Small and medium sized building firms expect their costs to continue to rise, with skills shortages continuing to drive up pay rates. Over the coming six months, output prices, wages and salaries and material costs are all projected to increase, according to a survey of members by the Federation of Master Builders (FMB). But so is workload.

FMB’s state of trade survey for Q1 2016 revealed growing workloads and an upswing in confidence for future business. The proportion of businesses with negative expectations went down from 19% to 12% while those predicting higher workloads went up from 22% to 38%. Commenting on the results FMB chief executive said: “More than half of small construction firms are predicting that wages and salaries will

increase over the coming six months. Given that brickies are already able to command wages of up to £60,000 per year in London and around £45,000 a year in the North of England, it’s clear that the skills squeeze is starting to push up costs for construction SMEs. A whopping 55% of small building firms are currently reporting difficulties hiring bricklayers, which makes these tradespeople the most in-demand of all construction workers. This particular skills shortage is of course linked to the steady growth in private house building.” Mr Berry continued: “The results for the first three months of this year show consistent growth among small construction firms in almost all parts of the UK. What’s more, despite evidence of the EU referendum causing some uncertainty within the business community, more than two-thirds of firms expect their workloads to increase over the coming three months. These results are heartening but skills shortages, and the knock-on effect on wages and salaries, remains a major cause for concern.” He concluded: “We need tens of thousands of new and returning construction workers to pick up the slack, or this growth among construction SMEs could so easily unravel. The government is hoping to address the skills shortages through the new apprenticeship levy, which is due to come into force in exactly one year. “However, I have spoken to many small construction bosses who have major concerns about the impact that the new funding arrangements, which will come into effect alongside the levy, will have on their ability to hire an apprentice. The government must work closely with the construction industry to ensure its new system is as easy to use as possible, or else we could see apprenticeship training by small firms nose dive at exactly the wrong time.”

Housing associations L&Q, The Hyde Group and East Thames are in merger talks with a view to creating one of the country’s top four largest house builders. Together, the three organisations reckon that they will be able to build 100,000 new homes across London and the southeast, which is 35,000 more than they are likely to build separately. This would represent an investment of £25bn over the next 10 years. The new organisation, which would also be responsible for managing 135,000 existing homes, would be worth an estimated £30bn, they said. The 35,000 additional new homes built as a result of this proposed merger represents an investment of £9bn. Under the merger plan, a new training academy will be established with a £5m a year increase in investment over existing training budgets. As a result of the merger, L&Q, The Hyde Group and East Thames reckon they will be able to deliver efficiency savings of £50m a year within five years, primarily through combining back office functions, investment in IT and combined buying power. Housing minister Brandon Lewis welcomed the news. “This shows what can be achieved by combining the strengths of each organisation,” he said. “It will make a real difference to increase their capacity to build, house and help thousands of people across London and the southeast. I welcome the added focus on helping our ageing population and the launch of a training academy for staff and residents. In my mind, this is exactly what housing associations should be doing.” Continued on page 2

I usually write these insurance articles in order to promote insurance, and the services of professional insurance brokers, such as my firm. However, this time I am going to write about good business practice, and to point out where insurance is probably not going to help. First of all, I wish to explain about “book debts” cover. This is found in most office policies – as well as many other types of policies – and covers the loss of money owed to you by customers in the event that your financial records are destroyed in an insured event, and you have lost track who actually owes you money! If you still use actual books for your accounting records, then this cover is still relevant. But, if you keep all of your records on a computer, it is very unlikely that you can make a claim. Of course, if you do have a back-up, there would be no need to make a claim…. The reason for this, let’s say after a theft and your computer has been stolen, is that the insurers will ask where your back-up is. If you cannot produce one without good reason (and off-hand, I can’t think of one), your claim will almost certainly be declined because you have not followed good business practice. Additionally, you may lose computer records due to a virus, Trojan, or simply due to a faulty hard drive. If you study the wording of your business insurance, you will probably find that this is not covered. With this in mind, it is vital that all of your records are regularly backed up. This is not as difficult as it used to be, with some excellent software available free on the internet. You can back up to a USB flash drive which only cost a few pounds or, for bigger back-ups, portable hard drives cost just a little more. There is also “cloud” backup which is where your data is kept online, and some companies offer some storage for free. If you wonder what we do at Versatile Insurance, each hard drive within our server has a “mirror” hard drive which is a back-up and will take over seamlessly in the event of a failure. As well as this, our server backs-up to network storage, this copies data to portable hard drives which are rotated and removed from the building each day – and then finally, overnight, everything is backed-up to the Cloud! And the reason we do this, is because insurance can never cover everything, or replace the need for responsible business management. Ray Colenutt DipCII, the writer of this article, has over 35 years of arranging insurance in the construction industry and is the managing director of Versatile Insurance Professionals Ltd 01837 658955

House of Lords amendments to the Housing and Planning Bill, which would target small development sites for expensive affordable housing contributions and increase regulations and taxes on small builders, will stifle the supply of new homes at a time when they are needed most, warns Federation of Master Builders (FMB). Brian Berry, Chief Executive of the FMB, said: “We understand the need for more affordable homes in rural areas and Government policy must address this need but the intention to hit all small scale housing developments will be counterproductive. Up until relatively recently, including under a Labour Government, we had a national threshold for affordable housing requirements set at 15 units. This was part of a longstanding recognition that it is not appropriate to place the same demands on the smallest sites and the smallest firms, as it is on major developments and multinational companies.” Berry continued: “Now we have a situation where the House of Lords is actually inserting into legislation that small sites should be treated the same as large

Level Thresholds Compliancy

sites, almost as if it were a matter of principle. We’ve seen a long-term decline in the number and output of small and medium-sized (SME) house builders, a trend which has accelerated during the downturn and has almost certainly reduced the overall capacity of the industry, and in turn reduced our ability to build our way out of the housing crisis. There’s little doubt that the historically unprecedented demands now being placed on small developers are a major barrier to this. To our members, this amendment will appear little more than a direct attack on SME house builders.” Berry concluded: “Unfortunately, this is only one of a series of amendments backed by the Lords which show a reckless lack of realism and concern for consequences of heavy-handed regulation. The disinterring of a zero carbon standard flies in the face of the fact that further carbon reduction on site will be difficult-to-impossible to achieve, so will likely amount to no more than a tax to enable off-site carbon mitigation. Heaping ever-more taxes and heavy-handed regulations on small local builders will worsen the housing crisis.”

Three housing associations plan £30bn merger Continued from front cover L&Q chief executive David Montague is the CEO designate of the new merged organisation and Hyde Group chief executive Elaine Bailey is deputy CEO designate. Yvonne Arrowsmith will continue as chief executive of East Thames, which will become a subsidiary of the new organisation. The chair designate is Aubrey Adams from L&Q and the deputy chair designate is Mark Sebba from Hyde. David Montague said: “Our plans will allow us to tackle the housing crisis head on, driving greater efficiency, building more homes, creating beautiful new places and sustainable, independent communities. At the heart of our united mission will be the continued provision of affordable homes for those in need.” Elaine Bailey added: “The combined strength of all three associations means that we will be able to deliver a house building programme that would have been impossible to achieve for each organisation alone. As well as this, we want to lead the sector in customer service, meeting the service aspirations of all our residents across a range of housing tenures. Put simply, we are stronger together – more financially capable of delivering and managing our stock than we are apart. Every penny that we make will be invested back into the services we deliver and into building much needed homes." Yvonne Arrowsmith, chief executive of East Thames, said: “We know there is a high demand for affordable housing amongst the communities we work with as well as major opportunities for growth. Joining with L&Q and Hyde enables us to remain committed to these communities and to maximize our impact there. It also brings the opportunity to grow much needed care and support services for vulnerable or elderly residents, which can be expanded across L&Q and Hyde’s areas of operation, stretching as far as Hampshire and Sussex. We know that with the financial strength of all three combined organisations we can achieve so much more and are excited about what this will mean for our current residents, staff and the many partner organisations we currently work with.”

