Well-travelled staircases gain the Mighton Finish A striking cladding design was created for a pair of staircases at York University with installation being completed within the students’ three-week spring break, despite having to be constructed on site before being dismantled and removed for painting then brought back for reassembly. The unusual design incorporated 10mm shadow gaps, which required finishing in-situ to ensure the accuracy of the gaps before the MDF panels could be factory painted, as Robert Bailey-Hague, MD of subtractor Bailey-Hague Joinery explained: “Everything had to be completed within the strict schedule but this was the only way it could be done. The shadow gaps were an important part of the overall look of the staircases and it would have been impossible to achieve that by fitting painted panels on site. At the same time, on-site painting would have been out of the question, not least because of ventilation in the enclosed space.” Specialist paint supplier Mighton Products worked closely with Bailey-Hague Joinery in not only in choosing the right materials but also in producing a colour match for the nonstandard grey that was specified. The company had been using Mighton’s exterior products so had no hesitation in putting its interior range to work. A team of five joiners and one spray-painter worked on the project, with the panels making the 30 mile-plus round trip to Bayley-Hague’s spray-shop in Sherburn-in-Elmet. The moisture resistant MDF was treated with Mighton Ultra highbuild MDF Internal Primer and Internal Opaque Topcoat. ‘The Dangers of Switching Specification!’ By Wojciech Broyna – MD of Aluprof (UK) Limited Why do we specify products and services when we design our buildings or building refurbishment projects? Part of the reason is performance; it can be crucial to have the right products in the right places to ensure that they are fit for purpose and offer a qualified life expectancy with minimal maintenance. This is one of the main reasons behind the UK’s rapid take up of BIM and it is

hoped that the maintenance aspect of BIM will enable us to economically run our buildings in the future. If this was the only issue, then the specifiers job would be quite straightforward and the ‘equal or approved’ standpoint in specifications would be relatively simple to action at the time of procurement. Some products can be switched for similar products with little impact on the building, but one of the crucial areas where this late switch can, and often does go wrong, is in the façade or

window specification. Few buildings are designed in the same way, so the application of say a curtain wall system requires both specification and careful detail design. Furthermore, the design of the external envelope is critical both for initial waterproofing the building for second fix and the avoidance of latent defects such as interface leaks. This is the most critical area of design, the façade interface with the rest of the buildings external envelope. Different systems will require alternative details, it’s not a ‘one size fits all’ approach. If we allowed detail design to occur late, at the procurement stage, all but the best of the façade installers would struggle with detailing, however, this is exactly what is happening today every time we make a late switch to a facade system close to its anticipated order date. If the specification is to be changed, then the design team really need to ensure that it is not only done on cost alone, but the same or better quality solutions are found which can be procured with a complete package such as warranties, acceptable lead times, quality of finish, performance, etc. At the point of early design, often the aluminium systems company specified has a crucial input into product

selection and design. Today, design input often leads to some bespoke profile design, which is often cost effective offering a simple solution to a complex design requirement. This critical detailed design can be lost as soon as the system is switched unless the systems company providing the replacement system is consulted and can meet the requirements of the project. With a large systems company such as Aluprof, working on the Value Management of a project at the very early stages, options such as choice of fabrication location can be explored to offer the best value and quality. An example of this could be complex details within a unitised project where a local fabricator could produce all the standard units and where complex, say curved units, are manufactured competitively elsewhere where specialist equipment is available. The key to any programmes would be to add value, not in cost terms, but in quality and time performance. As we are all too aware, time delays on site carry significant costs for both main contractor and consequently subcontractor. On all projects, the systems company has an important part to play. If using a commercial installer for the first time, a discussion with the systems company supplying the material will always ensure that they are involved and committed to the final supply chain. The systems company can play a big part in cost savings, but the main thing to remember is that aluminium used remains at a fairly constant cost, and that it is the processes and detailing of these systems that can save costs. To deal with the growing number of facade specifications calling for Aluprof’s high performance architectural aluminium systems, the company has recently opened a London office. Based at the Business Design Centre in Islington, the location is ideal to offer advice to architects and contractors across the city and the South East. Staffed by two full time architectural advisors, the office also offers a ‘drop-in’ centre for specification advice and support. It is recommended that early specification advice is sought very early in the initial design process. ventilator is now in position and can be overdressed with the protective flashing of the obligatory cavitray at the appropriate stage in the building programme. (The Type E cavitray provides an easy way of introducing the requisite DPC cavitray protection within the cavity wall).

