A Beneficial Third Approach

Read the technical manuals used by house builders and an everyday construction detail is recommended to be tackled in two completely different ways. Which is the better choice or are both thwarted by an alternative third approach that is gaining popularity for some very good reasons?

Top of insulation contaminated with mortar

When constructing cavity walls incorporating partial fill insulation, the insulation terminates at plate level. It is common practice to also terminate insulation at plate level across the gable ends rather than extend it up to the roofline. The question arises of whether the top of the insulation where it horizontally crosses each gable end should be protected against water ingress, given the expanse of cavity wall rising above it? One approach is to incorporate a DPC running from the inner skin downwardly over the top of the insulation and into the outer skin (Often called the lazy L shape) It protects the top of the insulation and prevents wet tracking inwardwardly into the inner skin. The downside is the gable end exterior masonry skin triangle is weakened and isolated from the wall below it. Pictures of collapsed gables spring to mind – despite the presence of lateral restraints? Incorporating a DPC in the outer masonry skin to protect the top of the insulation can certainly provide protection, but this approach also introduces structural discontinuity. The masonry skin ends up with a horizontal break right across the gable wall - in a structural element that should ideally be continuous. The second approach is not to incorporate any DPC, but instead rely on the insulation across the gable remaining, clean, undamaged and devoid of any falling mortar. Realistically this is very hard to achieve,

and it is more common to see the insulation top edge covered in mortar and often looking ragged-edged as well. (The average house gable rises 24-30 courses from this level up to the top – it’s a lot of courses with a lot of accompanying mortar! The water falling onto the exposed insulation top edge will soak into it. In both instances with the insulation secured against the inner skin, inward permeation will follow. Where ties are not perfectly centred or insulation placement is uneven or contaminated with mortar droppings, the likelihood of ingress is increased. But a third approach can satisfy both structural and protection demands. It is to construct incorporating a pre-shaped profiled DPC cavitray known as a Cavity Dropcloak. The Type CD Cavity Dropcloak recommended by Cavity Trays of Yeovil protects the top of the insulation but in a manner that does not weaken, interrupt or separate the outer masonry skin. The exterior skin remains continuous, with no DPC witness lines (cracking) and no damp patching through water retention. Using a preformed Type CD Cavity Dropcloak protects against any water dripping from higher level from coming into contact the top of the insulation. Safeguard guide has designs on basements Although basements are a significant area of business opportunity for the construction industry, it is a complex and potentially fraught sector and – in the main – an area for the specialist. Yet Safeguard Europe – the UK’s leading specialist in damp-proofing and waterproofing technology – is helping to demystify and simplify understanding of this underground world with the publication of its guide to Basement Waterproofing. Through its 34 years supplying waterproofing systems for basements and other structures, Safeguard has identified four main basement scenarios and outlined common design types that suit each environment. The four basement types described are Newbuild Reinforced Concrete; Refurbishment of


Existing Basement or Cellar, Piled Retaining Walls and Dig Out. The company then aligns one of four basement systems – with easy-tounderstand technical illustrations – to each of them. The guide also covers key design considerations such as continuous linking between waterproofing and damp-proof courses; jointing; service penetrations and pumps, drainage and their maintenance. A consistent theme when tackling basements is that expert consultancy and design input at an early stage is essential to get the waterproofing right; contractors must always be mindful of BS 8102: 2009 Protection of below ground structures against water from the ground. BS 8102 defines three types of waterproofing system: Type A which provides a physical barrier to the water either internally or externally; Type B which sees the waterproofing integral to

the structure; and Type C, drained protection, which involves installing a membrane which channels water to a low point from which it is usually pumped out. Types A or C can be applied to refurbishment and extensions, with the choice depending on the fabric and condition of the building and the level of water present. All three types can potentially be used in new-build situations. As the British Standard points out, sometimes a combination of systems will be the best solution, either to provide redundancy, or – in the case of a renovation project – to maximise the space available. Hanover Building Unveiled by Remmers

The Grade II Listed building located in Manchester City Centre is being refurbished by Quadriga Contracts Ltd as part of the NOMA regeneration scheme to provide Grade A office space, retail and leisure facilities. Constructed in 1905; the interior walls have accumulated a thick build-up of dust, dirt, polish and even nicotine residue, all of which needed to be removed. Following trials of various products, Remmers Arte Mundit Eco was selected as it is a self-vulcanising cleaning paste designed for thorough, water-free removal of residues and soiling on a wide range of substrates. The Arte Mundit Eco was applied using a 4” brush and left to ‘set’ overnight. The set rubber-like material was then removed by hand the following day revealing the original white marble finish.

Four-step solution for penetrating damp A new CPD seminar created by Safeguard Europe – the UK’s leading specialist in damp-proofing and waterproofing technology – sets out four steps to help architects, builders and other specifiers to deal with both the causes of penetrating damp and the factors which can exacerbate the problem. There are many reasons why rainwater can penetrate masonry walls: from porous Victorian bricks to unfilled perpends. And there are an equal number of issues that can make the problem worse, including poor maintenance of gutters, bad detailing and building alterations.

