On the hunt for Britain’s Best Bacon Butty

The classic bacon sandwich is the breakfast of choice for our nation’s tradespeople, with new research suggesting it is their favourite secret indulgence. A survey of 2,014 workers by leading ironmongery supplier, Ironmongery Direct, found that 72% of tradespeople agree the hearty sandwich is their workplace snack of choice. Yet, a third (30%) admit to enjoying the treat in secret and two fifths (41%) would fib to their partner about their snack and meal choices while at work. But given the physical demands of their job, tradespeople are being urged to embrace their snacking habits and not be ashamed of what they’re really enjoying for breakfast. The spectacular listed façade of a period property was carefully preserved as part of a major refurbishment which includes the construction of new, high specification apartments in one of London's  most exclusive residential areas. At the time of construction, this project was believed to be the UK’s largest domestic basement. The three storey habitable space below ground was retrofitted under the existing property, and extends beneath the new build adjacent luxury apartment blocks. Pre-design meetings between all parties, including Triton’s CSSW qualified technical team, led to the specification of a twin waterproofing system combining Type A, B and C systems to waterproof all the structural elements below ground level. Key system design considerations included heavily clayed ground with the high risk of perched water tables, and water running off at ground level during inclement weather - from the neighbouring sports field. The three storey, 11m deep basement, covers approximately 1 hectare and incorporates plant rooms, car parking, gyms, home cinemas, saunas, lift shafts and car lifts. The waterproofing strategy therefore had to take into account all the relevant grades of waterproofing as defined by the standard – BS 8102: 2009. 3,000 m3 of concrete, made watertight by the addition of Triton's BBA certified TT Admix, was specified to line the basement. Approximately 3000 Lm of Triton's TT Waterstop,  (hydrophilic strip), was embedded in dual purpose TT Swellseal Mastic S2 in rebated joints within the concrete to seal all the critical construction joints and concrete interfaces below capping beams and interfaces etc. The second part of the twin waterproofing approach involved the installation of a BS 8102:2009 Type C system using approximately 3,000 m2 of BBA certified Platon P8 cavity drain membrane to the liner walls and deeper studded BBA certified Platon P20 membrane to all the basement lower level slabs. Triton’s Aquachannel drainage conduit, with rodding eyes installed at appropriate intervals to the perimeter and linked to various pumping stations, completed the drained Type C system. Intermediate slab bunds were waterproofed with Triton TT Vapour Membrane, a liquid applied Type A system, which was also applied in a 1 metre band under all earth retained soffits to lower the associated risks at these critical junctions. Regional developers relying on YBS Roof & Wall Membrane Solutions A property developer constructing an enclave of detached properties in an east Hertfordshire village is making extensive use of products from the portfolio of YBS Insulation, to ensure the exterior elevations offer excellent thermal performance while controlling moisture movement. The five new homes are being built by Land & County Development Ltd., at Furneux Pelham near Bishop’s Stortford,

with Braintree based Helix Design Solutions Ltd. having filled the role of architect for the project. After originally

considering rigid foam insulation and a conventional vapour check for the walls, the builder is employing YBS Insulation’s SuperQuilt within the timber frame construction. This is combined with the manufacturer’s Breather Foil FR externally, both products being supplied through Minster Insulation. Land & County Development is a small company established in 2009, covering the north of Essex into Hertfordshire and Cambridgeshire, which specialises in constructing high quality timber framed and modular homes, styled for contemporary living in a traditional style, sympathetic to the surrounding environment. The five homes nearing completion in Furneux Pelham range in size from two to four bedroom, with master en-suites as well as many luxury features, with prices rising from £400 K to in excess of £1 million. The founder and Managing Director of Land & County Developments Ltd., Seb Vallance, commented: “We had in the past used high performance, rigid foam insulation boards to cover our timber frames but switching to the YBS Quilt offered a number of advantages. Not only is the multilayer product cheaper and an easier install than the boards, but it also saves applying a separate polythene vapour barrier. It is nicer to work with and offers a very neat finish: where it is fully wrapped.“Very importantly it also

