ever underestimate the power of a decent meal out.

Restaurants and pubs are so much more than simply somewhere to satisfy those hunger pangs. Not only do they provide crucial social lifelines to many people across the city, they’re also the spaces where life happens: birthdays, anniversaries, engagements, goodbyes, hellos and so much more. Magic moments happen around tables, whether you’re finding a moment of peace alone (because sometimes the best company is a comforting plate of uninterrupted food), or sharing morsels with those you love the most. Having been a restaurant industry journalist for many years in a previous life, I’ve got a huge soft spot for these places and the unrelentingly dedicated people who commit to running an eatery – often at the expense of many other things in daily life we take for granted.

That’s why I’m extremely pleased to welcome some of the city’s finest chefs to our pages for this issue, from restaurants including Wilsons and Dongnae, which both recently made the Top 50 list in the National Restaurant Awards. Our contributor Simon Horsford managed to snatch some precious moments to talk to them about a huge range of topics: favourite ingredients, social media-savvy recipes, Michelin stars, kitchen TV dramas, their own top dining spots, rising business costs and VAT rates.

These insights into the minds behind some of the city’s most-loved restaurants couldn’t come at a more crucial time for the industry: July marks the opening up of an important petition to the general public as part of the national VAT’s The Problem campaign, spearheaded by chef Tom Kerridge – and no doubt supported by countless restaurateurs across Bristol. It’s urging the government to cut hospitality VAT to 10% so it’s in line with Europe (it’s currently double that). Even if you don’t know much about complex business rates, anyone reading this will no doubt have seen or heard of yet another closure of a cherished pub, bar or restaurant in your neighbourhood.

If you happen to feel inspired to help the sector get to one million signatures, then you can add your name via vatstheproblem.co.uk. Either way, it’s always a good idea to book a meal somewhere local to help support these hardworking souls; we’re lucky enough to live a stone’s throw away some of the UK’s most-lauded menus, after all.

Celebrate the Old Vic

Dance to Kate Bush The global Kate Bush phenomenon is coming to Bristol, inviting dancers of all ages and genders to wear crimson dresses (or swimsuits!), learn some or all of the iconic 1978 Wuthering Heights choreography, and celebrate the legendary Kate Bush at this free to participate, fundraising event. Release your inner Kate and join in the flashmob dance that’s enjoyed around the world. There are two locations this year, with dances taking place on 26 July at Clevedon Marine Lake and College Green in the city.

This year, Bristol Old Vic has thrown open its doors (and pulled back the curtain) to invite the city to celebrate an extraordinary milestone: 260 years of theatre, creativity and community. See the Summer Show in Portishead Portishead Show, held 25-26 July (BS20 7RA), is a country fair and a traditional flower and produce show running since 1863. With more than 300 competition classes to enter, there really is a class for all ages, from pre-school to senior citizens.

Meet Stacey Olika: Forbes’ 30 Under 30 Europe 2026 star, storyteller, curator, content creator and presenter Bristol is home. I grew up here after moving from Switzerland as a child, and so much of who I am has been shaped by the city’s creativity, diversity and community spirit. It’s the city I first found opportunities, hosted events and built a community of creatives. It gave me the cando spirit and I had people that backed my plans from very early on, which was incredible.

Bristol has always felt willing to try something new. It has an independent spirit that encourages you to experiment and collaborate.

I love the balance between noisy and quiet, you can be in the centre where it’s bustling and drive 15 mins out and it feels calm. I need that as a creative.

Growing up, I didn’t always see people who looked like me represented in the stories I consumed. As I got older and graduated from university, I realised storytelling has the power to shape how we see ourselves and others. So, I used my creativity and my graphic design work to question society, questioning ourselves and the way we think – I realised that there was so much power in speaking out loud about things. That understanding motivated me to build a career focused on creating opportunities, amplifying voices and helping ensure more people feel seen. It started off across design, the art industry, then into the creative industry and now into broadcasting.

There are so many grassroots organisations doing brilliant work that often operate behind the scenes. I will always advocate for Rising Arts Agency, who gave me my first big break. There are also some amazing events being led by creatives such as Reload Sound and The Aux Social.

I’d love to see even more investment and collaboration between local business and brands. There’s power in community coming together and creating something that meets the needs of the people in that area.

Launching the Creative Equity Drama IP Fund at Channel 4 was a defining moment for me. It’s a project designed to help ethnically diverse-led production companies access and develop intellectual property, addressing a challenge that can have a long-term impact on who gets to create and own stories. Seeing an idea move from concept to reality was incredibly rewarding.

The Uncomfortable Truths project I did at Bristol Museum & Art Gallery was also a really proud moment for me. I had people who saw my potential and invested in me, even when I wasn’t so sure of myself and my capabilities, to be honest. We created a huge project that lives in the museum forever and I don’t think a lot of people can say that.

I’m excited about continuing to grow something I recently shared online: Becoming Her. It’s a platform focused on personal growth, community and honest conversations for women navigating the peaks and troughs of their life while building their careers. I’m also passionate about creating more opportunities for underrepresented creatives in television, so am always keen to speak to more talent who work in TV. Vacant bowls club given new lease of life A much-loved corner of St George’s Park has been brought back into community use with the opening of the new St George Bowls & Social Club.

The venue, which was once home to the Bristol Omnibus Bowls Club (founded in 1936 for employees of the Bristol Tramways), closed due to rising operating costs, but has been revived by a group of local residents who have formed a Community Interest Company and transformed the site into a welcoming hub for sport, socialising and wellbeing. Following an extensive refurbishment, the restored clubhouse now offers lawn bowls, a café, community events and venue hire, with further plans including wellness facilities (i.e. a sauna) and activity spaces for local groups. Organisers hope the club will become a multi-generational gathering place, encouraging people of all ages to connect through recreation and shared experiences. stgeorgebowlsandsocialclub.org

Twenty new murals painted for this year’s Weston Wallz Weston-super-Mare will once again become an open-air gallery this summer as Weston Wallz returns from 17-26 July, bringing 20 new murals and a programme of community-led street art projects to the town.

Produced by Upfest, Weston Wallz will transform walls across the town centre and seafront, with artists creating large-scale artworks that celebrate creativity, community and local identity. Now firmly established as one of the UK's most exciting street art festivals, Weston Wallz continues to use public art to tell stories, create conversations and leave a lasting outdoor gallery in the seaside town of more than 70 large scale artworks.

Cinema Rediscovered’s lineup celebrates 10 years Bookings are now open for the 10th birthday edition of Cinema Rediscovered (the festival celebrating newly-restored films, forgotten gems and classic revivals) taking place in and around the city from 22-26 July. There will be more than 50 film screenings and 17 premieres, plus special guests, talks, walks, craft and improv workshops, projection box tours, a BFI National Archive exhibition, murder mystery game and much more. Local figures celebrated in King’s Birthday Honours Bristol figures and community champions are among those recognised in this year’s King’s Birthday Honours, with accolades spanning sport, inclusion, entrepreneurship and the creative industries.

