Great People Creating Better Architecture

A.M.D.G.

McLemore Luong is a national firm committed to raising the bar for architectural design services, focusing on the People we serve and the customer service we provide. As architects, designers, principals, and project managers, we have worked on a unique collection of community and multifamily projects. From suburban to urban, single- to multi-storied, and modern to traditional, we help guide our clients through all considerations to finely tune the design to fit their needs. We know that there are many options for architecture and design services out there. McLemore Luong sets ourselves apart by our People, approach, value, and efficiency. > People: We ensure that our clients are in the hands of the best team for their project. We design beautiful and thoughtful buildings with precise and efficient documents to ensure your project is designed to last. > Approach: We are not just project-oriented. We are first and foremost People- and processoriented. Our team will fully engage with you to discuss important project considerations such as how community spaces will be utilized, what architectural style is preferable, and how refined or ornate finishes will be. We want to make sure our clients enjoy ease and assurance throughout the design process. You will never have to question our dedication or passion for your project. > Value: We deliver significant value to you as an Owner or developer because we provide highly skilled principals and staff to your project from start to finish. Our senior leadership, having collectively worked for “Big Box” firms for over 60 years, understand that some projects become just a number to already stretched-thin management and assigned to green designers without much direction. What is lost in that experience is the hands-on customer service, technical abilities, and quality control for which our People are known. > Efficiency: Our firm utilizes the latest technology to provide accurate, sustainable, and high-performing design. We produce high quality 3D renderings and visualizations that allow for real-time feedback and design optimization. We have also invested in tools that enable us to manage your project’s progress both in person and virtually. For your multifamily and community projects, McLemore Luong will provide unique solutions that meet your project’s aesthetic, schedule, and budget needs. We strive to design buildings that create a sense of vibrancy, longevity, and intention, and we would love the opportunity to create together. Sincerely,

A.M.D.G.

What is A.M.D.G.?

And why is it written on the top right hand corner of our documents? A.M.D.G. is Latin for “Ad Majorem Dei Gloriam” — translated into English as “For the Greater Glory of God.” As professionals, this isn’t a political or cultural statement. It’s much simpler. It is a reminder of why we do what we do and what is really important in our lives and our work.

Our Principals

ALEC A. LUONG AIA, NCARB, RID PRINCIPAL Architecture is my profession, and delivering a superior community design experience is my passion. I grew up in a family of educators and immigrants. My mother was a public school librarian for decades, and my father was a selfemployed immigrant from Vietnam. Their collective influence gave me a deep appreciation for learning and respect for the value and uniqueness of people. From personal experience, I understand the cultural bridge that a community center can create to unite diverse sets of families, friends, and neighbors. The design of these projects requires a critical eye for problem solving and the accuracy and creativity to ultimately reach a concept that reflects the client, the community, and the context. Nothing is more satisfying than arriving at that perfect expression of connectivity. As a Principal of McLemore Luong, I strive to create a partnership dynamic with our clients informed by an understanding of community needs and a common cause to provide spaces with sensitivity to both economy and timeliness. c +1 713 582 0996 aluong@mclemoreluong.com

CERTIFICATIONS HOW ARCHITECTURE INFLUENCES PEOPLE:

Architecture is the original influencer. The Greeks and Romans understood this to a degree never seen again. What we design impacts generations of individuals -actively and passively -- that interact with our buildings. Understanding that responsibility is a truly humbling force and one that drives us to use every opportunity to Create Better Architecture.

SIERRA VISTA COMMUNITY CENTER IOWA COLONY, TEXAS OWNER: LAND TEJAS BUDGET: $7 MILLION SIZE: 20,900 SF

10

PROGRAM: The Sierra Vista Community Center is a dynamic and vibrant building anchoring the amenity village for the entire development. The multi-use building includes a full-service restaurant, The Blue Lagoon Bar and Grill (also designed and delivered by McLemore Luong Architects), along with multiple flexible meeting spaces, a fitness center, amenity check-in and operations, homeowner's association offices, bridal suite, and more. The aquatic amenity behind the building connects the building's multiuse interior to the exterior patio by incorporating glazing towards the rear of the facility. As a result, residents and guests alike are treated to a unique outdoor space suitable for weddings, dining, events, and resident hangouts.

A.M.D.G.

SUNTERRA LEASING CENTER KATY, TEXAS OWNER: LAND TEJAS BUDGET: $1.2 MILLION SIZE: 5,200 SF

PROGRAM: Ownership of this project faced a dilemma of deciding where to place the development's sales trailer in a usable, desirable manner that did not interfere with the overall amenity delivery schedule. McLemore Luong's solution was simple - to avoid unrecoverable costs associated with a temporary building, the team included the leasing center in the first building constructed. The leasing center is now within the same building as the restroom facility for the proposed Crystal Lagoon. By including the leasing center and enclosing the upper level of the restrooms, the design created leasable amenity spaces with stunning views over the 3-acre Crystal Lagoon Development. A 900-square-foot enclosable patio was also created to allow the amenity to be used by patrons of the Crystal Lagoon and guests of private events.

A.M.D.G.

