Lack of land and lending is blocking new homes A lack of available small sites and a lack of finance top the list of barriers to SME house builders increasing their delivery of new homes, according to new research by the Federation of Master Builders’ (FMB).
Key results from the FMB’s House Builders’ Survey 2017, the only annual snapshot of SME house builders, include: • Over half of small house builders (54%) say accessing finance is a major
barrier to their ability to build more homes (up from 50% in 2016); • A lack of available and viable land is the most commonly cited barrier (62%) to increasing output and 54% believe that

the number of small opportunities for small site development are decreasing; • 42% of SME house builders said that a shortage of skilled workers is a major barrier to their ability to build more new homes, and this rises to half (49%) when asked to look ahead over the next three years; • One in three small house builders that employ EU workers believe the end of free movement will be a major constraint on their ability to build more homes; • Half (49%) of SME builders view the planning system as a major constraint on their ability to grow and ‘inadequate resourcing of planning departments’ was again rated as the most significant cause of delay in the planning application process. Brian Berry, Chief Executive of the FMB, said: "Almost a decade after the financial crisis, access to finance for small house builders is getting worse instead of better. The results of the FMB House Builders’ Survey suggest a slight worsening in the problems these firms face in accessing the finance they need to build. Assessments of lending conditions to SME developers were down slightly from 2016, the first fall in this measure since 2013. Small house builders express generally positive views of some recent Government initiatives in this area, such as the Home Building Fund, but we clearly need to double down on these efforts to make sure that SMEs have access to the finance they need to build Britain out of its housing crisis.” Berry continued: “Our research also affirms just how vital it is that the Government acts on key proposals in the Housing White Paper, published earlier this year and designed to increase the opportunities for smaller scale development. Nearly two thirds of SMEs say that the lack of available and viable land is a major barrier to increasing output, the most commonly-cited barrier for the third year in a row. More worryingly still, over half say that the number of available small sites is, if anything, decreasing. The White Paper quite rightly emphasises the need to diversify the house building sector so it is less reliant on a small number of large house builders. In order to do this, we need the Government to make good on its proposals to improve the availability of small sites and speedup the planning process for small sites.” Continued on page 2

The latest data from the BMBI Report shows builders' merchants' sales are in good health. Despite media speculation, sales increased again in July, with a 7.0% increase compared with July 2016. With one less trading day, sales in July were 0.9% lower than in June, but average sales per day were 3.9% higher. Year to date sales strengthened, with the first seven months of 2017 ahead 4.3% of the same period in 2016 – up from +3.8% YTD in June. BMBI data is released monthly and is a unique data source available for builders' merchant sector sales to builders. It's the most reliable indicator of RMI housing. The Builders Merchants Building Index (BMBI) tracks builders’ merchants’ actual sales to builders and contractors using GfK’s Builders’ Merchant Point of Sale Tracking Data. The BMBI represents over 80% of the value of the builders' merchants' market.

Berry concluded: “Over the next three years, half of SME house builders believe skills shortages will act as a major constraint on their ability to grow and this concern is now beginning to overtake more typical frustrations such as the planning system. If we get it wrong, Brexit and the end of free movement could further exacerbate the skills shortages we already have. The survey finds one third of SME house builders currently employ EU workers and this rises to 70% in London and the South East. The potential impact of post-Brexit immigration changes is therefore a cause for concern among small house builders. That’s why it’s so important that the Government introduces a transitionary period that allows the UK house building sector to gradually wean itself off high levels of EU labour.”

Build UK backs CITB levy Members of Build UK, the trade association that represents both the UK’s biggest construction companies as well as a host of specialist federations, have voted for the continuation of the Construction Industry Training board levy system. Build UK chief executive Suzannah Nichol has told the CITB that her organisation’s support was “subject to the implementation of a clear reform programme”. Terms demanded by Build UK are noticeably less onerous and specific than the demands made earlier by the Federation of Master Builders on behalf of the SME sector of the industry. Build UK asks for 'appropriate' industry representation on the CITB board and council, fewer committees, and measurable objectives with regularly progress reports. It also wants more transparency, accountability and consultation. “I look forward to working closely with