reduces the overall wall thickness of the property. Saving 50 mm right around the building envelope over two floors adds up to a significant extra habitable space for the occupants. I have recommended the YBS products to several colleagues in the business and I think it is gaining interest. Recognised by the NHBC and compliant with the current version of Approved Document L to the Building Regulations, SuperQuilt comprises 19 layers including reflective foil, expanded polyethylene and polyester wadding to provide a cost effective and userfriendly alternative to much thicker insulation materials. Installed with a 25mm cavity it controls not just radiated energy but thermal conduction and convection. It creates an effective vapour control layer and will also combat thermal overheating in the summer months. The YBS SuperQuilt is fixed across the inner face to the timber frame before the internal plasterboard dry-lining is battened off then externally, YBS Breather Foil FR is overlapped down the cavity face of the plywood or OSB sheathing boards. How we capture, manage and dispose of surface water from a building’s roof and, at the same time stop it getting into those vulnerable areas around the eaves today, tomorrow and in 30 years’ time, is possibly one of the most important and neglected considerations of house design in the UK. Every millimetre of rain falling on a roof has to be channelled and disposed of to prevent moisture ingress to the supporting structure. So the system of guttering, down pipes and the supporting fascia assembly needs careful planning to be

First things first Roofline – The awful truth – timber is a lovely material but it doesn’t cut it in the long term as a roofline material. I like wood, especially in the form of the high quality, tactile material of my dining table - but I wouldn’t trust it to survive more than a decade as a soft wood fascia board. Especially if I didn’t get around to painting it at least once every three years. Cellular PVC is probably the most cost effective material for the roofline because it costs roughly the same as timber to install, requires no maintenance and so suits the exposed and inaccessible location at the eaves. Most importantly, especially from any landlord’s point of view, when it is installed correctly it will probably last the lifetime of the dwelling. What are the technical considerations? The roofline is a tricky area where two expanses of quite different materials meet; the roof tiles and the brick wall. Each does its job well but neither is satisfactory for covering the point of union. Importantly that point has to be defended against water and wind ingress whilst allowing proper ventilation of the roof void to take place. So why ventilate the roof void at all – why not seal it all up and be done? The answer is rot. Every day you and I generate a lot of hot air which is full of water vapour. Baths, kettles, saucepans, boilers, washing machines and even breathing sets off clouds of the stuff. And, as we all know, hot air rises. In addition moisture occurs naturally in the air outside the home and a lot of this wet air finds its way into the roof void. Now consider that the average attic is a cold uninviting place that encourages moisture to condense on its vulnerable timber surfaces and you have the

perfect micro-world in which mould and rot can take hold if the moisture is not kept moving. PVC roofline systems, the broad, industry term to describe fascias, soffits, bargeboards and all the associated ventilation components, are rather good at the double trick of protecting the eaves while fully venting them. The preferred method these days is to use a continuous venting unit that sits on top of the fascia board and supports the roofing felt and the lower row of tiles. This method does away with slots or ugly vent discs set into the soffit board. PVC roofline systems are also good at providing both visual and physical support for the other essential components in rainwater management – guttering and downpipe systems. Design and installation To work out what our gutter system has to cope with we’ve got to calculate the quantity of rainwater that might run off the roof. We do this by deciding [a] The rainfall intensity that the system must cope with [litres per hour per m2]. [b] Then calculating the roof area to be drained. [effective roof area m2]. Once that’s done we must choose a gutter system with sufficient flow capacity (litres per second) and finally decide on the system layout including the fall of the gutter and the number and position of outlets required to maximise the flow. BS 12056:2000 sets out the method for calculating roof drainage. It gives likely rainfall intensities across the UK, which may be experienced as unusual events once every 1, 5, 50 and 500 years, for a duration of two minutes or more. The standard says that domestic gutter

