Underfloor heating is for everyone By Steven Rooney, Sales Director of Gaia Climate Solutions The considerable benefits of underfloor heating are now widely understood and its ability to provide comfort, efficiency and clean aesthetics is taken for granted. Even so, the question still asked by many is which is better - a wet (hydronic) system or an electric system?

With over 93% of the UK adult population owning a mobile phone, leading integrated plumbing systems manufacturer Pegler Yorkshire has further embraced smart phone technology and has launched a new PY Handbook app to make life just that little easier. Choosing any heating solution is invariably closely geared to meeting building regulations. Until recently, electric underfloor heating (UFH) was widely employed but today’s SAP calculations tend to weigh against the sole use of electricity for heating in new build residential developments. Ultimately though, as gas and oil reserves dwindle, prices rise and electricity generation becomes less reliant on fossil fuels, it seems likely that electricity may again be seen as the preferred form of heating. Higher levels of insulation and the consequent reduction in the level of heating required can push the balance towards electric systems. With Passivhaus in particular, the need for heating is minimal so why have radiator or wet underfloor system fed by a gas boiler - which takes up space and needs servicing - when an electric underfloor system can do the same job on the few occasions heating is needed? Similarly, electric systems are frequently the first choice in the retrofit market because of the availability of mat systems that are less than 4mm thick, so can be laid on top of existing floors. Wet systems are simply not that thin, although wet UFH can be installed within suspended timber floors. Wet UFH is a clear winner where air or ground source heat pumps

or district heating systems are employed as it requires water temperatures of only 45-50ºC; much lower than radiator systems. While comfort for the end user will be exactly the same whichever system is chosen, it is worth remembering that electric mats installed near the surface offer the advantage of a much shorter reaction time than pipes or cables set into a screed. This can be useful in situations where ‘instant’ heat is required. Overall, supply and install cost comparisons typically bring both wet and electric systems in at a very similar figure of around £12-14/sqm, including the relevant thermostats. This cost parity results from a number of factors. When making direct comparisons between wet and electric systems, the speed with which the pipe or cable is installed is much the same for both. However, while the pipe used with wet systems is relatively cheap, overall installation costs are higher and the cost of a boiler or heat pump must be added. With electric UFH, the installation costs are less but the cable is more expensive.

KEMPER SYSTEM HELPS PROTECT CONCRETE HERITAGE Cold-applied liquid waterproofing specialist, Kemper System, has helped to preserve a grade II listed building thanks to its Stratex warm roof and Kemperol liquid roofing systems.

Because of the unusual design of St Thomas More Church in the Sheldon area of Birmingham, architects Wood Goldstraw Yorath worked in close consultation with Kemper System to enhance the waterproofing performance by addressing leaks and U/V damage to the existing substrate, whilst also improving drainage and reducing the risk of standing water on the roof. The structure of the building with its many glass and concrete terraces, saw Kemper System’s Stratex tapered warm roof system being specified along with their solvent-free and odourless Kemperol 2K-PUR waterproofing membrane to refurbish the church’s failing asphalt roof. The technical team at Kemper System also devised a series of drainage channels to address the volume of standing water on the roof, whereby excess water would be caught and drained off the building. Contractors, Alliance Technical Services Ltd, a specialist conservation company, not only worked to recover the roof with Kemper’s Stratex warm roof system, but also installed new glazing to the central ribs and high level roof windows, fitted an external downpipe and drainage, and completed concrete repairs and concrete rib replacements. For the recovering of the roofs with the Kemper designed system, operatives removed the existing chippings on the roof ready to clean and prime the asphalt substrate, and installed a hard top tapered Kempertherm PIR insulation board. This was adhered to each terrace section in such a way to create

channels behind and either side of each piece of insulation. As primarily structural engineers, Alliance Technical Services Ltd undertook thorough product and application training at Kemper System HQ in Warrington before installing the Kemperol 2K-PUR system, to familiarise themselves with the liquid waterproofing product application. Derek Lowe, Managing Director at Alliance Technical Services Ltd, said: “This was a particularly interesting project for us as the church required remedial works to the concrete whilst also installing an alternative waterproofing solution to ensure the graded building remained watertight. The Kemperol 2K-PUR liquid applied waterproofing system was an ideal solution to work around the complicated structure of the building with its many terraces, outlets and joints. These formally weak areas were able to be fully waterproofed in one seamless, easy application. “We undertook excellent training at Kemper’s headquarters to ensure we were able to apply the system effectively and efficiently. Thanks to the durability of the Kemperol 2K-PUR waterproofing system, the church’s heritage has been protected and can continue to be enjoyed by its many visitors.” Technical manager at Kemper System, Ross Smith, added: “This interesting project presented design, specification and installation challenges which were easily solved thanks to versatile qualities of the Kemperol membrane. Roofing system sucks A unique flat roofing system is giving contractors peace of mind that however windy, the roof will stay put…. Protan’s innovative vaccuum system is the only single ply roofing method to harness natural air movement to provide adhesion. The fully warranty covered system optimises air movement across the roof to create suction and hold the