Leading the local celebrations are Aardman co-founders Sir Peter Lord and Sir David Sproxton, who have both received knighthoods for services to the creative industries and charity. The pair launched the world-renowned Bristol animation studio more than 50 years ago, helping to create beloved characters including Wallace & Gromit and Shaun the Sheep while establishing the city as a global centre for creative talent.

Also recognised is Mel Bound, founder of This Woman Runs (pictured above), who has been awarded an OBE for services to women’s community sport. Through her fast-growing network of running groups, Bound has encouraged thousands of women across the UK to become more active, confident and connected through exercise. Meanwhile, Steve Evans, founder of Bristol charity All Aboard (pictured left), receives an MBE for services to the community. Evans established the organisation to support disabled and disadvantaged people through inclusive sailing and outdoor activities, creating opportunities for participation, confidence-building and social connection.

Brunel’s SS Great Britain rebrands to Bristol Dockyards

The historic attraction formerly known as Brunel’s SS Great Britain has officially rebranded as Bristol Dockyards ahead of the reopening of its stateof-the-art new museum later this month (18 July) The reopening of the museum is the first phase of development envisioned by the SS Great Britain Trust and its commitment to transform the historic site into a broader cultural and learning campus encompassing the Great Western and Albion dockyards. Future phases of the project will focus on vital conservation work, reestablishing the Albion dock as a working dockyard for maritime skills training opportunities and broadening programming. This will culminate in celebrations for the 60th anniversary of the ship’s return to Bristol from the Falkland Islands in 2030. bristoldockyards.org

Local artist exhibits at Royal Academy after 22 years of rejections

Bristol artist Vincent Michael Brown has been selected to exhibit in the Royal Academy Summer Exhibition for the first time, bringing to an end an incredible 22-year journey of submissions to the world's most prestigious open-entry art exhibition.

The Royal Academy Summer Exhibition, which has been held annually in London since 1769, attracts around 32,000 entries from 18,000 artists around the world. Selection is highly competitive, making acceptance a significant milestone in an artist's career.

"I've been submitting work to the Royal Academy Summer Exhibition since 2004,” says Vincent. “To finally receive that acceptance feels surreal. As artists, we're often told that persistence matters, but there are moments when you begin to wonder whether your work will ever connect with the right people at the right time. This acceptance is a reminder that perseverance can pay off."

Vistors to the exhibition, which is at the Royal Academy of Arts, Burlington House, London, until 23 August, can view Vincent’s accepted work Gossip Girls among the other remarkable works of art chosen this year across painting, sculpture, printmaking, photography, architecture and other disciplines. vincentbrown.co.uk

ason Donovan has returned to one of his most famous roles: playing Frank-N-Furter in Richard O’Brien’s anarchic musical, The Rocky Horror Show. So, the question has to be: why?

“In a nutshell,” he says, “I’m a fan. I love the show; I love the music; I love the character. I was touring my own show about five years ago and included Sweet Transvestite from Rocky as a key moment in my musical career. It went down a storm.”

He subsequently emailed producer Howard Panter saying that he’d read there was to be a 50th anniversary production of Rocky Horror and he’d love to be involved. And so it came to pass: first in Sydney, in Melbourne, in the West End, a UK tour in 2025 and now via a 2026 UK tour where Jason is performing in Edinburgh, Liverpool, Eastbourne and Bristol.

“If the relationship had any chance of working, she told me, and if I was going to have any involvement in the life of our child, I would have to give up the self-indulgent hedonistic lifestyle of the 90s and take greater control of my life. And I did.

It’s something that happened gradually rather than immediately. “You either seize your opportunities or you don’t”.

But, in the end, he says, you’ve got to want to change. “Elton John said it and it’s true: nobody can do it for you.”

It was a major turning point in his life and the beginning of a relationship – the couple finally married in 2008 – that has stood him in good stead from that day to this. The couple have three children: Jemma is 25 and an actress; 24-year-old Zac is a TV producer in Australia and Molly, 14, is still at school.

INTERVIEW “Look, I come to the role as an actor. I always dreamed of fronting a rock band and this is about as close as I’ve got. When I put on those high heels, I become that rock ‘n’ roll star. It makes me feel powerful, tall, in charge.

“And audiences love it. As I look out from the stage, I see a beautiful landscape of people wearing outrageous costumes. It’s not hard to see why: in many ways, Rocky is panto for adults. The costumes are just as much a part of the show as the characters and the music.”

Essential self-care All right, but what about the wear and tear on his back? He laughs. “I spend a lot more time in physio these days, something I’ve put in as an appendix in my contract! I’m in my mid-50s. I’m aware of having to look after myself.”

With regular exercise? “Yes, but not obsessively so. Mental health and physical fitness go hand-in-hand for me. This life is a long journey, you hope.

My dad gave me the tool of a good work ethic linked to physical activity.

“I don’t go to the gym: I’m not interested in lifting weights. But I swim. I ride my bike. I stretch. I steam. I do those things more or less on a daily basis. In fact, they’ve become a borderline addiction. And, of course, doing the show is a work-out in itself: I put a lot of energy into my performance.”

He’s also sensible about his eating regime. “Within reason but then I’m lucky. I seem to burn a lot of fat naturally. Trouble is, you get to my age and you’re in Ryan Carter-Wilson (Riff Raff), sniper’s alley: increasingly, you’re Laura Bird (Magenta).

“Although my vocals were never my strongest point back in the day, since Joseph, I have worked really hard and through 30 years of strengthening my vocal cords – they’re a muscle like anything else – I’ve become a better singer. Rocky now plays to my strengths, less musical theatre, more edgy, a little bit rock ‘n’ roll. More me really!”

Reaching contentment Touring is demanding, but Jason takes it in stride: “On tour, I wake up a little later; there are no domestic chores to tackle – no trimming the ivy or doing the washing. And I’m a seasoned professional when it comes to locating any M&S or Waitrose.

“I do try and get home at weekends, though, and not agree to more than three or four weeks away at a stretch. But if I want to play Frank – and I do – I’ve got to travel. It comes with the territory.

What else have you been doing? “I’ve got my Doin’ Fine Encore tour – which was performed across the UK earlier this year, from February to March. It’s a greatest hits show, a celebration of 35 years of work.”

But for now, his focus is bringing Frank-N-Furter back to life, both for his own satisfaction and that of his inexhaustible audience. “I’ve reached a point of great contentment,” says Jason.

“As long as I have my family and my health, as long as I have a good work/life balance, I’m happy. I like to think I work to live, not the other way around.” n The Rocky Horror Show is playing at Bristol Hippodrome 13-18 July.

ommunity dance projects have existed in Bristol for decades, inspiring generations of dancers across the city.

Allow me to give you the briefest of rundowns: in the 1950s, as we know, the St Pauls neighbourfood provided affordable housing for immigrant communities from Ireland, Asia and the Caribbean.