VENTING THE EXTENSION WHERE IT JOINS THE HOUSE? There is commonly a requirement to provide roof ventilation when extending a property. Where a flat roof extension is added to an existing building, provision is required at the attachment point (the roof/wall intersection) with corresponding ventilation opposite on the outer edge of the extension. With an airflow rating of 25,000mm² per running metre, the Roof Abutment Ventilator from Cavity Trays of Yeovil provides a novel way of achieving compliance, and does so in a manner that is compatible with the damp protection measures demanded within the Building Regulations. A timber upstand is fixed to the existing wall utilising vertical stand-off battens to maintain an airflow path between it and around the decking edge. The Type RAV-FL is secured by opening like a book and fixing via its pre-drilled holes to the top of the timber upstand. The Royal Victoria Infirmary Hospital have successfully sealed their pedestrian crossings following the installation of Resiblock Ultra Matt. Ten separate crossings, which make up the key pedestrian routes at the Newcastle Hospital, have been sealed to prevent paver destabilisation from a variety of vehicles including cars, ambulances, mini-buses and HGV vehicles. Paving at the crossings had previously failed, resulting in an extremely dangerous trip hazard, and naturally the Royal Victoria Infirmary did not want this risk again. With the use of Marshalls White Marker concrete blocks, which uses a layer of coated glass beads for excellent reflective capabilities, conventional sealers would be wholly unsuitable as they would adversely affect the reflective capabilities of this particular block, therefore negating its purpose as a safety feature. Following discussions between Resiblock and client Healthcare Services Ltd, the specialist pre-polymer urethane (SPPU) Resiblock Ultra Matt was selected as this could seal both the Marshall White Marker Blocks and the Weinberger Clay Blocks that were on-site. New Mighton Machine Receives Glowing Review The range of machinery from Mighton Products has grown again with the recent addition of the innovative X-Cut™ machine. Developed by Mighton’s in-house experts to improve the painstaking task of cross-jointing glazing bars, this compact semi-automatic milling machine measures just under 40cm wide and 45cm high. Mighton gave Tibby Singh, the former BBC Young Carpenter of the Year and now a professional tools and tech tester and reviewer, the opportunity to trial the X-Cut™ machine and see if mighty things really do come in small packages. Tibby considered the task that the XCut™ has been produced to tackle: “Making any cross detail look strong and well finished can be a tricky task especially if you’re short on time. Various shortcut methods exist of course, such as using jointing clips, but none of these compare to an authentic cross joint,” he said.

“There are a number of 45 degree angles incorporated in a traditional cross joint, making it a little more complex to achieve, so I was surprised how well the X-Cut™ machine simplifies the process. The machine itself was quick and easy to set up, the tools were easy to interchange and there was no lengthy manual or complicated computer program to learn before being able to get started,” he continued. Once assembled, the X-Cut™ machine adjusts to accept bead profiles measuring anywhere from 9mm to 19mm in height and 12mm to 38mm wide. Any lengths over 500mm can be used with the option to add extending arms either side of the machine for ease of loading longer sections. “After slotting my chosen bead into place the machine’s three cutters then worked together to produce the cross cut,” explained Tibby. “Two cutters, one on either side, move up and down to

produce two clean 45 degree cut outs whilst any dust is removed through the 63mm extraction outlet. This is followed by a third flute cutter gliding horizontally through the bead to create a hollowed-out section designed to accept other interlocking parts. Speed control is variable between 12,000 and 18,000 RPM to suit different materials, but on average it takes only 15 seconds before the cutting is complete. “Even at this speed the X-Cut™ maintains a consistent high level of finish,” added Tibby, who writes about tool tech for trade magazines as well as demonstrating and evaluating products in the UK and overseas. “This is aided by features such as the thickness gauge tool. When setting the cutting depth required the X-Cut™ is designed to automatically increase measurements by half a millimetre, ensuring all components comfortably slot together every time.” 01223 497097 ENQUIRY-Card 509