membrane in place. The stronger the wind, the more the membrane adheres to the roof structure. Protan’s vacuum system works by loose-laying Protan membrane over an airtight, load-bearing vapour control layer, on top of a metal or concrete sealed deck, inserting the vacuum vents across the main roof area, and mechanically fixing at perimeter and penetrations. As air moves across the roof, any air between the membrane and airtight substrate below is sucked out, causing the single ply to ‘stick’ to the roof. The stronger the wind blows, the greater the suction effect and corresponding grip of membrane to roof. The process, combined with the reduced number of fixings, deliver faster installation and reduced labour time, making it cost-comparable with alternative techniques. As the construction process avoids penetration of the support structure and vapour control layer, and requires an airtight base, the system can help achieve, or exceed, the requirements of Building Regulations Approved Document L. Polypipe Terrain, the UK’s leading plastic piping systems manufacturer, has been specified throughout a new £335 million pound hospital development in Liverpool. PVC Vent and Waste Pipes, Terrain FUZE HDPE and Terrain Dilution Traps have been installed in the most sensitive areas of The Royal Liverpool University Hospital, including, above theatres, scanners and in the Accident & Emergency Department. The Royal Liverpool University Hospital is the largest single bed hospital in the country, with 646 beds, including a 40 bed critical care unit, 18 operating theatres and one of the largest emergency departments in the North West. With an abundance of expensive equipment and machinery, it was of paramount importance to main contractor, Carillion, that the drainage throughout the hospital could be trusted. Initially, an order of Polypipe Terrain PVC was placed to provide secondary stack ventilation throughout the hospital. After this successful


installation, Polypipe Terrain FUZE HDPE was selected as a modern alternative to the cast iron system already specified, providing expert drainage throughout. With patients in theatre and A&E highly vulnerable, it was paramount that the drainage system could be installed and trusted not to leak. Leading workplace consultant Saracen Interiors has completed a 6000 sq ft fast-track, repair and refurbishment project for global educational charity, the English Speaking Union (ESU) at its prestigious headquarters, just off Berkeley Square in Mayfair.

Saracen completes work on Mayfair Heritage Site Work was undertaken on the ground floor and in the basement library to make good the damage caused by a leak. Painstaking care and attention was taken by the team to ensure that all refurbishments met the high standards and quality of the current fitting of this high design, Grade 2 listed building. The project took just under five weeks to finish and was completed during office hours, with Saracen taking on board the need for its tenants to resume full occupancy as soon as possible. Director of Saracen Interiors, Michael Page comments: “Taking on any work in a building that has heritage status always requires thought and attention, as well as skill, as there is an onus on respecting and preserving the original design work. We had to be particularly meticulous, especially when we worked on the ceiling area, as we wanted to make sure that the detailed edging was perfect. “Projects like these usually require some time however we knew that ESU didn’t have this luxury and was keen to reclaim full occupancy as soon as possible. A key part of our role is to accommodate and support our clients and this project involved a certain amount of noise awareness, consideration and communication as ESU staff members were working in other parts of the building. Turnaround time was, therefore, a priority in order to ensure a speedy delivery.”

Battle of the surfaces: laminate vs quartz

Over the last year, there has been an increase in the number of consumers upgrading from laminate to quartz surfaces, a trend predicted to continue. Though many installers still prefer the benefits of laminate, such as its lightweight properties and affordability, quartz’s durability and aesthetic advantages are of increasing interest to consumers and installers alike.

