Water, essential for hygiene, can also be a source of infection if its quality is not controlled. The Health and Safety Executive (HSE) recommend that

hot and cold water systems in all buildings open to the public should be monitored for Legionella, including hotels, student accommodation, campsites etc., and not just healthcare facilities. The HSE Approved Code of Practice and Guidance document L8 states that duty holders should: identify and assess sources of risk of exposure to Legionella; put in place precautions to prevent or control that risk; and monitor these measures to ensure that they remain effective. If contamination occurs, point-of-use filters should be used as a temporary control measure until a permanent, safe solution is put in place. Saracen wins contract for landmark office fit out

Sirius Minerals Plc has awarded leading workplace consultant, Saracen Interiors with a contract for the complete fit out and refurbishment of its new company headquarters at Prospect House - the iconic, former Scarborough Building Society building which stands at the town’s southern gateway. Saracen started on site earlier this month and Sirius expects to occupy its new offices in July. The 55,000 sq ft fit out covers three floors and will include the installation of new mechanical and electrical facilities throughout. The new HVAC design and fit out is expected to further bolster Sirius’s green credentials while saving the company an estimated 40 – 50 per cent on energy bills overall. SARACEN Enquiry No.400

Meet the Education Funding Agency at Explore Offsite Education

The Education Funding Agency have announced that they are seeking contractors for the first schools under the long-awaited £2bn second phase of the Priority School Building Programme, a framework to design and build modular primary school elements in England with an ambitious target of building 277 schools.

The Governments Priority School Building Programme (PBSP) came after a warning from the Local Government Association that the country is approaching a “tipping point” in the shortage of school places for children. With a projected figure of 878,000 extra pupils, it is clear that there is a vital requirement for schools to be developed at a rapid pace. One of the most frequently cited benefits of offsite construction is the speed of construction that it offers. Dramatic improvements over conventional techniques of construction are demonstrable, with the time required to construct and commission an offsite building being typically reduced by 60% in cases where large elements can be prefabricated. Although originally due to run between 2015 and 2021, the scheme was pushed back several times. However, delivery body the Education Funding Agency has now issued an invitation to tender for a batch of schools in the East Midlands, worth around £80m, to the contractors on its framework. The Education Funding Agency, also exclusively revealed that they have given local authorities and multiple academy trusts the go-ahead to procure more than 70 school projects directly under the programme. Moving away from the framework in the

first phase of the programme, will pilot a local delivery model. As part of the PBSP, the Education Funding Agency is also seeking contractors for a pilot £95m framework to design and build modular primary schools in England in a move to deliver as standardised solutions to suit all new-build primary school blocks and in an effort to speed up delivery and find a solution to roll out to the scheme. The pilot framework is split into two lots. Lot One is worth £45m and covers larger schemes with one primary contractor and one reserve contractor expected to be appointed. Whilst Lot Two is valued at £50m and comprises smaller jobs with two primary contractors and one reserve contractor set be named. To explain the strategy behind the ‘modular framework’ the Education Funding Agency will be partnering on the delivery of Explore Offsite Education, taking place on the 18 May, in Westminster, London. Are your fire doors safe & legal? Nick Goddard, Research and Development Manager at Geofire has been in the fire safety industry for over 20 years. Here he talks about the importance of fire doors and the technology available to hold open fire doors safely and legally.

home setting for residents, or for pupils in a school. It is recognised that in these cases it is necessary to hold fire doors open for practical reasons. In this instance the fire door must have a device installed to release the door, so that is will close upon activation of the fire alarm system. Fire doors are designed to prevent the spread of smoke, flames and toxic gases throughout a building in the event of a fire. However, when a fire door is held open, fire can quickly pass through the building, blocking escape routes and endangering lives. Legally, a building’s fire doors must therefore be self-closing to ensure the door closes to act as a barrier that stops the fire from spreading. Due to the level of protection a fire door provides, the placement and weight of the doors is often restrictive for example in a care

Holding open fire doors legally Making sure fire doors are closed when the fire alarm sounds is extremely important. The British Standard 72734:2015 Code of Practice for the operation of fire protection measures Part 4: actuation of release mechanisms for doors gives guidance on the installation, commissioning and maintenance of fire door holding systems. The system/hardware used to hold the doors open must also be approved to EN1155 standard.