Aggregate Industries Keeps it Light for High Rise Apartments Aggregate Industries’ Lytacrete solution was the product of choice when it came to helping to introduce an additional floor midconstruction at a new seven story upmarket apartment scheme in Southampton. Located on Albert Road South, Southampton, the luxury apartment block was originally conceived as a six story scheme. Part-way through construction, plans were redesigned to include an additional floor – creating 20 apartments (7 one bedroom, 12 two bedroom and 1 three bedroom) for the

area. The challenge for Wright Investments was to include another floor without overloading the existing structure that was already in place – no easy feat. However, fortunately this was made possible with the help of Aggregate Industries who suggested Lytacrete – a

specialist lightweight solution – in place of conventional weighty concrete. Helping to revolutionise modern construction, Lytacrete concrete, which is formed using Lytag secondary aggregate, can be up to 50 per cent lighter than traditional comparable materials. As such, by using Lytacrete, Wright Investments will be able to reduce the dead load of the construction by approximately 7620kN over normal weight concrete whilst maintaining its structural integrity. Crucially for the project, this has enabled reduced size columns, beams and slabs, allowing greater room the developers to add the additional required floor. Steve Curley from Aggregate Industries comments: “Changing the original design plan mid-way through construction is common, but can present a series of challenges for the contractor. Although there were a

number of traditional alternatives available, the use of Lytacrete eliminated the need for expensive restructuring works to support an additional floor, which most importantly helped keep the project to budget and schedule.” In production for more than 50 years, Lytag secondary aggregate is made using innovative technology which transforms fly ash into small pellets which are then heated to 1,100°C. The pellets formed are rounded in shape and range in size from 14 mm down to fines and can be used as a superior, consistent, lightweight aggregate. In total, 420m3 of Lytacrete was supplied for the completion of 7 storeys in the Albert Road South apartment scheme, due for completion in 2018. ENQUIRY-Card 104 510 ENQUIRY-Card

Can radioactive radon seep into your buildings?

The most effective protection methods are those that prevent radioactive radon from entering – usually by permeating through the floor. However, measuring the flow of radon through a material or structure has traditionally been slow, complex and very expensive – but now Versaperm has introduced a permeability meter that can measure this flow through either a sample of building material or a complex, multilayer, structural element. Radon contributes a massive 50% of the overall average radiation dose across the UK and, after cigarettes, is the largest cause of lung cancer in the UK. The Versaperm permeability meter is

KALWALL® SHEDS LIGHT ON EDUCATION Kalwall® translucent cladding has been extensively used for the impressive refurbishment of the main teaching block at Featherstone High School in Southall, Middlesex. The original 1958 concrete framed building was failing due to decay and ingress of water and needed structural stabilisation. DSP Architecture were appointed to repair and encapsulate the frame, resulting in a stunning transformation into a very modern teaching block befitting its ‘outstanding’ Ofsted rating and complementing the other new school buildings. The renovation required removal of the old concrete spandrel panels, repairs to the concrete structure and then overcladding with Kalwall panels supported

on a new steel frame which was added to extend the floor space. The build was completed in two phases over the course of a year while the school continued to operate. The ability to keep the school functioning while the work was completed meant minimum disruption to staff and students. This meant there was minimal use of temporary classrooms during the works, thereby saving time and money. The two fully replaced elevations are a perfect example of how Kalwall can be used for the refurbishment of old and failing cladding and for aged buildings. The new façades allow floor to ceiling diffused and healthy daylight to flood the interior while providing privacy for students and removing any distractions.