The first St Pauls Carnival (then called St Pauls Festival) took place in 1968, organised by the area’s residents to bring together European, African-Caribbean and Asian communities to celebrate music, community, identity and dancing. Throughout the 1980s, St Pauls Carnival was growing, placing greater emphasis on the African-Caribbean community and attracting thousands of visitors from across the city.

Meanwhile, over in Hotwells in 1981, The Bristol Community Dance Centre found a home in the former Jacobs Wells Baths. For the following three decades, the Grade II-listed Victorian building operated as a hub for dance in the city, offering weekly dance classes and studio hires for workshops.

The council shut down The Bristol Community Dance Centre in 2016, citing the building’s poor condition, but efforts are currently being made

by Trinity Community Arts, along with IMPERMANENCE (Bristol’s critically acclaimed contemporary dance and theatre company, currently based at the Mount Without), to renovate the derelict space. Luckily, thanks to the imagination and determination of this community,

Jacobs Wells Baths and the legacy of The Bristol Community Dance Centre will not be lost, but celebrations of dance in the city often find themselves in need of greater support.

St Pauls Carnival, which grew to be one of the largest AfricanCaribbean street festivals in the UK outside of Notting Hill Carnival, has been scaled back this year due to rising costs. Instead of the full-scale parade, which would have taken place this month, St Pauls Carnival CIC Board has organised a smaller programme of community events, workshops and family activities (head to stpaulscarnival.net/donate to support their efforts).

The board remains positive that this will not be end of carnival, and is aiming for a 2027 return; we look forward to that.

Even in the official carnival’s absence, people in the city are embracing its spirit: take the folks at PILOXERCISE dance school in Lawrence Hill, for example, who have taken part in the parade in recent years, and continue to run regular Carnival Fitness dance classes to keep locals inspired and on the move (head to the school’s Instagram @piloxercise).

Dance has had integral role in developing Bristol’s cultural identity. It should come as no surprise, then, that the dancers in our midst today are still as passionate as ever. As you read on, you’ll meet some of the people we talked to who are championing the art form across the city, and discover the projects keeping Bristol moving. You’ll be stepping (or waltzing) into a rich and vibrant legacy of Bristol dancers who have been moving, creating and bringing communities together for generations...

The Team at Angels Dance Academy Angels, congratulations on the Academy’s recent wins at the Dance Worlds! Can you tell us what Angels Dance Academy is all about?

“Angels Dance Academy is a dance and cheerleading club based in South Bristol. We provide competitive dance and cheerleading classes for all ages and abilities, creating opportunities for everyone from beginners to elite athletes. We compete within the All Star Dance and Cheer industry, and are proud to be the most decorated Hip Hop Academy in the UK.”

What does it mean to you all to represent Bristol (and win!) at the World Championships?

“It is honestly one of the most amazing feelings imaginable. We are incredibly proud to fly the flag for Bristol and showcase the talent that exists within our city. Winning at this level demonstrates that dancers from Bristol can compete with, and succeed against, the very best in the world. It is a testament to the hard work, dedication and passion of our athletes and coaching team.”

Outside of technical ability, what other skills does practicing dance nurture?

“Practicing dance also helps people to develop qualities that benefit them throughout their day to day lives, including confidence, resilience, teamwork, commitment, discipline, communication skills and a strong work ethic. “RISE Youth dance is a company that gives dance opportunities to children and young people. We run our own extra-curricular classes but work closely with schools and education providers too. We take part in lots of different projects with our young people including our annual show REACH and international projects with Bristol Twinned cities. We have also been part of St Pauls Carnival parade multiple times, winning the best dance award twice!”

How else does RISE support the dance community?

“Alongside working with children and young people, we also try to work with the wider dance community, creating opportunities for young graduate dancers and professionals in the city too. We have been holding Dance Networking meetings for artists in association with IMPERMANENCE, and our RISE leaders often speak at talks and confrences in and outside of Bristol.” @riseyouthdance | riseyouthdance.com

“AE Dance + Fitness exists to make good people feel great so they can do amazing things! We run inclusive dance classes for adults across Bristol: everything from tap to commercial Latin and from ballet to burlesque. We also love to put on rowdy shows, dancing at big Bristol events and celebrating community as often as we can.”

In an age when so much of life happens online, what makes gathering together to dance such a powerful experience?

“I remember in lockdown, I read about collective effervescence: the intense energy, joy, and sense of unity a group feels when they come together to simultaneously participate in the same shared activity. That feeling is magic. And it's why, for a non-woo woo/non-medical person, I genuinely think dancing is a medicine people didn't know they needed.”

Looking ahead, what would you like to see happen to ensure dance remains accessible, inclusive and celebrated across Bristol for years to come?

“I’d like to see us showcasing these beautiful Bristol boogie bodies as much as possible. If there's a Bristol event going on - from the biggies like Bristol Harbour Festival to the smaller local street parties - get Bristol dancers involved! And if you're a punter attending these events, seek out the dancers. That collective effervescence thing isn't just for the dancers on the stage. It's catching. “We gather monthly with the simple intention to build a community of movers in Bristol. We guide a mixed movement practice which can include improvisational tasks and partner games along with specific skill-building strength and mobility exercises. The aim is to help you practice not just isolated skills but the ability to weave your movement together, so it becomes play and expression.”

What makes moving outside in Bristol so special?

“We are craving real human connection more than ever. It doesn’t get much better than moving outside, breathing in fresh air and connecting with like-minded people that inspire you. It’s the ingredients for a happy life! We have so many green spaces in Bristol and it would be great to see more dance, mixed movement and play happening in them.”

Bristol Shuffle and Shapes Community Laura Bousfield | Teacher & Community Leader Laura, hello! You run brilliant shuffle dance classes in Bristol.

Can you explain what shuffle dance is, for those who don’t know?

“The roots of this dance style come from the underground rave scene in the 1980s, combining rhythm, musicality and self-expression through footwork and movement. In our classes, we draw inspiration from both Melbourne Shuffle (Australian origin) and Cutting Shapes (UK origin). Each style has unique foundational steps but ultimately shuffle and cutting shapes is all about connecting with music, expressing yourself and having fun!”

What do you think surprises people most when they walk into a shuffle dance class for the first time?

“I think people are often pleasantly surprised by how diverse, welcoming and supportive the community is. We have people of all different ages, backgrounds and experience levels dancing alongside each other, united by a shared love of music, movement and self-expression. And, of course, most people are surprised by just how much of a workout it is!”

Why is it important that grassroots dance communities continue to be supported in Bristol?

“When people feel safe to try something new, make mistakes and connect with others, dance becomes about much more than movement – it becomes a source of confidence, friendship and belonging.” @laurabee_uk

Clifton Arts’ 120th Celebrations Clifton Arts, established in 1906 by members of the Royal West of England Academy (RWA), was a vibrant community for painters, musicians, and actors, welcoming people with strong artistic skills and ambitious goals. The first President, Jacques Blanche, a student of Manet, introduced Impressionism to Bristol. One hundred and twenty years later, Clifton Arts’ 250 members continue the tradition of annual exhibitions, and are marking this milestone with three free events.

