The Builder Magazine hears from one of the most experienced figures in the world of construction public relations about the profession’s relevance to today’s industry.

BUILDING AN IMAGE Having moved in 1987 from the role of Marketing Director at Hunter Plastics to make a career in Public Relations, I have enjoyed a perspective on the value of effective communications from both sides of the fence. At Hunter, where we manufactured pipes and drainage products, both senior board members and I, viewed public relations as a powerful tool for spreading the word about our new products, promotions and other activities. Later, though, it became apparent just how many nuances there are to the world of PR and how the disciplines at your disposal can be configured to suit the specific needs of construction. The eighties were when journals added colour sep’ charges to the construction lexicon. Even though the term is now an anachronism, it remains part of what PR consultants handle for their clients, along with copywriting, gaining approvals or testimonials, organizing photo shoots and producing literature. There are also product launches, editor events and, as circumstances require, troubleshooting to deal with. A key characteristic of the construction industry has always been the cyclical nature of its activity, with the latest recession being just one of three I have witnessed. During these downturns, manufacturers, contractors and consultants inevitably review their budgets, with Marketing and PR considered a soft target by many financial directors. I firmly believe, however, that building and maintaining a strong image through the construction media and other channels, always repays clients handsomely, helping to keep them visible to their potential customers. Effective communication is essential at every level. BUFF BUILDERS BIN THE BOOZE FOR BURLY BICEPS Forget the pub, white van men are more likely to be found in the gym working out than drinking pints, according to a new survey. A study of 1,000 tradespeople* by IronmongeryDirect, the UK’s largest online and mail order supplier of ironmongery products to the trade, found that a substantial 69% of tradesmen don’t go to the pub that often, and 10% never go. 17% go once or twice a week but only 2% go most days and 2% every day. However, 32% admitted that they regularly go to the gym and exercise, and 50% said they are watching their weight. 13% are currently on the Atkins diet, 13% are using Slimming World,

11% use Herbalife, 8% are on the 5:2 diet and 5% are on Weight Watchers. When asked to describe their food habits and lifestyle, 34% said they lead a healthy lifestyle and 5% described themselves as very healthy. The majority (50%) said their lifestyle was average but only 10% said they were not that healthy, which is much lower than the rest of the population who admitted they led an unhealthy lifestyle (18%). The survey was conducted as part of IronmongeryDirect’s ‘The real white van man revealed’ campaign, which aims to shed the stereotypes often associated with tradesmen. Wayne Lysaght-Mason, managing director at IronmongeryDirect, said: “We

decided to launch this campaign to paint a real picture of the white van man, who are often tarnished with negative stereotypes. “While the results of the survey may be quite surprising to some, it just goes to show how much tradesmen take their jobs seriously. Working in a trade can be rather labour intensive, so it’s important that tradespeople are relatively fit and healthy to complete the job at hand. Stitched up! High-quality retrofit reinforcement bars from Thor Helical mean Wykamol can now offer peerless protection against masonry cracks.

On the off chance there are builders out there who aren’t struggling with their work load in these days of skills shortages, it might be worth them looking for business in areas where lintel or arch failure are taking place or fracking-induced ground movement is expected to take place. Because if sales of crack stitching kits in such areas are anything to go by chances are there are a multitude of properties at risk of showing signs of suffering from the fracking process. And unless cracks are caused by subsidence they are unlikely to be covered by insurance which means the householder or property owner will be looking for a builder to repair them. Thor Helical crack stitching bars are produced using a patented process that ensures consistency of tensile strength (others brands can vary within any batch). They are used widely to strengthen cracks in walls as long as the cause – changes in thermal or moisture content, shrinkage or a change of windows for example – has been resolved. If not then the client needs a structural engineer rather than a builder. The system is suitable for use with any masonry construction – brickwork, stonework or blockwork – and is quick and easy to install – taking as little as half a day to install (for 10 bars), obviously more if the cracks are at a high level and scaffold is required. The crack stitching kit contains everything needed for professional wall stitching repairs, including 10 lengths of 6mm x 1m (8kN+) stainless steel helical crack stitching bars, a tub of grout, a grout applicator with high-flow nozzle, and a mixer paddle and finger trowel. Installation is as follows:

Step 3: Prepare the mortar by emptying the powdered components of the grout into the mixing bucket and adding the liquid from the bottles. Mix together using the powered paddle for at least 90 seconds or until the grout forms a creamy consistency, then carefully pour the mixture into the applicator gun. Step 4: Use pliers to adjust the width of the applicator nozzle to suit the height of the preformed slot. Insert the applicator nozzle into each slot and using the plunger-like handle, gently fill the slot with a generous bead of grout approximately 20-25mm deep. Work from one end to the other and fill two slots at a time before introducing the crack stitching bars. Step 5: Gently push the reinforcement bars into each slot, ensuring they are embedded approximately halfway into the grout so the displaced mortar exudes around the helical troughs to encapsulate it. Use the finger trowel to “iron” the excess grout, compressing it against the reinforcement so the grout is recessed enough to allow the slot to be re-pointed.

Step 1: Rake out mortar joints at 300mm to 450mm vertical centres. The slots should extend 500mm either side of the fracture.

Step 6: Re-point cracks and slots using mortar to match the existing structure.

Step 2: Using clean water, flush the slot to remove loose debris and dust (this also helps to sufficiently wet the wall to take the initial suction from the masonry).

The new Nexus® system combines a specially developed Ibstock Kevington lightweight brick-faced steel unit withith Ancon’s tried and tested MDC stainless steel bracket angle support system. and, once in position, all that is left is for the brick facing to be pointed for a seamless match with the main brickwork. Nexus units can be fabricated using virtually any brick or masonry with the chosen product being specially selected and precision cut, generally from the same batch as the main façade to ensure a perfect visual match. Various brick patterns can also be

specified to match individual project designs and styles. The unique nature of the fastflowing beads mean they fill from the smallest to the widest cavities as well as reaching complex internal geometries which demand extreme, high insulation performance. A special test rig in the video is used to show that the beads flow at high speed like liquid into every part of the cavity.

They also seek out the all the gaps and imperfections in the cavity. In minutes, every void around services, joists, conduits, doors, windows and other internal structures is completely filled with millions of beads to ensure there are no cold spots. After each cavity is filled, the beads settle immediately and become bonded together to form a virtual solid layer of insulation

which is stable - yet allows the cavity to breathe as intended. The video also tackles the issue of water ingress which can cause damp problems over time when moisture is trapped liked a sponge in fibrous materials. It graphically shows the millions of tiny spheres allowing the safe and effective dispersal of any moisture rapidly to the ground rather than creeping laterally to inner

walls. Blown bead insulation requires smaller and fewer drill holes in the internal walls of the property. These are made directly into the cavity before the walls are finished and plastered. There is also none of the residual scrap left behind by other systems – so airpop® bead eliminates waste and the cost of waste. NBBA expert installers use specialist equipment which is completely self-contained and can be used in all site conditions. They also give the backing of BBA approved certification. Airpop® is 98% air captured during manufacture in a polystyrene matrix. REHAU & Walker profiles are chosen for apartments chosen for many of the one-, two- and three-bedroom apartments at Portobello,

maximising the light in the open plan interiors and giving uninterrupted views for residents across the Firth of Forth. On one side of the four storey development, Walker Profiles also fabricated and installed a series of French doors in REHAU TOTAL70 opening onto balconies, and faceted curved corner windows which give the whole development echoes of art-deco styling. Access Control: Getting It Right Access control is one of the most important elements of building security. It is vital in so many ways, not only from an anti-intruder or theft perspective but also in terms of health and safety. In almost every building whether that’s an office block, a school, a hospital or a shopping centre - many people enter, exit and move around the premises. It is crucial therefore that access into and around

buildings, where people are granted or denied entry to certain zones at different times, is managed effectively. Every building is different and presents its own challenges. It is therefore important to find a flexible door entry system

which can be adapted to that particular building to meet a client’s requirements. During the planning stages, it’s important to understand the function of the building and the type of use the system will have. You have to ask yourself (and know the answer to) a range of questions. For example, which entrances and exits require access control? Should the access control be in the form of coded keypads, proximity fob readers or a type of biometric reader? Should the door entry include video as well as audio communication? Do these entrances need to service tenants or employees? Do they also need to service visitors or customers? The exit of buildings in particular requires additional thought. For instance, in the event of an emergency how would someone negotiate the access control to exit the building? Solutions to this would normally include break

