Board of Governors Meetings Wondering how your HOA does business? Have a question or comment you want to discuss with the Board? Come to a meeting at the Grange or Taft House. Homeowners are welcome and encouraged to attend. Most Board meetings are held on the first Monday of the month and in order to accommodate different homeowner schedules, there are both afternoon and evening meeting times. Neighborhood news Meadows Neighborhood Company Snow Removal Information General information regarding snow removal procedures is listed below. For detailed information please visit our website at www.meadowslink. com then click on the MNC Info tab at the top left of the screen and and select Snow Removal Information. Streets: The Meadows Neighborhood Company (MNC) is not responsible for clearing snow from the streets throughout the community. The streets are owned and maintained by the Town of Castle Rock. Sidewalks: It is the property owner’s responsibility to keep the sidewalks on or adjacent to their property free from snow and ice. It is deemed appropriate that snow and ice shall be removed from the sidewalks within 48 hours following the termination of any weather condition which causes 2 or more inches of accumulation upon such sidewalks. (Reference Town Municipal Code 12.16.030, letter D, for more information). The MNC does not enforce snow removal in regards to residents not clearing their sidewalks. This is enforced by the Town of Castle Rock. Please do not report these violations to the MNC. They should be reported to the Town of Castle Rock at: email@example.com or 720-733-3557. Trails: Some trails throughout The Meadows are owned and maintained by the MNC and some are owned and maintained by the Town of Castle Rock. We work in collaboration with the Town of Castle Rock to ensure the trails are clear of snow. Alleys & Shared Driveways: The Stewart Park, Upland Park, and Tyler Park neighborhoods in The Meadows have alleys and shared driveways that the MNC clears of snow. Please visit our website for more detailed information for these areas. MNC Areas: The MNC clears snow for the Grange, Taft House, MNC owned trails, sidewalks on or adjacent to MNC property, alleys, and shared driveways. • The MNC will begin snow removal procedures oncethere is 2 or more inches of snow accumulation ( 4 inches for shared driveways) and the snow has stopped falling unless forecasted temperaturesdeem snow removal efforts to be unnecessary as the snowwill quickly melt. • The MNC may apply salt/sand as it deems necessary. • The MNC operates according to a priority list. The Grange, Taft House, alleys, and shared driveways will always be cleared of snow first. Sidewalks on or adjacent to MNC property close to schools will be cleared next. All 6
other sidewalks and the trail system will be cleared last. • If you have questions or concerns regarding MNC snow removal practices please feel free to call 303-814-2358 for additional information. Facility Closures: The Grange and Taft House follow the Douglas County School District snow delay/cancellation schedule. If the schools are delayed then the Grange and Taft House will open at 10 a.m. If school is cancelled then the Grange and Taft House will be closed for the day. Choose warmer days and remember to remove the hose from the spigot when you are done. Your lawn will continue to need moisture all winter long. If there is no snow cover, you should water dry areas about every 4-5 weeks especially: * Hills with a southern exposure * Areas subject to heat reflection from windows or reflective surface * Make sure gutters are clear of fall debris so water doesn’t freeze in the gutters and backflow into the house

Facebook The Meadows Neighborhood Company (MNC) homeowner’s association has its own Facebook Page called The Meadows Neighborhood Company. Many of you may already follow “The Meadows at Castle Rock”, however, that page is not controlled by the HOA. It is operated by the development company that developed The Meadows.
All About Trash We have a contract with Waste Management for our trash services here in The Meadows Neighborhood Company. Please make sure all your trash is contained in a Waste Management provided trash bin to allow the truck to pick up the bin and collect the garbage with its mechanized arms. This process no longer requires the driver to get out at every house to load up all the trash that is on the curb, therefore making it more efficient. Trash can be put out the evening before pickup and needs to be stored away the evening of pickup. All bins need to be stored in an enclosed structure or appropriately screened from view and only outside at proper pickup times. Additional bags and boxes full of trash curbside will not get picked up, without calling WM at 303-797-1600 to schedule and pay for the larger trash service. Cardboard boxes will still be picked up, but they must be flattened and placed next to your bin on either your regular trash day or recycling day. Leaf and yard waste must be disposed of in the bins. Just a reminder that trash collection is every Friday and recycling is every other Friday. Please see the calendar below for pickups and holidays. This calendar is also available on our website www.meadowslink.com. Any missed pickups reported on Friday prior to close of business, should be collected on Saturday. If your pickup was inadvertently missed, please contact email@example.com. For all issues regarding trash setup, replacement bins or additional bins, please contact mweyand@meadowslink. com. Please note, each household is entitled to 2 trash bins and 2 recycle bins. If you need more than 2 trash bins, or 2 recycle bins, there will be a $5 monthly fee per bin. Please Note: Bins that are owned by Waste Management must be left at the property when selling for the next owners to utilize.