Marmox Heraklith panels help restore post war church Hundreds of square metres of thermo-acoustic woodwool boards made by Heraklith and supplied by by Marmox have been employed in the restoration of a significant church building, located in East London, following weather damage. St. Paul’s Church, Bow Common has been described as the most significant church built in Britain since the Second World War, having been completed in 1960 to the designs of architect, Robert Maguire, along with interior designer, Keith Murray. The brick built structure with its geometric lantern light stands on a

prominent site and is Grade II* listed. Having celebrated the 50th anniversary of its consecration in 2010 – a relatively short time-span in ecclesiastical terms – water ingress led to a sudden and serious collapse of some of the existing woodwool ceiling panels during 2013. The area beneath the lantern was cordoned off immediately and services moved westward into a safe-zone, so there were never any questions that the building could not be used. During the painstaking work a total of 135 standard Heraklith panels were consumed by Noble & Taylor’s craftsmen: being readily cut to shape on site and decorated as desired by the consultants to match as closely as possible the original decorative scheme. Heraklith panels are produced from natural timber fibres to provide a durable and versatile wood wool insulation. They are simple to cut and fix with conventional tools. I enquiry 106

Metsä Wood’s Plan B for Germany: Constructing the Reichstag from Wood In the Plan B project, Metsä Wood explores the possibilities of wood by planning how to construct iconic buildings out of wood. The third case is the Reichstag, the home of the German parliament. The design was created together with Metsä Wood’s customer and partner, the leading German timber construction company FH Finnholz, specifically their construction engineer Andreas Rutschmann. “Wood construction is the ideal way to both battle climate change and house a growing urban population. As a large part of the German Parliament’s work is about environmental legislation, it really makes sense that its home is as sustainable as possible. It was great to hear that Plan B will be presented to the parliament’s department

of Energy policy”, said Andreas Rutschmann. As the Reichstag is a combination of different styles, this historical reconstruction with wood poses three different technical challenges; the entrance with wooden columns, the wooden dome structure and the wood frame office. Kerto® LVL engineered wood is light, fast to design and construct, as well as the most green of building materials.

Reichstag. The original building was finished in 1894 and it housed the Imperial Diet until 1933 when the building was severely damaged by a fire. The building was reconstructed after the German reunification in 1990 and it became the home of the German parliament in 1999. The world-renowned architect Sir Norman Foster led the reconstruction.

“Rethinking the Reichstag was a fascinating project that allowed us to test the versatility of engineered wood on an iconic design that combines styles from different decades. Kerto can easily meet the different demands of high-end, industrial and office architecture. If the Reichstag would be constructed out of wood today, it would easily be awarded the Golden Certificate (DGNB)”, said Senior Vice President of Building & Industry Jari Tikkanen.

In addition to the Reichstag, designs for the Empire State Building and the Roman Colosseum can be found on Metsä Wood’s website.

I have already remodelled four different family homes, allowing us to move up the property ladder by adding value at every stage. Most experts agree that upgrading the kitchen and bathroom is the best way to add value to your home, often earning back most, if not all, of your outlay on fixtures and fittings. So here are a few tips on affordable remodelling techniques, based on my own projects and experience of running one of the country’s leading home makeover brands.

Reface your old worktops – get an instant injection of quality and style, by overlaying your worn-out worktops with luxurious, slimline agglomerate surfaces in granite, quartz, recycled glass or porcelain. Kick out unfashionable colours and materials, without having to rip out existing countertops, and reface with fashionable white or off-white surfaces or plump like I did for perennially popular black, with a hint of mirror fleck to catch the light. Change your cabinet doors – one good makeover trick is that you don’t have to tear out all those wall and base units, you can simply replace the cabinet doors and

door fronts with made-to-measure fittings. Changing your doors and end panels to the latest high gloss acrylics, matt finishes and woodgrain effects, in a choice of contemporary or traditional fascia styles, will totally transform the look of your kitchen, without the expense of installing a new fitted kitchen.

walk-in shower, twin his’n’hers sinks and modern brassware. Resurface vanity and storage units with water-resistant agglomerate and choose colour-themed floor tiles in the same material, to improve the look of your bathroom space. Retain the existing layout, though, to minimise plumbing or structural issues. Get creative with splashbacks – in the kitchen and bathroom, a splashback makes cleaning and hygiene easier, but can also add a visual statement. In the kitchen, extend agglomerate worktop materials up the adjoining walls, as upstands or half-height panels, for a fully coordinated look. Or use glass mosaic or subway tiles to create a unique textured backsplash that draws attention to your new décor. Then apply similar thinking to bath and washbasin panels, concealing discoloured tiles and grouting and creating a wipe-clean finish. Get down to hard flooring – high on the must-have agenda for householders is replacing carpet, vinyl, laminate and cork floorcoverings with more hardwearing materials for an upscale look. Hardwood flooring brings grace and elegance, but believe me it’s pretty expensive and vulnerable to scratches, dents and staining.

So consider instead agglomerate flooring, made from the same high performance materials as our worktops, in medium or large format tiles or seamless sheets, for a gorgeous yet practical finish. Like most people today, I simply don’t have the spare time or technical skills for doit-yourself remodelling projects, so I prefer getting someone in to ‘do it for me’. Naturally, I use our expert Granite Transformations fitters to carry out all the work – and you can too. Just get in touch with your nearest Granite Transformations showroom and they’ll show you all our remodelling materials, fixtures and fittings, then quote for the job, including installation. Next time, I’ll give you 5 more remodelling tips that I hope will set you thinking about doing up your own property, whether it’s to add value or enjoy your current living space even more. web: I enquiry 511

Remodel the bathroom – much the same makeover tips can be applied to remodelling a bathroom that’s seen better days. You can reface outdated tiles by overlaying with slim agglomerate or mosaicson-a-mattress. Update your fixtures and accessories by fitting a new bathroom or

RCM Report Expansion and Growth

deliveries’ were overcome by appointing specific project managers and the careful co-ordination of logistics of material deliveries onsite - enabling RCM to cut, clearly mark materials and schedule delivery ensuring the installations were clear, precise and streamlined for the customer. RCM have recently invested in a new state-of-the-art cutting machine. The benefit of the new machine has enabled boards and facades to be cut to size, minimising wastage and removing the need to cut onsite thus benefitting the client by saving time. By being able to supply key specialist contractors such as Alumet, Century Facades and Prater with bespoke buildings boards cut to size and facades to meet specific project requirements, RCM has seen a 20% increase in sales turnover as a result.

RCM are delighted to announce an outstanding start to 2016 – with the business hitting a £1million turnover for the month of January, with February and March building on this success - achieving in excess of the million mark over consecutive months. This milestone is an indicator of the improved business performance achieved through targeted activity and subsequent sales growth of its full product range, as well as a significant growth within their A1 range of noncombustible building boards including Y-wall™ and Multipurpose™, used in over 18 metre applications.