Fire door retainers, also known as fire door holders, use a magnet to hold open heavy fire doors that will release in the event of a fire. Stand-alone door retainers are suitable for doors that already have a closing device fitted, however fire door closers with a built in hold open function are also available. Depending on the installation and level of protection required, there are a variety of fire door retainers readily available which react to different triggers, in the event of a fire.

Sound activated fire door retainers Sound activated fire door retainers react to the noise of the fire alarm and some devices can learn the sound of the building’s specific fire alarm, so they will only release when the alarm sounds. This is a cost effective solution as there is no need for wiring to a fire panel. Sound activated fire door retainers are battery powered and can be installed quickly and easily. They are wire-free, so installing them won’t affect a building’s infrastructure.

Hard wired fire door retainers Hard wired fire door retainers are used all over the world and are ideal for new buildings as they have a direct wire connection to the building’s fire detection system. In a normal condition, power (usually 24 V dc) is supplied to the door retainers so that they can hold the doors in an open position. When a fire is detected by the fire panel, power is cut releasing the doors so that they can close. A fault in the wiring or power supply to the door retainers will cause them to fail safe and release the doors. Hard-wired fire door retainers are available in many shapes, sizes and finishes to suit all applications.

Radio controlled fire door retainers Radio controlled fire door retainers are triggered wirelessly by radio waves from a controller connected to the existing fire panel or interface unit. As minimal wiring is needed, these are often used for fitting into large, existing buildings but still offer high levels of protection. These systems are installed by an approved, trained professional as a site survey has to be carried out prior to installation.

Specialists S Jones Containers helped create the container bar, which forms part of a quirky outdoor covered venue area at The Beech House bar and restaurant in Solihull, West Midlands. The Beech House was opened by Hunky Dory Pubs and is the first in a joint venture between Oakman Inns &

The £4.3 million development of the New Islington School, led by Cassidy + Ashton Architects and Conlon Construction Ltd, was funded entirely by the Department of Education to provide primary school pupils with a permanent place to learn following the increase in students throughout the area. Roofline and Rainwater Systems; Crucial elements in Housing Construction David Osborne, Technical Services Manager for Swish Building Products takes a look at roofline products - crucial elements in the fabric of a building and ones which, if not designed, selected and installed correctly, can seriously affect their long term structural viability. On average, this country receives almost 900mm [36 inches] of rain each year with some areas of Cumbria and North Wales experiencing as much as four times this amount. How we capture, manage and dispose of surface water from a building’s roof and, at the same time stop it getting into those vulnerable areas around the eaves today, tomorrow and in 30 years’ time, is possibly one of the most important and neglected considerations of house design in the UK. Every millimetre of rain falling on a roof has to be channelled and disposed of to prevent moisture ingress to the supporting structure. So the system of guttering, down pipes and the supporting fascia assembly needs careful planning to be effective. So here are the main considerations in our self-help guide to specifying roofline and guttering products. First things first Roofline – The awful truth – timber is a lovely material but it doesn’t cut it in the long term as a roofline material. I like wood, especially in the form of the high quality, tactile material of my dining table - but I wouldn’t trust it to survive more than a decade as a soft wood fascia board. Especially if I didn’t get around to painting it at least once every three years. Cellular PVC is probably the most cost effective material for the roofline because it costs roughly the same as timber to install, requires no maintenance and so suits the exposed and inaccessible location at the eaves. Most importantly, especially from any landlord’s point of view, when it is installed correctly it will probably last the lifetime of the dwelling. What are the technical considerations? The roofline is a tricky area where two expanses of quite different materials meet; the roof tiles and the brick wall. Each does its job well but neither is satisfactory for covering the point of union. Importantly that point has to be defended against water and wind ingress whilst allowing proper ventilation of the roof void to take place. So why ventilate the roof void at all – why not seal it all up and be done? The answer is rot.