The four steps, explained in detail during the seminar Dealing with Penetrating Damp, are: assessing rainwater routes and exacerbating factors; blocking the primary paths for water penetration; controlling the exacerbating factors; and installing back-up in the form of a dampresistant internal system. “It may be relatively simple to spot the pathways for rainwater, such as missing mortar or cracks, but it’s also important to look at the wider picture to work out

why rainwater is penetrating at certain points,” says Safeguard director Hudson Lambert, who has illustrated the seminar with dozens of photos, as well as diagrams and CGIs. In helping professionals to meet their duty to continue learning and selfdevelopment, Safeguard’s two-hour long seminar also provides an update on some of the latest solutions and product types on the market. Companies such as Safeguard invest a significant amount in R&D which enables them to create new products and systems on a regular basis. Penetrating damp can be a problem in cavity walls as well as in single-skin ones, an issue that receives its own section in the CPD. Although one of the functions of a cavity is to help prevent the penetration of precipitation, the introduction of insulation, as well as shoddy workmanship, can mean that this wall type suffers from penetrating damp too. As well as causing unsightly internal staining and an unpleasant smell, penetrating damp has various negative impacts on a building and its inhabitants. Damp in homes is an acknowledged cause and aggravator of respiratory problems, particularly for children, older people and those with existing illnesses.

Penetrating damp can also lead to the masonry itself deteriorating. The binder in the mortar between bricks may wash away, wall ties could corrode, expand and cause cracking, freeze-thaw action will also increase damage. Damp homes are also less energy efficient than dry ones. An English Heritage Study found that the thermal conductivity of wet bricks is 1.5 to three times higher than dry ones. There are a surprising number of routes that rainwater can find through masonry, whether through defects or through the material itself. When looking for pathways, there are many types of defect that should be investigated including pointing, cracks, corroded wall ties, defective render and damaged seals around openings. Some types of masonry, such as limestone or sandstone, can be porous as can some mortars. Some bricks can be far more porous than others; for example ‘underfired bricks’, inferior quality bricks which were kilned at lower temperatures and sometimes used for housing in Victorian times to cut costs. The CPD, which is delivered in client offices, walks attendees through all the issues above and considers how each can be treated. It also addresses exacerbating

When it comes to secondary protection, the CPD looks at options for internal walls and examines the merits of each. Impermeable membranes or tanking, renovation plasters and hybrid plasterboard systems all come under the spotlight. Though specifiers must be knowledgeable about all the forms of damp, it is important to observe that penetrating damp often co-exists with rising damp and condensation. A holistic approach to the treatment of damp tends to give the best results. Icynene awarded energy saving trust approval

Spray foam insulation specialists, Icynene has achieved the prestigious Energy Saving Trust [EST] approval for its high performance, Icynene Foamlite system. Icynene Foamlite is a spray applied insulation system specifically developed for use in wall, roof and underfloor applications where high levels of insulation and air tightness are required. When applied, Icynene Foamlite expands 100fold within the first few seconds, sealing all gaps, service holes and hard to reach spaces completely eliminating cold bridging. Icynene Foamlite can be applied directly to breathable and non-breathable roof membranes without the need for an air gap. Because the

foam has a soft, open-cell structure it allows the free passage of moisture vapour, allowing buildings to breathe naturally. It also means that roof timbers in contact with the foam will not “sweat” and promote mould growth.

Joint decisions Sell: When it comes to health and safety, protecting your knees is one of the most important things you can do, and it’s relatively simple to do with the right PPE in place. John Dabb, Sales and Marketing Director at Hyde, looks at some of the best solutions for builders. Whether you’re laying flooring, low-level decorating, carrying out ground maintenance or simply grovelling to the boss for a pay rise, you probably spend more time on your knees each day than you realise. Despite this though, while a high-vis vest and hard hat are common procedure in terms PPE when working on site, protection for your knees is given much less thought and often just a bog-standard set of kneepads are expected to suffice. The reality is though that not protecting your knees properly can lead to some pretty nasty health complaints in the long-term. Forget builder’s bum and think housemaid’s knee – a painful condition that is becoming all too common among the trade. The effects of relying on less than adequate knee pads can also be felt more immediately too of course, if you take a tumble or kneel on a sharp nail the damage is felt instantly and its effects can last a long time. Of course you can’t predict an accident, but they will happen and the best remedy is prevention rather than cure. Our knees are like hinges and the largest joints in out body, used not just for

Without them the simple process of sitting and standing up again becomes an impossible task, let alone carrying out any type of physical construction work. The type of kneepads you choose to wear will go a very long way to preventing your knees coming a cropper. The good news here is that a great deal of research has been made into the design and construction of this essential PPE item over the last few years, so you don’t have to do too much to make the right choice. Some of the most common kneepads offer protection in the form of foam padding, which works by compression and does little to cushion from real impact or to support the joints. Redbacks offer an alternative to this, with a patented moulded leaf-spring suspended in an arch by a flexible honeycomb matrix. When pressure is applied directly above the spring it bends, dispersing pressure and distributing weight evenly. The matrix provides a holding structure for the spring to control its bend and stabilise the entire structure, allowing pressure to be distributed evenly time after time.