The results represent a split of product sales comprising 75% building boards and 25% made up from the enhanced range of facade solutions. Through increasing the facades product portfolio, RCM can now offer an extensive range to their existing customers and generate interest from new clients. Highlights: Project CSSB (Clinical Services Support Building), which is part of a three phase redevelopment of the Royal Liverpool University Hospital - scheduled for completion by early 2017, was a great success for RCM and their client, Prater. This redevelopment was the first project where RCM were able to work with their customer and offer design elements on their through wall product, including Y-

wall™, airtightness solutions and an aluminium support frame as part of the overall solution. Another highlight for the period was securing the Rathbone Market project which will be worth half a million in turnover to RCM when completed. The 680,000 sq ft Rathbone Market scheme, developed by English Cities Fund (ECF) - a joint venture between Muse Developments, Legal and General Property and the Homes and Communities Agency (HCA) - is part of the Canning Town & Custom House regeneration programme creating a new commercial district, new housing and a refreshed High Street within the Thames Gateway. RCM supplied Y-wall™, an airtightness solution, aluminium support frame and a Rimex composite cladding to the project. Challenges and Solutions: Alongside every success story are associated challenges, which in RCM’s case included sourcing and appointing the additional skilled workforce to manage the increased growth within the facades division. The skills shortages within the industry have been widely reported and to overcome this challenge RCM implemented a recruitment drive to ensure the best candidate was identified for the role. Other challenges such as managing the synergy of supply chain and scheduling for ‘just in time

Naturally the commissioning of a new machine encounters challenges such as maximising utilisation and efficiencies. Training was essential once the installation and testing phase was finalised to ensure all technicians have an in-depth understanding of the machine and its capabilities to effectively use cutting forms to achieve economies of scale and minimise wastage – a benefit to both the customer and the environment. This has been so successful that a second machine is planned to be installed at the end of May 2016. Ian Quinton, Managing Director of RCM said: “It’s been a phenomenal start to 2016, the results achieved by the teams at RCM speak for themselves and I would like to thank each member of staff for their dedication, loyalty and consistently exceeding our customer’s expectations. The purchase of the new cutting machine has enabled RCM to operate more efficiently, minimise wastage for the client and provide an enhanced service which has had a positive impact on our business and in turn our customers. RCM will be investing further in additional cutting and CNC machinery to enable us to be a leading supplier in the facade industry.” RCM Offer Informative CPD Seminars - For more details call 0845 1303725 or visit: I enquiry 512

WINDMILL TURNS TO SILICATE PAINT In the conservation village of Barnham, a traditional Suffolk windmill was converted into a home after World War II. Originally built in the 1820s, the local brick is soft and the windmill has suffered with damp for much of its life. Damp rising through the bricks from the ground should have been able to evaporate away - instead, it was sealed in the wall by the exterior coatings and acrylic paint inside. The build up of moisture eventually caused blown paint and damage to walls. The owners decided there was only one solution. Remove all coatings from the exterior, then apply a breathable masonry paint. Earthborn's Ecopro silicate masonry system is water based, oil and acrylic free, making it virtually VOC free and very environmentally friendly. It gives the same breathability as

limewash but is far superior in terms of longevity and ease of use. Together, the primer and paint form a chemical bond with the underlying mineral substrate. This produces a very hard wearing, water and weather resistant barrier, but it is also highly breathable, so safeguarding the windmill's fabric for future generations. Ecopro Silicate Masonry Paint is available in 24 standard shades and bespoke colours can be produced by Earthborn stockists such as Celtic Sustainables which supplied this project. I enquiry 514

Ecopro Silicate Masonry Paint will tackle the damp problem by enabling the windmill’s wall to breathe, while providing a long lasting water and weather resistant barrier.

The old windmill’s wall had been coated with tar and, later, acrylic masonry paint to try to solve its damp problem. After exposing the brickwork, Ecopro Silicate Masonry Primer and Paint were applied.

Following a nationwide search, six talented decorators from across the UK have been awarded the coveted Dulux Trade Master title. Launched by the leading professional paint brand to recognise outstanding work within the decorating industry, the Dulux Trade Masters Series revealed the most skillful decorators within the trade in the UK. Six winners representing towns and cities in England, Ireland, Scotland and Wales were chosen, suggesting we are a nation of masterful painters.

Ewa Czapracka, Marketing Manager, Dulux Trade, said, “The Masters Series was created to showcase exceptional individuals from across the decorating industry who display the most advanced level of skill in their everyday work. The winners showed a remarkable flair for colour, a considered approach to how they use it and a desire to leave a lasting impact on the people inhabiting the spaces they transformed. It’s these modern masters that we want to celebrate as champions of our industry and it has been a real pleasure to see the variety of projects entered and to be able to reward the incredible talent of decorators, as so many fail to get the recognition they deserve”. The winning entries range from the complete redecoration and restoration of a Grade II listed house, which was burnt to the ground in the biggest fire in Windsor since the Windsor Castle fire in 1992, to a decorator who is able to mimic the grain of marble using only paint and a feather.

including his unique “marbling” technique, and David’s bold use of bright colour to bring happiness and fun back to a children’s playground stood out. Titles were also claimed by Nigel Bennett, from Staines, Surrey, who was recognised for his outstanding work after redecorating a Grade II-listed Georgian town house that had been destroyed in a fire. Craig Hainey, from Troon, Scotland, showed a remarkable and skillful ability to paint an intricate mural at a Children’s Hospital in Glasgow. The final two Masters to be selected were Darren Whitfield from Sale, Greater Manchester, and David Robinson from Ballymena, Northern Ireland. Darren’s incredible work on a very old cottage in Bowdon, which consisted of transforming a living space through a masterful application of paint, was highly appreciated by the judges. David’s masterful work saw him completely transform the exterior of a farm house using colour and products for masonry and stonework, all the while remaining sympathetic to the house’s surroundings with a stunning finish achieved.

The judging panel took into account the improvement of space, use of techniques and expertise with colour, with further consideration given to entrants who used their knowledge to help their customer achieve their vision, going above and beyond to deliver incredible results. The judges were overwhelmed by the number of entries and the level of skillful work displayed, which made selecting the winning entries a difficult task for the panel of experts.

The Dulux Trade Masters Series has provided each winner with a once-in-a-lifetime opportunity to showcase their hard work and receive a coveted award by Dulux Trade. The six winners will also be taken on an all expenses paid trip for two to Amsterdam, the home of AkzoNobel, and have been invited as one the first groups of professional decorators to visit the brand new Dulux Academy in Slough.

Two winners were selected each month throughout the series. Mark Ashworth, from Clwyd in North Wales, and David Law from Fareham, Hampshire, were the first Masters to be selected. Judges recognised Mark for his impressive artistic abilities,

Dulux Trade is dedicated to celebrating masterful work and helping those in the construction, painting and decorating industries to realise the value of highly skilled appliers, with a wide range of products, services and training courses available.

David Law transformed a weather-beaten outdoor space back into a bright and happy play area for children. The colour scheme took into consideration how the play area is viewed through a child’s eyes.

Mark Ashworth’s specialty is using paint to mimic marble and wood. His winning entry was a 42ft lounge with a decidedly Spanish theme complete with tile floors and ‘marbled walls’ using a unique technique achieved using just a feather and some paint.