glass units and links to the fire alarm to automatically release the doors. An appropriate access control system can also generate reports to show who is in the building at the time of the alarm so you’re aware of peoples’ location in the event of an emergency. Legislation also plays a key role in access control. Building regulations must be followed when putting an appropriate system in place and thought must go into how access control will, for example, affect users with disabilities following the Equality Act 2010 guidelines. Secured By Design, the official UK Police flagship initiative supporting the principles of designing out crime, may also be specified which means only those products that have passed the stringent tests of Secured By Design should be used. When installing an access control system, there are also physical challenges to be aware of. Most access control and

door entry systems are connected together throughout the building using low voltage cabling. Quite often, the cabling is installed as part of the first fix and sometimes the access control and door entry equipment has not been fully specified at this stage. It’s a good idea therefore to know what the right cable to install is because, in the long run, this will save you time and money. A common cable type installed at the first fix would be Cat5. This cable is suitable for many door entry and access control systems but care must be taken to fully understand the distances between devices to ensure the cable resistance falls within the manufacturer’s guidelines. An issue that has become increasingly apparent is the need to know the difference between solid copper and copper coated cables. The Chapter House has been used by the Cathedral over the years for many purposes; it began as accommodation for the Dean and other members of the Chapter. Interestingly like St Paul’s Cathedral which has been rebuilt five times, the current Chapter House was not the first to stand on site, its predecessor was destroyed in 1666 by the Great fire of London. During the Second World War, the building narrowly avoided being destroyed by the bombings, but suffered severe damage. Seen as the administrative heart of the Cathedral it was refurbished during the 1950’s into offices and recently has been undergoing a major revamp while still retaining key characteristics of the building, to bring it up to 21st century office standards. An important requirement was to improve the thermal insulation throughout the building, thus retaining the buildings heat and reducing energy bills.

As specialists in the design, manufacture and installation of secondary glazing, Selectaglaze were specified as their tested products can reduce heat loss by up to 50%. A number of Selectaglaze products were used to suit the various window styles and sizes. These were mostly chosen from the slim-line range that is particularly appropriate for heritage buildings, as they are unobtrusive and accepted as a reversible adaptation by heritage agencies across the UK. Over 120 units have been installed in six different colour finishes to match the existing frames. Selectaglaze has a wealth of experience working in buildings of all types from Listed to new build. Owned by Birmingham City Council, Places Directorate, California House is a 10-storey, high rise residential block of flats. The existing roof system comprised Mastic asphalt with minimal thermal insulation, which had become heavily compromised. Multiple repairs had been previously undertaken to extend the serviceable life of the original roof. Alumasc and their West Midlands-based registered contractor Brindley Asphalt were chosen to install a complete new roof waterproofing system on the 405m2 roof area, which would provide an effective long term solution. What remained of the existing, now degraded, waterproofing system was completely removed and replaced by a new, fully integrated Alumasc solution. The first stage was suitable preparation, onto which the contractor laid a Euroroof vapour barrier offering immediate protection for the fully occupied residence. A fully engineered Derbifoam thermal insulation scheme was then laid, which provided the target U-value of 0.18 W/m²Kd and removes standing water to the existing RWO locations. The

internal rain water outlet locations were fully refurbished with new outlets. Finally, Brindley Asphalt installed the Euroroof Caltech waterproofing system in a totally Flame Free and “cold applied” manner, comprising a Caltech base coat with reinforcement layer and two applications of the Caltech Top Coat, to achieve the 25-year System warranty. The perimeter parapet details were fully encapsulated with the Euroroof Caltech waterproofing system and finished with Alumasc Skyline Aluminium PPC capping, in the client-selected RAL colour. The installation of defined walkways, finished in the Euroroof Caltech Aggregated wear course, completed the total engineered solution to the entire roof covering. Fully opening Jet Cox Barrel vauts enlighten Wandsworth Primary Pupils

In harmony with the Department for Education’s desire for schools to offer a healthy and sustainable environment in which to learn and thrive, the gymnasium to a brand new school in South London has been constructed with five fully opening rooflights from Jet Cox Limited, offering natural illumination and ventilation.

