Commenting on the results of the first UKwide survey of the SME construction sector post-referendum, Brian Berry, Chief Executive of the FMB, said: “Ongoing workloads for construction SMEs remained remarkably

activity, such as employment levels, anticipated workloads and new work enquiries, are all positive, albeit showing slowed growth compared to the previous quarter. If we all agree that construction is a “weather vane” industry, and demand for home improvement and new build homes an important gauge of consumer confidence, then our results chime with the cautious positivity demonstrated across construction and the wider housing market.” Berry continued: “That being said, construction bosses will be taking nothing for granted. Growth has softened compared to the buoyant first half of the year and some parts of the UK have gone into decline. In particular, London is flat-lining which is concerning given that it is typically one of the strongest markets for construction SMEs. Our feeling is that the construction skills shortage, which we know is particularly pronounced in London and the south east, is starting to bite.” Berry concluded: “Our latest figures show that nearly two-thirds of SMEs are struggling to hire bricklayers and 55% are having a hard time sourcing carpenters and joiners. This highlights a different potential consequence of Brexit – the possibility that we will have a less flexible workforce. 12% of construction workers working in the UK are of non-UK origin, forming a vital part of a labour force that is already stretched. Given that the skills gap is only expected to grow over the next decade, it’s vital that talented tradespeople continue to come to the UK. For this reason, we welcome the Government’s uturn on requiring companies to publish data on the percentage of foreign workers they employ. Such a move would send completely the wrong message to foreign workers currently living and working in the UK and those who might consider coming here.”

The Royal Institution of Chartered Surveyors (RICS) is warning that the falling value of the pound against the US dollar and the euro will lead to higher costs for UK construction. Although house-builder Bellway said recently that there would be no significant impact in house prices because of the weakness of the pound, RICS is taking a slightly different view. The Office for National Statistics estimates that the value of imported construction materials represents 10% of construction output, RICS points out. Sterling has lost 15% against the euro and 18% against the dollar since the EU referendum in June. “ If this feeds directly through to materials prices it would suggest that materials prices generally will rise around 3% and overall construction costs by more than 1%,” RICS says. Bellway is likely to be right and that 1% rise in construction might mean no significant price rise for home buyers, but it all helps to erode contractors’ wafer-thin margins. Continued on page 2

Insurance companies have an unfair reputation for not paying claims. I can absolutely assure you, with my 35 years of experience, that insurance companies treat their customers fairly over 99% of the time and it is very exceptional for valid claims not to be paid. Of course, where you have a broker fighting your corner, you do have expert advice and help to hand which increases your chance of a claim being met. However, if all goes “Pete Tong” you still have the “nuclear” option and can complain to the Financial Ombudsman. Some issues do arise regularly, and I thought I would write this article about some common “potential” claims for buildings that do not normally get paid, because they are excluded by most policies. The first one is “gradually operating clause,” or what you might describe as “wear and tear.” When you own a building, it is expected that it will slowly wear out either though use, or weather. For example, metal will corrode, wood rots and cement will crumble, resulting in expensive repairs. Sadly, none of this will be covered by an insurance policy. Additionally, normal exclusions will exclude damage by insects, vermin and fungi. The next common exclusion to mention is damage to fences and walls. Every winter brings in many telephone calls to my office because of

The creation of a dedicated fund aimed at lending to SME house builders will help to tackle the housing crisis, the Federation of Master Builders (FMB) has said in response to a RECENT announcement by Philip Hammond and Sajid Javid. Brian Berry, Chief Executive of the FMB, said: "We welcome the Government’s renewed focus on house building and its recognition that without a resurgent SME sector, there’s little prospect of the country tackling its chronic under-supply of new homes. The launch of a £3 billion Home Builders Fund, a significant part of which will be specifically targeted at supporting small scale developers, will tackle one of the key barriers to SME house builders – a lack of access to finance. One in two local house builders cite difficulty accessing finance as a major barrier to their ability to build more homes, demonstrating the latent potential of a sector that can play a much larger role in tackling the gap between supply and demand of new homes.” Berry concluded: “This problem is particularly pronounced for the smallest firms and new entrants. It’s therefore critical that the new fund is made accessible to firms that will not want to engage with lengthy bureaucratic processes. Some Government funding schemes have been previously available to smaller developers, but received relatively poor take up due to the perceived complexity of applying, and the challenging timescales for delivery and repayment. The Government will need to work closely with industry to ensure that this policy is delivered in a way that is accessible and that enables both existing SMEs and new entrants to make maximum use of such a substantial fund. If the Government get the details of this fund right, we would hope that the anticipated building of 25,500 homes over the course of this Parliament could act as a real catalyst for a much wider revival of SME house builders.”