An integrated row of clerestory windows provides ventilation and limited views to the outside. Studies show there is a high correlation between daylighting and increased human comfort. Kalwall eliminates all shadows and glare and the stark contrasts of light and shade which not only reduces eye fatigue but also enhances concentration. The system also enhances simplicity by doing away with the need for blinds, curtains or solar control. Even on cloudy days, the interior is flooded with natural daylight, which means less artificial lighting and, because Kalwall is highly insulating, energy costs are reduced. The WTA, which translates into English as the Scientific and Technical Work Group for Building Conservation and Preservation of Monuments*, was founded in 1977 and carries out research, testing and approval of technical practices and materials throughout Europe. The WTA accreditation is a perfect accompaniment to Dryrod’s British Board of Agrément (BBA) certification, awarded in 2015, which establishes that it is effective against the ingress of moisture for at least 20 years. Dryrod was launched in 2014 and is designed to be the fastest, cleanest, easiest and most effective rising damp treatment on the market. It is a synthetic rod made from advanced polymers that is impregnated with a silane/siloxane material so that it forms a DPC in brick, coursed stone, rubble

The new sponsorship agreement upgrades the firm’s previous participation as an official supplier in 2015 and 2016 and will run for the next two years. The 2017 event, the 104th time the race has been held, takes place from 1st-23rd July starting with the Grand Départ from Düsseldorf in Germany. Sika appoints Paul Schuler as New CEO Sika has appointed Paul Schuler, currently Regional Manager Europe Middle East Africa (EMEA), as Chief Executive Officer as of July 1, 2017, succeeding Jan Jenisch.

Future trends for plumbing contractors Do you have the right tool for the job? Remember avocado bathroom suites, shag-pile carpets and wood chip walls? We would rather put these 80’s décor trends behind us. However, there’s plenty of new trends that are going to come our way — particularly those that could impact the world of plumbing. Here, John Cove, marketing manager at power tool accessories and hand tool specialist, Starrett, looks at trends for bathrooms, kitchens and plumbing and what these trends mean for contractors. Natural and recycled materials Using natural and organic materials like timber is becoming increasingly popular in bathroom and kitchen design. Ceramics, glass, metal and stone are familiar materials for bathroom design, however we are now seeing timber accompany these classic textures in the form of wall panels, furniture and decorative features. Open brickwork and rustic features also play a key role in the latest design trends, all of which could provide challenges for installers. For example, cutting rustic wooden sections or panelling for a small space with a jig saw could result in chipped and unsightly edges if you’re not using a saw blade designed to cleanly cut this material. Installers need a jig saw blade

that cuts on both the up and down stroke to reduce break out and chipping to a minimum, such as Starrett’s Dual Cut blade. Technology We are entering the age of the smart home, with technology to monitor and control our lives entering every room of the house. We are used to ‘touch-free’ faucets in public bathrooms, but the digitalisation of our homes will see gadget developments such as intelligent taps, which use facial recognition to automatically adjust water temperature and flow to personal preference. Programmable features, such as timed shower settings, will also become popular as we adapt to new smart meters keeping our energy use in check. Increasing numbers of consumers are also opting for television and touchscreen technology to feature prominently in bathroom designs. Adding an abundance of tech into confined and humid spaces will result in the need to manage electrical outlets, hide cables and supply safe power solutions. Consumers will expect all of this without compromising the clean, high quality finish that completes their

design vision. This means that installers must be equipped with a range of saw blades and machines that can cut various materials. Mounting faucets and screens on or into ceramic, glass or stone surfaces or panels will require hardened tools, like diamond-coated blades and hole saws to ensure smooth surface finishes and edges. Size and shape Another trend we’ve seen emerging is unusually shaped bathtubs. Stepping away from the traditional bath shapes, designers are introducing unusual bathtubs in square, trapezoid and egg shapes. Many of these new designs also use modern faucets or drainage methods, including faucet pipes which

come up from the floor and pour into the tub. Modern tastes are also leaning towards ‘floating’ or standalone sinks, rather than cabinet integrated styles, which can also provide difficulties in ensuring that pipes are hidden from sight. Integrating unusual shapes or ensuring pipe work is hidden from view will require precise and intricate cutting through surfaces like tiles, flooring and wall panels. Tools that are purpose built to deliver detailed and complex shape cutting, while also being able to cut through strong materials like stone or glass without damaging the appearance of the material, are vital for this. Handy Safeguard slurry delivers simple tanking solution Vandex BB75 from Safeguard Europe – the UK’s leading specialist in dampproofing and waterproofing technology – is a cementitious waterproofing tanking slurry with superb hydrophobic properties, resistant to water and moisture. Variants of BB75 include

