Atlantic Boilers of Lancashire have supplied a new heating system for the 30 bedroom Wynnstay Hotel in Oswestry, giving flexibility for managing the energy programme over the varying winter and summer seasons. Renovation of the gasfired heating and hot water plant included replacing the 30-year old cast-iron heating boiler and two 15-year old direct-fired hot water generators. Two new VF low NOx, pre-mix low NOx gas condensing boilers were installed each of which has modulating output between 26kW and 100kW. The two boilers give efficiency up to 97% GCV and with a built-in boiler management system are arranged for one to serve domestic hot water and one to provide space heating to the Hotel – either boiler can serve either heating requirement. BUSTLING NIGHT LIFE ON ITS DOORSTEP; HAM YARD HOTEL OFFERS A PEACEFUL NIGHT’S SLEEP WITH SELECTAGLAZE Situated in an animated part of London, stands the attractive Ham Yard Hotel, built on a plot that has been vacant for a number of years. On its doorstep, is everything guests could ask for from vibrant bars to quirky shops.

Close to a thousand square metres of Tektalan boards, manufactured by Heraklith and supplied by Marmox UK, have been consumed in the conversion of former American Express premises into a major new media centre for the University of Brighton. The panels were specified to improve the thermal and acoustic performance, as well as the appearance of several soffit areas within the buildings. These included the underside of two structural concrete floors and an entrance canopy. Within these spaces they help cut reverberation and present a smart, textured surface. Tektalan represents a hybrid combination of Marmox Heraklith Woodwool boards with rock mineral wool, which enhances the product’s already impressive performance characteristics. MARMOX UK

Although new double glazed windows were installed throughout the building, the corner of the hotel still struggled with high external noise levels. The introduction of secondary glazing is one of the most effective solutions for combating outside noise. A reduction of 45dB is achievable when there is a gap of at least 100mm. A total of 37 openings were treated in three different unit styles. The secondary glazing was finished in a dark grey colour to match the existing primary windows, making them as unobtrusive as possible. Acoustic laminated glass was used, which absorbs the external sound levels, to assist in creating a peaceful and relaxing environment. As testament to the detailed planning throughout the design and build phases, Firmdale’s efforts were rewarded with the Hotel gaining a BREEAM Excellent rating. JAMES LATHAM OPENS ITS DOORS TO AN EAST LONDON CHURCH The doors are now for all to see in the iconic Christ Church at Spitalfields which is nestled between bustling Brick Lane and the infamous Spitalfields Market in London’s East End. The door blanks, which had a European Oak veneer applied were specified by award winning London architects, Dow Jones, due to their superior acoustic values which was of the upmost importance for keeping the outside noise out and not disturbing any events or services that will take place simultaneously. Moralt FireSmoke doors (54mm) have been acoustically tested to a dB35 performance as flush doors (singles and pairs) with Norsound seals making the door product compliant to the School BB93 document. Moralt FireSmoke, which is MDF faced, is a highly specified and certified product that can be supplied in FD30 44mm and FD60 54mm and offers maximum stability, as well as a high

quality surface finish plus it has also attained FSC certification. The crypt of Nicholas Hawksmoor’s Grade 1 listed Church was once used as a storage facility but the brief was to convert this into a multi-purpose space for events, board meetings and a fully operating café. The crypt was once a series of rooms but Dow Jones architects decided to open them up and make use of the natural light. A new ramped entrance on Commercial Street was also introduced to connect the building more closely with the city so the grand oak doors have certainly become a warm welcome statement. From start to finish the ambitious renovation project was completed in just under six months with just three months of that being on site. GLOBAL UPVC DELIVERS THE PERFECT REMEDY AT HISTORIC HOSPITAL SITE More than 700 high quality windows and doors were supplied and installed by Global UPVC at a prestigious development on the historic Caerphilly Miners’ Hospital site. The Beeches Village – an award winning scheme – was delivered by an innovative partnership of housing association United Welsh, Caerphilly County Borough Council, housing developer Lovell, the Welsh Health Service and the Caerphilly Miners Community Group. Completed in January 2015, it has created 82 homes for sale and for rent on the site. Built in 1923, The Miners’ Hospital was paid for by the miners of the Rhymney Valley after they each put aside 6d out of their weekly wage of 12s 6d to raise the £30,000 needed. The Miners’ Hospital closed in 2011 with services transferred to the new Ysbyty Ystrad Fawr hospital in Ystrad Mynach. The redevelopment of the site has been shaped in close consultation with the local community. A key element of the scheme was the preservation of the original Miners’ Hospital building which has been retained and leased to the Caerphilly Miners Community Group for use as a community centre. Other community legacy benefits have included five apprenticeships created by the development. The Beeches Village was recently named Development of the Year in the Welsh Housing Awards; earlier in 2015 it also won the Residential category in the 2015 RICS (Royal Institution for Chartered Surveyors) Awards for Wales.