Earlier this month, a key manufacturer of MDI, Covestro, which is a unit of German chemicals giant Bayer, said it was forced to restrict supply to customers because of an “unforeseen production outage at a supplier of nitric acid”. A spokesman declined to identify the supplier. The global supply of MDI had already been under pressure since last month when a manufacturing plant owned by China’s Wanhau Chemical Group suffered a fatal explosion, killing four people. The plant accounts for 8 per cent of global supply of MDI, according to analysts.

storm damage to fences and, unfortunately, this is another “no claim,” because the panels are expected to have a fairly short life and need to be replaced periodically. Walls often have wider cover because they are a more permanent fixture, but some claims (such as subsidence) usually need to affect the main building as well, if this is to be covered. The last regular claim I will mention is where you damage the building yourself. Whether from drilling into a wall and through a water pipe, or from driving your vehicle into the building, this type of claim is quite popular! The good news is this is normally covered, but only if you have extended the policy to include “accidental damage.” Naturally, policy wordings (and interpretations) vary from one insurer to the next, so the above advice is only to give you a “rough” idea what to expect. If you have a claim declined and believe this was wrong, every company has an official complaints procedure, and if you exhaust this, the option of the Ombudsman is available. Lastly, if the Financial Ombudsman Service does not give you a satisfactory response, you can still pursue the matter through the courts. Hopefully though, you will find that valid claims are always settled according to the policy wording and conditions.

BPC Building Products creates jobs with £500k investment Builders’ metalwork manufacturer BPC Building Products has announced a £500k investment project to upgrade and expand its Wakefield warehouse and manufacturing facility, creating up to 10 jobs in the process. The project is part funded by a Leeds City Region Enterprise Partnership (LEP) grant of £80,000, and is due to be completed by 1st February 2017. BPC Building Products will start work in in December 2016 on Flanshaw Way, Wakefield, with the installation of a brand new high speed production line. This will be followed by upgrading two of the company’s five existing lines in early 2017, increasing output to 130 components per minute on each line, complete with automated barcode application equipment. It is expected that the investment will create up to 10 jobs within the production and warehousing areas of the company. “The support from Wakefield Growth Manager, Pat Coffey, and the funding the LEP has provided to BPC Building Products will mean the creation of more new jobs in the region, enabling them to further develop and grow their business,” said LEP chair, Roger Marsh OBE. “It is important that Leeds City Region manufacturing grows and our grants can help firms make their investment go further by up to 20 per cent.”

The Chair of the West Yorkshire Combined Authority (WYCA) and Wakefield Council Leader, Cllr Peter Box, said: “I’m delighted BPC Building Products are investing in Wakefield and creating new jobs. Mapei UK Products used for refurbishment of Gatwick Airport’s North Terminal departures Mapei UK have recently helped complete a flooring refurbishment project in Gatwick Airport’s North Terminal Departure costing approximately £2million. DMC Contracts carried out the installation, leading the design between Mapei and Gatwick Airport to deliver a robust flooring system that would tolerate the demands of a busy airport terminal. As the UK’s second largest airport and the most efficient single-runway airport in the world, Gatwick Airport required

a screed that could endure the high volume of footfall which it encounters daily. Mapei specified a screed containing their Topcem binder, also including Mapefibre NS12 polypropylene fibres, to replace up to 9,000m2 of the previous flooring in the North Terminal Departures.