systems should be designed for a storm event that is likely to occur once a year with an intensity of 75mm per hour per m2 or a flow rate of 0.021 litres per second. However anecdotal evidence tells us that parts of the country are now experiencing much more intense “50 year plus” events every few years. The area of roof that drains into any one gutter (effective roof area : m2) can be calculated in two ways. Looking at the roof diagram and pitch factor table, we can either use (H/2) + WxL or LxWxPitch Factor, whichever takes your fancy. The area of roof to be drained should now be compared with the maximum area that the manufacturer claims a given gutter type is able to drain. If the figure for the chosen gutter is too low the designer has a number of options: firstly to increase the fall of the gutter. With a longer gutter, this has its limitations, as water coming off the tiles is more likely to overshoot a tilted gutter at the lower end. This may not even be an option where a shallow fascia is fitted. In addition once the length of a gutter section exceeds 50 times the height of water that it can realistically hold, the flow efficiency starts to decline. Alternatively the outlet point can be moved to a central

position. Generally speaking, down pipes have significantly more capacity than gutter units and a centrally placed outlet in most gutter runs will increase the gutter’s drainage capacity. The down side is that underground drain points are unlikely to be available directly below gutter outlet positions that are chosen late in the design process, eg after the footings have gone in; and running a drain pipe diagonally across a facade is not a pleasing option. A case for over engineering? Finally the designer can select a system with a higher capacity. As I’ve suggested earlier, maybe we should think seriously about “over specing” guttering in the future as previously infrequent events increasingly become the norm. I have heard it said that once the heavens really open no one cares if the gutter copes or not because we will all be inside. True enough for us, but at the eaves there may be damage occurring because of a poorly specified gutter that we can’t see. What is for certain is the effort we put into roofline and guttering specification shouldn’t be wasted for lack of an appreciation of the challenges posed at the eaves David Osborne is Techncal Services Manager for Swish Building Products. The exterior of this iconic building was suffering with high levels of damage, including salt ingress and excessive cracking to the render and brickwork. Salt Inhibitor was used as a ‘masonry salt blocker’ and applied to the exposed brickwork. Large areas of the render were repaired with Restoration Render and the deep section repairs were completed with Remmers Betofix R2, a fast curing, high strength concrete repair mortar. OS Concre Fill and Impregnation Primer were also applied prior to the application of the final protective coating system. To mitigate reflective cracking in the future, Remmers Elastoflex system with reinforcement was applied throughout, giving a high degree of finish to the exterior of this 1930’s landmark building.

The case for factory finishing timber:

CHESHIRE FIRE & RESCUE, LYMM The benefits of full factory finishing of architectural timber, combined with the use of translucent coatings to bring out the lustre of natural wood, are ideally highlighted in the construction of a newbuild fire and rescue station in Lymm, Cheshire. While factory finishing is becoming more prevalent, it is still far from the norm, despite the many distinct advantages shown in this project, as Graham Avery, Technical Coatings Manager with specialist paint supplier Mighton, explained: “It not only means the process can be carried out in a completely controlled environment but also of course the entire piece is coated, not just the outside surfaces. In other words, the work can be done 365 days a year, whatever the weather – and the result is significantly more weather-resistant.

“More specifiers and coaters are beginning to look to full factory finishing and, to anyone who is not, we recommend they give it some consideration in an application such as this.” Similarly, translucent wood coatings are a less common choice than opaque finishes though, as the Lymm contract shows, they can show off the timber grain to its best effect while retaining all the weather-proofing and preservative qualities of a technically advanced exterior coating. In this case, Mighton Woodstain TP transparent top coat was specially mixed to the colour TR4131 to complement the natural colour of the Siberian Larch specified for the exterior cladding, while the translucency of the coating brought out the timber’s grain to best effect.

The timber was vacuum-coated by Lancashire-based James Hatch & Son for International Timber of Manchester, with main contractor ISG for the Cheshire Fire and Rescue Service.