Put simply, not protecting your knees can affect your future mobility, with not just your knees taking a dent, but your finances too if you’re forced to rest up and can’t work. One knee injury can account for around 15 days away from work, which

all adds up particularly if you’re selfemployed or don’t receive sick-pay from your employer. Take a look at the NHS figures to get a feeling for the reality of the problem: there are currently over 104,000 annually registered knee operations by the NHS, with 50% of these accredited to occupational hazards. It’s not all doom and gloom though, as there are some simple measures you can take to guard against all this. If you do kneel frequently as part of your job then make sure you bend and flex your legs regularly, this keeps the knee joint lubricated and reduces risk of injury. Take a lung health check online with Festool & the British Lung Foundation September historically sees the highest hospital admission rates for asthma1, and Festool is encouraging tradespeople to take a few minutes to check their lung health. Wood dust can cause asthma, which carpenters and joiners are four times more likely to get compared with

other UK workers. Hardwood dust can cause cancer, particularly of the nose. Dust from bricks, tiles and concrete contains very fine RCS particles and serious health effects, such as lung cancer or silicosis, can result from exposure to RCS. decentralised CONTINUOUS FLOW HOT water heating systems - an alternative to central plant

An alternative solution that marries high efficiency and wide ranges of modulation with simplicity of installation and design is the gas fired continuous flow hot water heating unit. These can be manifolded into a hot water system capable of coping with virtually any size of site or application. This system is a process of delivering a continuous flow of hot water at a constant temperature, without the need for storage. Continuous flow will only ever utilise energy whenever heat is needed i.e., the turning on of a tap in a washroom or a kitchen. When the units are in operation and heating water - gas is used - when the user is finished, so is the energy usage. With continuous flow systems, the user can set the required temperature of hot water to suit the needs and demands of the site. So, vulnerable users, such as children, the elderly or less able, can be safeguarded from the risk of scalding. Also, where the site has a secondary recirculating system the temperatures can be set at a level to further minimise the possibility of the proliferation of Legionella bacteria.

Centralised plant rooms for heating and hot water systems are a traditional solution and have been so for many years. But we live in different times where economic and energy efficiency – and legislative compliance – are demanded by users, premises owners and managers in both public and private sectors.

Condensing continuous flow hot water solutions qualify for additional energy efficiency points, boosting building energy performance as they far exceed energy efficiencies called for in Part L Building Regulations (Conservation of fuel and power). The systems are also ‘A’ rated under ErP. Current thinking on the design of systems is moving towards separating the hot water production from the heating system completely as it can give better efficiencies all round. Buildings need hot water all year round. However, better insulation in most buildings, and a greater awareness of energy efficiency, means there is a reduced need for heating input. In large commercial buildings, centralised heating and hot water systems have traditionally adopted the thermal storage design. These systems are frequently over-sized at the design stage in relation to actual usage on the not too scientific basis of ‘just in case’. This ‘hedging of bets’ approach to system design often leads to excessive safety margins, which in turn adds to the expense of purchase, installation and running costs. A storage type, conventional system of hot water that must be heated 24/7, 365 days a year to ensure hot water is always available is an anachronism in today’s energy and cost-conscious world. Even if no hot water is drawn off, a standard cylinder, just for example, can lose a maximum of 3Kw of heat a day as a standing loss. All cylinders suffer from this to some extent and it equates, over a year, to

Elsewhere, one local authority in North Wales is currently in the process of replacing its stored hot water systems with manifolded continuous flow systems. The council is set to make considerable savings on running costs. When the water isn’t running the continuous flow, system is not using fuel, which is ideal for the schools’ shut down during the holidays, for example. These claims and assertions have been borne out by independent scrutiny. Recent independent testing - by AECOM - of continuous flow hot water systems showed a clear advantage in terms of initial capital costs, as well as life cycle costs over 20 years, when compared with indirect stored and stored hot water systems. The AECOM findings, after extensive deliberation, found that the brand’s continuous flow water heaters are 7.5% more economical than ‘traditional’ stored hot water systems. Decentralised water heating saves energy and money, but it also offers flexibility. If, for example, a hot water store cylinder should burst or break down, the whole system is shut down - no more hot water until the problem is fixed. With a manifolded system one unit may be at fault but this doesn’t stop the whole system shutting down. The problem of potential legionella proliferation is also better maintained in the design of a manifolded continuous flow system. In a continuous flow unit, water temperature for distribution is accurate to ±1˚C. The fact that there is no stratification as there is no storage ensures permanent even temperature and because of this there is no requirement to heat a volume of water just to ensure the elimination of legionella. Another plus is, if demand grows, additional plant can easily be added in a modular fashion at a later stage if required. In addition, smart controls can be added to commercial condensing continuous flow systems to boost and govern the performance of the hot water system. For more details on RINNAI products visit