Vandex BB White which, as the name suggests, is a white version based on Portland cement. Its characteristic white colour makes it particularly suitable for use on exposed surfaces such as potable water reservoirs. Its companion product, Vandex BB75 Z, is formulated to have enhanced sulphate resistance, making it ideal for use in sewage treatment planes and in foul inspection chamber refurbishment. With the Vandex BB range, Safeguard Europe has provided specifiers, surveyors and installers with an easy but durable answer to common waterproofing tasks. Armed with the tanking slurry and its variants, an operative can protect anywhere that needs robust waterproofing, whether that is a cellar, lift pit, swimming pool, reservoir or car park. Mapei UK has launched a new product for use in the professional construction industry, Mapemortar HB R3. Harmful ingredients Conventional, acrylic based paints contain two potentially harmful components: volatile organic compounds (VOCs) and acrylic softeners. Both escape into the atmosphere during painting and for many years after application, contributing to greenhouse gases. Acrylic based paints can also adversely affect walls. It is now widely recognized that they prevent a wall from breathing, which can lead to moisture damage such as blown plaster.

The breathability means moisture can permeate out through the paint, preventing damage to walls and significantly reducing their maintenance lifecycle.

Sustainable specification VOCs are found to varying degrees even in water based paints. Winning the war on noise Unwanted and intrusive noise is impacting on more and more lives; especially as pressure to build homes on brownfield sites is remorseless. Chris Coxon, Head of Marketing at Eurocell, considers the issue in the context of doors and windows. The issue of noise and how to deal with it in new housing developments is becoming a more complex one. Planning policy and the demand for city centre locations means that brownfield sites which were once considered unattractive are now under development. How loud is too loud? The WHO guidelines for community noise recommend less than 30 Aweighted decibels (dB(A)) in bedrooms during the night for a sleep of good quality and less than 35 dB(A) in classrooms to allow good teaching and learning conditions. The WHO guidelines for night noise recommend less than 40 dB(A) of annual average (Lnight) outside of bedrooms to prevent adverse health effects from night noise. (Lnight is the equivalent continuous noise level over the night-time period (23:00 to 07:00)). Masonry mass in really important in defeating sound. However, as Approved Document E of the Building Regulations 2010 – which devotes significant attention to the detailing of various wall types – acknowledges: completely sealing structures against noise is impossible – especially where one needs to punch through it with doors and windows, so creating a vulnerability to sound in the envelope. And here the

Regulation is not helpful, barely considering the issue at all. Approved Document N, dedicated to glazing, is similarly silent, concerning itself only with safety; while AD L – the Building Regulation most cited in the context of doors and windows, troubles itself only with energy – and not sound – efficiency. For guidance then, we must look elsewhere: such as in BS EN 12758, Glass in Building – Glazing and Airborne Sound Insulation and BS 8233 2014 Sound Insulation and Noise Reduction. The latter is a comprehensive document deeply complex in calculation and detail, and is not to be approached lightly or by the generalist; while BS EN 12758 gives values for the sound insulation of windows. The first thing to consider in respect of doors and windows is fit and quality – an area where modern PVC-U items may be thought to have advantages. Not only are multi-chambered PVC frame profiles inherently sound attenuating, they are also warp-free. This is important as any kind of distortion in the frame can seriously reduce the effectiveness of the seal. Windows reveals should also be well sealed to prevent sound getting into the wall cavity. At a junction with a separating wall, it is desirable to close the external cavity with a flexible closer,