Rationel windows help Crest Nicholson achieve Level 4 in Code for Sustainable Homes Rationel’s high performance timber windows helped Crest Nicholson achieve Level 4 in the Code for Sustainable homes at Halo, Cambridge. The architects for this 274 home development were CHBC Architects. The development is within easy reach of Cambridge City Centre, the M11 motorway, Addenbrookes, and the Biomedical Campus. Open plan living means large areas of glazing make a major contribution to the quality of life indoors – and Rationel’s Danish designed windows and glazed doors enhance this contemporary design. The properties were designed with higher than normal internal ceilings at 2.5m. Panel doors, entrance doors and window doors to balconies and patios were also supplied. Simon Watt, senior technical manager for Crest Nicholson said: “In order to achieve Code for Sustainable Homes Level 4 on this development, we predominately followed a Fabric First specification. We were in part able to achieve this by using Rationel’s AuraPlus range of with

Latest figures from the Home Office reveal that the number of fire-related fatalities in England during 2015/16 had grown by 15% to 303. RT Roofing Services specialises in the education sector and carries out up to 20 large scale upgrade projects for premises across London and the Southeast each year, with its current contract focussing on Herts and Essex High School in Bishops Stortford. While much maintenance work around school and college campuses has to be scheduled for the long summer holidays, the pressure this puts on the re-roofing works means some operations have to carry on during term time, as long as noise and disruption are kept to an absolute minimum.

ROOFING CONTRACTOR KEEPING QUIET ABOUT THE ADVANTAGES OF MAGPLY A Colchester based roofing contractor has been using Magply Recovery boards as part of a high specification build up, which provided its operatives with a relatively quiet as well as safe means of carrying out re-roofing works to school classrooms during lesson times.

As a result, instead of scabbling smooth the old covering of asphalt and chippings on the Bishops Stortford buildings, RT Roofing proposed to simply sweep away any loose material and then begin the over-roofing with a layer of 6mm thick Magply, bonded down in hot bitumen. This then offered a sound flat surface on which to install a Langley built-up felt system. the surface before bonding the Magply sheets down in hot bitumen. â&#x20AC;&#x153;Because Magply is non-combustible, any excess bitumen can simply be burned off before the vapour barrier is installed as part of a Langley approved system. We have used Magply a number of times in the past in similar situations â&#x20AC;&#x201C; including for another school project and purchase our supplies through Under Cover, a specialist roofing merchant in Rayleigh and Colchester.â&#x20AC;? As its contract at the Herts and Essex High School has progressed, RT Roofing Services has laid some 600m2 plus of 6mm thick, 1200mm x 1200mm Magply boards. When winter blizzards do their worst, Icynene insulation really comes into its own

ICYNENE INSULATION FOR THIS WINDSWEPT, CUMBRIAN BARN CONVERSION Insulation of a 120-year old Cumbrian barn conversion proved a difficult challenge for this Father and Son farming partnership. Here, The Builder takes a look at a new technique in thermal insulation that’s gaining popularity in these difficult to treat projects. On the exposed Furness peninsular in Cumbria, close to the Lake District Fells, there is precious little shelter from the fierce, westerly gales that batter this part of the Irish Sea coastline. Hardy residents of the area describe it as a “lazy wind” because it’s more inclined to take the shortest route to its destination, scything straight through anyone that stands in its way, rather than going around them! Buildings suffer this battering in exactly the same way, so in the old days, builders tended to rely on physical

mass to hold back the wind. Consequently, stone walls up to two feet thick were the accepted norm for houses and barns built in this neck of the woods. Even with such substantial construction, keeping occupants warm was a considerable challenge in days before central heating and insulated walls. No more so than for the current owner of a rambling Victorian farm and barn complex that sits almost on the shoreline at Kirby in Furness, a few miles up the coast from Barrow.