Underfloor heating is for everyone By Steven Rooney, Sales Director of Gaia Climate Solutions The considerable benefits of underfloor heating are now widely understood and its ability to provide comfort, efficiency and clean aesthetics is taken for granted. Even so, the question still asked by many is which is better - a wet (hydronic) system or an electric system? Choosing any heating solution is invariably closely geared to meeting building regulations. Until recently, electric underfloor heating (UFH) was widely employed but today’s SAP calculations tend to weigh against the sole use of electricity for heating in new build residential developments. Ultimately though, as gas and oil

reserves dwindle, prices rise and electricity generation becomes less reliant on fossil fuels, it seems likely that electricity may again be seen as the preferred form of heating. Higher levels of insulation and the consequent reduction in the level of heating required can push the balance towards electric systems. With Passivhaus in particular, the need for heating is minimal so why have radiator or wet underfloor system fed by a gas boiler - which takes up space and needs servicing - when an electric underfloor system can do the same job on the few occasions heating is needed? Similarly, electric systems are frequently the first choice in the retrofit market because of the availability of mat systems that are less than 4mm thick, so can be laid on top of existing floors. Wet systems are simply not that thin,

although wet UFH can be installed within suspended timber floors. Wet UFH is a clear winner where air or ground source heat pumps or district heating systems are employed as it requires water temperatures of only 4550ºC; much lower than radiator systems. While comfort for the end user will be exactly the same whichever system is chosen, it is worth remembering that electric mats installed near the surface offer the advantage of a much shorter reaction time than pipes or cables set into a screed. This can be useful in situations where ‘instant’ heat is required. Overall, supply and install cost comparisons typically bring both wet

and electric systems in at a very similar figure of around £12-14/sqm, including the relevant thermostats. This cost parity results from a number of factors. When making direct comparisons between wet and electric systems, the speed with which the pipe or cable is installed is much the same for both. However, while the pipe used with wet systems is relatively cheap, overall installation costs are higher and the cost of a boiler or heat pump must be added. With electric UFH, the installation costs are less but the cable is more expensive. ENQUIRY-Card 555

Back in the day, underfloor heating systems did not offer the precise levels of control or the same heating potential for larger spaces, as traditional radiators. Unlike modern solutions, these earlier systems were not known for their efficiency and could often leave homeowners with sizeable bills. Today, with adaptability and flexibility being at the forefront of homeowners’ minds, technology has come on in leaps and bounds, making underfloor heating an effective and cost-efficient heating solution for both new build and retrofit projects. Offering lower operating temperatures and a more even distribution of heat, there are plenty of reasons for homeowners to ditch radiators in favour of underfloor heating. Challenging or small spaces such as box rooms and loft conversions can make it difficult for installers and homeowners to achieve their desired design, especially when working around radiators. Suitable for both retrofits as well as new installs, the battery-operated Smart Radiator Control features an electrical device that works to open and close the radiator valve to produce more accurate room heating. LONDON GP SURGERY GETS THE PENDOCK TREATMENT Pendock, the manufacturer of Pipe Boxing, Column Casings, Radiator Guards and specialist Perimeter Casings for heating, has supplied a range of products for work on a doctors’ practice, located in South-east London. When undertaking the refurbishment of the Albion Street Group Practice in Rotherhithe, the contractor, Westwise Service Management Ltd., rapidly

identified that there was a potential risk of burn/scald injury to the building’s occupants from the heating system’s exposed pipework and radiators as well as aesthetic issues. This led the Project Manager, Huseyin Asim, to contact Pendock as a trusted past supplier to source a protection solution to the issue, which would also be practical in terms of hygiene and the cleaning regime required by a medical establishment as well as safe, the system also needed to look attractive

and be straightforward to install. Being a refurbishment project, Pendock was required to produce bespoke as well as standard radiator enclosures for some of the rooms, which are also not truly square. The specialist contractor decided to purchase 17 standard and bespoke Ultima Plus Radiator Guards for the surgery: these Low Surface Temperature (LST) guards have been designed to provide the ultimate in protection against burns, while the ‘bullnose’ corners afford further safety in situations where patients might fall accidentally or be at risk from self-harm. Ultima and Ultima Plus guards, as with all items in Pendock’s radiator guard range, are finished with an anti-bacterial coating able to combat MRSA, Salmonella, E- coli and C-difficile. In addition a drop-down, lockable panel is fitted to the Plus models to allow for the regular routine cleaning and inspection. All radiator guards are available with preformed cut-outs and valve access panels with no on-site cutting required therefore speeding up installation time and minimizing disruption to patients or staff. As part of Pendock’s package, the encasement specialist is able to pre-cut and pre-drill any extra holes for the covers and piping at its factory, in order to minimize noise and as well as mess, on-site. The Project Manager, Huseyin Asim, commented: “We have used Pendock pipe encasements on a number

of past projects, including the St. George’s Hospital and other medical buildings, as well as several schools. “We like the way that our professional carpenters can achieve such a high standard of finish for the client, while installation is also very rapid. So it is neatness as well as speed and the protection factor.” “This was a major contract on a building probably dating from the 1960s where the walls were not square and everything was starting to age quite badly. So our work involved laying new floors and installing a complete new washroom, as well as painting and decorating and fitting the Pendock products. This was to enable detailed design queries to be thoroughly established and resolved before the actual production and installation commenced. ISO-Chemie’s sealing tape checks out at new hotel project