Data provides evidence of Build-toRent’s growth in London and the regions, throughout demonstrating the sector’s capacity to add to UK housing supply Research published by the British Property Federation (BPF) shows that there are now 95,918 Build-toRent homes complete, under construction and in planning across the UK. Compared to 69,824 in the first quarter of 2017, this represents an increase of 37.4 per cent in the number of new high-quality, professionally-managed rented homes across the UK. At a time when both central government and the Mayor of London are focused on fixing the UK’s broken housing market, the BPF’s data demonstrates the Buildto-Rent sector’s capacity to add to housing supply at speed. To aid transparency on the sector and its growth, the research has been produced by Savills, commissioned by the BPF, and is published quarterly as an interactive map on the BPF’s website. When looking exclusively at the number of Build-to-Rent homes under construction and in planning, the rate of growth is even stronger. This number has risen from 56,547 to 78,917, representing a 39.6 per cent jump. With 54,978 homes complete, under construction and in planning, London still benefits from
the highest volume of Build-to-Rent. The regions, however, are making more progress in greenlighting development with 12,316 Build-toRent homes currently under construction – compared to 11,696 in London. The size of Build-to-Rent developments also continues to experience significant growth, with 34 developments currently in the pipeline set to provide over 500 new rented homes each – compared to 24 developments in Q1. Ian Fletcher, Director of Real Estate Policy, British Property Federation comments: “Our data allows us to track Build-to-Rent’s growth across the UK, and ensures we are as transparent as possible when communicating the sector’s current and projected contribution to the country’s housing supply. Correcting the supply-demand imbalance in the UK is fundamental to addressing the housing crisis, and we have demonstrated that Buildto-Rent has much to offer. “We are pleased by the Mayor of London’s continued support of the sector and his recognition of its capacity to deliver much-needed homes. We look forward to the government’s formal response to the national Housing White Paper, which formally recognised Build-to-Rent in the National Planning Policy Framework. We need all housing tenures to be fully supported by the right policy framework if we are going to reverse the damage caused by years of undersupply.”

It would have been a little surprising had Build UK not backed the CITB since both organisations were chaired by the same man until recently. James Wates is chairman of the CITB and last week stepped down as cochairman of Build UK after two years in the post. With qualified support from FMB and Build UK, as well as the Civil Engineering Contractors Association, the future of the CITB and the continuation of the levy system – in parallel with the apprentice levy – now seem assured. Confirmation of this, expected next month, now looks merely a formality.
Alternative finance can drive regional development for smaller house builders KPMG has advised UK house builders to diversify their debt, as they could face the possibility of shutting off vital access to finance. The consultancy delivered this warning, as more than 80% of UK housebuilders’ estimated £10 billion worth of debt is held by just five high-street banks. The National Federation of Builders (NFB) appreciates the importance of helping housebuilders diversify their debt, but also thinks that more should be done in promoting alternative finance products to construction SMEs for them to successfully diversity their debt. According to the British Business Bank (BBB), awareness of different finance products is decreasing as 38% of SMEs still went directly to their main bank when needing a loan between 2016 and 2017. The BBB additionally highlighted a regional imbalance in the distribution of finance to companies that wanted to rapidly grow, with almost 60% concentrated in London and the south east. Construction SMEs make a uniquely positive contribution to local communities, since they normally work within 15 miles of their head office.
For every £1 invested in construction SMEs, 90p remains locally and is used to hire local workers, train local young apprentices and boost the local economy. Paul Bogle, head of policy and research at the NFB, said: “SME house builders have close ties with their local communities. They build homes more quickly and to a higher quality standard than major house builders. Unfortunately, they still struggle to access finance in order to build more homes. “That is why ensuring that SMEs are made more aware of alternative finance choices is vital to tackling the housing crisis and getting Britain building.” The British Bankers Association reported that – during Q4 of 2016 – £1.15 billion out of £3.84 billion of loans to SMEs went to firms based either in London or the south east, while Midlands SMEs received just £527 million. Neil Walters, NFB regional chair for the Midlands, said: “These numbers show how our local companies struggle to secure finance. Addressing this imbalance will go a long way to ensuring the economy works for every region of the United Kingdom.”