Originally built in 1899, and now owned by Father and Son, William and James Brakewell, the house and barn were in desperate need of refurbishment to bring them up to 21st century living standards William and James both live on site with their families and jointly farm the area as well as running an agricultural equipment sales and servicing business. The main barn structure had stood virtually unused for years and qualified for improvement grants under the Government’s Farm Diversification programme, introduced to support micro and small businesses and farm diversification. In light of this, a scheme was devised to convert the barn into three dwellings - one three bed house for Father William to live in and two further 2 bed houses to be used as temporary accommodation for workers at the nearby British Aerospace site at Barrow. Doing most of the work themselves to keep costs under control they quickly recognised some of the challenges they faced in bringing the building up to habitable standards in this exposed location. Son James Brakewell takes up the story. “The biggest problem we faced with the barn conversion was insulation. It’s a huge building measuring 19.0m 10.0m with an eaves height of 10.0m. There are old cattle byres on the ground floor with a two-story overshot barn on top, all built of local Burlington stone”

Fully breathable, Icynene spray foam insulation was applied to the internal walls and roof area.

At the start of the conversion, an internal frame of timber studwork was installed, set 50mm off the external walls. Conventional rigid board insulation was considered but quickly rejected on the grounds of

Most heat is lost from a building through air leakage and we knew we couldn’t seal the building adequately with rigid board material. We needed a system that would be both quicker to fit and give us better performance” James looked at alternatives and contacted local contractor, Greentherm Solutions who specialise in spray applied insulation, using Icynene, a system originally developed by a Canadian company. Icynene is a water blown breathable foam that expands 100-fold when applied and seals every little crack, joint and service hole completely.

Throughout the process, Local Authority Building Control were kept informed and were fully supportive of the process use. For further information on Icynene spray applied insulation: Icynene is a water-blown insulation that expands 100-fold when applied, sealing all cracks holes and service holes. Its open cell structure lets the building breathe naturally

Greentherm sprayed Icynene between the stud wall frame and directly on to the exposed stone walls creating a homogeneous and un-interrupted blanket of insulation, 125mm thick. The roof structure was treated similarly, spraying directly on to the breathable underfelts. As Icynene is “vapour open” there is no need to maintain an air gap above the insulation. To prevent noise transmission between the dwellings, Icynene was also used as cavity fill insulation in the blockwork party walls. According to the manufacturers, because Icynene has a soft, yielding texture and open, cellular composition, it provides outstanding insulation performance yet still allows the building to breathe naturally, preventing the ENQUIRY-Card 547

Resiblock Flying High

BUILDING FACADES: SMOKING JOINTS Andy Swift, national sales manager for ISO-CHEMIE, considers the effective sealing of building façades, which can prove to be difficult if failure, particularly in the form of water leakage, is to be avoided. While a building façade should offer some degree of eyecatching appeal, its main purpose is to provide weather protection, and a safe and comfortable interior. If this is to be achieved and long-term performance and durability assured, the materials used in their construction need to be carefully designed, planned and installed. Facades can come in all shapes and sizes ranging from heavy forms of construction through to brickwork and precast concrete to lighter structures such as profiled metal sheet, stick curtain walling, aluminium and glass screens. Final specification will have been decided by the client and the architect based on the purpose of the building, the image required, the design life of the building and whole life costs including energy and maintenance costs. One of the biggest onsite issues installers can face is how to effectively seal the façade. It doesn’t matter how much

effort has been spent designing and developing the perfect joint and gasket if it’s then undone by an incorrect installation by an untrained workforce that has little appreciation of the performance requirements of a sealed joint. And here the choice of sealant can be critical, requiring careful consideration and examination to achieve optimum levels of long-term sustainability and performance. Sealants, which must adhere strongly to the materials they connect, must also be durable and possess the requisite resistance qualities if they are to protect effectively against the elements. They must also offer compliance with acoustic and insulation regulations and accommodate movement joints - they need to offer flexibility without compromise while ensuring adjacent materials do not come under stress. The mantra of ‘fit tight, ventilate right’ should be

adhered to. An air-tight building with controllable ventilation is the ideal design. The construction of commercial buildings must be tested for air-tightness in much the same way as domestic buildings: any air leaks after a failure can be tested using smoke pencils, which will draw smoke from the building and identify remedial works to conform to standards. Sometimes, these failures are through lack of design input and at other times, due to contractors not adhering to designs - usually due to a lack of understanding of the purpose of the specified products. Many sealants are likely to have a shorter useful life than the life span of the building unless they are protected and some provision should be made for replacing the sealants within the joints, or over sealing. Although a significant proportion of sealants that are used in façade construction today are ‘wet’ applied