ISO-CHEMIE’s high performance foam tapes have been specified to provide effective sealing of small tolerance gaps around new windows installed at a 30-room hotel development in London’s East End. The ISO-BLOCO One tape was used to seal dozens of heritage-style aluminium windows to a 0.8W/M2k rating with added 63dB of sound reduction at the striking Whitechapel Hotel, which stands on the site of a former textile factory close to Brick Lane’s galleries and Asian restaurants. The quick and easy-to-use self-adhesive tape accommodated external frame apertures, which varied in size from 2mm to 8mm, ensuring that the hotel’s industrial appearance is retained. Installation of the new windows, which featured small profiles specifically designed to replicate the appearance of the previous Crittall steel framed ones, was undertaken by Suffolk-based GS Installations as part of a multimillionpound overhaul of the site. As well as providing a high performance and long lasting airtight solution, the tape ensures that the windows will remain weather proof to 1000 Pa – the equivalent to 130mph of constant driving rain. Liam Scopes, joint director of GS Installations Ltd, said: “ISO-CHEMIE’s tape is an excellent product, meeting the requirements for effective sealing of small tolerances. “It also enables us to stay ahead of the competition and undoubtedly enhances the overall look of this eye-catching hotel.” Construction work was undertaken by CMT Construction, while Salisbury-based Synthesis Architecture oversaw design and project management. Up to 70% cost savings can be achieved using the ISOBLOCO ONE foam tape because it enables installers to seal windows from inside the building, avoiding the need to use time consuming and costly external access systems like scaffolding and ladders, in any weather. The tape offers a single product ‘fit and forget’ solution for fast and effective sealing based around the European RAL

principles of three level sealing - the inside seal area is more airtight than the external one, allowing any trapped moisture inside the joint, or within the wall, to escape outwards rather than into the building. The external seal area provides weather resistance and breathability, while the intermediate seal area provides extra thermal and acoustic properties and the internal one air tightness and humidity regulation. All three levels are designed to accommodate movement between the adjacent materials. The internal air tight seal has been tested at 1000 Pa pressure difference (20 times more than UK Building Regulations) and tested to achieve 0.00 m³ of air loss. At the same time, depending on tape width, it will also supply a U-Value as low as 0.55W/m2K and reduce sound by up to 63 dB, straight from the box. Product complies with energy saving regulations (EnEV) on windows and doors as well as the RAL quality assurance association and can accommodate extremes of temperature changes – from 30°C to + 80°C. The highest of standards In August 2014, the British Standard Code of Practice for Slating and Tiling (BS 5534) recommendations were updated to improve the overall security of traditional slated and tiled pitched roofs. Sadly, site practice is still lagging behind – resulting in voided warranties and, at worst, significant, roof failures. Dr Kevin Ley, Technical Manager of Redland, explains. and subsequent repair work as the mortar can still crack and drop out of the mortar bed. A simple way of avoiding all the hassle associated with mortar is to use the alternative of modern dry-fix ridge/hip solutions instead.

The first iteration of BS 5534, the Code of Practice for Slating and Tiling in the UK was CP 142, published in September 1942. It set the standards for recommended best practice for slating and tiling, covering all aspects of pitched roofing above the rafters. It was first codified as a British Standard in 1978 and variously updated since. Most recently revised in August 2014, changes included the introduction of mechanical fixing of all hips and ridge tiles, new wind uplift resistance requirements for underlays; and a considerable increase in the tile fixings particularly for interlocking tiles which are the most widely used. This increase has been brought about by a simultaneous increase in the minimum tile fixings required for tile security and safety along with increased design wind loads, by up to 100% in some cases. Consequently, all single lapped, interlocking tiles on a roof now need to

be nailed, clipped or both depending on exposure BS 5534:2014 applies to all pitched roofing, whether new build, re-roofing or repair work, and came into full force in March 2015. Although not legally mandatory, compliance with BS 5534:2014 is considered not only best practice, but also provides the best defence in the event of failures or disputes. In the new build sector, the NHBC is especially vigilant in respect of the standard and, since July 2015, all new housing projects, regardless of size or phase; must comply with BS 5534:2014 to qualify for its 10 year Buildmark Warranty Despite the new code of practice being two years old, many new roofs are being installed that do not conform to the standard. For those designing or inspecting pitched roofs then, there is a need to be aware of the main provisions in order to ensure specifications are being met. Mechanical Fixing of ridge and hip tiles The revised code of practice states that the use of mortar alone can no longer be relied on as a method of fixing as it has been deemed to provide no reliable adhesion. Mortar can still be used but only if accompanied by mechanical fixings. This means if mortar is used then additional materials are needed including a ridge/hip batten with fixings to rafters, and mechanical fixings for securing the ridge/hip tiles to the ridge/hip batten. While the above secures the ridge/hip tiles it does not eliminate the risk of mortar failure, resulting in roof leakage

Tile fixings When the wind blows over a roof, uplift forces act on both the underlay and the tiles. The revised code of practice introduces new design wind load calculations based upon Eurocodes, resulting in greatly increased design wind loads – up to 100% in some cases – which means a greater requirement for tile clips in manufacturers’ fixing specifications.