SUNTERRA SWIM UP BAR KATY, TEXAS

PROGRAM: Water amenity development is crucial to the success of the new Crystal Lagoon. Creating a stunning centerpiece for gathering both in and out of the water was a must for ownership. The proposed Blue Lagoon Swim Up Bar includes a split-level bar with access for water and land patrons. Views to the lagoon through the bar are provided on three sides of the structure to enjoy the fantastic views no matter where you sit. The heavy timber and steel structure is also designed to balance the need for shade while enjoying your beverage and maximizing views.

EAGLE LANDING PARK AT TAMARON FULSHEAR, TEXAS

PROGRAM: This 2,000-square-foot facility will serve as the main restrooms, storage, and concession core for the new Eagle Landing Park in Fulshear, Texas. The naturally ventilated restrooms will serve over 20 different sports field activities. The concessions area is designed for grab-and-go food and drinks while allowing outdoor third-party vending to be served directly to patrons. The steel structure is highlighted by wood soffit accents and brick masonry that blend in and complement the existing Tamaron design style.

A.M.D.G.

PROPOSED COMMUNITY CENTER CONROE, TEXAS OWNER: UNDISCLOSED BUDGET: $1.3 MILLION SIZE: 4,000 SF

PROGRAM: Simple. Natural. Elegant. This dog-run style community center located on an existing wooded site in Conroe, Texas exemplified all three of these descriptions. The simple structure adjacent to an existing water feature is created using post-and-beam construction from timbers naturally harvested from the site during the land clearing process. This elegant exterior is a product of close coordination between the local lumber mill from Hempstead, Texas and the developer to utilize the natural lumber stock instead of disposing of it during land clearing. The timber frame structure was developed with the natural pine and oak species in mind, and was hand selected out of the existing thickets. The harvested timber is then rough milled and stored at the yard while the design is completed. Once completed, the building will serve as a permanent reminder of the natural beauty of the site, through the simple and elegant structure that serves the residents for decades of enjoyment.

Our Experience

MULTIFAMILY HOUSING With surges in population into already-dense areas, multifamily residences are becoming not only places to live but also places to work, shop, play, and gather. McLemore Luong works with developers and contractors to design multifamily complexes of all sizes. No matter the complexity, we provide innovative and budget-conscious solutions for the most minimal to the most amenity filled communities. Not all multifamily housing is created equally. At McLemore Luong, we understand the unique challenges specific to different market types. Student housing, workforce housing, senior living, and more, all require different approaches to create a successful project. We work with developers and Owners from test fit to fit-out and beyond to create market-ready solutions to each development type.

LIFESTYLE AMENITIES & COMMUNITY FACILITIES Fitness and business centers. Clubhouses. Family and dog parks. Ballrooms. Indoor and outdoor pools. Co-working spaces. These are just some of the amenities and facilities that can provide convenience and a sense of community to cities, counties, corporate and multifamily buildings, and residential neighborhoods. Health and wellness and the ability to maintain an active lifestyle have also become more important to residents over the years. Creating these functional spaces can respond to both a need for a healthy lifestyle and social engagement. At McLemore Luong, we recognize the impact that stateof-the-art amenities and community facilities can have on their users. To provide safe, accessible, and aesthetic fitness facilities, we know they require well-ventilated HVAC systems, respond to ADA standards for accessible design, and accommodate multipurpose functions. Spaces that host special events will need to be sensitive to sound, lighting, and sightline factors. Co-working spaces can consider modular design to transform large conference rooms into private offices. For any project, we know how to actively engage all stakeholders and members of the community to ensure all objectives are met.

Our Experience

A.M.D.G.

COMMUNITY MASTER PLANNERS We know that architecture is about People and that residents are a community’s essence. We help our clients develop community spaces that are memorable and unique to the development through thoughtful planning and consideration of the natural environment. To ensure project success for our clients, we first establish the program’s overall aesthetic, purpose, and vision. Then, we work together with all stakeholders involved in community planning, including development engineers, landscape architects, marketing and branding strategists, and the selected contractor, to ensure a successful project. We also rely on our personal experiences as parents and guests to guide our design process to consider usability by all user groups, child safety, ADA accessibility, security, and access control. Developing projects that are timely in delivery and timeless in design is our goal. Our projects are as sustainable as possible and fit our clients’ current needs and, if necessary, future expansion. By leveraging our extensive knowledge, clients can make early, informed design decisions without compromising user experience, accessibility, flexibility, or economy.

Our Experience

RESIDENTIAL DESIGN SPECIALISTS “Live, work, and play” are most intimately intertwined in the residential space. We know that the most important component of residential design is that it must be tailor-fit to the individuals and families that make up a neighborhood’s fabric. Our design approach starts with the fundamental basics of residential planning. In close collaboration with homeowners, builders, and developers, we identify core values and the best use of space to create material impact for the good of inhabitants and the environment. Whether the project is new construction or renovation, a single-family home, mixed-use building, or luxury apartment complex, our design is informed by the ultimate goal of creating a safe, healthy, and comfortable experience of space for all residents. Our firm’s Principals provide top-level involvement and work with clients and experienced professionals through work sessions and design charrettes to integrate purpose, pragmatism, and performance into the overall design. From high-end amenities, branding, and pedestrian-friendly solutions to phasing and scheduling, acoustics, and sustainability, we design from all angles and consider all factors that transform a collection of homes into a vibrant community.