Chiller Hire Makes for Safe Setting Conditions A nuclear power station build project was one of the first sites where the new Andrews Chiller Hire 100kW low temperature heat pump chiller unit was to be used. It would prove the perfect choice to overcoming prevailing site conditions, having the ability to automatically manage and control fluctuating temperatures during

concrete encasement of the nuclear reactors. Following an initial face-to-face meeting between an engineer from the chiller hire division of Andrews Sykes and the contractors, the decisions was taken to equip the site with four, 100kW lowtemperature heat pumps. Each is capable of providing both hot and cold water, with the capacity to

reduce temperatures to as low as -15°C. The advantage of this compact designed unit, which is now an integral part of Andrews Chillers extensive hire fleet, is its suitability for specialist process applications where constant operational temperature is essential. East End Conversion Contract consumes 2,000 Marmox Multiboards

The conversion of an eighties’ building into 124 high specification apartments in London has included the use of large quantities of Marmox Multiboards, fitted within every new dwelling as part of a build-up containing electric underfloor heating. The property, located in the capital’s vibrant East End, is being refurbished and reconfigured by Quinn (London) Ltd., with the supplies of high performance and very versatile Marmox Multiboard

coming through the Northampton branch of Travis Perkins. In total 2,000 of the 600mm wide by 1250mm long boards, at either 10mm or 12.5mm thick, are being consumed during a contract set to run for 12 months. Quinn’s workforce are overlaying the existing reinforced concrete slabs with the Multiboards before the electrical cabling for the underfloor heating is clipped in place, and a self-smoothing screed pumped across each area. The two board thicknesses facilitate dealing with differences in the substrate as well as the final installation of either tiles or timber laminate floorcoverings, depending on room location. Marmox Multiboards are manufactured from extruded polystyrene, or XPS and offer a

range of positive physical characteristics in addition to being fully waterproof. They are both light to handle and easy to cut, while still being able to carry substantial loadings if employed as part of a flooring build up. They further offer good acoustic as well as thermal insulation performances. Marmox Multiboard is frequently specified as a wet room, water resistant insulation board that can be fixed to walls, floors and ceilings. It can simply be glued in place with a solvent-free adhesive or it can be fixed with a range of specialized washers and dowels. Flexible, curved boards are also available, as well as pipe boxing. Modular design can be both high quality and fast Contrary to general assumptions, the design process for industrial wood construction can be both high quality and fast. The advantages of modular design are clear: dimensionally accurate wood elements can help in improving both the technical design process and collaboration between partners.

Reports on the benefits of such a lean approach are convincing: In a study of companies that have applied lean construction methods, 84% report higher quality in construction and 80% experienced greater customer satisfaction.

Decothane Keeps Pendleton Housing Scheme Dry Roofing Contractor, Weatherwell, has started on site at Salix House; the ninth block of flats the company has upgraded using Sika Liquid Plastics’ Decothane liquid membrane as part of the ambitious Pendleton regeneration programme in Salford. The scheme is the latest in a two year programme of works, which involves the upgrade of 1,250 existing homes by main contractor, Keepmoat, as part of the social housing stock transfer from Salix Homes to the Pendleton Private Finance Initiative (PFI) scheme. The regeneration scheme also includes construction of 1,600 new homes in the area. The eight blocks completed to date have all undergone a major refurbishment, including improvements to their energy performance and the building envelope to enhance thermal performance. The roofing schemes carried out by Weatherwell using Sika Liquid Plastics’ Decothane system have played an important role in this strategy, which has seen each block improved and leased back to the council as part of the PFI. A performance specification for a liquid system with a 25-year guarantee was issued for all nine blocks, which range in size from 12 storeys to 32. As Keepmoat had previously used the Decothane system successfully on similar projects, the Sika Liquid Plastics product was chosen, and Weatherwell was appointed as an approved contractor.

technical support we receive from Sika Liquid Plastics throughout a project ensures that we can access specialist expertise in bespoke specification and during the installation.” Prior to the commencement of each roofing scheme, a technical engineer from the Sika Liquid Plastics’ team surveyed the residential block, measuring the roof and all details and taking moisture readings and core samples to ensure the correct specification was provided for sufficient membrane coverage and excellent adhesion. The Weatherwell team completed installation of the system for the details first, applying the membrane with brushes or small rollers before cutting Sika’s Reemat Premium glass fibre reinforcement mat to size and shape and applying it to the wet base coat. A top coat was then applied and the system was allowed to cure to create a flexible, seamless membrane.

Kristian Lewis, company manager at Weatherwell, said: “Across the nine blocks there have been significant working at height challenges and the roofs all feature complex detailing, including rooftop plant, old gas flues that have been taken out and new solar p/v installations.