Demonstrating once again that the REHAU TOTAL70 truly is a ‘complete PVC-U system’, Devon based fabricator Interframe has for the first time manufactured innovative, parallel hinged sliding windows using only REHAU TOTAL70C chamfered profile.

REHAU TOTAL70 SHOWS ITS VERSATILITY IN PARALLEL WINDOW APPLICATION The windows, which were installed at the newly opened Steiner Academy in Exeter, were specified because they could provide almost twice the free air flow of standard top hung or casement windows and could deliver a greater number of air changes per hour. Compared with a casement window, a parallel window increases air flow all the way around so that fresh air is drawn in at the bottom and warm, stale air is expelled at the top. This creates full circulation of the air within the room and, at the same time, the balanced air flow around the entire opening reduces the potential for draughts. With levels of ventilation known to have a direct effect on concentration and learning in schools, natural ventilation is a key priority for many designers looking to go beyond the minimum requirements of the Building Regulations Part F (Ventilation).

At Steiner Academy, the windows were specified by architects AHR Global in Bristol. Trade fabricator Interframe had impressed AHR on a previous new build school scheme in Devon and on this project they were closely supported by REHAU who worked with them to come up with a practical and cost effective window solution which could deliver the free air flow required in openings up to 2100mm high. A key benefit of parallel windows is that they don’t impact on the look of a building’s façade and maintain a consistent reflective view, with low Gvalue glass used to reduce solar gain. At Steiner Academy, all of the 150 plus windows, doors and screens installed were also coloured in a contemporary looking smooth RAL 7016 grey foil. REHAU’s commercial sales manager Steve Tonkiss said: “Interframe were able to meet the exacting requirements of this

project using our standard REHAU TOTAL70C profile. This was a huge advantage because it meant that they weren’t holding stock of additional profiles and, because of the strength of the system, they could manufacture the large window sizes required.” The Steiner Academy was a £7.6m construction and refurbishment project carried out by Willmott Dixon. The through school, which accommodates more than 600 pupils from the ages of four to sixteen, is a state funded free school built on the 13 acre site of an old Exeter University Halls of Residence. The Grade II listed Thomas Hall building on the site has been refurbished and the new 4,707m² two storey building where the parallel windows have been installed has been constructed alongside. YEOMAN RAINGUARD HELP REDUCE MAINTENANCE COSTS AT LOCAL RUGBY CLUB West Leeds RUFC were over the moon after a second attempt at applying for support from Sport England’s “Inspired Facilities” fund was rewarded with a £74,000 grant. “The awarded money was great news for the club.” Explained Club Chairman, Phil Christopher “With the original building built in 1974 and costing more time and money to maintain, the fund gave us the opportunity to refresh and replace certain elements of the building.” The refurbishment work was carried out by S & C Builders of Wortley (Leeds) who along with extensive alterations to the interior of the club house also made a dramatic change to the grounds and exterior.

As well as new Aluminium windows and door sets, rendering, car park and patio resurfacing and disabled access a new durable and stylish Aluminium rainwater system and fascia manufactured and supplied by Yeoman Rainguard was installed. 75mm dia. down pipes and 125 x 100mm MOG gutters from Yeoman Rainguard’s eco-friendly SL range were installed and complemented with a Motif and a specially fabricated rainwater hopper with a smooth finish in RAL 7016 – an Anthracite Grey Colour – exactly matching the windows and doors whilst offering a pleasing contrast to the rendering. The timber fascia to the Club House which is various sizes around the roof line has

been clad in bespoke “L” shaped Aluminium Fascia manufactured at Yeoman Rainguard’s workshops, again in a matching Anthracite Grey “The whole refurbishment, including the fitting of a sustainable rainwater system will dramatically reduce maintenance costs and also, as the building has become less demanding maintenance wise, will save many hours of work by volunteers.” Concluded Phil. Originating from New Zealand, this Howick machine along with four others already owned by EOS Facades currently roll sections ranging from 65mm, 100mm and 150mm deep in a range of gauges from 1mm, 1.2mm and 1.6mm thick. The introduction of the new machinery will significantly complement the range of sections available and this will expand EOS' target market with a particular focus on the opportunity to supply the volumetric modular building industry with sections now ranging from 150mm deep to 250mm deep and in gauge thicknesses ranging from 1.2mm to 2mm. Sections provided by EOS Facades can be supplied

