelerating evaporation. So, creating a pool environment that is shielded from wind will greatly help reduce heating cost. 6 | The last method is the pool temperature set point. The warmer you heat your pool water, the more it will cost to keep it warm. Each degree rise in temperature can equate to an approximate 1518% increase in operation cost. So, while an 88°F pool is nice and toasty warm, it will cost a lot more to maintain than a pool that is held at 85°F. There is nothing better than a warm pool. These are some tried and true ways to help keep that cost to a minimum. For more information about heat pumps, please call our Customer Service at 800.878.0998.

Protection from the storm Provided by Seaglass Whether you plan to evacuate for a storm or shelter in place, get prepared now by asking yourself these questions. WHAT IS ALLOWED BY COMMUNITY GUIDELINES? There may be certain styles or colors that can be selected. You may also have to submit paperwork and wait for approval which can delay further action on your order. DO YOU HAVE ANY WINDOWS THAT ARE NOT EASILY ACCESSIBLE? Second story windows and dormer windows can be tough to reach and may require a ladder for operation of the shutters or install of storm panels. If this is the case, you may want rolling shutters for at least these windows. HOW QUICKLY WILL YOU WANT TO EVACUATE? Items such as storm panels will have to be installed before the storm

arrives. This may leave you with little time to prepare with supplies and other needs on a large home. If you are unable to push a lot of weight for large accordion shutters or operate the manual rolling shutters hand crank, then it may be best to use motorized shutters. If your property is a rental and you need to secure the home when not in use, you will need to consider what is the easiest for renters to use with minimal instruction. WHAT BEST MATCHES YOUR HOME’S EXTERIOR STYLE? Choose permanent options such as accordion shutters or rolling shutters for year round protection. Add remote control to your rolling shutters to operate from anywhere in the world. The neutral color options make this very easy to match any home’s style and current color pallet. Permanent options are great for vacation or rental homes that aren’t regularly inhabited by homeowners. If you are looking for a system that looks “natural” when not in use, choose colonial or bahama shutters. These styles are normally seen on homes and can be upgraded from a decorative style to the miami dade rated storm shutters. HOW MUCH STORAGE CAN YOU SPARE? Storm panels, flat panels, and fabric shield

offer great temporary protection. But once it’s time to remove these options, you will need to consider where to store the panels and hardware since panels often vary in size. HOW MUCH MAINTENANCE WOULD YOU LIKE TO PERFORM? Maintenance varies product to product. With removable options, the maintenance is very minimal. At most you will need to rinse the panels or fabric off with water to remove and dirt or debris. Then simply dry and store until the next use. For our permanent options, you will need to do anywhere from biannual to monthly maintenance. This maintenance consists of making sure they operate smoothly, removing debris such as twigs, dirt, ant hills or any other items that would obstruct the shutter and tracks. You will need to also lubricate the tracks with a silicone lubricant to keep the smooth operation. With great care for the shutters and its parts, these systems can be a sound investment for your home. If you are considering any storm protection options, don’t delay a consultation and ordering. The sooner you’re home is protected, the better off you’ll be!

Choosing Pavers for your Home Provided by Savannah Hardscapes Many people choose traditional concrete or concrete pavers for their driveways, sidewalks, and patios, but there are other options available that can enhance the appearance of—and add value to—any home. Pavers, commonly made from brick, tile, stone, and other materials, are a classy alternative for exterior flooring, so choose them wisely with these helpful tips.

Consider the Effect The first thing for homeowners to consider when shopping for pavers is the effect they want to achieve. Patterned pavers create a vibrant, energetic feel—perfect for pool parties and cookouts on the patio! For a rustic outdoor living space, textured, tumbled pavers create a rugged

vibe. Natural tones and clean lines are calming, making them perfect for tranquil landscapes and Zen gardens. Typically, light colors make small areas feel larger, while dark ones have the opposite effect.

Location is Key Location of the pavers is just as important as purpose. Driveways, outdoor living areas, and patios are at risk for stains from engine oil, grease, and other materials. Stains are obvious on light, monotone pavers, while multicolored pavers typically hide them well. Homeowners should be sure paver color and texture will suit their space and use.

Avoid the Perfect Match While it might seem like a good idea to perfectly match exterior pavers to the house, it’s best to take a complementary approach. The home should be the focal point, and pavers that are a few shades lighter than the house achieve this effect. Brick homes are perfectly complemented by grey pavers, as brick pavers would create an overwhelming amount of red. But brick is beautiful for homes with wood siding.

These ideas should guide you towards pavers you’ll love, but if you still aren’t sure which option will work best, the hardscaping experts at Savannah Surfaces can help you decide. Then we’ll provide flawless installation of your project, leaving you with results that’ll make the neighbors envious. Call 843-812-0836 or visit our showroom in Hardeeville, SC to learn more.

Scrutinize the Colors Natural tones are popular hardscape materials because they blend so well with their surroundings. But not just any shade will do. Many natural tones have hints of other colors—like yellows and pinks—that glint in the sunlight or appear different at night.