Craig Hainey showed his remarkable skill by painting an intricate mural at a Children’s Hospital in Glasgow, transforming a very plain and uninspiring physiotherapy room into a fun and relaxing area to help boost patient’s mood

David Robinson

Nigel Bennett was recognised for his outstanding work carried out to rekindle the glamour at a Grade II-listed Georgian town house. Reconstruction on the four-storey, property in Windsor took over two years to complete following a dramatic fire.

Darren Whitfield’s masterful transformation of a living space in a very old cottage in Bowdon was highly appreciated by the judges who were impressed by his expert use of colour and application

David Robinson’s masterful work saw him completely transform the exterior of a farm house in Northern Ireland. The decision to use a light pastel colour palette maximises the feeling of light and space. The ivory colour choice for the stone mouldings and soft green for the rendering made the farm house almost unrecognisable from its previous brown incarnation.

The Stabila R-Type spirit level features a unique, ergonomic R-shape design with an easy grip along the full length of the level.

Quality pays off, from head to toe Hand tools: It is general wear and tear that really differentiates quality tools from the cheaper competition. Tools should be manufactured and designed to last, but sadly not all manufacturers take this long-term approach. Spirit levels in particular tend to get dropped frequently, which with cheaper models can be a problem as the vial is often held in by glue, making it prone to moving or even falling out completely. The best advice is to invest in a spirit level where the vial is moulded in to the surround, so it won’t fall out and will last a lifetime. Also, look out spirit levels with a large viewing window rather than a magnifier, which can leave ghost images of the bubble and lead to inaccuracies when marking out. To really get your money’s worth, the liquid inside the vial should stay green for the best part of a decade to ensure an easily readable bubble with movements that aren’t too slow or too fast. Quality tools that carry some kind of guarantee offer peace of mind when it comes to safety too, particularly when it comes to carrying out work on electrics with screwdrivers and pliers. Cheaper tools are simply made to price, with no investment available for safety testing. For the same reason, it is unlikely that ‘cheaper’ tools will be able to offer the same level of innovation as those that carry a slightly higher price tag. This is because no cash is left to spend on research and development so what you see is what you get; a basic tool that may well slow down or hinder the job at hand. User comfort is a major factor when it comes to choosing tools and workwear, yet it is one of those things that you don’t fully appreciate until it is not there. Cheaper hand tools, for example, are less likely to be ergonomically designed, while paying that little bit more will get you soft grip handles on tools such as screwdrivers, pliers and tape measures, which is particularly helpful in avoiding painful blisters and general discomfort.

Footwear: While much focus is given to hand tools and the effect they can have on your ability to work efficiently, thought also

With such a wide array of tools and workwear to choose from, you would be forgiven for being driven largely by your wallet when stocking up your tool bag. However, doing so is often a false economy and investing time and cash in quality branded products is a far wiser decision. Not only will equipment at the cheaper end of the shelf see you back in the merchants to find replacements much sooner than you would like, it can actually even be bad for your health.

needs to be paid to what you wear on your feet. The average tradesman will take in the region of 1,500 steps an hour, which makes investing in comfortable work boots a must. How many times have you purchased a new pair of work boots or shoes without trying them on? You may assume that the level of comfort offered between brands won’t really differ all that much, particular as steel toe cap safety boots don’t lend themselves to being comfortable in the first place. However, with so much strain being put on your feet daily, you run the risk of serious foot fatigue setting in if your work boots aren’t just safe, but comfortable too. It is important therefore to look for a brand that gives the same emphasis on user comfort as it does on safety – both are vital for installers. Toolbags: With the right tools chosen and comfortable work boots purchased, spare a thought for how you carry them – has your tool bag seen better days? Here too, spending out on a quality brand now is a sensible choice in the long-run. The tool bag, box or belt you store your tools in can have a huge impact on your efficiency on site, not to mention on the longevity of the tools themselves. Let’s face it; tools aren’t cheap and more often than not, despite our best efforts, smaller items of equipment can be found lurking on the floor of the van or lost and never to be seen again under larger items in our tool boxes. Investing in a tool bag that has multiple compartments, and that is made from a hard-wearing, long-lasting material is therefore well worth that extra investment.

Base safety footwear features patented technology to offer an unrivalled level of comfort in boots and shoes that you can barely feel on your feet.

Tempting as it may be to opt for some of the cheaper tools and workwear on the market, the reality is that this can turn out to be a costly mistake. Investing in branded tools makes sense in the long-term, not only because they are likely to last longer, but also because they will make it much easier for you to carry out a quality job in comfort, saving you time and money in the process.

TAKE A LOOK IT’S WORLD CLASS CERAMIC Lecico factory with 6,000,000 piece annual capacity

Lecico now have a quoted 17% share* of the UK bathroom ceramic market making it one of the largest suppliers. If you haven’t heard of them, that’s because a large amount of what they manufacture is not badged Lecico. On top of a successful branded offer they manufacture own label products for their customers, a strategy that’s provided them with exceptional growth over the past 5 years.

As a global company, that’s been manufacturing ceramic for over 50 years, Lecico is seen as one of the main ceramic producers across the world. But its tailored approach for a local market from their Bedford facility is what’s growing share for them here in the UK. And its most recent new product introductions, coupled with some great price promotions, has resulted in its largest stepped growth so far. Lecico is best known in the UK for their ATLAS professional range of commercial ware including a raft of cloakroom, semi recessed and vanity basins. It has an equally impressive range of WC’s, including rimless options and school pans plus a choice of DocM packs. The Urinals include a choice of bowl sizes, a ceramic urinal separator and ceramic header tanks with various capacities for multiple bowl installations. There’s the option of a waterless urinal kit too where no cistern/siphon is required, effectively saving up to 236,000 litres of water per year.

Further information is available from: T: 01234 244030 E: W:

The LOOK collection they produce targets the bathroom showroom. It’s a retail offer of ten suite designs with complementary brassware and stunning bathroom furniture too. All the ceramic is produced in vitrified china or fire clay, materials that have been used in the bathroom for decades. Just this month they’ve launched a Space Saver Collection of products supported by a handy brochure to aid planning for the smaller bathroom or cloakroom. This collection is packed with shorter projection ceramic and furniture to ensure that even the smallest room in the home can still be big on style. Lecico bathrooms sell their products to some of the largest builders merchants and bathroom distributors nationwide. If you’re not aware of Lecico Bathrooms, we suspect this won’t be the case for long. Why not take a look at them now. * - BRG Building Solutions Research – April 2015 I enquiry 529

INTRODUCING THE NEW iBOOST Poor water pressure and limited flow rates can be a real problem for many households. In a larger property with multiple bathrooms and en-suites, these issues frequently result in poor performing showers at key times of day and can make showering a miserable event rather than the invigorating experience that it should be! flomate iBoost has been developed for larger domestic properties which have significant water pressure and flow demands.