Hanover Building Unveiled by Remmers

The Grade II Listed building located in Manchester City Centre is being refurbished by Quadriga Contracts Ltd as part of the NOMA regeneration scheme to provide Grade A office space, retail and leisure facilities. Following trials of various products, Remmers Arte Mundit Eco was selected as it is a self-vulcanising cleaning paste designed for thorough, water-free removal of residues and soiling on a wide range of substrates. The Arte Mundit Eco was applied using a 4” brush and left to ‘set’ overnight. The set rubber-like material was then removed by hand the following day revealing the original white marble finish. London GP Surgery gets the Pendock treatment Pendock, the manufacturer of Pipe Boxing, Column Casings, Radiator Guards and specialist Perimeter Casings for heating, has supplied a range of products for work on a doctors’ practice, located in South-east London. When undertaking the refurbishment of the Albion Street Group Practice in Rotherhithe, the contractor, Westwise Service Management Ltd., rapidly identified that there was a potential risk of burn/scald injury to the building’s occupants from the heating system’s exposed pipework and radiators as well as aesthetic issues. This led the Project Manager, Huseyin Asim, to contact Pendock as a trusted past supplier to source a protection solution to the issue, which would also be practical in terms of hygiene and the cleaning regime required by a medical establishment as well as safe, the system also needed to look attractive and be straightforward to install. Being a refurbishment project, Pendock was required to produce bespoke as well as standard radiator

enclosures for some of the rooms, which are also not truly square. The specialist contractor decided to purchase 17 standard and bespoke Ultima Plus Radiator Guards for the surgery: these Low Surface Temperature (LST) guards have been designed to provide the ultimate in protection against burns, while the ‘bullnose’ corners afford further safety in situations where patients might fall accidentally or be at risk from self-harm. Ultima and Ultima Plus guards, as with all items in Pendock’s radiator guard range, are finished with an anti-bacterial coating able to combat MRSA, Salmonella, Ecoli and C-difficile. In addition a drop-down, lockable panel is fitted to the Plus models to allow for the regular routine cleaning and inspection. All radiator guards are available with preformed cut-outs and valve access panels with no on-site cutting required therefore speeding up installation time and minimizing disruption to patients or staff. As part of Pendock’s package, the encasement specialist is able to pre-cut and pre-drill any extra holes for the covers and piping at its factory, in order to minimize noise and as well as mess, on-site. The Project Manager, Huseyin Asim, commented: “We have used Pendock pipe encasements on a number of past projects, including the St. George’s Hospital and other medical buildings, as well as several schools. “We like the way that our professional carpenters can achieve such a high standard of finish for the client, while installation is also very rapid. So it is neatness as well as speed and the protection factor.”

As part of a £23.75m redevelopment project to provide visitors with an enhanced museum experience, James Latham recently supplied a number of Moralt 54mm FireSmoke door blanks which have been used in the radical transformation of the National Army Museum in Chelsea.

International architectural practice BDP - who were commissioned to carry out a complete upgrade of the existing museum – specified the door blanks, appointing the main contractors Gilbert-Ash, who in turn appointed Essential Designs, Doors & Joinery of Castle Dawson in Belfast to carry out the internal joinery work. Steven Dennard, Group door manager for James Latham explained, “As you would expect, within the specification, there were a number of fire safety requirements to be considered. Large areas of glass characterise this modern building, enhancing the high ceilings and spacious exhibition rooms and these required correspondingly large

internal fire doors. “Moralt’s Laminesse FireSmoke 54mm door cores proved to be the perfect solution offering the architect the ability to attain the requirement of high and wide double doors which were also fire rated to 60 minutes. “ The museum was officially re-opened in March 2017 by Her Majesty the Queen and Prince Phillip, Duke of Edinburgh and has been transformed into five bright thematic galleries Soldier, Army, Battle, Society and Insight - that provide a space to explore and discuss the British Army and its relevance to society from fashion and films to flood defences and conflict.

The refurbishment, which took three years to complete and included £11.5 million from The National Lottery, has also given the museum a front door directly on to the road and it hopes the changes will increase visitor numbers from the 247,000 before it closed to 340,000 a year. An international audience was asked what the world’s favourite colour was and 30,000 submissions were received from more than 100 countries via an online poll. A rich teale shade was selected as the global favourite and to celebrate the colour choice, which has been named Marrs Green, a pop-up shop exhibition was set-up in the heart of Hull to showcase the stunning colour.