The technical and scientific nature of a specialist school in Newcastle has been underlined by the use of a ground-breaking render paint from Sto. Eurobrick’s P-Clad used in modular housing development Eurobrick is the UK’s leading brick slip systems specialist and its P-Clad system has been installed on this residential development in Liverpool. Belle Vale, a £3.5m development of 33 eco homes for Liverpool Mutual Homes, adopted modern methods of construction techniques to build modular houses for the project. The houses were constructed off-site in a factory before being transported to site in sections.
P-Clad was also installed off-site, which offers benefits in terms of quality control and speed of project delivery. The development has a contemporary mixed finish and Eurobrick supplied circa 1600m² of P-Clad along with Autumn Leaves brick slips and Smooth Red slips for the plinth detail, both are brick colours from Eurobrick’s Britannia Range. The ground floor of the houses was finished entirely with P-Clad with a brick slip panel detail to the first floors. The brickwork was pointed using Europoint standard grey pointing mortar. Sto’s StoSilent Distance A2 110 system has been installed throughout the Marcus Garvey Centre in South Tottenham for Haringey Council, as part of a project which has seen the building’s interior undergo a series of major improvements. Transforming the existing building into a new integrated Library and Customer Service Centre involved the removal of many internal walls to create larger, flexible open-plan areas. One of the UK’s leading suppliers of advanced glazing systems has added to its transport portfolio by supplying a range of systems for five new Crossrail stations. Devizes-based Wrightstyle is supplying to Bond Street, Farringdon, Liverpool Street, Whitechapel and Woolwich stations on what will become the Elizabeth Line. The systems include blast-rated curtain walling, structurally glazed screens, and fire-rated and ballistic screens. The line is expected to fully open at the end of 2018 and will increase London’s rail capacity by 10% when it is fully operational.
The £14.8 billion Elizabeth Line will have 40 stations, including ten new stations, with up to 24 trains running each hour in both directions on its 100 kilometre route. In Whitechapel station, pictured, Wrightstyle has been contracted by Kilnbridge to fabricate, supply and install a range of curtain wall screens for the station’s new ticket hall on its mezzanine level. Building work on the new station, which first opened in 1876 and now has over seven million users per year, has
been complicated by its importance as an interchange for both the Hammersmith & City and District lines and the London Overground. Wrightstyle has completed a number of recent prestigious transportation projects, both in the UK and internationally, including a major railway hub in Hong Kong and the iconic frontage of London’s King’s Cross station. The company has become an international leader in the supply of guaranteed systems to mitigate against fire or ballistic or bomb attack – and has live tested its systems against both car and lorry bomb attack. ALTRO solution brings life to design-led Hull Birth Centre A complete floors and walls solution from Altro has been used to create a relaxing, stylish and home from home environment for mums-to-be in a new birth centre at Hull Women and Children’s Hospital. The new midwife-led Fatima Allam Birth Centre has been designed to meet the needs of women who want a more natural childbirth experience. It comprises three birthing rooms, each individually designed to create a homely and relaxed feel in beautiful surroundings, while also providing a safe, hygienic environment. Andrew Ledger, contracts manager for Apleona, which provides facilities management for the building, oversaw the new construction and was part of the team that devised the overall concept of the birth centre. “We specified Altro floors and walls from the start because we are using these products elsewhere in the hospital with a great deal of
success. They meet all our clinical hygiene and infection control needs, while also offering a superb range of colours and textures, which makes them ideal for creating a modern and stylish environment. The quality and durability of Altro is a major factor too because, as a PFI project, the long-term cost is under close scrutiny. Professional artist and designer Adele Howitt, from Studio Eleven Gallery & Workshop in Hull, won a commission from the hospital to design the interior concept for the new birth centre. She provided various colour ways, materials, and themes, to inspire the team. The colour palette was agreed and a range of approved products to work with, including Altro floors and walls. “Choosing the colour scheme for the birth unit was a team effort between myself, the hospital midwifery team, and Mrs Fatima Allam herself, whose husband generously donated funds towards the unit. Once we had decided on colours, we worked closely with Altro to look at the specific products that would meet our brief. They were very hands-on, with technical guidance and information, plenty of new ideas, and suggesting products we hadn’t previously considered. They completely understood our practical and aesthetic needs.”

Childbirth is such a major life event and research has shown that the environment in which a woman gives birth can have a profound effect on the anxiety or fear she may experience. A hospital can be a very stressful environment at such a key time in a person’s life and can lead to feelings of loss of control. I wanted each of the birthing rooms in the new centre to have its own individual style, personality, textures and colours, with the feel of a chic boutique hotel. But I chose an overall theme to link them, which was flowers of Egyptian mythology, one for each room — Lotus, Persea and Jasmine.