Saniflo UK is reporting a successful exhibition at Ecobuild, which took place earlier this month at the Excel Centre in London. This was the company’s second time exhibiting at the show and this year the focus was on the prestigious Kinedo range of shower cubicles with a Kinedo Horizon shower cubicle, a Kinemagic Design shower cubicle and the Saniflo Hygienic Paint is ideal for showers, bathrooms, wetrooms and kitchens and contains SteriTouch® Antibacterial Protection. Forever White Hygienic Paint is fast drying allowing two coats to be applied in one day and dries to an exceptionally hard wearing finish that resists cracking and flaking. Highly versatile, this paint can be applied on a variety of substrates including concrete, brick, timber and ceramic tiles. Available in Arctic White in

Trade only supplier Benchmarx Kitchens and Joinery started 2016 with a network of more than 150 branches nationwide, plus further expansion plans scheduled. Their latest customer research shows the business is very much growing in the right direction. Through in-depth customer satisfaction research, Benchmarx has secured its position as leading kitchen suppliers, with its proposition of saving the trade time and money resonating with installers and scoring highly across core categories. Crucially, when calculating the Net Promoter Score (NPS), which is an accurate and comparable method of gauging customer perception, Benchmarx has achieved an industry-beating total of +76; an incredible result that is far ahead of competitors’ own scores and one that even global companies such as Amazon strive to achieve. Scoring high across product, pricing, service, delivery and end user marketing, this is the fourth year Benchmarx has conducted such vigorous research and the results are a testament to the investment made in all aspects of the business – whilst indicating where continued growth and satisfaction can be gained in the future. Qualities such as ‘reliable’, ‘professional’, ‘competitive’, ‘efficient’ and ‘helpful’ were all repeatedly reinforced by those trade customers questioned, with Benchmarx receiving a score of 9 or 10 out of 10 for overall satisfaction from more than half (53.5%) of customers and 85% of these citing an aspect of service as the reason for such high scoring. The value of personal relationships at branch level and high levels of service was further highlighted by an increase across the board on all service aspects. From relationships with branch colleagues and understanding the needs of the tradesman to product knowledge, proactivity and making life easier, Benchmarx achieved its highest scores to date, with scores from 9.1 to 9.5 attributed by customers. Commercial Director, Terry Brown, comments on these revealing and positive results: “As a business, we feel it is important to take the time to look back so that we can understand where we can go as a business in the future.

“Our customers, and their customers in turn, have always been at the heart of our business and that’s why their feedback is so critical. This latest insight has shown us that we really are making a difference and delivering on our promise of saving the trade time and money. To have received a NPS of +76 is a fantastic result and credit to the quality of our product but crucially our staff and service-led approach. We truly appreciate the role our colleagues play in achieving such success. We are now keen to take all learnings from this customer research and turn them into further opportunities to grow our business in the year ahead and beyond.”

NEW FOR SPRING This month, Benchmarx has unveiled three new kitchen looks for Spring, available in branch now and tapping into customer demand and current design trends. Warwick: This stunning new kitchen design features traditional tongue and groove panelling. An instant classic, Warwick will enhance the character of period properties or country abodes whilst looking right at home in more modern surroundings too. Tongue and grooved ‘barrel’ effect centre panels are a traditional cabinet maker’s technique in door design and construction, and Benchmarx has updated this design by using a hard wearing PVC foil for the doors and drawers, to make a highly practical kitchen space suited to modern living. With a soft ivory satin finish, homeowners can choose between modern or traditional cornice features, and radius posts or pillstars for a unique touch, plus break fronts lend a bespoke look to the whole design. Eton: Modern styling with clean lines makes Eton a bright choice for any home. Offering a versatile and on trend light grey high gloss finish, this kitchen range looks smart and compliments many different looks as well as the demands of busy family life. The high gloss slab units are also coupled with durable ABS edging. Cream and white units are also available within this new kitchen family. Soho: Soho in Matt Dove Grey is an undeniably chic kitchen design but incredibly practical too. Featuring a PVC integrated handle, to create clean lines and give an unfussy edge, the super matt finish is highly durable and scuff-resistant, so it’s easy to clean and keep it looking its best, combined with durable ABS edging. Soft curved end posts and full curved doors add interest and complete this contemporary look.

RINNAI’S Infinity HDC1600i/e - hot water to flow, flow quick quick flow...37 litres per minute Rinnai’s Infinity HDC1600i/e low NoX, gas-fired continuous flow water heater, delivers commercial qualities of hot water - up to 37 litres per minute on demand - to any site and application. An important feature that demonstrates efficiencies is the fact that Rinnai, manufacturer of the industry’s widest range of continuous flow gas fired water heaters, has ‘A’ rated Eco-labels on all of its units. Eco-labelling of products offers transparency to specifiers and end users a clear and simple guide when sourcing the most energy efficient hot water heating units. Rinnai products also meet and exceed the requirements of the Building Regulations Part L (fuel and power) and with these bespoke system arrangements they can offer G3 and ACOP L8 best practice. Any possibility of Legionella breeding at its trigger point of 40 degrees C is minimised as Rinnai units have no tanks and therefore limit the environment for bacteria production. Rinnai injected innovation into the UK market in 2003 when it introduced the first fully electronically-controlled gas continuous flow hot water system to the UK. The Rinnai Infinity series HDC1600i/e Low NOx is capable of delivering in excess 2000 litres per hour. It has efficiencies of up to 107% and can realistically claim to be one of the most efficient hot water heating units of its kind available in UK.

The HDC1600i/e Low NOx is an on-demand style hot water heating unit – suitable for natural gas or LPG - and it has NO storage cylinder. This means that there is no needless waste of energy from constantly reheating a stored body of water for when there is demand. Energy is only used on a Rinnai unit when there is demand – simple as that. Therefore there is a big potential of annualised fuel saving costs of a HDC1600i/e low NoX unit - these costs can be minimised next to any comparable type of storage water heater, such as gas direct fired storage water heater or indirect cylinder system connected to the heating boiler. Rinnai Infinity HDC1600i/e Low NOx can boost the modulation 14:1, 56.6kW to 4.0kW, on both Natural gas and LPG gas and operate at a flow rate of as low as 1.5l/min. Thanks to this high modulation range, the Rinnai HDC1600i/e low NoX ensures that the optimum amount of energy is used to heat the water, minimising waste and maximising system efficiencies. A major feature is derived from the innovative down firing pre-mix burner that guarantees ultra-low NoX emissions, achieves the Ultra-low emission level of 30mg/kWh (tested with Natural gas based on gross calorific

value under the condition of O2 0%), which will comply and surpass NoX requirement in the EU Eco-design directive which comes into effective in 2018. HDC1600 i/e Low NOx can be used in manifolded banks of water heaters with Rinnai Manifold Electronic Control System. The maximum number in a bank is 25 units manifolded and this will supply in excess of 24,000 litres/hour of hot water raised 50 degrees C. Also HDC1600 i/e Low NOx has no temperature sensitive internal parts meaning that hot water can be returned to it. This enables the unit to be coupled to any type of renewable energy source, ensuring that the only time fossil fuels are used is when the renewable energy source cannot make temperature. By combining them with a renewable heat source, the system will be one of the most energy efficient water heating system on the market today. This feature also allows the product to be connected secondary return, especially useful for commercial buildings.

The HDC1600 i/e low NoX is extremely lightweight and easy to handle at just 28 kg. HDC1600 i/e low NoX comes in an “Internal or External” format. The external unit is IPx4 which is fully weather proof enables the end user to have them outside of the property thus freeing up internal space. The internal unit is compatible to common header flue systems. By developing this holistic condensing technology initiative, Rinnai offers a simple, viable, cost effective, and energy efficient solution to consumer on-demand needs for hot water.

Flexenergy Launches UK First in PB Pipe Network Control Flexenergy, one of the UK's leading providers of district heating scheme pipe networks, has developed the UK's first preinsulated valve system for Polybutene (PB1) pipe applications. V-Flex will transform the ability of operators to control and service PB networks by delivering zonal control via pre-insulated valve technology that can be fusion welded directly to the main network. The valve innovation includes a key-

operated steel ball valve inside a polyethylene casing, insulated by PUR foam, and incorporates PB tails for a fully welded connection to a Polybutene pipe network. "The V-Flex valve system means it is now possible to create an all-plastic fusion weld to the main network, thereby avoiding a secondary joint, with its inherent weakness," said Sandy Fairley, Sales Director at Flexenergy.