The Grange Book Exchange This event was originally scheduled for January 9. Due to COVID, we have postponed the event to Saturday March 27. Depending on COVID guidelines, this date could be changed again. This event is for all the readers in the community! Just how does the Book Exchange work? Participants are encouraged to bring their used books and DVDâ€™s and puzzles to The Grange in boxes that you do not want back. These items can be dropped off the week before the event at The Grange during the allowed drop off dates/times. Please note that we are unable to accept encyclopedias, VHS tapes, or outdated school books and how to/ instruction books (Example: Learn Windows 98). Please do not bring books with you to the actual event on Saturday, March 27, as we will not accept them. All books need to be dropped off before the event during the designated drop off times. Drop Off Dates/Times: Monday, March 22 through Thursday, March 25 from 9 am to 8 pm. Then participants come back for the main event, which happens on Saturday, March 27 from 9 am to 2 pm. The Grange staff and a group of wonderful volunteers will have gone through all of the books and organized them into various categories. You can then come into The Grange and rummage through hundreds of books and take whatever you would like to read. The event is completely free and you do not have to have donated books to be able to come to the exchange. There is no limit on the number of books, movies or puzzles you can take and all items are on a first come, first served basis. New Event Date: Saturday, March 27 Time: 9:00 am-2:00 pm Cost: Free Age Requirements: All Ages Welcome Location: The Grange (3692 Meadows Blvd., Castle Rock, CO) Special Note: We recommend that participants bring a tote bag or box with them to the event to make it easier to bring their books back home. Home and Garden PLANNING AHEAD FOR SPRING PROJECTS –ARCHITECTURAL REVIEW
Holiday & Seasonal Decorations Holiday decorating is fun and exciting in late fall. It is far less exciting to take the lights and decorations down in January when the weather may be colder. Make sure to take down any holiday lights, and put away all holiday decorations by January 31st.
Now is the perfect time to start planning for your spring and summer projects that require Architectural Review Committee (ARC) approval. In a nutshell, ARC approval is required for any improvement, change or addition to the exterior of your home or your yard. Even if you are planning to paint your home the same colors, you still need to submit an ARC application for approval. Several Meadows homeowners had indicated throughout the summer that it was often challenging to find available painters and other contractors to complete their projects in a timely manner. So, whether you are planning to repaint your home or install a new fence or deck, this is the ideal time to contact contractors for an estimate or design plan for your project. Once your plans are finalized, schedule a date right away with your contractor for spring or summer installation. You’ll then need to allow for adequate time to receive ARC approval, which can sometimes take up to 30 days, depending on when you submit your application. During the winter months, the Committee only meets once a month, so the entire process can take several weeks. In addition, if your application is incomplete or missing any needed documentation, this can delay your approval as well. Keep in mind that if you have recently moved into a new construction home, the HOA requires all landscaping to be completed within 6 months, so advance planning is extremely important when trying to work around our winter weather. Many projects, including, but not limited to, landscaping, fencing, patios, decks, pergolas, or retaining walls, require you to submit a copy of your legal plot plan along with your application. The plot plan shows all the dimensions of your property, the utility easements and the drainage pattern. You will need to indicate on the plot plan the location of each proposed improvement in relation to the house and the property lines. If you didn’t receive a copy of your plot plan when you purchased your home, you can request a plot plan from the Town of Castle Rock by emailing firstname.lastname@example.org. Lawn and Landscape Colder months are here, but lawn and landscaped areas need winter care. Winter Watering for Healthy Landscape Water trees, shrubs, lawns and perennials during long periods of dry winter weather to help improve the overall health of your landscape. Water only when the temperature is 40 degrees F or higher with no snow cover. It is best to water mid-day, if possible so the area has time to absorb the moisture before temperatures drop at night. Deep Root Watering for Trees The tree dripline is located directly under the outer edge of tree branches. This is the area where the most active root development is. Watering close to the trunk can cause root rot. Spring snows are typically very moist, which can be heavy on your tree branches. Knock snow off the tree branches when possible to prevent the branches from breaking. The moisture is great for roots that are just on the verge of growing. You may notice your lawn starting to turn green in early March. The months of February and March are a great time to prune trees. Begin to devise a plan for Spring and Summer lawn care. If you are planning to make changes to your front yard area, submit an ARC request early so you can begin work ASAP. Continue to maintain all curbs, gutters and sidewalks on, or adjacent to your property free from snow and ice. The State University of Colorado extension office is a great resource for Colorado residents. You can find recommended plants, trees and grasses that fare well in Coloradoâ€™s unpredictable weather. https://extension.colostate.edu/ Covenant Inspections will resume on a house by house basis the first of the year. Take a look at your property as a whole and consider where there may be issues and what you need to do to rectify these. Christmas Tree Recycling Give one last holiday gift to the environment by taking your live Christmas tree to one of the three participating parks. Trees are then transported to the Douglas County Fairgrounds, where they are turned into mulch and made available to the public. The Christmas Tree Recycling program is a part of the Town’s overall Project Green environmental initiative.