such as Rockwool. If the cavity is likely to be filled for purposes of thermal efficiency, then the closer is unnecessary. Some window specifications see the addition of an EDPM strip, fitted to the exterior of the window frame and lapping onto the cladding of the building. Designed to improve weather-tightness, these also provide increased noise attenuation. It may be also important to consider other aspects of the glazing system. Trickle vents, for instance, are a pathway for noise; acoustic-rated vents are available, although these are a costly addition. In respect of doors, the mass – as alluded to above in the context of masonry – is important as is, like windows, fit. It is essential that the door forms an airtight seal against its frame when closed, and joints between wall and frame properly stopped. Thresholds are necessary and even escutcheons for keyholes should be considered in the most extreme circumstances. Surprisingly perhaps, double-glazing does not necessarily perform significantly “better than a single pane of mass equivalent to the thicker pane of the sealed unit, and should be used in a frame with good seals to realize its full insulating potential” (BS 8233). As the thickness and mass of a pane of glass increase, so does its sound

insulation qualities, yet not exponentially and there are obviously practical limits to this. Laminated glass performance, when formulated with resins that have enhanced sound attenuating properties, is better than single pane – ‘monolithic’ – glasses yet are often most encountered in safety and security applications. Interestingly, gas filling of insulated double glazing units has no effect on sound insulation and, with some types of gases, may be detrimental in the face of low-resonance noise such as that emanating from traffic and trains. Again, the width of a cavity in a sealed unit has little effect except in tripleglazed applications; yet much of that improvement may be attributed to the additional mass of the third glass pane. Despite this, a cleverly designed unit – combined with engineered profiled frame materials, and part of a window properly fitted and sealed – can achieve a decent degree of sound insulation, and in excess of that provided by more traditional alternatives. Such a design would necessarily involve a laminated pane, and varying thicknesses of pane. ENQUIRY-Card 547

Not all pocket doors are the same… If you are looking for a pocket door solution, there are 3 things worth bearing in mind.

Tip Two: Have a look at the list of parts. Does it include a jamb kit? What about a metal anti-warp profile for the underside of your door? The jamb kit is a timber lining kit that attaches to the pocket door framework that covers the edges of the door when it is closed, so you cannot see the top of the door or into the pocket. It gives the pocket door installation a professional finish. An anti-warp profile fits into a routed channel on the underside of the door and slides on a spigot on the floor guide. If your door does warp a metal anti-warp profile won’t and the pocket door will continue to slide smoothly. Tip Three: Consider the quality and durability of the system. After all, you are installing it in the wall, and you want it to last. Check the guarantee. Has the system been tested for strength? Have the durability of the runners been tested? Have any steel parts of the frame been corrosion tested to prove they are suitable bathrooms, utilities and basements?

When you are choosing a pocket door solution you want to make sure that it will be easy to install and has a professional finish. Tip One: Have a look at the installation instructions. Astraseal commercial uses REHAU Geneo for £1m Landmark Berkeley Homes Project Astraseal Commercial completed the latest Waterfront phase of Berkeley Homes’ landmark Royal Arsenal Riverside development in Woolwich using windows and doors fabricated in the innovative REHAU GENEO 6 chamber fibre composite system.

Berkeley Homes switched to REHAU GENEO from the aluminium and timber composite systems which had been used on the earlier phases of the project because REHAU’s commercial team were able to work with Astraseal to convince them of the thermal, acoustic and security benefits of the Passivhaus certified and fully recyclable GENEO window system. The 86mm GENEO system is among the most energy efficient profile systems available - with Uw values from 1.1 W/m2K for low energy houses to 0.73 W/m2K for Passivhaus installations without the need for high specification glazing. It also offers break-in protection up to resistance class 2 without reinforcement and class 3 with reinforcement, and sound insulation to class 5 without steel reinforcement. One of the key factors for Berkeley Homes was that the REHAU GENEO system has slim sightlines of just 115mm, replicating the look of aluminium and giving residents of the £440,000 - £750,000 apartments ENQUIRY-Card 551

It also has inherent strength because it is extruded using the RAUFIPRO® fibre reinforced composite material which is similar to material used in aircraft construction and Formula 1 race cars. This means it could be used to fabricate windows and doors at Royal Arsenal Riverside with full height glazing up to 2.3m and full widths of up to 1.2m without the need for steel reinforcement. Specialist commercial fabricator Astraseal installed 660 windows and 124 doors on the project, as well as working on other elements which would not normally be contained within the window package in order to give the client a ‘one stop shop’ supplier solution. This included aluminium cloaking of reveals, soffits and the