The Club’s Heritage featuring ‘art then’ 3 July to 3 August at the RWA Collaborating with the RWA’s outreach programme a talented group of neuro-diverse students from the city are curating an exhibition drawing on artworks by former Clifton Arts members from the RWA’s extensive archive.

Polly Braden: Against the Tide, Arnolfini, until 27 September Documentary photographer Polly Braden explores the effects of coastal poverty in collaboration with young people from some of the most deprived and often forgotten places across England and Wales.

Dance Out at Royal West of England Academy, until 9 August Take a deep dive into an exhibition of the world’s best ocean Dance Out marks the first time the RWA has ever featured dance at the core of a major exhibition and accompanying live programme.

Curated by David Remfry RA and art historian James Russell, Dance Out brings together paintings, drawings and film across decades of dance culture – from 20th-century London and New York to Bristol’s contemporary nightlife. The exhibition will be soundtracked by DJs, including Myles-Jay Linton, responding to the artworks on display. For a series of late-night events, the gallery will host some of Bristol’s most exciting dance talent including Bristol Swing Riot and more.

At the heart of the exhibition is Night Moves, an immersive installation by award-winning artist Melanie Manchot (pictured above). Summer Sale Success

levedon Salerooms held its Summer Fine Art on Thursday 11 June.

Within a stellar offering, it was amongst paintings that many of the day’s top prices were to be found. Francois Etienne Muslin’s colossal battle painting titled A Naval Engagement saw the highest price in this section, easily achieving its mid-estimate price at £3,800. It was a good day for maritime paintings; Fishing Boats, Honfleur, an oil on board by Charles Ernest Cundall, RA (18901971), being a case in point. Recognised by Mark Huddlestone on a routine house visit, the piece instantly drew attention in our catalogue.

As Cundall is best known for his large panoramic canvases, the opportunity to acquire a more modestly sized example of his work clearly appealed to his collectors. In the event, the piece sailed through its estimate to reach £3,400 on the rostrum (pictured).

Staying with the nautical theme, elsewhere in the sale, a star-studded script of Titanic (1997), signed by director James Cameron and star names Leonardo DiCaprio and Kate Winslet, made waves in the saleroom upon its consignment and went on to sell for £620. Valuer and auctioneer Henry Michallat reflected on the excitement generated by the piece, which heralded from a single-vendor collection of autographs, saying: “This was a really perfect, affordable piece for a fan.”

Time is indeed money; our highest overall hammer price of the auction was achieved by a Jaeger-LeCoultre Reverso 18ct gold bracelet watch at an incredible £9,000.

Silver came in second with a late Victorian silver gallery tray, weighing a hefty 6450g, selling for £8,000.

A single-owner collection of coins saw great returns, with three lots including an Elizabeth II sovereign gold proof five-coin set achieving £5,000 or more, demonstrating that the market for wellcurated collections remains robust.

Wapping Wharf marks 10-year anniversary Wapping Wharf is celebrating its 10th anniversary in style, with a free public party taking place from 5pm into the evening on Friday 3 July. The family-friendly, free-to-attend event will be an evening of food, drink, music and entertainment to mark the milestone. Acts will include live music from Batala Bristol and The Ambling Band, a silent disco, face painting and walkabout entertainers.

The cluster of around 50 independent businesses have helped bring the neighbourhood to life, becoming a major draw for people in the city as well helping to put it firmly on the tourist map. Some of the first businesses to open at Wapping Wharf are still going strong and many have gone from strength to strength, opening new sites locally and nationally.

Earlier this year, Umberslade received its long-awaited planning consent for the final phases of development, to complete the neighbourhood at Wapping Wharf. The plans include new muchimproved homes for the CARGO shipping container businesses, enabling them to build their future in permanent bases and realise their potential. Alongside, there will be new landscaped public spaces, places for more business and 245 homes in a range of sizes and tenures, including family homes.

But what does it take to run a restaurant in these challenging times? Jan Ostle: The most important thing is the love of what you do. The wonderful thing about this job is the absolute meritocracy of it – how good you are on that day is how you are judged, so you almost get to write the script every time you come in. You need to be a team player and you need to be good with people.

Kyu Jeong Jeon: Focus is the main thing for me and [knowing] what you want to make and [ensuring] good quality. It’s important to make people happy and have a good time. My father was quite a foodie and my mum was an amazing cook. Korean people are obsessed with food – if you go to south or east Asia, food is far more important than here [in the UK], or even in Spain or Italy.

Freddy Bird: Firstly, ingredients. I was brought up pretty much on a smallholding and my dad had an amazing vegetable garden. We had our own chickens and eggs and I grew up passionate about food. [For me, it’s about] being ingredients-led and doing as little as possible to the food, so minimal intervention and not being scared of only putting two or three items on a plate and not fussing about with them.

Jack Briggs-Horan: I became a chef because I liked eating. I curate menus on what I want to eat. It’s the shared interest in food [with the guests] that matters. Influences come in waves but [my] attitudes towards food definitely came from the guys at Joe Beef in Montreal – that was like quite formative growing up – and reading the St John books [based on the eponymous London restaurants].

If you could create one dish designed to go on social media, what would it be and why?

JO: Carbonara. I love it, done properly. Fry the bacon off, or the pancetta. Loads of black pepper, I like a bit of minced garlic, let it colour in the bacon fat… then boil your pasta and finish with a couple of egg yolks. No cheese. That’s how I feed myself quickly.

KJJ: My kids love tofu. So, something we used to do at Bokman was dubu jorim, which was very popular. We’d pan fry the tofu, then make a sauce on the side with sesame oil, sugar, chilli powder, garlic and mushroom stock, then pour it on the tofu and simmer so it absorbs the flavours.

FB: One of the things people love here is our aligot, cheesy mash.

Super simple, potato purée, butter with bags of raw garlic and then grated Comté, Beaufort and Tomme Fraïche. It’s essentially a cheese and potato fondue.

JB-H: [If I was doing it from] BANK, it would be a barbecue thing, so a big, grilled ribeye with barbecued broccoli and asparagus and chopped herb dressing like a chimichurri, or maybe a harissa sauce; at Lapin, it would be something simple-ish like coq au vin or lapin à la moutard, almost definitely with mash.

What are your go-to ingredients?

JO: Mexican apple marigold, which is a herb I grow [in their market garden] and I love. You can use it with shellfish, poultry and puddings and it’s unlike anything I’ve had. [Also] celeriac, and roe deer, from around Bristol.

KJJ: Doenjang, which is fermented soya bean paste, a condiment that’s the mother of all Korean cooking. Seaweed [in Korea], is as important as vegetables; we have at least 12 types here from Korea. We have connected with a seaweed farm in Wales so we’re looking at native seaweed. It’s an ingredient that is so under-used, full of vitamins and Koreans say it cleanses the blood.