MARMOX Multiboards facilitate fit out Queenshurst Apartments Work to complete the final phase of a luxury residential development at Kingston-Upon-Thames has included the use of versatile high performance Multiboards from the range of Marmox Limited. The fit out of the bathrooms within the one, two and three bedroom apartments in this third phase to Berkeley Group’s very popular Queenshurst project has been carried out by specialist sub-contractor, South Eastern Carpentry. Its operatives are making use of 6mm thick 1250 x 600mm Multiboards as a robust and moisture-proof tile backer as they complete the bathroom interiors. The Site Manager for South Eastern Carpentry, Kevin Cave, commented: “As a specialist joinery company we carry out most of our work inside the M25, tackling commercial and new build projects, as well as a few schools and hospitals. Our company has come to appreciate the benefits of using Marmox Multiboard over a number of past contracts. Here on the Queenshurst building, which is high specification residential, we are fitting the vanity units as well as bath panels and the Multiboard has been brilliant. They are being fitted over 18mm hardwood ply, secured to two-by-two (50 x 50mm) timber framework, ready for tiling by another subcontractor. The boards are being supplied through CCS, along with the special Marmox washers which make for a very secure fixing.” Marmox Multiboards are manufactured from extruded polystyrene or XPS and offer a range of positive physical characteristics in addition to being fully waterproof. They are both light to handle and easy to cut, while still being able to sustain substantial loadings if required. They further offer good thermal insulation performance, helping to cut condensation risk.

Elsewhere the boards have featured in other domestic, commercial and educational projects across the country. The initially higher cost of installing a thicker, fit-for-purpose flooring solution can lead F&B businesses to opt for a cheaper alternative, however this logic often backfires and ends up costing the company more money over time. This point was exemplified by a formula on lifecycle cost considerations devised by Flowcrete Group Ltd.’s Technical Director, Grant Adamson. The equation takes the initial expense of a floor and adds to it annual maintenance costs, such as cleaning, repairs and upkeep as well as the price of replacing a failed floor, including the costs incurred by shutting down production. LCC = C + MPW + RPW The capital cost (C) of a project includes the initial capital expense for engineering, products and installation. Maintenance (M) is the sum of all yearly scheduled operation and maintenance associated with floor repairs. (R) is the replacement cost of a failed floor, including the financial impact of shutting down production. When you take a 15-year view of flooring, the longevity of polyurethane makes it one of the cheapest materials available. For example, on average a 1,000 sq. ft. polyurethane plant floor will cost approximately USD 11,000 over 15 years, where as epoxies are typically USD 12-13,000, carpet comes in at USD 20,000 while vinyl flooring and linoleum can cost in excess of USD 25,000.

Long Lasting Antibacterial Legacy

In some circumstances, the cost of a floor failure can exceed even what the above formula is able to calculate. Here we are referring to when a food borne illness outbreak starts out as contaminant build-up in the hard to clean gaps and cracks of a deteriorating floor and from there goes on to infect produce en masse.

The permanence of Flowfresh’s bacteria killing property was put to the test when it was analysed according to the ISO 22196 standard, which measures the efficacy of antibacterial-treated surfaces. As part of this test, samples of Flowfresh were hot washed and abraded multiple times, over and above the ISO 22196 requirements. This intensive abuse was undertaken to recreate the reality of what a floor in a food plant would be subjected to and Flowfresh more than proved that it was able to survive such conditions and maintain its superior hygiene credentials.

This point was exemplified by the case of the cantaloupe producer Jensen Farms in Colorado, USA, where dirty water on the floor was one of the main causes of a listeria outbreak that led to over 125 people from 28 states falling ill. The overall cost of this incident was incalculable and resulted in the two owners of the business being sentenced to five years probation, six months home detention, 100 hours of community service and a $150,000 restitution fine. This foodborne illness outbreak effectively illustrates that the cost of not designing and maintaining a food safe facility is higher in the long

New from leading steel specialist, Schueco Jansen, is Janisol Arte 2.0, a refined version of the original Janisol Arte renovation window that now comes with an enhanced specification and improved performance characteristics. As elegantly ‘retro’ in appearance as its predecessor, Janisol Arte 2.0 offers a new and enlarged range of profiles with sight-lines from 25 mm, including a new profile shape with an integrated weatherstrip groove which offers a push-in rebate gasket to simplify and speed-up fabrication times. There are also more glazing bead shapes – right-angled, bevelled, scotia and flat – making it even easier to find an exact match for steel windows that are being replaced. Two large sets of steel windows and doors have created a feeling of space in a kitchen extension to a late 19thcentury Victorian terrace house in a Conservation Area close to Tufnell Park in North London. The screens, from Steel Window Association member, Steel Window Service and Supplies, also allowed the new work to blend with the existing interior design and the many original features of the house while ensuring a high level of security. Steel Window Services and Supplies created full working drawings before being commissioned to manufacture the near identical screens, each measuring over 4m wide by some 2.4m high. Gilgen Sliding Wall Performs for Poole Lighthouse Theatre