A related problem concerns the bursting open of unsealed underlay laps when subjected to wind pressure which can also cause the removal of roof tiles. Both the old and new code of practice recommend that a timber batten be installed over the horizontal lap between courses of underlay to prevent the risk of this happening. In practice this can be achieved either by increasing the horizontal lap of the underlay to coincide with an existing tiling batten or installing an additional batten also known as a “fly” batten over the horizontal lap. during setting out of the


Since fixing specifications – the location, number and type of nails and clips required – vary so greatly and are based on many factors, including geographical location and type of building, it is even more important that every roof is fixed in accordance with manufacturers’ recommendations, ideally with a sitespecific fixing specification. Historic experience should not be relied upon! Underlays The issue of wind uplift resistance of roofing underlays, or resistance to ‘ballooning’ as it is sometimes called, and its consequences for underlays is addressed in the new standard. The primary purpose of a roofing underlay is to reduce the wind load acting on the roof tiles by taking a significant proportion of the wind load itself. To do this successfully, it must not stretch to the point where it can touch the underside of the roof tiles when subjected to wind pressure. If a roofing underlay does stretch, or ‘balloon’, so that it touches the back of the roof tiles, then it ceases to perform this primary function as the wind load taken by the underlay is transferred onto the roof tiles. The tile manufacturers’ fixing specifications do not allow for this additional load and roof tiles can subsequently be blown off the roof during a storm even if they are fixed in accordance with the tile manufacturer’s fixing specification.

The 2014 version of BS 5534 introduced a new single test that measures the ability of an underlay to resist stretching when exposed to wind pressure. These test results are then used to establish which types of underlay are suitable for the various regions around the UK. Before specification, it would be prudent to ensure that any preferred underlay has the necessary checks and testing in place to ensure it is fit for use for the project in question. These changes are a significant step forward from what has been the baseline standard for roofing practice in the UK hitherto. ENQUIRY-Card 612

Kemper System helps protect concrete heritage Cold-applied liquid waterproofing specialist, Kemper System, has helped to preserve a grade II listed building thanks to its Stratex warm roof and Kemperol liquid roofing systems. Because of the unusual design of St Thomas More Church in the Sheldon area of Birmingham, architects Wood Goldstraw Yorath worked in close consultation with Kemper System to enhance the waterproofing performance by addressing leaks and U/V damage to the existing substrate, whilst also improving drainage and reducing the risk of standing water on the roof. The structure of the building with its many glass and concrete terraces, saw Kemper System’s Stratex tapered warm roof system being specified along with their solvent-free and odourless Kemperol 2K-PUR waterproofing membrane to refurbish the church’s failing asphalt roof. The technical team at Kemper System also devised a series of drainage channels to address the volume of standing water on the roof, whereby excess water would be caught and drained off the building. Contractors, Alliance Technical Services Ltd, a specialist conservation company, not only worked to recover the roof with Kemper’s Stratex warm roof

system, but also installed new glazing to the central ribs and high level roof windows, fitted an external downpipe and drainage, and completed concrete repairs and concrete rib replacements. For the recovering of the roofs with the Kemper designed system, operatives removed the existing chippings on the roof ready to clean and prime the asphalt substrate, and installed a hard top tapered Kempertherm PIR insulation board. This was adhered to each terrace section in such a way to create channels behind and either side of each piece of insulation. As primarily structural engineers, Alliance Technical Services Ltd undertook thorough product and application training at Kemper System HQ in Warrington before installing the Kemperol 2K-PUR system, to familiarise themselves with the liquid waterproofing product application. Derek Lowe, Managing Director at Alliance Technical Services Ltd, said: “This was a particularly interesting project for us as the church required remedial works to the concrete whilst also installing an alternative

waterproofing solution to ensure the graded building remained watertight. The Kemperol 2K-PUR liquid applied waterproofing system was an ideal solution to work around the complicated structure of the building with its many terraces, outlets and joints. These formally weak areas were able to be fully waterproofed in one seamless, easy application. “We undertook excellent training at Kemper’s headquarters to ensure we were able to apply the system effectively and efficiently. Thanks to the durability of the Kemperol 2K-PUR waterproofing system, the church’s heritage has been protected and can continue to be enjoyed by its many visitors.” Technical manager at Kemper System, Ross Smith, added: “This interesting project presented design, specification and installation challenges which were easily solved thanks to versatile qualities of the Kemperol membrane. “The wet-on-wet, cold applied liquid was the perfect solution to ensure a quick and easy installation, yet providing the reassurance of a sound, waterproof solution for many years to come. Its odourless, solvent-free qualities meant the refurbishment works created little disruption to local residents or those using the church.” ENQUIRY-Card 600