The larger areas of the roofs were completed using the same system, with the Reemat Premium rolled onto the wet Decothane basecoat as it was applied and a top coat applied to complete the system. A thickness test was carried out while the liquid system was still wet to ensure the integrity of the finished membrane. Sika Liquid Plastics’ technical team then returned to site to take dry samples and carry out a final inspection before each of the roofing projects was handed over to the client.

“The ease and speed of installation of the Decothane system made it possible to address these challenges and the

AECOM REPORT ON LIFE CYCLE COSTING: CONTINUOUS FLOW up to 7% more COST effective ECOM, a major global player in the building engineering services consultancy arena, has concluded a report showing that continuous flow water heating systems have a clear advantage in terms of initial capital costs as well as life cycle costs over 20 years, when compared with stored hot water systems*. The study** shows that continuous flow water heating systems can be up to 7% more economical than equivalent ‘traditional’ stored hot water systems. AECOM was commissioned to carry out a life cycle study on continuous flow water heating systems, and to provide a comparison with conventional storage systems. Two case studies were provided that are based on projects using continuous flow water heating systems.

on a discount rate of 3.5% (The GREEN BOOK - HM Treasury), an inflation rate of 2% for servicing costs and projected retail fuel costs from DECC1. In both case studies the continuous flow system showed a clear advantage in terms of initial capital costs, as well as life cycle costs over 20 years, with the continuous flow system consistently lower in energy use than the two storage systems. Case study 1 This was a system for a typical, small, prefabricated fast food restaurant. It is assumed the system only serves the hot water demand.

AECOM then determined an equivalent storage based system for each case study and compared operational and capital costs.

The life cycle analysis includes the initial capital costs, projected annual fuel costs, and estimated annual servicing costs which are assumed to increase by 2% each year. The annual fuel cost assumes the same daily fuel consumption over the whole year.

showed that the continuous flow system is 6 - 7% lower than the two storage systems based on that 20year

increases, the modular nature of this particular configuration would allow the 95% efficiency to be maintained for the bulk of the demand.

Case study 2 This was a system for a shower block in a holiday camp, with six showers and four basin taps. For the continuous flow option, the analysis is based on a configuration of 4 continuous flow water heaters that each have a nominal output of 48 kW, which. For this particular application, because there is a very short run of pipe work between the water heaters and the fixtures, it is possible for the water heaters to generate water at 40°C. The risk of legionella is overcome by regular flushing of the system.

The difference in daily fuel costs between the three systems is around 7%. The usage profile for this case study is particularly suited to continuous flow systems (i.e. high but infrequent demand over the day), which is why there is an advantage in fuel consumption over the storage systems.

For the energy required to deal with the instantaneous hot water demand the analysis assumes that the bulk of the hot water demand would be due to the showers. Each shower would typically have a flow rate of around 9 litres per minute, which if mixed to 40ºC would equate to an instantaneous load of around 19 kW each, so even if there was only one shower running, the load on a single continuous flow water heater would equate to an efficiency of 95% based on the performance curve. As the hot water demand

Direct fired storage systems This is where the hot water storage cylinder has an integral gas burner to directly heat the water, and the key difference with indirect fired storage systems is that they are designed to operate in condensing mode and generally achieve gross efficiency up to 96%. A disadvantage of direct fired storage systems is that the standing losses are around 3 times higher than indirect storage cylinders. Continuous flow systems This is essentially a gas boiler that is designed to instantaneously heat mains water for supply directly to water fixtures without any storage. The key advantages with this type of hot water heating, is firstly saving in space needed for hot water cylinders and the associated standing heat losses. The challenge is that instantaneous hot water demand can vary hugely for most systems and therefore the continuous flow heating system needs to have a wide modulation range as well as mataining efficiency over that range. Steel window refurbishment gives new life to Heal's building

A landmark on London's Tottenham Court Road, the Heal's building is Grade II* listed. When it came to a major refurbishment and refit of the upper floors, Steel Window Association member, Associated Steel Window Services, was appointed to undertake the work of assessing, renovating and, where necessary, replacing more than 90 of the building's windows. A total of 70 windows were refurbished which involved repairing and overhauling the frames. Damaged glass was replaced while clear glass was substituted where panes had previously been obscured. he recent additions to the range are the Rinnai Energysaver 559FT and a new streamlined look to the popular Energysaver 309FT. Sporting very sleek casing, the heaters simply blend into the background in line with the need of modern interior aesthetics while offering exceptionally high efficiencies in operation and subsequently reduced running costs.