Underfloor heating ticks all the boxes!

Crowds out in force to see Vortice Stand at Mostro Covegno

by Steven Rooney, Sales Director at Gaia Underfloor Heating

When it comes to heating, there is no single off-the-peg solution that suits every situation and it is no longer a case of considering the individual components in isolation. Now the emphasis is on looking at the whole project design and mixing and matching various systems to achieve the most appropriate overall solution. This is being driven by the building regulations which, in turn, are taking account of the sustainability agenda, energy use and reduction of CO2 emissions in buildings. As a consequence, suppliers that provide total designed solutions rather than individual products are in a winning position. I enquiry 137

Stokvis Econoplate meets Devon hotel’s hot water demand One of Stokvis Energy Systems’ ( widely specified Econoplate plate heat exchangers has been installed within the plant room of a Devon hotel to provide its domestic hot water, following the failure of an oil-fired water heater, which has since been replaced with a new biomass boiler. Following consultation between Sherwoods’ Commercial Business Manager, Phil Hesketh, and Stokvis Energy System’s area sales manager, it was decided to install an E3Ai119+1T Econoplate. This was supplied in combination with a transfer pump and a 500 litres stainless steel buffer vessel in order to ensure peak demands can be met throughout the year.

Buyers, consultants and specifiers were out in force to visit the Vortice Group stand during the Mostro Covegno exhibition in Milan last week. Energy efficiency and innovation were the cornerstones of this unique event with the exhibition covering four main sectors: Heating, Cooling, Water and Energy. Vortice showcased many innovative new products like a new stylish single room heat recovery unit, available in black or white and the new Nordik air design sweep fans made with carbon fibre blades. Energy efficiency was the theme running through the exhibition, this being mirrored on the Vortice stand with products like the Punto Evo Flexo (low wattage axial fan) and the evolution of the Quadro centrifugal fan range.

ErP A-ratings: six months on and market makes definitive choices

Six months on from the implementation of the Energy Labelling Directive (ErP) and Rinnai is reporting direct benefits from the legislative transparency for buyers wanting and needing the most energy efficient range of hot water heating units for commercial and domestic applications. Rinnai is the UK’s leading innovator in the design and manufacturer of hot water heating systems. It offers the industry’s leading A-rated range of Infinity continuous flow gas fired water heaters, The ErP A-rating applies over the complete Infinity range – from small domestic models to XXL sized industrial units. Rinnai is the only manufacturer that can field a expansive range of continuous flow gas fired water heaters which meets and exceeds the demands of the new legislation. The level of enquiries about the Arated, technically advanced appliances from consultants and contractors in all sectors has escalated ever since the publication of independent testing results were announced. “We are very happy that the transparency of the Eco labelling directive clearly shows that Rinnai’s bestin-the-market energy rating scores has made the Infinity range the No 1 one choice for both professionals and end users looking for proven efficiencies,” says Goggin. “ErP labelling offers a clear

guide for choosing the most efficient units.” To make sure the appliances comply with EU rules for energy labelling Rinnai ensured all its appliances were tested twice – first at the Rinnai plant where units undergo rigorous interrogation by the company’s expert engineers and then again a notified body that bestowed the coveted A- rated label on the products. Goggin continues: “The facts are there to be seen. In an ErP competitor comparison, the nearest competing brand to Rinnai have A rated labels in there condensing category, yet close inspection of the labels will reveal that there are significant differences in kWh annum and GJ annum performance WHEN comparing Rinnai to other brands. The competitions have also produced B rated labels for their noncondensing array, whereas Rinnai shows A rated for its HD50i, HD55i and HD55e. This is a defining key performance

indicator for specifiers, installers and end users alike, giving confidence they are buying the best energy efficient kit available today.” Goggin goes on to explain that specifiers have come to realise that advantages of the Rinnai system don’t stop at the A-rated label., The Rinnai the range has even more to offer in terms of efficiencies as the A-rating applies only when a unit is in use – i.e. when fuel is being burnt. As a Rinnai unit will only use fuel when water is drawn it scores even more efficiencies over any stored hot water system.” Goggin concludes: “The industry has embraced Rinnai’s A-rated Infinity range since the implementation of ErP labelling just six months ago and this is recognition of the hard work by Rinnai’s engineers and designers and the company’s commitment to invest heavily in R&D. The uptake on the whole series of low NoX, high efficiency product, across all sectors, has been nothing short of phenomenal and that is due to the transparency the EU energy labelling directive has conferred on product selection for specifiers. All water-heating products sold in the UK need to meet minimum energy performance criteria in order to be legally placed on the market, and require an energy label. I enquiry 533

The legislation came into effect on 26 September 2015* and Rinnai has been expanding its customer base exponentially as installers and specifiers clearly see, due to the labelling directive, the advantage of installing the widest range of A-rated continuous flow water heaters.

FLOORING, WALLS & CEILINGS “We wanted to make this video to show the ease and simplicity that airpop brings to flooring insulation. The film is sponsored by the UK’s main manufacturers of airpop and each of them is able to offer expert advice on the use of the material on any project large or small.”

To solve the nation’s housing shortage, more than 250,000 new homes are desperately needed across the UK every year for many years to come. And with cavity wall and roof insulation the accepted norm in new build properties, the emphasis now is on making cold, non-insulated flooring a thing of the past in new houses and apartments. One fast, reliable floor insulation solution is demonstrated in a new video highlighting the advantages of airpop® to house builders. Used either in simple slab or tailored ‘beam and block’ applications the installation of ‘airpop - engineered air’ - the new name adopted by the European expanded polystyrene industry – could not be simpler and brings major benefits in energy conservation, reduced fuel bills and significant savings of time and installation costs on site. The constant insulation value across the full life of a building – means thermal performance for grey EPS/Airpop is 0.03 W/mK and for white - 0.038 W/mK for EPS 70 falling as low as 0.032 for higher density EPS 500.

As well as high impact strength, light weight and design versatility, airpop® also offers outstanding environmental credentials. It is 98% air - bound in a polymer matrix. It’s recyclable at the end of its life and has BBA Approval, BRE Certification and many wider industry accreditations. It also comes “closest of any modern building material to fulfilling the 60-year performance life target set by the UK Building Regulations”. As an extra reassurance to housebuilders airpop® is nontoxic, chemically inert, non-irritant and rotproof. Fungi and bacteria cannot grow on airpop® and it is insoluble and nonhygroscopic. “Moisture contact will not lead to product or performance deterioration which means it can also be used as clay heave protection in foundations” said David Emes. I enquiry 536

The new video which can be viewed at demonstrates that airpop® is exceptionally lightweight and can be transported to site and lifted into place where it is easily cut and installed with no special equipment needed. Once in place, it provides a firm, level insulation ready to take the final screed. It can also create a ventilated airspace and even act as a stable ‘carrying board’ for underfloor heating systems below the screed. As Chairman of the EPS Group of the British Plastics Federation, David Emes points out:

“The owners of the inn were very clear they wouldn’t compromise on quality, “Jon explained. “I always recommend Altro products, for every job I handle, because time and time again they have proven to be the best for all-round value for money, quality, aesthetics and safety. My aim for the new kitchen and servery was to create spaces that were appealing visually, but also safe, functional and easy to maintain. Altro has a superb range of products specifically designed for front and back of house so we were able to select products that perfectly suited the theme, colour scheme and practical needs of the venue. Jon continues. “When it came to selecting the flooring and walling for the kitchen and servery, I sat down with the owners, Altro and the installer, and together we looked at the options. For the kitchen, we decided on Altro StrongholdTM 30 safety flooring, in the shade Dolphin, and Altro Whiterock WhiteTM hygienic wall cladding. These two products are a proven and very popular combination for commercial kitchens, because together they provide the ultimate in safety, practicality, hygiene and easy cleaning. They look great, too; very clean and stylish together.”

