FROM OUR CEO Welcome to the McGrath Projects Report. In this edition, we examine the historically high gap between the average cost of a house relative to an apartment in prominent East Coast capital cities/ and we explain our rationale as to why we think that gap may tighten on a progressive basis. We also take the opportunity to comment on the introduction of new technology platforms that are changing the prospective buyer experience at a project level. No longer are display suites limited to static presentations in physical form, rather such displays are complemented by virtual viewing technologies which enable the client to view bespoke finishes and inclusions to their preference. Additionally, the prospective buyer can view the outlook in full 360-degree form, to enhance the overall sales presentation. Savvy developers are constantly looking for new and better ways to deliver value and capture as many prospective buyers in the process - technology has helped them significantly in this regard. RECORD HIGH PRICE GAP BETWEEN HOUSES & APARTMENTS

INSIGHTS FROM JOHN MCGRATH One of the biggest pandemic trends has been far greater demand for houses over apartments. This is because there are many upgrading families in the market, as well as plenty of first home buyers leveraging vast government incentives to stretch their budgets beyond apartments to houses.

My key piece of advice to all buyers, and especially budget buyers because they’re more likely to have to make compromises, is to buy high quality. That means buying above the local median price. Instead of buying the worst house in the best suburb, buy the best house (or semi or terrace) in the second best suburb. If that fails, then start thinking about apartments but always buy quality.

This has led to outstanding price growth. In the year to July 31, house prices in the East Coast capital cities have risen by 23.4% in Canberra, 23% in Sydney, 17.7% in Brisbane and 12.3% in Melbourne, according to latest CoreLogic data.

This is especially important with apartments because the market is much larger, so you have to prioritise uniqueness and desirability to ensure above average capital growth for your property.

Simultaneously, apartment prices have also grown but not as much. East Coast capital city apartment prices have risen by 10% in Canberra, 7.6% in Sydney, 7% in Brisbane and 5.9% in Melbourne.

Stay away from ‘typical’ apartments. Look for bigger floor plans with a good aspect and some unique features, such as a great outlook, a garden area on title or an extra car space.

As a result, the price gap between houses and apartments/ townhouses has been widening and is actually now at a record high of 30% nationally, according to a new CoreLogic report.

Apartments and townhouses are not the ‘poor cousins’ of houses. In fact, most modern developments offer amazing garden apartments that give you a house-like lifestyle at a lower cost.

The gap is even greater in Sydney (54.2%), Melbourne (52.4%) and Brisbane (58.2%) and there’s a staggering gap in Canberra (74.8%). There are a few reasons for these widening price gaps: • • • •

You’re more likely to find these in modern developments. This is because it’s only been in the past two decades that young families have adopted apartment living and baby boomers have begun downsizing, and both these groups want more than the typical 70 sqm apartment with a balcony.

They want spacious interiors, a decent sized terrace for outdoor dining and ideally, their own patch of land with some garden and lawn space for the kids. Developers are catering for this more and more, so you might be surprised at the quality of home you can buy in the apartment market today.

The house market remains very strong but price growth has been slowing at a national level since March and that’s because affordability is starting to bite.

Imagine going from the stress and strain of constantly missing out on houses to having an array of high quality apartment and townhouse options that are well within your budget? That’s the freedom the price gap provides.

So, we’re now meeting young people at opens who tell us they’ve given up on a house and have switched their search to townhouses and apartments. Some are continuing to look in the same area while others are broadening their search to better suburbs because their budget allows it.

If you’re struggling to buy a house in today’s strong market, it’s better to make the switch sooner and take advantage of the price gap before every other buyer like you decides to do the same.

The good news is that the widening price gap means if you switch your search, you’ll be able to afford the best apartment you can find because the budgetary step down is huge – at least 50%. Consider this. CoreLogic data tells us that the price gap on the East Coast is 50%-plus. If you’re looking for a house with a $1.5 million budget and keep missing out, then switching your search means you’ll have a $1.5 million budget when the average apartment only costs $750,000. Of course, you wouldn’t spend your house budget on an apartment. Within suburbs, you’d be lucky to find an apartment worth the same money as a house. Switching your search means most likely you’ll be buying a cheaper property, so you’ll have less debt, but you’ll also be able to afford high quality.