in ‘loose' bundles to make up in situ installation or as fully made up infill wallings produced offsite as pre-fabricated cassettes or lattice beams for both roofing and flooring applications. The Vario ladder has been installed to serve specially designed and made oak fronted cupboards that have been fitted to three of the walls.  Thanks to swivelling head technology and rollers, the 2.7m high Vario ladder slides smoothly on a continuous 25mm stainless steel running rail. It is able to move conveniently across the corners along curved sections of the rail to access any of the cupboards on each of the three walls without needing to be lifted off. An early 20th century barn that underwent extensive conversion features an intricate solid wood feature grill panel ceiling, customdesigned and made by the expert Hunter Douglas team. Hunter Douglas was commissioned to manufacture and supply 245m2 of the grill panels to create an individually designed ceiling that softened industrial-style roof of the 600m2 single-storey building. Using ayous solid wood stained to look like oak, the aesthetically attractive fire-retardant grill system comprises 35mm x 35mm slats with 17mm gaps. The panels were fitted at different angles and orientations, to create the required aesthetic effect and a patented clip is used to secure the panels to the sendzimir galvanised steel suspension rails. LONG-LIFE LOW-COST Minimum Standard While BS 5839-6 is based on a risk assessment approach, it recognises that in most cases guidance tabulated in the Code can be applied as a minimum standard. It lists the minimum Categories (locations for alarms) and Grades (power sources) recommended for different types of housing. Typically, for houses up to 3 storey and individual flats, the Code recommends Category LD2. This means smoke alarms in all escape routes and any areas where fires might start, such as living rooms, plus heat alarms in all kitchens. The Code also recommends Grade D hardwired, interconnected smoke and heat alarms with back-up power. This is demanded by Building Regulations for new housing and changes of use, where battery-only smoke alarms are not permitted. But Grade D is also important for existing buildings. In another

important change, the 2013 edition of the Code now excludes Grade F battery-only systems from all rented homes. Long-life Low-cost The resulting growth of hard-wired systems has developed interest in energy saving products. In response, Firex smoke and heat alarms offer a substantially lower, maximum mains energy consumption of less than 15mA – in the order of just 3.5W. This is lower than many household items left on standby and represents a 70% energy saving over previous models with significantly lower running costs for tenants and better sustainability credentials for housing providers. Another Firex innovation is the introduction of long-life lithium battery back-up options for optical, ionization and heat alarms, alongside the usual loose battery and integral rechargeable battery versions. This provides back-up throughout the whole alarm life, without

the need to change battersies, at a much lower price than rechargeable products. Firex alarms can also interconnect with Kidde’s 4MCO and 4MDCO hard-wired CO alarms, as well as with each other, using the unique ‘Smart Interconnect’ feature. Here, the alarms have different, distinct alarm sounder patterns for carbon monoxide and fire, an essential facility, supported by different display messages on the 4MDCO model. So, without the need for any further operation of the system (such as remote switches), Smart Interconnect automatically alerts occupants throughout the property of the specific hazard that confronts them. SIOO WOOD PROTECTION - A NEW WOOD MODIFICATION FOR THE UK All too often the appearance of new timber clad buildings is ruined by uneven weathering. It is quite common to see buildings where the shaded areas are still unweathered whereas the exposed areas have already changed to the silvery-grey colour associated with exposed wood. For this reason, pictures of timber clad buildings are always taken immediately after construction and not after a year or two! Aesthetics is hugely important in the built environment and this patchy weathering puts people off from specifying timber as a cladding material. A new product in the UK is the Swedish wood surface modification system, Sioo Wood Protection. This product reacts with the wood to produce a pleasing even grey surface within a few months of application. Very importantly, this accelerated weathering takes place through a chemical reaction of the Sioo system with the top few millimetres of the wood surface and so it is a permanent change. Because thegreying takes place due

to the chemical reaction, a completely even appearance is obtained, since it is not reliant upon exposure to sunlight for the reaction to take place. The Sioo Wood Protection System uses silicate technology in a two part waterbased system. The first stage of the treatment uses a mineral silica solution that is able to penetrate the surface of the wood very efficiently. After the first treatment stage, a silane-based emulsion is applied, which cures by cross-linking to form a flexible silica network and provides a water-proof barrier preventing leaching of the mineral silicate. Over time, the mineral silicate cures by reacting with atmospheric carbon dioxide to precipitate an insoluble silica network within the wood structure. The product has been used extensively for cladding and decking protection and has also been used to protect the decks of sailing boats. The Sioo system is used as a surface protection system, which is suitable for Use Classes 1, 2, 3.1 and 3.2 according to EN 335 Part 2 (see table). If additional protection is thought necessary for Use Class 3.2 applications, then the Sioo Wood Protection System can be applied to preservative treated wood and to thermally treated wood. When used in interior applications Sioo Wood has the huge advantage of being VOC-free, since it is water-based and uses silicate technology. Disposal at end of life is not a problem, since the product is non-toxic. Use Classes according to EN 335 Part 2.