Altro flooring and walling are adding drama and showing off their tough credentials in a new restaurant servery and kitchen at the infamous Jamaica Inn, on Bodmin Moor, Cornwall.

The popularity of this fascinating venue continues to grow, and the inn is undergoing major expansion to meet demand comprising a brand new £600,000 kitchen and restaurant servery, and its new Round House function suite, which will be one of the biggest venues in Cornwall. Also planned is a farm shop on the site, which is due to open in Easter 2016, and up to 17 more en suite bedrooms. Jon Baines, project manager at South West based commercial refrigeration and catering equipment suppliers KJR, was tasked with designing and delivering the brand new kitchen and restaurant servery for Jamaica Inn, and his brief was to select only the best quality products for the project.

Altro Whiterock White is the hygienic alternative to tiles that’s impact resistant, grout-free and easy to clean. Its smooth white surface and classical purity make it a timeless choice for any interior. Altro Whiterock is made from a highquality, food-safe PVCu polymer that can handle temperatures up to 60°C. It meets all current European Union (EU) Directives on health and hygiene. Altro Stronghold 30 safety flooring achieves Altro’s highest rating for slip resistance, and is designed to minimise risk in wet and greasy conditions for the lifetime of the flooring. As well as helping to keep staff safe from slips, it also helps reduce their fatigue, thanks to its 3mm thickness which provides noise reduction and comfort underfoot. Altro Stronghold 30 is frequently specified with Altro Whiterock White and Altro Whiterock Satins to create safe and hygienic environments in commercial and industrial

kitchens. Like all Altro walling and flooring products, Altro Whiterock and Altro Stronghold 30 are Hazard Analysis and Critical Control Points (HACCP) approved - just one of the factors that make them a particularly suitable combination for this environment. Altro Whiterock Chameleon hygienic wall cladding offers vibrant solid colours, or more natural tones, in a high gloss finish, allowing for bold designs or more muted interiors in a variety of customer-facing environments. Aztek Interiors were appointed to carry out the installation. MD John Hudson said: “Adding modern aspects to old buildings like Jamaica Inn demands a great deal of respect and care, and we needed to come up with some creative solutions.” Jamaica Inn is delighted with its new kitchen and servery, which are now both finished and operational. Facilities Manager Richard Jackson said: “The flooring and walling make a significant positive impact to the inn, both front and back of house.

Wrightstyle and Arson Awareness Week Wrightstyle is a specialist steel and aluminium glazing company and supplies its fire-rated systems internationally. Jane Embury, the company’s marketing director, looks at the impact of arson. arsonist and, importantly, stored materials to fuel the blaze. The Arson Prevention Forum has ten recommendations for preventing arson or its consequences, and advises everyone to be aware of the risks. That starts with a sensible fire risk assessment, looking at every aspect of the business, not least how materials are stored to what fire precautions are in place. The Forum makes the good point that many companies targeted by arson attack go out of business – so having a plan of action should be front of mind for every business owner.

It’s a safety campaign that you may be unaware of, although it highlights a very real problem.

Arson Awareness Week is designed to focus minds on a crime that deserves much greater attention. Because, according to the Arson Prevention Forum, some 70,000 fires are set deliberately every year in the UK. Nearly 50% of those fires are attended by the Fire Service, and the total cost of fire insurance claims stands at some £1b per year. The Forum also points out that arson accounts for almost half of all fire and rescue call-outs, and that it can have the most

appalling consequences. In 2014/15, 50 people died in fires that were started deliberately. Arsonists tend to be young men – although they can be from any social background or age group, or either sex. The peak age for offending is between 14- and 16-years-old. The reasons arsonists give for their behaviour is also diverse. Some fires are set as an insurance fraud. Other fires are started simply for the thrill, or for revenge. Some arsonists have mental health issues. Most deliberate fires are started at night, although not always – particularly in commercial or industrial premises. In the latter, areas such as storerooms or warehouses provide both cover for the

But if a fire breaks out, it doesn’t immediately matter if it was started deliberately or not. The important thing is to get everybody in that building to safety. The fire risk assessment should, of course, have addressed each issue in the evacuation process. For example, occupants in a building should generally be able to escape away from the fire. That means having escape routes protected by fire-resistant materials or selfclosing fire doors. It also means recognising that fire travels upwards, so that stairways must also be protected. It also means having exit doors that open outwards to make escape easier and, if there are large numbers of people, minimising the crush risk. (Exterior fire doors should also be checked to ensure that obstructions, such as bulk deliveries, aren’t cluttering them up).

Where possible, it means making escape routes as short as possible, with clear signage, and building in planned (and rehearsed) contingencies for evacuating the elderly or infirm. It also means planning for electricity failure and how to evacuate people in darkness. At Wrightstyle, our business is about managing fire risk. Our systems stop fire, smoke and toxic gases from spreading for up to 120 minutes - minimising fire damage and allowing occupants to escape. Our compatible systems, with the glass and steel framing systems tested together, are accredited to EU, US and Asia Pacific standards and our advice is to always specify the glass and steel as one unit. In a real fire situation, the glass will only be as protective as its frame, and vice versa. Specify each component separately, and you run the risk of one failing – and therefore the whole fire protective barrier failing. It’s not a subject that we like to think about, but it’s a surprisingly common crime that can, and does, devastate lives and livelihoods. Arson Awareness Week is maybe something we should all think about, at all times of the year.

Stuart Hicks, from cold liquid-applied waterproofing specialist, Kemper System, discusses how a change of membrane addressed failing waterproofing at a luxury residential development in Saltdean, near Brighton. The Grand Ocean Hotel in Saltdean, near Brighton, epitomises a bygone era of glamourous seaside elegance. First opened in 1938, the Grade II listed building’s crescent-shaped white façade makes it a classic of Art Deco architectural design. Once a popular honeymoon destination owned by Billy Butlin it is now the central building from which a development of luxury apartments takes its name. The scheme has seen the refurbishment of the original structure and construction of four new build blocks designed in keeping with the former hotel. Problems with the integrity of the waterproofing system that was originally specified for the project became apparent even before the scheme was completed, leading to a change of both roofing contractor and, eventually, roofing system. Integrity Issues: Both the existing hotel building and the new builds have flat roofs and architect, Rolfe Judd, had specified a liquid waterproofing membrane. Unfortunately, the system selected was not robust enough to adhere seamlessly to the roof substrate and the assumption was made that the issue lay with the quality of installation rather than the suitability of the membrane. A new roofing contractor, Cawston Roofing, was brought in to carry out repairs to the membrane but, as the existing roof build up was still under warranty, Cawston Roofing was required to carry out repairs using the same product. The majority of the problems with the roofing material were around the upstands. While repairs using the same membrane seemed to address the issue briefly, the same issues recurred following the repairs.