THE FUTURE

DIGITISATION OF THE REAL ESTATE INDUSTRY AND HOW IT HAS IMPACTED PROPERTY DEVELOPMENT Since the beginning of the COVID-19 Pandemic, much like the rest of the world, Australian business has been affected and the “new normal of life and business” has been adapted.

Murray Wood, Associate Director of McGrath Projects, NSW said, “The business is experiencing rapid growth, despite a challenging 18 months where the industry as a whole, has had to be agile and move with the new economic and environmental times in the pandemic.”

One key thing which businesses have had to learn to do, is pivot and think outside the box.

Ensuring that McGrath Projects are operating in a safe and compliant way, is integral to the business and monitoring state by state the current situation as it unfolds daily. With the integration of digital technology touchpoints, the future is looking bright for the industry.

With all industries suffering in some way, the real estate industry in particular has had to be agile with how they comply with the current laws and regulations in place. The property sector – for as long as we can remember – has traditionally included face-to-face in-person contact. This most certainly is the case for property developers in particular and sales agents alike. Potential buyers are used to both seeing and feeling the lifestyle experience they are investing into.

“Enquiries are still strong, and we are seeing more people spending a considerable time online ensuring that they are doing their research before reaching out for more information. Once we get an enquiry through, they are seamlessly connected to an agent. “The entire McGrath Projects team adapted early on in the pandemic with utilising technology to enhance the customer experience. It’s now how we do the vast majority of business,” Mr Wood shared.

Cue 2021 and that has all changed, with the industry having been revoluntionised in the short space of the past 18 months. The industry now operates in a highly digital environment, with people experiencing real-life virtual technology at their fingertips.

Head of Projects QLD, Jo Prince-Gillies agreed and said that despite the restrictions and number of regional lockdowns, her team continued to experience near sell-out sales results, with achieving results of 50% of presales for the developments before going to market.

In these times, we are seeing more one-on-one private inspections and often in the comfort of one’s very own home and at the buyer’s convenience. Prior to this initial meeting, there has already been so much technology that has been transferred between the two parties: from the website enquiry, through to the online brochure and the customer viewing the virtual walk-through of the development plans and often interactive videos showing the lifestyle and overall developer’s vision for the project.

“Our Sunshine Coast developments in particular have been extremely successful and the whole SEQ arm of our business is exceeding our expectations. Our team is still delivering a personalised service, fielding enquiries, just as we always have, but technology allows us to do this seamlessly and conveniently. We are making use of Zoom to call through to buyers and one-on-one inspections are popular with our customers as they feel safe in a more controlled environment,” she shared.

CEO of McGrath Estate Agents, Eddie Law said, that despite the ongoing challenges of the global pandemic, business is strong for McGrath Projects and developments are forging ahead. “The business has traded in line with the sector, namely with high demand from the buyer base. Competition in our primary business has also been quite intense, which has resulted in a significant increase in both activity and revenue in relation to the prior year.” McGrath Projects partners with NewGround that offers pre-sales funding to developers.

CEO of REIQ, Antonia Mercorella shared her insights and said she believes that the current property boom is the biggest one we have seen since 2003 and how agents operate now is different. “Real estate professionals have had to adapt, and we are now even more nimble than ever before. Due to the pandemic, we have had to look for options where physical meetings are not taking place as much as they once have been. Technology has been a huge part of this.

“The provision of cost competitive capital to any developer is a significant feature, whether that be assisting the acquisition of a development site, or by way of the provision of development funding. The funding sourced from alternative sources, other than the main banks, is far more flexible and allows construction to start much sooner with a lower threshold level of pre-sale cover,’’ Mr Law shared.

“We are seeing much higher adoption rates of high-quality photographs, the inclusion of floorplans and the virtual digital walkthroughs and platforms that allow both the potential buyer and the agent to interact and the buyer can ask questions in real time and via email.”

Ms Mercorella shared that in the property development space, developers and sales agents have always been very good at bringing a property to life through digital tools and storytelling. “With lots of interstate buyers who are purchasing off-the-plan, site unseen, we are seeing transactions safely taking place with DocuSign and eSignatures technology that allows the sale contract to be completed by both parties in a safe and trusted environment.”