An innovative automatic sliding wall system from Gilgen Door Systems is helping to optimise space and maximise pedestrian traffic flow at Poole’s newly refurbished Lighthouse Arts Centre. The Gilgen STW sliding wall system was recently installed as part of a £5.3 million re-development of the centre and features fully glazed wall panels powered by an electric drive system. Architects Design Engine chose the Gilgen STW system for the refurbished lobby area to provide a stylish yet versatile solution to control visitor flow and maximise the use of available space. Two sliding wall systems each featuring three fully glazed wall panels were installed either side of a central lobby between the restaurants and ticket desk. Living the high life

Upgrading the manual access system to the iconic Sussex Heights building in the centre of Brighton, TORMAX was contracted to install two sets of automatic sliding glass doors, creating a contemporary entrance befitting this prestigious residential tower. Powered by the incredibly reliable TORMAX iMotion 2202 operator, the doors silently slide open in tandem, allowing residents and their guests smooth access into the lobby, whilst minimising heat loss from the building. Sussex Heights ( is a luxury apartment block designed by Richard Seifert and built in in the late 1960’s. Rising to 102m high, it is the tallest residential building on the south coast and offers outstanding views across the sea, the South Downs and over the city of Brighton. A landmark building, it consists of 115 sound-proofed and spacious flats on 23 floors and a large penthouse taking up the whole of the top floor. In keeping with the upmarket environment of Sussex Heights, the old manual swing doors were replaced with an automatic entrance system more befitting a luxury apartment block. 52 EXTERNAL WORKS & DRAINAGE 15th Anniversary of Resiblock at Port of Tyne

August 2017, saw the 15th anniversary of the installation of Resiblock, and more specifically the ‘Legendary’ Resiblock ‘22’ sealer for Concrete Block Paving (CBP), at Port of Tyne in South Shields. Phase 3 at the Tyne Dock consisted of 15,904 sqm of CBP, and resident engineer at the time David Profit was keen to ensure the reduction of high level maintenance. The Port of Tyne Authority then investigated solutions to this problem and Resiblock overcame worldwide opposition to be specified for the site. Resiblock’s success at the 465,000 sqm Port of Salalah was a key factor in Resiblock ‘22’ being specified. 15 years on and the Port of Tyne paving is still stabilised due to the strength and durability of Resiblock ‘22’.

Lanes proves a safe bet for casino drainage solution Facilities managers at a Scottish casino played their cards right by calling in Lanes Group to help them resolve a tricky drainage problem. Internal drainage pipes at the casino were proving susceptible to springing a leak, especially during and after periods of heavy rain. Facilities managers needed a long-term and effective solution to the problem, which had the potential to inconvenience customers and damage the fabric of the building. Andy McCormack, Area Development Manager at Lanes in Glasgow, worked with the casino’s FM team to identify the root cause of the drainage problem and then fix it. He said: “We carried out a CCTV drainage surveys of the internal drainage stacks in the building, leading from the roof to underground sewers. “These identified a number of places where the pipes were blocked, and where the drainage system was not designed for optimum flow of water down though the building.”

Wiring up tiny terminals at the top of a ladder can be tricky, you told us - so we designed-in big wiring terminals. Handy as they are initially, many of you had a problem with the spring clips which are generally used to hold detectors in their apertures. They often scratch and damage the ceiling if you need to remove the detector to get the settings right. So we fixed all that…. and now you can change the settings in situ. How did we do all this? We started by creating a separate wiring box to allow space for a bigger terminal block, but still small enough to pop easily through the ceiling aperture once connected. We then put cable and RJ11 plugs on the detectors so you can just plug them into the wiring box, spring clip them into the aperture. Job done.

These high quality detectors are rated to switch up to 250W LED /fluorescent and 2300W halogen, so there was plenty of scope to add inexpensive slave detectors. We’ve even made that easy too: you can connect up to five slaves in series, using the pre-fitted RJ11 plugs and sockets and a full 5 metres of cable. It really could not be easier to wire up, say, a corridor or large space and of course, changing and extending an installation is straightforward.