Handmade clay tiles create historic-style new build Canterbury handmade clay plain tiles from leading roof systems manufacturer, Marley Eternit have been used to create an authentic roof for a new build historic-style cottage in the Denham Conservation area. The self build project, in the picturesque old English village of Denham, had to adhere to strict planning guidelines for roof height and use of materials due to the number of listed buildings along the same road. The homeowner consulted independent roofing merchant Skyline Roofing Centres, who recommended the Canterbury clay tiles in Loxleigh to give a premium rustic aesthetic and complement the cottage’s Welsh oak timber frame. The homeowner explains: “Denham village dates back to the Doomsday Book and has 46 listed buildings, the majority of which are along Village Road where our new house has been built. ENQUIRY-Card 134

A survey of over 200 trainee roofers by Redland has revealed that fear of injury or death is the biggest concern for 43% of them. Of the 212 surveyed, 63 said that they were most worried about falling from height, 12 cited health and safety issues, 11 said injuries and five said they feared death. The budding roofers are all learning their trade at ten colleges and training groups with links to a pioneering Redland support programme, launched earlier this year to support young people and others as they train to be roofers. Through the programme, Redland provides direct training, online training and resources and materials for practical sessions. “On one hand, I am pleased that these students are aware of the potential risks of roofing work because safety must be everybody’s responsibility,” said Redland’s Technical Training Manager Mat Woodyatt. “But these results are also a stark reminder that the industry needs to do more to ensure that we are working safely. How can we attract more young people to our industry if they are facing these fears?” Statistics from the Health and Safety Executive (HSE) show that the trainees are right to be concerned. In 2015/16, four of the 45 workers killed in construction were involved in roofing activities. Redland has been working to counter

unsafe working practices since it opened the National Training Centre in 1983. To date it has trained over 45,000 people and is the only manufacturer approved to deliver the CITB-funded Basic Competency Programme (BCP) for pitched roofing which entitles operatives to apply for a red ‘experienced worker’ CSCS card. “Safety is an integral part of all the training we do, understanding what the risks are, discussing what the safest working practices are and learning where accidents have happened in the past,” says Woodyatt. Findings from the survey also suggest that the industry needs to do more to reach would-be roofers during their time at school and college. By far the most common reason for students gave for joining the industry was having friends or family in roofing: 22%, followed by 14% who wanted to work outside, 12% who were attracted by money and 12% who wanted to have a trade. Just 2% said that they were attracted by a career in roofing through school or college and 2% came to roofing through apprenticeships or work experience. Roofing is currently one of the hardest hit trades in terms of skills shortages. A survey by the Federation of Master Builders in the last quarter of 2016 showed that 46% of small and medium-sized construction companies

were experiencing difficulties in hiring roofers. In a very British twist to the survey results, there was one thing that worried would-be roofers even more than safety issues: 65 students or 31% said they were most worried about the weather and an additional 34 or 16% were worried about winter. Keepmoat Regeneration goes large as Polypipe’s Ridgistorm-XL delivers benefits for multimillion pound Hull project Polypipe, the UK’s leading manufacturer of sustainable drainage and water management systems, has provided a complete water conveyance and attenuation solution for a new Keepmoat Regeneration residential development in Hull. Polypipe delivered a system that demonstrates how large diameter pipes can meet strict Sewers for Adoption guidelines, while managing the traffic load from the road system. The Portobello Street development is located approximately three miles away from Hull city centre and will provide 142 new homes for Homegroup and Hull City Council as part of the regeneration of this area of the city. Polypipe was approached to assist with the design and manufacture of a solution that met the requirements of Yorkshire Water and Hull City Council. Polypipe advised the use of large diameter plastic piping and modular manholes, and worked closely with Hull City Council and Yorkshire Water to present the benefits that their

Ridgistorm-XL large diameter plastic pipe system could deliver over a traditional concrete system. Working with the project Consulting Engineer, Polypipe assisted the design and manufacture of a solution that fulfilled all Sewers for Adoption criteria, as well as achieving the conveyance and attenuation needs of the site. The engineered system design gained full section 104 approval for the adoption of surface water run-off into their watercourse, and section 38 approval for the installation of the system on the development site.