materials based on synthetic polymers, which cure to form flexible solids, they do have their drawbacks: mastics will harden with time, rendering them particularly unsuitable for use in large scale industrial or commercial façade systems. So, as an alternative to these ‘wet’ solutions, the building and construction sector is seeing the emergence of foambased sealing strips and tapes. These products consist of flexible materials, which are pre-formed in a range of sizes and sections and mainly rely on compression, and can be used to improve the long term sealing of façade finishes for curtain walling, pre-cast or insitu concrete, brick and block work and composite or cassette-style metal panels. The ISO-CHEMIE ISO3 Façade Sealing system protects the expansion/movement joints as well as the junctions between different materials used in façade construction against the extremes of hot and cold and wet and dry weather together

with the physical stresses caused by building movement. It can also be used to supply the relevant level of air tightness required by the current and proposed changes to the UK Building Regulations. The system complies with regulatory requirements relating to the different types of facades including conformity to EnEV regulations. It also complies with guidelines laid down by the industrial association for metal building constructions (IFBS) for joint tightness on lightweight steel constructions. Passivhaus award winning systems BLOCO-One and Winframer Type 1 are a good solution to fixing windows to facades when the external wall is not fitted, creating an airtight, structural and thermally efficient frame to install windows. BLOCO-One also allows the window to be installed as a ‘3 in 1’ solution to the usual system of expanding tape weather seal, spray foam insulation and EPDM internal airtight layerthis saves time on installation and out performs the previous method. =New advanced foils to replace EPDM are available. The VARIO SD/XD range now come complete with a full adhesive side which can be installed down to minus 10 degrees C, when regular sealants will have frozen and work halted. These foils keep vapour from entering the joint from the inside, but allow the joint to breathe from within and reduce moisture forming, causing fabric damage. The system comes with a 10year warranty and complies with the relevant UK Building Regulations, as well as DIN EN standards, covering thermal conductivity, dimension tolerance, impermeamability to driving rain on joints among others. ISO-CHEMIE is one of Europe’s main producers of impregnated foam sealants, specialising in the manufacturer of foam products from polyethylene (EPE), polypropylene (EPP) and polyurethane (PUR) using the latest production techniques. Acoustic Panels connect history London’s so-called Loom building is full of stories that unravel and offer glimpses into its rich history. It is not often that architects, in this case Duggan Morris, have the opportunity to design a perfect link between both modern and ancient. This is the exactly what has happened in their innovative solution converting one of East London’s old buildings from its original purpose as a wool warehouse into a modern office space. This includes the relocation of its main entrance and provision of offices plus staff breakout areas and a café, together with unique features such as dramatic woven metal welcoming gates to bespoke artworks

which dominate the multi-storey atrium. Another of the architects’ solutions was to use Troldtekt 2000 x 600mm natural wood wool acoustic ceiling panels. These provide an attractive link between the different spaces in this 100,000 sq ft. building, together with reusing many original old materials to restore attractive life into this previously

neglected space. Existing brick dividing walls have been cut through and the original steel supporting stanchions left in place. The significance of The Loom has resulted in it being Grade II listed. It has also been recognised for an Award in the London Region refurbishment/recycled workplace category adapting the old to modern use with the limitation that no

more than half the internal space is new build. Here, the result is an exciting timepiece of history where creativity can thrive once again. Troldtekt natural wood wool ceiling panels are widely specified throughout Europe in a range of modern buildings as well as for refurbishing interiors. consistently lower in energy use than the two storage systems. Case study 1 This was a system for a typical, small, pre-fabricated fast food restaurant. It is assumed the system only serves the hot water demand. The life cycle analysis includes the initial capital costs, projected annual fuel costs, and estimated annual servicing costs which are assumed to increase by 2% each year. The annual fuel cost assumes the same daily fuel consumption over the whole year. The servicing cost is based on £130/year per boiler, and £160/year for a boiler and cylinder. The resulting net present values of the three showed that the continuous flow system is 6 - 7% lower than the two storage systems based on that 20-year analysis period.