Polypipe, the UK’s leading manufacturer of sustainable drainage, sewer, water management and cable protection products for civil engineering projects, has supplied a complete infrastructure solution to a high-profile development, at RollsRoyce Watnall Road site, in Hucknall, Nottinghamshire. The area is being developed over the next seven years with a new road network central to the plan, which is being renovated for multiple purposes. The finished scheme will include a school, commercial buildings with warehouses and up to 900 new homes in a project backed by Rolls-Royce and scheme developer Muse. Polypipe worked with main contractor Galliford Try to supply the main drainage and sewer infrastructure across the 150 acres of land. In addition, Polypipe has also supplied Ridgiduct cable protection to enhance the security and safety of the electricity and utilities networks. The holistic approach that Polypipe brought to every aspect of the project ensured that the main contractor switched to using plastic systems ahead of originally specified traditional

Polypipe gives landmark Rolls-Royce development forward momentum materials, for speed of installation and ease of use. To provide the land assigned for homes with necessary infrastructure, Polypipe supplied Polysewer and Ridgisewer structured wall sewer pipes and fittings, and surface water drainage system Ridgidrain to assist with excess surface water discharge. Ridigullies and Connection Saddles were also used to help connect the drainage systems together. For the sewer system ,340m of 150mm Polysewer and 250m of 450-600mm Ridgisewer were installed for both surface water and foul sewers for

adoption by the local water company under Section 104 and section 106 agreement. Over 80 Ridgigullies were installed to capture surface water, which are connected to Ridgidrain pipes to direct surface water to local natural watercourses. To complete the systems, Connection Saddles were also used to connect smaller Polysewer pipes to Ridgisewer, and Ridgidrain to Ridgistorm-XL. The project design was underpinned by extensive use of Ridgistorm-XL large diameter pipe, with stiffness classification intelligently engineered by Polypipe technical team to meet the

differing ground conditions across the site. As part of the site’s impressive surface drainage water infrastructure, Polypipe was able to produce over 800m of Ridgistorm-XL, in diameters ranging from 750-1050mm. Each section of pipe was engineered to a specific length that met the exact requirements of the project. The final system allows for high volumes of water to be discharged into local watercourses. In addition to the drainage infrastructure, over 20km of Ridgiduct has been supplied and installed to help protect the power lines, street lights and clean water systems. The advantage of this approach is that housing and building developers which work on the Watnall Road site will be able to connect the new homes and commercial units to these pre-installed networks. We made the decision to switch the specified system from a clay and concrete system to a plastic based solution. Keeping warm with Gaia’s underfloor heating Gaia Climate Solutions provides two main types of underfloor heating systems; a water-based system (often referred to as hydronic or wet) and an electric system. Water-based systems essentially use warm water from the central heating system and pump it through pipe circuits underneath the floor. This type of heating uses water at a lower temperature than standard radiators which helps to reduce heating costs. decentralised CONTINUOUS FLOW HOT water heating systems - an alternative to central plant Centralised plant rooms for heating and hot water systems are a traditional solution and have been so for many years. But we live in different times where economic and energy efficiency – and legislative compliance – are demanded by users, premises owners and managers in both public and private sectors. An alternative solution that marries high efficiency and wide ranges of modulation with simplicity of installation and design is the gas fired continuous flow hot water heating unit. These can be manifolded into a hot water system capable of coping with virtually any size of site or application. This system is a process of delivering a continuous flow of hot water at a constant temperature, without the need for storage. Continuous flow will only ever utilise energy whenever heat is needed i.e., the turning on of a tap in a washroom or a kitchen. When the units are in operation and heating water - gas is used - when the user is finished, so is the energy usage. With continuous flow systems, the user can set the required temperature of hot water to suit the needs and demands of the site. So, vulnerable users, such as children, the elderly or less able, can be safeguarded from the risk of scalding. Also, where the site has a secondary recirculating system the temperatures can be set at a level to further minimise the possibility of the proliferation of Legionella bacteria. Condensing continuous flow hot water solutions qualify for additional energy