The new facilities for the Floreat Primary School in the London Borough of Wandsworth, have been built by Neilcott Construction from Orpington. The premises have been designed and procured by Wandsworth Council in consultation with the renowned architects’ practice of Broadway Malyan. Jet Cox supplied the five barrel vault rooflights as a prime example of its widely specified Coxdome range: popular for hospitals, commercial premises and community buildings as well as educational establishments. The oblong upstands to the five rooflights have been weathered into a high performance felt system covering the well-insulated flat roof construction. In turn the multiwall polycarbonate make up to the rooflights’ glazing offers performance to comply with current Part L requirements and help retain the heat within the gymnasium during colder winter months.   Meanwhile their contribution to the overall energy equation is dependent on the extent to which their high level of daylight transmission avoids the need for the use of artificial illumination, while their delivery of fresh air to the occupied space precludes the need of mechanical ventilation. The opening section of the Barrel Vault Rooflight can be operated by means of manual winding gear or an electric motor with 24/230 volt power supply. Background ventilation can also be provided by means of trickle vents in the aluminium kerb structure or an extract fan/louvre vents in the gable end. Puddle flanges from the UK’s leading coupling manucturer, Flexseal, have played their part in the expansion of world-class attraction, Islands at Chester Zoo. Crown House Technologies, the services arm of the project’s contractor Laing O’Rourke, first specified the puddle flanges within the ventilation system for the Indonesian jungle house - the centrepiece of the project, Monsoon Forest. They were so impressed that they further specified the same product for the water system of the new animal pools. Chester Zoo is home to over 12,500 animals from more than 400 species, as well as housing exotic plants from across the globe. The new attraction features six different South East Asian island habitats and has added the equivalent of 7 full-size football pitches to the zoo’s area, at a cost of £40m. The Indonesian jungle house is home to Sumatran orangutans, Sulawesi crested macaques and Sunda gharial crocodiles. Temperature and humidity levels have to remain within tight tolerances, for both the animals and the plants which form their habitat. Crown House Technologies Limited

were commissioned to construct a complex technical package across the new area, including the ventilation system which provides this atmosphere. This system consists of a 2.5m x 2m concrete duct encircling the building. Large spigots act as chimneys, extending from the main duct into outlets in the animal enclosures. Each spigot consists of a single piece, constructed by external mains specialists Sant’s Fabrications to direct the air flow correctly. They are then installed into a pre-fabricated hole in the concrete duct and encased in concrete. Flexseal’s puddle flanges form the seal where the spigot meets the main duct. Sant’s Fabrications could have bespoke fabricated each one, but with over 30 puddle flanges used, this would have been costly and time consuming. Instead, Crown House Technologies discussed the project with contacts from Fusion Provida, their chosen merchant, to find an off-theshelf solution and Flexseal’s puddle flanges were suggested, trialled, then specified. William Sant, Owner of Sant’s Fabrications, commented, “We found it was easy to incorporate the Flexseal flanges into the fabricated piece and

we’re convinced that they offer the best seal possible.” “The air ducting system was an early challenge within this project. We then moved on to construction of the pools for the Sumatran tigers, giant Asian forest turtles and Sunda gharial crocodiles.” explained Philip Ashton, Project Manager for Crown House Technologies. “The benefits of the puddle flanges for this part of the project were clear.” The puddle flanges required for these applications were of a smaller bore to those used on the ducting system. Winn & Coales (Denso) Ltd’s Densoband and Denso Tape were among the products used in the construction of the new Borders Railway Line. The official opening by Her Majesty the Queen in September this year marked the completion of the £294million contract to construct the 30 miles of track and seven new stations. During the construction of the project Winn & Coales supplied the UK-wide building and civil engineering company Farrans Construction with 150mm wide Denso Tape to protect pipeline joints in ten different water diversions. Densoband was supplied to Advance Construction (Scotland) of Glasgow (through stockists SIG), to provide a flexible watertight seal between the asphalt and the tactile paving slabs on the platforms of four of the new stations.