FB: Butter, always French. You’ll always find a block of salted in my fridge. On the flip side, I've done a lot of Middle Eastern cooking with lots of herbs. So if you open my fridge drawer, I’ve always got a packet of dill, tarragon, basil, parsley and coriander. You can always elevate something with one distinct flavour. Also turbot: it’s super versatile and can take bold flavours.

JB-H: Good butter, salted and unsalted. Potatoes, Maris Piper or King Edward, which go very nicely with the butter, and then chicken (French, corn fed). Those three are a meal in itself. Every country in the world has a great chicken dish.

Simple yet refined French cooking at Lapin

With government hikes in business rates, national insurance and the rising cost of food, how difficult really is it to run a restaurant today?

JO: It’s been a rising trajectory for some time, the Conservatives have as much blood on their hands as Labour. I think the simple fact is restaurants are not a priority, they will only become so when they reach a critical mass of closures. I can be angry about that or I can just accept it. I understand our public finances are in a state, but I think bringing VAT in line with the rest of Europe [usually 10%] would be a good starting point. I think the best thing for hospitality would be to speak back with one voice. But this a 24/7 job. We are somewhat insulated [at Wilsons] because we have a farm and that’s been like our saving grace.

Duncan Robertson: If we are full, we make a profit, but if we have a quiet time, then we take a loss. We pay ourselves very little, we work a lot of hours, but we love doing it. I’d never advise my children to go into this. It was hard enough under the previous government and Labour has made it harder. I feel they are anti-entrepreneurship/business ownership, they don’t make a distinction between corporations and small businesses, which is ridiculous.

FB: It’s tough at the moment – we have to assume as regards VAT that we are not going to be looked after [by the government] because hospitality is too much of a cash cow. The sad truth is we run tighter teams. We haven’t let anyone go, but we often don’t replace, so I’ve gone from a team of 90 down to 50 since last year [over the four businesses; there’s also a bakery and an events company] and I take fewer trainees on because all of a sudden, it’s more expensive to employ [them]. So I have a leaner, more experienced team and I’m more hands-on myself.

Dan O’Regan: It’s tough. The costs change so rapidly you hardly have time to get to grips with it before something else hits you. You have to be really eyes on and have to be in tune with your finances. We have a rotating menu depending what’s in season, so we are quite lucky. A couple of years ago [for instance,] cauliflower maybe doubled in price in the space of days. There’ve been closures here [in Wapping Wharf ] and those were experienced operators. It’s just relentless.”

Is gaining and retaining a Michelin star all it’s made out to be?

JO: Before we got the star [one Michelin star in 2025], we’d been open for eight years and we grew organically. We are not making any fundamental changes to how we are. Do we play it safe? Yeah, sometimes we do and then we think this is not who we are and it changes. Each year [getting a star] became less important, and then we got it and I was over the moon, and the star really saved the business, but what I was doing was true to me.

DR: Maybe when you get your first star, you become a little safer than you used to be and you can breathe easy. [Duncan and Kyu were awarded one in 2010 for Restaurant L’Envie in Brive-la-Gaillarde, south-west France].

At the same time [trying] to get one can be an obsession and that can be a damaging.

For me the issue is Michelin has a certain style that for me personally isn’t the best style of food. It’s a type of marketing… but the general public can put too much store in it. There are boxes you have to tick. [Here], we are doing modern Korean food and really no-one in the UK, let alone Bristol, is doing the kind of food we are doing.

FB: Never had any interest. I came into this to entertain and to look after customers.

This was never about accolades for me. I can imagine chasing that or holding that is horrendous, but it becomes a box-ticking exercise. I set out to make delicious French regional country cooking and to have a fabulous wine list. My passion to serve my customers and see them return is stressful enough. I can’t imagine having another layer on top, but all credit to those that do.

DO: With the sites we’ve got we know that’s not in our grasp; it’s not what we are doing.

We’ve candidly said we’d like to be at [Michelin Bib] Gourmand level because we’d like the recognition of a job well done and it’s good for the team and morale. A busy restaurant is more important than a nice red plaque outside.

Which local restaurants can’t you keep away from?

JO: I always go to Dragon’s Delicacy, near IKEA. It’s a Chinese supermarket with a restaurant at the top; they have dim sum and I go there and have a bowl of rice with pork ribs and chicken feet and then some dumplings. It’s completely different from anything I do and it’s excellent.

KJJ/DR: Marmo [in the Old City] is an

amazing restaurant, which we love. Also Sam’s Master Grill, a Persian restaurant [on Cheltenham Road].

FB: One of my most regular haunts for simple easy snacks is Condesa [on Whiteladies Road] to have margaritas and light Mexican food. Next month, it may be somewhere else!

JB-H: I used to go to The Mayflower [in Broadmead], a lot and I like Other [Bedminster] – I would do everything there on my menu!

DO: I had a really nice meal at Wangs in Montpelier and I’d like to go back.

How accurate are TV shows like The Bear and Boiling Point when it comes to kitchen life?

DR: Seen both and The Bear is definitely what I imagine an American kitchen could be like. Previously, when I worked years ago in Michelin restaurants in London and Paris, it was like that and probably a hell of lot worse. I’m not sure if it’s still like that.

FB: I started watching Boiling Point and certainly felt the anxiety.

DO: The TV drama Boiling Point, oh man, I had to leave six months between episodes.

Three of these businesses are run by couples; do you think that has helped create a recipe for success at all?

JO: (Laughs) Sometimes it’s easy, sometimes it’s tough like most relationships. Mary [Wilson, Jan’s partner and the co-owner] is the lynchpin, she is the brains, I am the muscle. Mary is wines, service, operational stuff. She holds it together in calm way. if you don’t work together, it can be like ships in the night KJJ: Since we’ve had kids I feel always guilty.

I can’t be there and here. There’s more of an understanding [of restaurant life] if you work together.

DR: I don’t think I’ve had a head chef who wasn’t divorced; even if their wives had worked in hospitality before, they weren’t working together. A lot of chefs can be obsessive characters. [Kyu usually does the lunch shift and Duncan the evening].

FB: Nessa [Freddie’s wife and co-owner] works with our marketing guys and is always involved in the business, keeping me on track. Depending on the stresses [the highs and lows], as you are in it all the time, it can become too much, so we try not to talk about it at ome – the kids ask us not to. n

Executive Director steps away from role at Tobacco Factory Theatres

Local business to build state-of-the-art centre for disability charity Bristol construction firm Oakland Construction is working with disability charity Gympanzees to build a state-of-the-art, fully accessible exercise, play and social centre for disabled children and young people.

Works have begun on site in South Gloucestershire, adjacent to the M48 Severn Bridge, to convert the former Severn View services building into a first-of-its-kind facility.

The project will initially convert the ground floor of the building (approx. 2350sqm) transforming the space into circa 10 rooms for play including a gym, light and dark sensory rooms, an active sensory space and trampoline room, a café, music room and soft play.