When Jim and Chris Shearn of fast-expanding West-Country fabricator Seal-Lite Group decided they needed a new welder amongst other machinery two years ago, they decided to put their buying decisions on hold until The FIT Show, which was due to take place a few months later in 2014. Modular buildings are still something of an unknown quantity, both inside and outside the construction industry. Wernick Group Marketing Manager, Leigh Fennell discusses some of the more prevalent misconceptions about modular offsite construction. Are modular buildings of high quality? Many people’s perceptions of modular buildings stem from their experience of old leaky prefabricated classrooms. These were often supposed to be temporary but often had to be endured for use by schools across the country for decades. Before I worked in the offsite construction sector this was certainly my own opinion. I have now come to understand this presumption that modular buildings are of low quality is a misconception that is easily dispelled. Firstly, modular buildings follow the same set of regulations as traditional construction and must therefore meet the same standards of quality. Building modules are manufactured in tightly controlled factory environments meeting ISO 9001 quality management standards and often IS0 14001 environmental standards. Another comment I would make on this point is that many the materials used in modular building, such as the steel frame, are exactly the same materials used for a traditional build. The only difference being that the construction takes place off site in a more controlled factory environment. As testament to their quality many offsite construction companies will now offer a 25 year warranty as standard with their buildings which also have an expected design life of over 100 years! Are modular buildings permanent structures? While modular buildings can be used as a temporary solution the quality of build, as mentioned, means they are built to last. Most people will only see modular buildings in the role of short-term accommodation provided while a new development is under construction or deployed following an emergency such as a fire or a flood, leading to the understanding that these buildings are always temporary. In fact, these uses reveal nothing about the quality or permanence of the building, but how quickly they can be installed. Just like a traditional building, modular buildings are steel-framed in construction and can provide permanent accommodation solutions, including purpose-designed schools, hospitals, office blocks, police cells and even nuclear power station accommodation. The end product is often a building that its hard to imagine was manufactured in a factory. Is modular construction a proven concept? Often in the media, modularisation is framed as a new innovation in construction that could change all future building projects. This is unfortunately not quite the case. The first recorded use of modular buildings as we know them today was in the 19th century. Some leading offsite manufacturers have been in business for over 80 years and there are many examples of their buildings still standing today that were manufactured many decades ago. Are the cost savings of offsite construction (when compared to traditional construction) exaggerated? It’s commonly stated by offsite specialists that a modular building is far more economical when compared to traditional construction, with a saving of around 50% achievable. Let’s look at the facts. A report by Laing

O’Rourke, who developed a modular system with an engineering company, suggested it could build a 1,300 pupil school for £14.3 million, £6 million cheaper than an equivalent school under the Building Schools for the Future Programme (BSF). The fact that much of the modular construction process is carried out offsite in a controlled factory environment means projects can be completed much faster than traditional construction methods with no delays due to bad weather. In many instances a more efficient design with modular also means maintenance costs are reduced. Are modular buildings more sustainable? By process, offsite construction is also far more environmentally friendly when compared to traditional construction. This greatly reduced programme inevitably minimises the impact on the environment. Modular buildings are produced in a controlled factory environment, in which all waste including steel, aluminium and timber is separated for recycling with almost nothing ending up as landfill. The process is not subject to bad weather, and subsequent delays this may cause. As the time on site is reduced, so is the impact of the construction process on the site and surrounding environment. Modules can also be designed to a specifically optimised size in order to match the supplied sizes of the building materials, further reducing the amount of waste. Typically, the end product is a building, which achieves an Energy Performance Asset rating (EPA) of B, as standard. An ‘A’ rating is easily achieved when sustainable options, such as solar panels are incorporated. Are modular buildings all the same? Ok, so it’s clear that a modular construction is a sustainable process that lowers cost and offers shorter and more dependable build programmes, but does the modular approach have limitations in building design? There’s no escaping the fact that modular buildings lend themselves to standardisation, and it is obviously more straightforward to manufacture identical units than a variety of different ones. However, clients are increasingly looking for buildings that cater to their specific needs and are quite understandably less interested in a ‘one size fits all’ approach. In terms of providing ‘traditional’ finishes, we are increasingly being asked to provide extensions to existing buildings while maintaining a continuous external appearance. This can be done so effectively that often you cannot tell which is the old traditional building and which is the new modular extension. While modular specialists can offer a bespoke design and build service, increasingly architects are bringing their designs to life in a modular environment. I believe good architects are entirely capable of designing attractive buildings that use a high degree of modularisation. Many are already working with modular providers to great effect. Nothing speaks more loudly than the buildings themselves and I would encourage any architect to seek out the possibilities offered with offsite construction by reflecting on the finished product.