Inverted Refurbishment: Having used Kemper Systems’ Kemperol membranes on a wide variety of construction projects in the past, Cawston Roofing was confident in recommending Kemperol V210, a cold liquid-applied waterproofing membrane. The originally-specified membrane had been installed beneath the insulation as an inverted roof build up for the new apartment blocks. Cawston Roofing removed the paving slabs and green roof medium along with the insulation and, where possible, this was stored for reuse.

The company then prepared and cleaned the roof surface and, in the areas around the upstands where the failed membrane had not bonded, the team pulled off the damaged membrane. The existing insulation, slabs and green roof medium were then reinstated to complete the roof. Hotel Roof: The damage caused by the failed waterproofing membrane on the roof and balconies of the former hotel building was even more significant because the original roof build-up was not inverted. The balconies were tackled first, with strip out of the entire roof build-up. Here, not only had the originally-specified membrane failed, but the insulation below it had begun to rot too. Having completed the strip out, Cawston Roofing allowed the concrete substrate to dry on each balcony and the decision was taken to reinstate the build-up for each balcony as an inverted warm roof. New insulation had to be cut to size and shape and this was done while the Kemperol V210 membrane was being installed so that the balconies could be completed as quickly as possible. The team then moved onto the 8,500m2 former hotel roof, which comprises five ‘fingers’ with a central core. Water ingress around the roof outlets meant that the recently installed warm roof insulation was already sodden and the roof had to be stripped back to the vapour barrier. To aid water run-off in the future, Kemper System designed a tapered Kempertherm insulation scheme, introducing a slight pitch to each section of roof. Cawston Roofing pre-primed each piece of board in an on-site workshop during the winter months to aid faster installation once the weather improved. When weather conditions did improve, the Kempertherm sections were fixed to the substrate and joint sealed before application of the Kemperol V210 membrane began. Holiday Heritage: Thanks to the replacement of the originally-specified waterproofing system with Kemperol V210, the building not only provides a stylish address on the coast that is warm and dry for residents but also protects a slice of the UK’s holidaymaking heritage and an iconic listed building.

Alumasc “Single Point” waterproofing system protects school roofs

Wakaflex® UniOutlet for costeffective gas flue installation

A new Alumasc Euroroof waterproofing system has been installed on nine refurbished roof areas at Brownmead Primary Academy, providing an effective long-term solution for this Junior and Infant school in Shard End, Birmingham. Following numerous historic patchwork repairs to the school’s previous waterproofing system, Educational Support Services West Midlands (ESSWM) commissioned Alumasc to perform a detailed

site survey of all flat roof areas. The resulting Roof Condition Report stated that the original system integrity was seriously compromised, with high levels of entrapped moisture identified within the insulation to the main roof area. Varying levels of deterioration across the roof areas were recorded and clear recommendations for how these would be addressed were given within the site specific specification.

Achieving the impossible with

I enquiry 561

April 2016

In a complex new build roofing project that was deemed almost impossible, Contour Roofing stepped up to the challenge with a Sika Sarnafil membrane to achieve truly stunning results. 32 Ewart Grove, a Paul Simon Homes residential development minutes from Wood Green tube station, required a high-performance roof with a striking aesthetic result to match the contemporary luxury flats within. Located in a prominent position at a fork in a road, the roof can be seen when travelling up to the building, as well as from the upper floors of surrounding buildings. With its extremely intricate design, including two barrel roofs and a large, unique triangulated tower at the front, the project presented a real challenge. Originally the specification for the 400sq m area called for a metal roof but the cost implications of this meant that another solution was needed, and fast.

membrane could be laid smartly and correctly. Absolute attention to detail and skill were required to make sure the membrane was flush with the substrate below. Décor profiles were used to imitate the standing seams of a metal roof, which is what the original designs had envisaged. “The project really took installation to new frontiers and pushed the boundaries of what can be achieved in roofing.” Sikalastic was used for the guttering when the space was just too tight for single ply, demonstrating the compatibility between Sika’s various roofing products. Both the Sika Sarnafil and Sika Liquid Plastics systems were awarded a 20 year guarantee. Carly Tan, quantity surveyor, Paul Simon Homes, said: “We didn’t think this project could be done within the budget, but Contour assured us that they could take on the challenge with single ply. No one else would even try.

It was thought that such a complex roof design could not be done, especially with the time and budget available. However Jonathan Woods, director at Contour Roofing, alongside senior contracts manager, Lee Clift, sought to prove that the roof could indeed be covered using a high quality single ply membrane, if the correct product and level of expertise were applied.

“The roof is unique and when I saw the end results on a site visit I was really impressed with the finish. The Sika Sarnafil membrane looks very smart and mirror the metal look we originally wanted. The skill of Contour is obvious in the results. It meets our requirements perfectly, matching the luxury feel we wanted to achieve throughout the building.”

Jonathan and Lee met with the architect and the director of Paul Simon Homes to discuss amending the roofing specification. Jonathan explained: “With our previous experience of Sika Sarnafil products, we knew that we could get the perfect finish within budget. In partnership with Sika Sarnafil we quickly presented a new bespoke specification; an adhered system using Sarnafil G410-15ELF Lead Grey with a polyester fleece backing as the main roof sheet for a flawless result and Sarnafil G410-15EL Lead Grey for all the detail work flashings.” The installation was very challenging, with various shapes, details, upstands and intricate sections to cover. Lee added: “Working closely with the carpenter, the plywood deck had to be spot on to make sure the

Take a solid approach to increased profitability ‘Flat’ roofers are being offered an innovative opportunity to increase their profitability. Protan- one of Europe’s biggest manufacturers of single ply membrane- is pointing out that refiurbishment and upgrading of conservatories and orangeries offers huge potential to flat roofers. “Estimates suggest there are now over 3million conservatories in the UK, the majority of which were put up in the boom period up to 2006, and whose polycarbonate glazing is now failing. Then there are those glazed with polycarbonate where the owners are finding it too cold in winter, and too hot in summer,” points out Protan Domestic Business Development Manager Martin Shave. “Solid roofs are a growth area in the sector, but they can have limitations: many cannot accommodate the low pitch conservatories and orangeries: the lowest many can address is 15degrees. Some are manufactured from materials that do not have the flexibility across a temperature range, so cannot be fitted in cold weather, causing jobs- and therefore profit- to be delayed or even cancelled.”

For more information visit:

A ply roof base with vapour control layer, insulation and topped with Protan membrane will be quick and easy to install, and give the householder an energy-efficient solution that delivers a comfortable internal ambience year round.

And unlike other alternative conservatory solid roof systems, it can easily accommodate rooflights, soil pipes and other detailing. Protan SE membranes are A+ rated under the BRE Green Guide, so proven to achieve excellent environmental solutions. And as it was developed in Scandinavia, to accommodate the extremes of the Nordic climate, Protan SE with withstand temperatures as low as -30degrees C and can be laid and formed in even the coldest UK conditions without detriment. Once installed, it will last up to 40 years. “Our approved domestic contractors are already realising the potential of this market, and enabling their customers to turn underused rooms into useful extensions, thereby adding value to their homes,” adds Martin. “Many of them are local builders, conservatory installers, who have appreciated the benefit of adding another skill, and as a result are picking up on an under-exploited market.” Protan roofing membranes are guaranteed for a minimum 10 years, yet the company has roofs that have been in place for 30+ years without performance-affecting degradation. A full support service, from installation training, NBS specification and inhouse CAD design through to technical advice and variable warranty depending on specification is provided for approved contractors from the company’s Warrington headquarters.