Bristol-based startup launches new one-to-one tutoring for parents and students Bristol-based edtech pioneer Inkling has launched its revolutionary AI tutoring platform directly to local parents and students, offering every child in the city a free introductory tutoring session to celebrate. Founded by teacher George Greenbury and tech entrepreneur Tom Waszkowycz, the platform was born out of Greenbury’s 15 years in the classroom where he witnessed the school recruitment crisis and the difficulties caused by teachers stretched to capacity.

People unite to celebrate refugee community To coincide with Bristol Refugee Festival, Fairfield High School hosted its own mini festival to celebrate the local refugee community, with a particular focus on the students and families who are part of the school community.

King's Baton brings Commonwealth Spirit to Haberdashers' Haberdashers’ Monmouth School took part in the King’s Baton Relay, showcasing a wide range of sports and celebrating the school’s partnership with Team Wales as the Baton journeyed through Wales to Glasgow.

The Baton’s visit formed part of the Welsh leg of the Relay, which ran from 19–24 June and travelled through communities across the country ahead of this summer’s Games in Glasgow. Rustle up this recipe!

This brunch recipe is a great choice as it provides plenty of protein from the sardines, eggs and feta – which is important as it provides the building blocks for muscle growth (important to support metabolic health), and protein helps to keep blood glucose stable and reduce hunger.

The sardines are a fantastic source of Omega 3 fatty acids – which are essential as they reduce blood triglycerides, lower inflammation and improve insulin sensitivity, key factors in improving our metabolic health.

Eggs are not just a great protein source, they provide us with choline, an important mineral which supports memory, mood and muscle control, while the vegetables provide important fibre, to stabilise blood glucose levels, support our digestion and gut transit and feed our gut microbiome – a vital part of the jigsaw puzzle for healthy lives.

Courgette and carrot fritters with crispy sardines and fried egg Ingredients (serves 2) For the fritters 1 medium courgette and 1 carrot, grated, excess fluid squeezed out 1 egg, beaten 1 tablespoon of gram/chickpea flour (or regular plain flour) 50g crumbled feta cheese Handful of chopped fresh herbs (we used basil and parsley, but mint and chives would work really well too) 1 shake of chilli flakes (optional) pinch of salt and pepper Olive oil (For the crispy sardines and fried egg) 2 eggs 1 tin of sardines in olive oil 1 clove of garlic, crushed (optional) Salt and pepper To serve: Seasonal salad, shelled broad beans (lightly cooked and shelled) or Tenderstem broccoli Method 1. Mix the grated vegetables and egg in a large bowl 2. Add the flour, crumbled feta, salt and pepper and chilli flakes (if using) and stir to create a soft batter 3. In a frying pan, heat a desert spoon of olive oil on a medium heat 4. Dollop tablespoons (4 fritters) of batter into the pan, allow to set (about 3 or 4 minutes) then flip with a fish slice or spatula and cook for a further 3 or 4 minutes on the other side. Once golden brown and cooked through, place to one side whilst preparing the sardines and fried egg.

5. Drain the olive oil from the sardines into a frying pan and heat gently with one clove of crushed garlic (if using) 6. Add the sardines, sprinkle with a little flaked salt, and fry on each side until crispy (3 or 4 minutes) - remove from the pan and add the egg to fry, until cooked to your liking 7. Plate up, with fritters, fried egg and crispy sardines and vegetable accompaniment of your choice, drizzled with a little olive oil and squeeze of lemon and garnish with a few chopped herbs. Enjoy!

T

his year sees the centenary of two famous roads – Route 66 in America and the Portway in Bristol. While numerous celebrations are planned stateside, however, nothing much seems to be happening closer to home.

This is hardly surprising: Route 66 is 2448 miles long; the Portway clocks in at just over five. And, while so many great singers have paid tribute to Route 66, not even Adge Cutler got round to writing a song about the Portway.

But, while the Portway’s fame – such as it is – is strictly local, it seems a pity to let its centenary pass unmarked. When it was officially opened on 2 July 1926, it was not just the city’s first major road project; it was the most ambitious and most costly road yet built in Britain, and an engineering wonder.

But this was no vanity project. The city had no choice but to build it.

When Avonmouth docks opened in 1877, the provision of rail links was imperative to their success. Little thought was given, however, to building new road links. The narrow, switchback route over the Downs was considered adequate for the limited number of horse-drawn carts and wagons travelling to and from Avonmouth.

From horse to engine power As the 20th century dawned, however, the more far-sighted began to realise that new-fangled motor vehicles would eventually challenge the monopoly of the railways. The first calls for what was described as a ‘low level road’ to Avonmouth came as early as 1900, and by 1904 the council had started surveying possible routes.

By 1910, the project was starting to take shape, but, while all agreed that a low level road was needed, the problem was that there was only one viable route – along the Avon Gorge. This not only posed major engineering challenges; it would be hideously expensive. Initial estimates for the cost of building it ranged from £60,000 to £200,000 – figures that many baulked at.

There was little sense of urgency at this stage, however, as lorries – most of them either chain driven or steam powered – were still pretty rudimentary. And, even though facilities were being built so that Avonmouth could compete with Southampton and Liverpool for ocean liner traffic, the expectation was that intending passengers would travel by rail rather than road. So, when war broke out in 1914, firm plans had still to be made, and the project was put on hold.

The First World War saw the army pour huge resources into lorry development and production.

When the war ended, the bulk of the army’s massive fleet of lorries were sold to ex-servicemen, many of whom set up road haulage businesses, competing with the railways for business. That low level road, debated for so long, was now essential if the docks at Avonmouth were to continue to prosper.

The go-ahead for its construction was given in July 1919. It was to be built on a grand scale – 20m wide, extending to 30m in places – with sweeping curves and gentle gradients. There was much discussion as to what it should be called. Among the more grandiose suggestions were the Western Gateway, Atlantic Highway and Great Portway Road. In the end, it was called simply the Portway, an inspired choice which has stood the test of time.

The southern section of the Portway was built along the trackbed of the Bristol Port Railway, which ran from a junction with the Clifton Down line at Sneyd Park to a terminus under the suspension bridge. This line was still operational, but closed in 1922 when work began to convert it to a road. This was a delicate operation, as in places the single-track line ran either through tunnels or on a narrow ledge between the river and the sheer cliffs of the gorge. Widening it to accommodate the road involved blasting 25,000 tons of rock, slewing Bridge Valley Road 10m inland and building 1100m of retaining wall, a large chunk of which collapsed into the river as work was nearing completion.

A deep cutting, 730m long, was also needed further north at Horseshoe Bend, along with a six-arch viaduct over the River Trym and a steel girder bridge over the railway near Sea Mills. Because access was difficult, many of the materials to build the road were brought by rail to the goods yard at Shirehampton, from where a contractor’s siding and narrow-gauge tramways carried them to where they were needed.

The Portway took five years to build, and, according to the Western Daily Press, ‘provided employment for a daily average of 800 men who would otherwise have been drawing the dole’.