efficiency points, boosting building energy performance as they far exceed energy efficiencies called for in Part L Building Regulations (Conservation of fuel and power). The systems are also ‘A’ rated under ErP. Current thinking on the design of systems is moving towards separating the hot water production from the heating system completely as it can give better efficiencies all round. Buildings need hot water all year round. However, better insulation in most buildings, and a greater awareness of energy efficiency, means there is a reduced need for heating input. In large commercial buildings, centralised heating and hot water systems have traditionally adopted the thermal storage design. These systems are frequently over-sized at the design stage in relation to actual usage on the not too scientific basis of ‘just in case’. This ‘hedging of bets’ approach to system design often leads to excessive safety margins, which in turn adds to the expense of purchase, installation and running costs. A storage type, conventional system of hot water that must be heated 24/7, 365 days a year to ensure hot water is

always available is an anachronism in today’s energy and cost-conscious world. Even if no hot water is drawn off, a standard cylinder, just for example, can lose a maximum of 3Kw of heat a day as a standing loss. All cylinders suffer from this to some extent and it equates, over a year, to 1095Kw of energy wasted. If you also look at the gas saving alone it equates to 101.8m of gas used. Decentralised hot water provision was recently installed at a luxury country club and spa in the leafy and very affluent Cheshire countryside. The site operators, having both the contractor and the consultant make calculations on usage and life cycle costings, was adamant that a stored hot water system was not in the frame for the new fit out as it would be “inefficient and expensive”. The company went on to specify 19 gas fired condensing continuous flow units over the whole site to fulfil its huge demand for 20,000 litres per hour of safe, temperature controlled hot water. The heavy-duty units feed executive soaker showers, poolside showers and all changing room ablutions.

Within this complex, the water heaters feed the showers directly so there is no need for re-circulation around the building. With no centralised boiler room having to be incorporated into the plans. Elsewhere, one local authority in North Wales is currently in the process of replacing its stored hot water systems with manifolded continuous flow systems. The council is set to make considerable savings on running costs. When the water isn’t running the continuous flow, system is not using fuel, which is ideal for the schools’ shut down during the holidays, for example. These claims and assertions have been borne out by independent scrutiny. Recent independent testing - by AECOM - of continuous flow hot water systems showed a clear advantage in terms of initial capital costs, as well as life cycle costs over 20 years, when compared with indirect stored and stored hot water systems. The AECOM findings, after extensive deliberation, found that the brand’s continuous flow water heaters are 7.5% more economical than ‘traditional’ stored hot water systems. Decentralised water heating saves energy and money, but it also offers flexibility. If, for example, a hot water store cylinder should burst or break down, the whole system is shut down no more hot water until the problem is fixed. With a manifolded system one unit may be at fault but this doesn’t stop the whole system shutting down. The problem of potential legionella proliferation is also better maintained in the design of a manifolded continuous flow system. In a continuous flow unit, water temperature for distribution is accurate to ±1˚C. The fact that there is no stratification as there is no storage ensures permanent even temperature and because of this there is no requirement to heat a volume of water just to ensure the elimination of legionella. Another plus is, if demand grows, additional plant can easily be added in a modular fashion at a later stage if required. In addition, smart controls can be added to commercial condensing continuous flow systems to boost and govern the performance of the hot water system. Aggregate Industries lightens the load for 20 Old Bailey redevelopment Aggregate Industries has been awarded a prestigious new contract to provide its revolutionary Lytag product in the £60 million modernisation of the 20 Old Bailey redevelopment in London. Located close to St. Paul’s Cathedral, the 1980s era building at 20 Old Bailey, designed by BuckleyGrayYeoman, is due to be completed in spring 2017.The redevelopment, awarded to ISG, incorporates a complete modernisation programme, involving extensive structural alterations, internal remodeling, and the addition of two further floors at roof level. Core to the building’s restructure is a large atrium which runs approximately 100 metres at about 6 metres wide. Helifix Dixie micro-piles support award winning Chelsea garden

Best Show Garden at the 2017 Chelsea Flower Show was awarded to the M&G Garden, for which Helifix supplied some unseen, but critical, components.