Every day you and I generate a lot of hot air which is full of water vapour. Baths, kettles, saucepans, boilers, washing machines and even breathing sets off clouds of the stuff. And, as we all know, hot air rises. In addition moisture occurs naturally in the air outside the home and a lot of this wet air finds its way into the roof void. Now consider that the average attic is a cold uninviting place that encourages moisture to condense on its vulnerable timber surfaces and you have the perfect micro-world in which mould and rot can take hold if the moisture is not kept moving. PVC roofline systems, the broad, industry term to describe fascias, soffits, bargeboards and all the associated ventilation components, are rather good at the double trick of protecting the eaves while fully venting them. The preferred method these days is to use a continuous venting unit that sits on top of the fascia board and supports the roofing felt and the lower row of tiles. This method does away with slots or ugly vent discs set into the soffit board. PVC roofline systems are also good at providing both visual and physical support for the other essential components in rainwater management – guttering and downpipe systems. Design and installation To work out what our gutter system has to cope with we’ve got to calculate the quantity of rainwater that might run off the roof. We do this by deciding [a] The rainfall intensity that the system must cope with [litres per hour per m2]. [b] Then calculating the roof area to be drained. [effective roof area m2]. Once that’s done we must choose a gutter system with sufficient flow capacity (litres per second) and finally decide on the system layout including the fall of the gutter and the number and position of outlets required to maximise the flow. BS 12056:2000 sets out the method for calculating roof drainage. It gives likely rainfall intensities across the UK, which may be experienced as unusual events once every 1, 5, 50 and 500 years, for a duration of two minutes or more. The

standard says that domestic gutter systems should be designed for a storm event that is likely to occur once a year with an intensity of 75mm per hour per m2 or a flow rate of 0.021 litres per second. However anecdotal evidence tells us that parts of the country are now experiencing much more intense “50 year plus” events every few years. The area of roof that drains into any one gutter (effective roof area : m2) can be calculated in two ways. Looking at the roof diagram and pitch factor table, we can either use (H/2) + WxL or LxWxPitch Factor, whichever takes your fancy. The area of roof to be drained should now be compared with the maximum area that the manufacturer claims a given gutter type is able to drain. If the figure for the chosen gutter is too low the designer has a number of options: firstly to increase the fall of the gutter. With a longer gutter, this has its limitations, as water coming off the tiles is more likely to overshoot a tilted gutter at the lower end. This may not even be an option where a shallow fascia is fitted. In addition once the length of a gutter section exceeds 50 times the height of water that it can realistically hold, the flow efficiency starts to decline. Alternatively the outlet point can be moved to a