Initial estimates as to its cost proved ludicrously over-optimistic. The final bill came to £800,000 – equivalent to £43.5m today – with the government contributing £200,000.

Lights, action The official opening, on 2 July 1926, was accompanied with civic ceremony and cheering crowds. In the weeks that followed, Bristolians swarmed to marvel at this portent of things to come.

At night, it was illuminated by street lights (pictured below), which so distracted the captains of ships navigating the river that they called for them to be turned off. Drivers were also asked to turn off their headlights and rely on sidelights. Photographs from this time show the Portway as a wide uncluttered road with only the occasional bus or car driving along it. It was a popular place for walking and cycling. Benches lined the river bank and eight tennis courts were built in an old quarry alongside the road. At the northern end, houses were built alongside the road.

It slowly grew busier, but traffic levels soared in 1971 when the M5 was extended south to Avonmouth, with traffic from the Midlands to the

South West diverted onto the Portway. The opening of the Avonmouth Bridge in 1974 solved that problem, but the Portway continued to grow ever busier.

It also proved ever more expensive to maintain. Falling rocks were an abiding problem, and in 1980 it was decided to install a reinforced canopy over the road near the suspension bridge to protect vehicles from them.

As well as routine maintenance issues, there were occasional crises. In 2001, a burst water main near Bridge Valley Road caused a section of the Portway to collapse, and the road was closed for several months.

For some years, it has been closed so that half marathons, bike rides and similar events can be held. Recent closures on summer Sundays, most notably in 2015, have allowed Bristolians to stroll along and enjoy this superbly scenic road unhindered by traffic.

Currently, work is being carried out to encourage more walkers and cyclists to use the Portway. Pavements are being widened, trees planted, green spaces established and speed limits lowered. New bus lanes are also being created and junctions redesigned to improve accessibility. Needless to say, the work has proved controversial, but time will tell what impact the changes will have.

A century on – because it has become such a busy road – we have perhaps come to take the Portway for granted.

But it is not just a vital piece of the city’s transport infrastructure; it is an astonishing feat of engineering and one of the most visually dramatic roads in Britain.

Sadly, for the moment at least, there can be no return to those halcyon days when walkers and cyclists had it more or less to themselves, but this perhaps is missing the point.

The Portway was built to serve the docks at Avonmouth and it has served them supremely well. What is astonishing, though, is that a road built through such inhospitable terrain to meet the needs of the 1920s should cope so well with the demands of the 2020s. A

Circus performer Jennie Legat is an Aerialist, a professional who does stunts with aerial silks and hula hoop tricks for a living.

Unfortunately, in 2022, Jennie suffered a traumatic accident while performing, resulting in a fractured wrist, pelvis and femur.

Jennie reflects, “I had early onset osteoarthritis in both hips. The accident caused the symptoms of this to worsen dramatically. I was suffering from chronic pain, I couldn’t walk properly, I was taking morphine regularly and trying to adapt to keep surviving and working. I was so scared that my life was over in my early 40’s.”

Jennie waited for a year and a half with the NHS before being referred to Mr William Poole, Consultant Orthopaedic and Trauma Surgeon at Spire Bristol Hospital. “When I saw Mr Poole, it was then relatively quick. Every single person in the team supported me, listened, did their upmost to reassure and calm me when I was completely terrified.”

Mr Poole explains the treatment offered, “We agreed on performing two total hip replacements with dual mobility bearings (a small ball, within a bigger ball) to try and improve her range of movement and yet maintain her hip stability where possible to aid her specific goal in returning to performing in the circus.”

Following x-rays and planning, Jennie had a right hip total replacement on 25th March 2025. On 9th September 2025, she had a left hip total replacement, which included removal of previous metalwork and a leg length alteration. “I cannot express my gratitude enough for how well I was looked after.”

Jennie has just returned to performing with the circus, a huge step in her recovery. Jennie is taking fewer painkillers and has regained the confidence she lost. She even hopes to be able to perform the splits again. “In the air, I feel free. Mr Poole gave me new hips and a joy for life again.”

It may sound obvious, but the basis of a healthy and thriving garden is in the soil, says gardening expert Elly West.

This is where plants get the nutrients and water that they need to grow. This month, she explores why time spent improving the soil is important (although perhaps not as much fun as going to the garden centre and picking out new plants), and how it can really make a difference to how those new plants grow...

I

n and around Bristol, many of us are gardening on heavy clay soil, notoriously tricky to manage, drying like a rock and cracking in summer, and turning into a claggy mess in winter. We owe this legacy to the Triassic and Jurassic periods, and the ancient mudstones laid down more than 200 million years ago. As these mudstones have eroded over time, they’ve naturally formed our heavy clay soil. Added to this, much of Bristol was shaped by the ancient flow of the River Avon and its tributaries, depositing additional deep, poorly draining alluvial clay along the valley floors and floodplains.

So, if your soil looks like the surface of Mars in summer, but sticks to your wellies and is about as diggable as magma in winter, then it may well benefit from some care and attention.

Unlike sandy soil, which has large, loose particles that drain quickly, clay soil is made up of fine mineral particles that pack tightly together.

This means it holds water and nutrients for a lot longer, which is a plus for many plants. The goal, therefore, is not to replace the clay soil but to improve its structure.

The best way to do this is with organic matter. Compost, leaf mould and well-rotted manure dug into the soil, or even just spread about and left on top as a mulch, will gradually break up the clay particles and improve its drainage while retaining the fertility.

More organic matter attracts more worms – our best friends when it comes to improving and aerating the soil, and they will drag the new organic matter down into the ground.

At the RHS Malvern Spring Festival earlier in the year, designer Martyn Wilson’s show garden titled ‘Clay: The Super Soil’ positively celebrated gardening on clay. Trees, shrubs and perennials were chosen for their suitability for clay soils, and the garden included an orchard area underplanted with wildflowers, raised beds, clay pots, a timber structure covered in clay roof tiles and clay-brick pathways.

At the show, he told me: “I’m trying to get people rethinking their soil.

Clay isn’t easy, but we need to work with it, not against it. We need to treat the soil with more care and go back to basics.”

The main message was repetition. Dumping a bag of compost on a border and expecting the structure to change overnight is not going to cut it. “It’s important to add mulch after a garden is created, but then to carry on with this year after year,” he explained.

Martyn also showcased the ‘cut-and-drop’ method, whereby cuttings, including soft grass or woodier waste clippings such as cornus stems, are simply left on the soil to break down. This no-dig approach acts as a free and easy, nutrient-rich mulch that suppresses weeds, retains moisture and feeds the soil as it decomposes.

The best times to mulch a border are spring and autumn. Mulching in spring locks in moisture and suppresses weeds for the summer, but be careful not to bury emerging leaves of perennials. Mulching in autumn (perhaps with the ‘cut-and-drop’ method) helps to insulate the soil, protecting plant roots from hard frosts, and gives the organic matter time to break down before the next growing season.