Time Saving Pre-Punched Nozzle A new pre-punched gutter section for Saint Gobain PAM’s Cyclone steel rainwater systems promises to save time and simplify installation compared to other steel systems on the market. It is used with the system’s standard outlet piece. The new gutter section, traditionally known as a nozzle, has a 100mm diameter hole pre-punched in a 250mm length of gutter and is simply fitted into a gutter run using a standard joint ready for the gutter outlet and downpipe. Using other steel rainwater systems, the installer has to cut their own hole using either tin snips or a hole cutter, remove sharp edges with a file and bend the edges of the hole down to form a rain lip; a process that can be time consuming to complete. The Meadow Birth Centre is a former antenatal ward and maternity triage which has been converted into four ensuite birthing rooms named Poppy, Cornflower, Daisy and Violet. The facility is run by experienced midwives and offers a comfortable environment where birth is treated as a ‘normal’ process (without intervention), rather than a medical one. Mothers-to-be can also adjust lighting and choose music for the birth. Meadow Birth Centre has been designed to look and feel homely, colourful and bright, helping everyone involved to feel comfortable and relaxed throughout the process. This style of birthing unit is relatively rare but becoming more popular throughout the UK. Those involved with the project visited other birthing units to see what was already being done successfully. A selection of Altro flooring and Altro Whiterock hygienic wall cladding was used to fulfil the hospital’s design requirements to combine original and striking aesthetics with practicalities. Chris Goggin, Associate Director of continuous flow water heating product manufacturer Rinnai, looks at how intelligence by design future-proofs product and installations against rising energy prices and any forthcoming legislation. Energy efficient continuous flow condensing gas fired water heaters offer a ‘tankless’ form of hot water delivery that can have huge ongoing financial benefits to building owners and tenants. This is even before the advanced energy saving technologies of the units themselves are taken into account. Manufacturers know that major investment in the latest

energy saving technologies for their products is the only way to ensure energy efficiencies that future proof against rising fuel prices and any new legislation coming up. Technologically advanced and ‘renewables-ready’ heavy-duty condensing continuous flow units are now on the market that guarantee the highest efficiencies and therefore the lowest running costs of any commercial water heater.

One current model has shown an impressive energy performance of 107% net efficiency while another has turned in 105% net efficiency* in tests. For large commercial, operations a recently launched premium condensing continuous flow water heater is pushing boundaries having been tested to below 20 ppm NOx, producing the lowest emissions on the market, with 107% gross efficiencies**. This unit is a prime example of intelligence by design. The renewables-ready low NOx series is the first heater of its kind to utilize this patented pre-mix burner technology. The newly developed down-firing burner allows increased efficiency and reduces NOx gases. It has a 13-1 turn down ratio – the largest on the market – of 58.4kw-4.5kw and is ultra quiet in operation – so quiet that you wouldn’t know

By taking a longer view far beyond the parameters of the product itself, looking at the environments in which they are put to work, these advanced units meld technology with practicality to ensure the best possible performance in operation. Heating and hot water account for more than one third of UK business energy consumption, so having firm control over this area via BMS gateway technology can really help to reduce energy bills and achieve all-important CSR environmental requirements on carbon reduction. And as we continue to look for greener solutions, it is reassuring to know that the hot water produced by one of these clever condensing continuous flow water heaters can also be utilised as a secondary heat source for a solar or ASHP-

boosted hot water delivery system. This is unequivocally one of the most energy efficient of all methods available today. A gas fired condensing unit used as a gas booster for solar systems maximises solar gain, as it only consumes energy when the renewables gain cannot achieve the desired temperature. The rest of the time the unit is inactive. It is also the only booster that ensures never ending hot water – no matter the demand, so people can shower or bath any time of the day or night. Energy is only used when the renewable thermal energy store is below its set-point, thus reducing the dependency on fossil fuel and reducing CO2 emission. The appliance will maximize performance and minimize energy input at this point, as it will only apply the precise amount of energy to boost the temperature, taking full advantage of the turn down ratio discussed earlier.