Hot water heating continuous flow systems shows dramatic savings - says independent report A recent independent report emphatically concluded that continuous flow water heating systems have a clear advantage in terms of initial capital costs as well as life cycle costs over 20 years, when compared with traditional stored hot water systems*. The study** shows that continuous flow water heating systems can be up to 7% more economical than equivalent ‘traditional’ stored hot water systems but that capital costs can be 41% less than indirect systems and a whopping 49% less than direct systems. “In terms of maintenance you need to be realistic and not theoretical,” says Rinnai managing director Tony Gittings. “If a site has direct or an indirect system then it has to effectively shut down for maintenance. There’s no way around this problem. Not so with Rinnai continuous flow units as we cascade them together so that the demand for hot water can be met without closing down the whole site.” AECOM, the world’s biggest building services consultants, was commissioned to carry out a totally independent life cycle study on continuous flow water

heating systems, and to provide a comparison with conventional storage systems. Two case studies were provided on projects using continuous flow water heating systems. AECOM then determined an equivalent storage based system for each case study and compared operational and capital costs. For the life cycle comparison, the analysis period was 20 years, based on the expected service life. The net present value (NPV) calculation is based on a discount rate of 3.5% (The GREEN BOOK - HM Treasury), an inflation rate of 2% for servicing costs and projected retail fuel costs from DECC1. In both case studies the continuous flow system showed a clear advantage in terms of initial capital costs, as well as life cycle costs over 20 years, with the continuous flow system

Case study 2 This was a system for a shower block in a holiday camp, with six showers and four basin taps. For the continuous flow option, the analysis is based on a configuration of 4 continuous flow water heaters that each have a nominal output of 48 kW, which, for this particular application, because there is a very short run of pipe work between the water heaters and the fixtures, it is possible for the water heaters to generate water at 40°C. The risk of legionella is overcome by the regular turnover of the system. For the energy required to deal with the instantaneous hot water demand the analysis assumes that the bulk of the hot water demand would be due to the showers. Each shower would typically have a flow rate of around 9 litres per minute, which if mixed to 40ºC would equate to an instantaneous load of around 19 kW each, so even if there was only one shower running, the load on a single continuous flow water heater would equate to an efficiency of 95% based on the performance curve. As the hot water demand increases, the modular nature of this particular configuration would allow the 95% efficiency to be maintained for the bulk of the demand. The difference in daily fuel costs between the three systems is around

7%. The usage profile for this case study is particularly suited to continuous flow systems (i.e. high but infrequent demand over the day), which is why there is an advantage in fuel consumption over the storage systems. SYSTEMS EMPLOYED IN THE STUDY * Indirect fired storage systems This consists of separate heat source and storage cylinders, where for this study the heat source will be gas fired boilers running on 80ºC flow and 60ºC return with gross efficiency of 89%. As the hot water is stored at 60ºC in insulated cylinders there will be standing heat losses. The standby electricity is assumed to be 15W per boiler, and 60W when operating to cover fan and controls. Direct fired storage systems This is where the hot water storage cylinder has an integral gas burner to directly heat the water, and the key difference with indirect fired storage systems is that they are designed to operate in condensing mode and generally achieve gross efficiency up to 96%. A disadvantage of direct fired storage systems is that the standing losses are around 3 times higher than indirect storage cylinders. Continuous flow systems This is essentially a gas boiler that is designed to instantaneously heat mains water for supply directly to water fixtures without any storage. The key advantages with this type of hot water heating, is firstly saving in space needed for hot water cylinders and the associated standing heat losses. The challenge is that instantaneous hot water demand can vary hugely for most systems and therefore the continuous flow heating system needs to have a wide modulation range as well as maintaining efficiency over that range. The concept behind the radar lock and key is to offer all less abled people independent access to locked public toilets around the country via the National Key Scheme (NKS) with their very own radar lock key.