central position. Generally speaking, down pipes have significantly more capacity than gutter units and a centrally placed outlet in most gutter runs will increase the gutter’s drainage capacity. The down side is that underground drain points are unlikely to be available directly below gutter outlet positions that are chosen late in the design process, eg after the footings have gone in; and running a drain pipe diagonally across a facade is not a pleasing option. A case for over engineering? Finally the designer can select a system with a higher capacity. As I’ve suggested earlier, maybe we should think seriously about “over specing” guttering in the future as previously infrequent events increasingly become the norm. I have heard it said that once the heavens really open no one cares if the gutter copes or not because we will all be inside. True enough for us, but at the eaves there may be damage occurring because of a poorly specified gutter that we can’t see. What is for certain is the effort we put into roofline and guttering specification shouldn’t be wasted for lack of an appreciation of the challenges posed at the eaves David Osborne is Technical Services Manager for Swish Building Products. Aimed at the structural flooring market, Warmbeam and Warmbeam Plus offers an simple yet cost effective method of creating insulated suspended ground floors in residential and commercial buildings. Manufactured from their plant in Cramlington in the North East of England, the Warmbeam interlocking EPS panels are specially designed to be strategically slotted and rotated into place between the shoulders of the pre-cast concrete floor T-beams. KEMPER provides roof terrace and balcony solution at Millbrook Park Kemper System’s Kemperol V210 cold-applied liquid waterproofing membrane has been used to complete a mix of private and social housing at ‘The Mount’; part of the 2,174 unit, multi-developer Millbrook Park scheme in the London Borough of Barnet. Comprising a mix of eight four-storey apartment blocks and four blocks of threestorey town houses, the landmark scheme is part of a major regeneration project to create a new community in Mill Hill, which includes a new primary school and almost six hectares of green space. Kemper System’s Kemperol V210 membrane has been used as part of a brown roof build up on the apartment blocks, which also include a solar PV installation on the roof. It has also been used as the waterproofing membrane on the town house balconies. Specialist contractor, Cawston Roofing was responsible for delivering the roofing scheme, applying Kemper System’s Kempertec EP5 Primer to the concrete substrate before installing the Kemperol V210 membrane in a single wet-on-wet process. The cold-applied resin was rollered onto the roof and Kemper System’s 165g flexible reinforcement fleece

was laid onto the wet resin, followed by more resin to ensure complete saturation prior to curing. The inverted roof build up included installation of a double thickness of 180mm XPS (extruded polystyrene) insulation board onto the cured membrane, followed by a slimline deflection membrane and paving slabs to provide the base for the solar PV panels. The brown roof was then installed around the perimeter of each block. The same inverted system was used for the apartments’ terraces, with a lighter insulation. On the townhouse balconies, the Kemperol V210 was applied to the ply substrate, using the same wet-on-wet resin-fleece-resin process, as there was no requirement for insulation. FIBRETEC® Coloured gratings for RECYFIX® PRO & FASERFIX® KS

In addition to the popular BLACK version, FIBRETEC gratings are now available in three pastel colours. Moulded using coloured PA-GF granules, BLACK is joined by SAND (Light Tan), FERN (Light Green), and STONE (Mid Grey).

These FIBRETEC gratings are available with the company’s RECYFIX PRO 100 and FASERFIX KS 100 channels, both providing a loading category of Class C250. In all cases, the FIBRETEC grating has an intake cross section of 372cm²/m. RECYFIX PRO 100 channels are moulded from 100% recycled

steel housing moulded into the FRC to take the grating. Available in various heights from 80mm to 274mm they provide drainage cross sections from 34cm² to 206cm². The heaviest one metre channel, with the gratings fitted, weighs 51kg. The FIBRETEC gratings are also available on the step-fall versions of the FASERFIX KS channels.

The new colours have been selected to blend with surfaces and the surrounding landscape. For instance the FERN grating can be used to blend in with a real or artificial grassed area, such as a sports field, whilst the SAND and STONE colour could be chosen to blend with lighter block paving colours. Worktops Leverage Levenshulme Housing Project A housing scheme in Levenshulme, greater Manchester has maximised budgets and installation times thanks to specification of unique surfaces from Maxtop Quartz. It can be utilised with both of Marmox’s Showerlay trays, which are tileable sloping bases for a shower area on either a wooden or concrete subfloor. Two options are available: a 20mm or 24mm version which is supplied with a traditional square drain or a 40mm thick version which features a stainless steel linear drain. Both can be used to

create level access showering areas, or wet rooms. The square drain version has a brushed stainless steel grate housed in an integrated frame which can be adjusted to accommodate tiling thicknesses from 5mm to 15mm. Thanks to the new adjustable Showerlay360 drain, the siting of the drain gully is now infinite, offering endless design opportunities.