This puts it in the top rank of space heaters in its class. Like the Energy Saver 559FT and 309FT, the 1004T heater is also suitable for central timer control. This feature allows the building manager to run any number of Rinnai space heaters off a central time clock providing heat to the largest of spaces. The Energysaver Multi controller is not limited to single Energysavers as the flexibility of the system guarantees units can be mixed and matched to satisfy even the most unique of buildings.

Changes to the Energysaver 559T have been made to the operation board which is now an easy to use touchcontrol pad sited conveniently and discreetly on top of the appliance, (rather than on the front with a flip up cover). The unit is also supplied with a child lock to eliminate any problem of small hands tampering with the controls.

Rinnai Energysaver units are very easy to install as they do not need expensive and extensive ductwork, nor do they involve the necessity to run domestic heating circuits for radiators or pipework to boilers. This drastically cuts down on cost and time at the point of installation.

Add to these advantages are the timer function and eco mode combined with the new unitâ&#x20AC;&#x2122;s ability to heat big spaces very fast.

Rinnaiâ&#x20AC;&#x2122;s Energysaver range delivers energy-efficient and consistent warm air powered by Natural Gas and LPG options. The units feature fully modulating burners so heat output and energy input is reduced as the space warms up.

The 559FT has an input of 6.4kW and output of 5.2kW. The streamlined unit measures 554mm x 750mm x 250mm.

The Rinnai Energysaver range comprises fanned convection-powered flue models that exceed seasonal thermal heating guidance under Building Regs Part L.

The Rinnai Energysaver 309FT, like the 559FT, sports a similar sleek casing and turns in net efficiencies of 88%.

It has an input of 3.4kW and output of 2.92kW. The unit measures 695mm x 465mm x 257mm. Natural Gas usage has been pegged at 0.31m3 while LPG consumption is 0.26kg/hr. Also available is the Energysaver 1004T with its impressive input of 11.6kW and outputs 10.23kW. Its measurements are 670mm x 930mm x 315mm and it has energy efficiencies of 96% under the guidance of Part L 2014.

Polypipe helps to put remote Cour Wind Farm on the grid Polypipe, the UK’s leading manufacturer of sustainable drainage, water management and cable protection products has supplied over 10km of Ridgiduct Power HV to help connect new wind turbines to the Scottish power grid in Cour. Wind power is generating an increasing percentage of UK electricity, and the ten new wind turbines at Cour Wind Farm on the Mull of Kintyre, Ayrshire, will provide power to 20,000 homes in Scotland. The project involved installing a network of connected individual 2.05-MW Senvion turbines and a Grid Connection Point, positioned across former agricultural land. The Ridgiduct Power HV cable protection system containing 33kV cabling has been connected from the turbines to the wind farm control building and main power sub-station. Ridgiduct Power HV was supplied with a black outer wall and a red inner wall for both high voltage power and communication lines. The system was installed underneath the centre of the wind farm access roads by main contractor on the site RJ McLeod, on behalf of the client Blue Energy.

Ridgiduct Power HV is a twinwall cable protection system, with a full range of fittings and accessories designed specifically for use with high voltage power communication cables, which operate at high temperatures. It meets the requirements of ENATS 1224 class 1 specification for electrical cable ducts, and offers compliance for conduits buried underground. Similar to the existing Ridgiduct range, it is low in weight, flexible, durable, high in strength and can be easily cut to the required lengths needed on site. UK drivers were hit by the most expensive petrol and diesels costs for 2016, as oil prices around the world continue to drive steadily uphill from the cost-saving lowlands of 2015. “The cost of unleaded petrol and diesel increased for the second month in a row, forcing the average price of diesel up to highest point for this year, while at the end of the month petrol was only just short of its highest point for 2016,” said Steve Clarke. Steve quoted data from the motorist organisation RAC showing the average price of diesel fuel on UK forecourts increased by 0.42p in September to hit the 113.34p per litre mark, its most expensive price this year. At the same time, this data shows how a litre of petrol was still 112.07p by the end of September, up 0.48p from the beginning of the month and only just below the year’s highest price of 112.33p which it reached in August.