Installing underfloor heating in a renovation - your questions, answered Did you know that it’s simple to install underfloor heating (UFH) in a renovation project? With a wide range of systems available that are simply laid directly over the existing floor – without the need for any time-consuming and costly excavation work – any builder can add UFH to their armoury of services. Q. How do I choose the right system for the project? By working with a supplier like NuHeat, you don’t have to worry about choosing the right system because they will do it for you. You can expect to be asked about two main considerations: How well is the property insulated? This is important because a property with lower levels of insulation, common in renovations, will require a higher heat output from the UFH. Nu-Heat will help you to choose the right UFH system based on the insulation of the property, guaranteeing its performance. How important is the height build-up? Retrofit UFH systems add a little height to the floor and some properties can tolerate more height build-up than others. A property with already low ceilings would be better suited to a lower-profile system, so this will affect your choice.

Q. How is it installed? There are two main types of UFH systems for renovations: LoPro™10, which uses 15mm pre-routed gypsum boards to hold the tube, and LoPro™Max, which uses plastic castellated panels to hold the UFH tube. Both systems are simply laid directly over the existing floor and the tube is then pushed into the board or panel following the clear layout drawings provided by Nu-Heat. Any builder can complete this first stage with ease thanks to easy-to-follow installation manuals. Once the system has been checked over and connected by a plumber, floor coverings can be laid directly over LoPro™10. With LoPro™Max, you will mix and pour a self-levelling compound to give a perfectly flat finish and high heat output. Q. How long does it take to install? As you’d expect, this depends on the size of the project, but generally retrofit UFH systems are quick and simple to install. An average three-bed home could be completed in just a couple of days and be ready for floor coverings immediately afterwards. Q. Is it possible to pair UFH with a radiator system? Yes, and this is very common in renovation projects where a homeowner just wants UFH in one area, keeping radiators throughout the remainder of the property. Because of the higher output and fast response time of LoPro™Max UFH, it can run directly off of a radiator circuit. This is a great option as it avoids the need for new pipework back to the boiler, causing less disruption in the property and making for a quick installation.

Why bathrooms need builders The enduring trend for wall-hung sanitaryware and furniture is calling upon the expertise of the builder, with the requirement for an in-wall frame an essential part of the process. Georgina Spencer, Marketing Manager for Roca, explains, using Roca’s In-Tank Meridian as an example. With style, versatility and space saving all benefits of wall-hung, it’s no wonder pedestal WCs and sinks, and furniture with legs are falling in popularity. For the WC in particular, space saving can be maximised, with slim or no cistern options available. Roca’s In-Tank Meridian houses the cistern in the bowl, a clever trick facilitated by Softair Technology that also saves water. The key element of wall-hung is the frame which must be securely installed in the wall to provide a solid base for the product. This involves stripping back to bare brickwork, making sure the wall is level, fixing on the frame and in the case of this example, drilling a hole for the soil stack. Installing In Tank Meridian (by MA Construction from Shoreham) Step 1. Any existing plasterboard should be removed and the wall stripped back to bare brick. It’s essential

that the wall is level in order to fit the frame securely.

Step 2: Installing the frame correctly is crucial – without a solid, level base, the WC won’t work properly or be secure enough to sit on. Using the provided template, which shows where the holes need to drilled, the frame is screwed into position with cement to fix it solid.

Step 5: In order to create a solid and stable WC it‘s crucial that the pan is properly seated against the wall, with the ceramic secured tight from the outset. The flush pipe and drainage must be cut to to the correct length to prevent leaks.

Step 3: In this particular application, the soil stack needed to be moved to ensure In-Tank was not too close to the bath. As the flushing system uses electricity, it has to meet Part P of the Building Regulations, with the WC at least 600mm from the tub. Step 4: Once all relevant pipework and an electricity feed for In-Tank’s Softair flushing systems was in the right place, boarding was put put up in order for the area to be plastered. Plaster boarding must be fixed

Installation of Kinedo Horizon cubicle Saniflo’s range of Kinedo shower cubicles is an ideal solution for new homes or bathroom renovations. Mess free and simple to install a cubicle package consists of opaque interior glass panels, glass door and side panels, shower tray and, dependant on model, shower valve and brassware. This step-by-step installation took place in a domestic bathroom in Middlesex. The owner was replacing a leaking shower enclosure. The cubicle was able to slot straight in to the same footprint as the previously tiled area and once the area had been plumbed and ‘made ready’, the final installation of the cubicle took just 2.5 hours and was ready for use.