The final design used over 231m of Polypipe’s 1,200mm Ridgistorm-XL large diameter plastic pipework. The adaptability of the thermoplastic system meant that the Polypipe prefabrication team could manufacture the pipework in a stiffness class tailored to the specific ground conditions at the location, without sacrificing overall strength and resilience. The Ridgistorm-XL pipes were used to form four tanks to attenuate and convey surface water-run off from the development. Each tank was linked to a flow control chamber featuring a flow control unit and penstock, to manage the subsequent release of surface water run-off into the approved watercourse. A pre-installed weirwall in each of the chambers also provided a stable end connection to Yorkshire Water’s existing drainage system. Furthermore, Polypipe was able to manufacture and supply pipes and chambers with spigot and socket jointing, once again reducing installation time, and also enabling easy separation in future, if required. With the thermoplastic structured wall system being up to 94% lighter in weight than concrete, it is easier to handle and quicker to install, which ensured efficient installation on the Portobello Street site. The design also included 12 prefabricated Ridgistorm-XL Manholes, 10 of which were supplied in a diameter of 2,100mm, together with one 2,400mm and one 1,800mmm in diameter. Polypipe’s pre-fabricated manholes are modular, ready-to-install access points that can be integrated at any part of a network system. The manholes were installed at strategic points throughout the pipe network, and were benched and channeled in accordance with Sewers for Adoption guidelines, once again demonstrating the adaptability of a large diameter plastic system to meet exacting project requirements.

These manholes, which can be installed efficiently straight from delivery, will ensure ease of access for future inspection and maintenance. Trevor Smallman, Project Manager at Keepmoat Regeneration, said, “Polypipe provided a value engineered solution using Ridgistorm-XL tanks, with pipes manufactured to the perfect stiffness classification to meet our needs, together with convenient pre-fabricated pipework and manholes. “The resulting solution met the requirements of Yorkshire Water and Hull County Council, while also providing a robust and efficient system ideally suited to the development’s challenging conditions. “In addition, as the system is much lighter than concrete, it provides numerous benefits from a health and safety point of view during the installation.” David Marsden, Residential Development Specialist, North at Polypipe, said, “We were delighted to provide a tailored solution for this multimillion pound residential development. The right surface drainage channels for the job at T2 Trafford Point Situated near to the M60 and M62 motorways, T2 Trafford Point is a newly developed distribution facility on the edge of Trafford Park, Manchester. The 7712m² warehouse has upwards of 1440m² associated office space including an under-croft and reception area. The facility features cycle parking, a 91 space, 3500m² office car park/access road and a 7400m² service yard for manoeuvring, parking, loading and unloading Heavy Good Vehicles’ (HGVs). Surface drainage required at T2 Trafford Point office car park access road and

service yard required the specification of high capacity and very robust channel systems capable of withstanding the daily passage of cars as well as the massive twisting forces exerted by the tyres of manoeuvring HGVs. Hauraton RECYFIX® MONOTEC 200/450 channels were installed in the asphalt car park. With a nominal grating width of 200mm (Channel internal dimension) and an overall height of 450mm a channel provides a crosssection of 746.1cm2, so the 134 metres of channel installed in the car park has a total water capacity of just over 9996

litres and a loading category of up to Class D400. The MONOTEC one metre long channel component is of a sturdy monolithic design where the HEELSAFE grating and the tongue and groove linking system are integral to the tough, virtually unbreakable polypropylene (PP) moulding. In addition to the car park drainage, two sizes of RECYFIX® HICAP® channels were also installed in the concreted service yard; 78 metres of HICAP 150 and 120 metres of HICAP 300. Both PP moulded channel sizes were supplied with factory fitted 28mm wide slotted ductile iron gratings for Class F900 loading category. The 198 metres of channel installed in the service yard has a total water capacity of just over 24156 litres. With a maximum channel weight of 23,4kg per unit, both the RECYFIX® MONOTEC and HICAP channels were well within the weight limitation for manual lifting so made the contractors job on site just that little bit easier. Phase 3 at the Tyne Dock consisted of 15,904 sqm of CBP, and resident engineer at the time David Profit was keen to ensure the reduction of high level maintenance. Marshalls Introduce New Collection of Brutalist Inspired Landscape Furniture ENQUIRY-Card 610

Marshalls is pleased to introduce a new, modular collection of concrete Landscape Furniture inspired by industrial design. TENPLO combines a linear style with a solid form and angular geometry, with selected modules featuring a striking pattern relief detail that gives the collection an understated, sophisticated charm. Marshalls worked with design practice Maynard to create the eye-catching yet understated furniture collection, which can be configured to adapt to any urban environment. In the design realm, concrete is often taken for granted, and viewed as a functional material synonymous with high-rise apartment blocks for a more cost-effective application. However, the natural resilience and durability of concrete allows the material to lend itself to more than just a functional product solution. During the 1950s, an architectural movement developed which was characterised by raw, exposed concrete construction known as Brutalism - a stark, functionalist style that combined repeated patterns and the raw finish of concrete. In recent times, concrete has seen a revival following projects by notable architects such as Zaha Hadid and Herzon & De Meuron. It is now a popular way to add a minimalist style into projects. Consisting of ten modules, the TENPLO collection offers huge design flexibility

and means no two schemes need to be the same due to its extensive array of configuration options, which include a variety of seating choices, a planter, litter bin, cycle and transitions bloks. The modules are all available in three stunning shades of grey – Rocksalt, Slate or Basalt - with the choice of either Amber or Graphite Accoya timber, and a Red or Grey oxide finish on the litter bin.