Another way to help your soil is to avoid walking on it when wet, which compacts it even further. Likewise digging wet clay soil, apart from being very difficult, can force the air out, turning it into hard lumps and make the waterlogging worse.

Instead of fighting your conditions, design around them. Going upwards and building raised beds will give your plants a head-start and you can bring in a nice freedraining loam topsoil, that you can then look after by mulching every year.

Make sure you have pathways to get around the garden, or stepping stones through a border, to avoid having to walk on your soil and compact it further.

Try to choose plants that will thrive in your conditions.

These tend to have strong root systems capable of pushing through the clay soil and going deep. Trees and shrubs, once established, are generally happy on clay soil, particularly fruit trees that thrive on its fertility.

Hydrangeas, roses, cornus, mahonia, viburnums, sarcococca, choisya and philadelphus are among the shrubs that are suited to clay.

Perennials that do well include heleniums, hardy geraniums, rudbeckia, Japanese anemones, nepeta, astrantia, asters, verbena and foxgloves. n Elly West is a professional garden designer, working in and around the Bristol area | ellyswellies.co.uk

Plant of the month: Heleniums Flowering from mid-summer through to autumn, heleniums keep the show going once other flowers start to fade, with their cheerful daisy blooms in shades of yellow, orange and red, loved by bees and other pollinating insects. They like lots of water and fertile soil, so do well on clay soil. Grow them in a sunny spot for the most prolific flowers, and water regularly to prevent plants from drying out. Heleniums also make good cut flowers. Deadhead regularly to keep new blooms coming and you’ll have vibrant colour up until the first frosts.

Plants die back over winter but appear again the following spring.

There are lots of cultivars to choose from but ‘Moerheim Beauty’(pictured) is one of my favourites.

Rich coppery-orange flowers are held on sturdy stems that can reach over 1m once they are established, but if you want stockier plants with more flowers, cut the whole plant down to around 30cm in May or early June.

‘The Bishop’ is another popular variety, with golden-yellow flowers with a brown centre.

Grow them in groups alongside ornamental grasses for added texture, and other late-summer warm-toned flowers such as red-hot pokers and rudbeckia.

There are reports of the number of property transactions in Bristol falling by roughly 11% over the last 12-month period to May. Fewer sales traditionally indicate a market where buyers are becoming more selective, and sellers need to work harder to secure offers.

Evidence by TwentyEA confirms this is a nationwide trend (bar Scotland which saw no Stamp Duty reform last year) with sales volumes down across England and Wales by an average of 8.1%. Coupled with supply remaining steady it suggests buyers are out there, but being very selective.

Whilst I’ve recently heard increasing murmurs from selling agents describing conditions as ‘buyer-friendly’, there has certainly been a shift away from the highly competitive seller’s market of 2020-2022 into a much more balanced market. In recent weeks I have negotiated a number of purchases on behalf of clients, and my sense is that whilst not a strong buyer’s market, it is a market where there is improved choice for buyers and one that favours the sensible buyer.

ith a combination of higher supply, weaker demand, more price reductions and sellers having to compete harder for buyers, there is a basis to suggest that we are leaning towards a buyer’s market. But is it a buyer’s market everywhere?

Looking broadly at the stats, it is clear to see why so many buyers are feeling that they may have the upper hand: Rightmove recently reported that 34% of homes on the market had their asking price reduced, with an average price drop of 7%.

Bristol is a city that still has strong long-term demand, and hence on a macro level the market here feels more balanced. On a more localised level, there are however still strong opportunities for buyers across some markets, namely: • Leasehold properties.

• Properties that have been listed for 8 to 12 weeks often offer the best opportunity to explore a price reduction.

• Homes requiring refurbishment.

• Higher priced family homes, for example there is currently a large amount of choice at the £2m + mark.

• Further negotiation post survey findings (for genuine causes of concern) or mortgage issues can give buyers more leverage than historically was the case.

That said, I’ve had considerable amounts of recent experience where wellpresented houses in desirable areas such as Clifton, Redland and Bishopston, are still showing resilience and strong demand, especially when sellers are being realistic on price from the outset. I recently Completed on the purchase of a beautiful family home in Clifton (in the mid-£3m’s) which would have most likely sold three times over.

In summary, buyers have more negotiating power than sellers, but Bristol remains one of the UK's stronger regional housing markets rather than a market experiencing a significant downturn.

In June, data shows newly listed sellers reducing asking prices by 0.6% month-on-month; said to be the largest June drop recorded by Rightmove in 14 years.

AI and Property: Where Should We Draw the Line?

That is not to say AI is a negative development for the industry. Far from it.

Used correctly, AI is helping agents become more efficient and ultimately allowing us to spend more time doing the things that matter most. Administrative tasks that previously took hours can now be completed much more quickly. Property descriptions can be drafted more efficiently, marketing materials can be prepared faster and data can be analysed within minutes rather than hours.

A

rtificial intelligence is becoming increasingly difficult to avoid. Whether it is in our phones, our search engines or our workplaces, AI is finding its way into almost every aspect of daily life. Property is no exception.

Recently, there has been growing discussion around so-called “housefishing”. This is the practice of using AI to significantly enhance property photographs, sometimes to the point where the finished images bear little resemblance to reality. Like many new technologies, AI can be an incredibly useful tool when used responsibly. The challenge is knowing where to draw the line.

As an estate agent, I struggle to see the long-term benefit of heavily manipulating a property's appearance. While it might generate additional clicks online, it ultimately does both the buyer and seller a disservice. If a buyer arrives for a viewing and discovers the reality is very different from what they have been shown, disappointment is almost inevitable.

More importantly, it can create doubt. Buyers may begin to question not only the property itself but also the motives of the seller and the agent.

Trust is one of the most important parts of any property transaction, and once that trust is lost it can be difficult to regain.

There are already examples of AI being used to create unrealistically green lawns, remove neighbouring buildings, alter views from windows or even completely redesign interiors. While most people would accept minor enhancements such as adjusting lighting or improving image quality, there is a significant difference between presenting a property well and presenting something that does not actually exist.

For me personally, the biggest benefit is not necessarily what AI does, but what it frees me up to do. Every hour saved behind a desk is another hour I can spend speaking to clients, carrying out viewings, negotiating sales and offering advice. Those are the parts of the job where human experience, judgement and local knowledge still matter enormously.

Property remains an emotional purchase. People are not simply buying bricks and mortar. They are buying a future lifestyle, a location, a community and often a long-held aspiration. No amount of technology can replace the conversations that help buyers decide whether a house truly feels like home.

I suspect AI will continue to become a bigger part of our industry over the coming years. The agents who use it effectively will almost certainly provide a better service. The key, however, is remembering that technology should enhance trust, not undermine it.

Used responsibly, AI can help us market homes more effectively, communicate more efficiently and spend more time with our clients.

Used carelessly, it risks creating unrealistic expectations and damaging confidence in the process.

As with most things in property, the answer lies somewhere in the middle. Embrace the technology, but never lose sight of the human element.