Double quick floor makeover with Rapid from Bradite A Birmingham warehouse floor has been given an impressive makeover thanks to the use of Bradite’s fast drying Rapid polyurethane coating. The 450 square meter concrete floor of the premises owned by Allgood plc – a leading supplier of architectural ironmongery - was repaired and repainted in double-quick time with technical advice from Bradite. “This was the first time I have used their product but the help and advice I received from the company was absolutely first class, “ said Barry Tipper, owner of B Tipper Painter and Decorators, the painting sub-contractor for the project. Main contractor for the Brearley Street, Birmingham, warehouse makeover was Robert Peters Building & Electrical. The warehouse floor is subject to heavy usage, including movement by forklift trucks. This is just the type of
challenge that Rapid floor paint is designed to overcome. An initial thinner coat of the moisture cured polyurethane coating is applied followed by a second and third coat at intervals of eight hours. The paint provides a tough, hard-wearing flexible film which is ready to take forklift traffic once more after 48 hours. “Bradite’s national sales manager James Burton visited the site and provided us with a full specification for preparation and applying the paint,” said Mr Tipper. “ After that, it was a seamless operation.” He added: “This has been massively helpful to me commercially as well.”

New DEOS from Mirka set to shape the future The new Direct Electric Orbital Sander (DEOS)* with its revolutionary design is being launched by Mirka. The Mirka® DEOS gets closer to the surface, easily accessing hard to reach areas and delivers a flawless smooth finish quicker than other sanders.
The DEOS is available in two sizes, DEOS 383 CV 70 x198 and DEOS 353 CV 81x 133, making it suitable for use across multiple applications, including stripping old paint and lacquer. compact, lightweight and easy to use tool.
The DEOS is the only electric orbital sander on the market that has been optimised for net abrasives by incorporating more than 45 holes in the pad. When the tool is combined with Mirka’s net and paper abrasives, it offers an excellent scratch pattern and a dust-free work environment.

An open and shut case for specifying pocket doors
Eclisse is a global supplier of sliding pocket door systems. The head office and manufacturing base is in Italy and there are a network of subsidiaries throughout continental Europe and Brazil, plus distributors in many other countries including the UK.
What is a pocket door? A pocket door is a door that slides back into a pocket inside the wall. So the door is there when you need privacy and hidden when you donâ€™t. Traditional doors have a dead zone; the arc required to swing a door open is space you cannot use. Pocket doors give you back that space and open up possibilities for alternative layouts. In the UK, the Victorians recognised the benefit of having doors that slide into pockets in the wall. Larger Victorian houses often had double pocket doors to open up and close off larger living spaces. Prior to this, sliding door systems had already been popular elsewhere for centuries, with the most obvious examples being found in Japan. Before the seventh century, Japanese houses did not have structural dividers in rooms and used screens in order to create a separation of the space. However, it was difficult to keep the spaces warm and the fusuma, or sliding partition, was invented. Now in traditional Japanese houses fusuma are used as room dividers. At certain times, the fusuma is used as a wall and at others it is used as a door. Futsuma are functional but also often highly decorative; a form of sliding wall art.

Resiblock’s success at the 465,000 sqm Port of Salalah was a key factor in Resiblock ‘22’ being specified. 15 years on and the Port of Tyne paving is still stabilised due to the strength and durability of Resiblock ‘22’. With Port of Tyne handling around 650,000 vehicles a year (2013) it is clear to see that Resiblock ‘22’ has been put to test of the past decade and a half, but it is a challenge that has easily been dealt with.

Keepmoat Regeneration goes large as Polypipe’s RidgistormXL delivers benefits for multimillion pound Hull project Polypipe, the UK’s leading manufacturer of sustainable drainage and water management systems, has provided a complete water conveyance and attenuation solution for a new Keepmoat Regeneration residential development in Hull. Polypipe delivered a system that demonstrates how large diameter pipes can meet strict Sewers for Adoption guidelines, while managing the traffic load from the road system. The Portobello Street development is located approximately three miles away from Hull city centre and will provide 142 new homes for Homegroup and Hull City Council as part of the regeneration of this area of the city. Polypipe was approached to assist with the design and manufacture of a solution that met the requirements of Yorkshire Water and Hull City Council. Polypipe advised the use of large diameter plastic piping and modular manholes, and worked closely with Hull City Council and Yorkshire Water to present the benefits that their Ridgistorm-XL large diameter plastic pipe system could deliver over a traditional concrete system.
Working with the project Consulting Engineer, Polypipe assisted the design and manufacture of a solution that fulfilled all Sewers for Adoption criteria, as well as achieving the conveyance and attenuation needs of the site. The engineered system design gained full section 104 approval for the adoption of surface water run-off into their watercourse, and section 38 approval for the installation of the system on the development site.The final design used over 231m of Polypipe’s 1,200mm Ridgistorm-XL large diameter plastic pipework. The adaptability of the
thermoplastic system meant that the Polypipe pre-fabrication team could manufacture the pipework in a stiffness class tailored to the specific ground conditions at the location, without sacrificing overall strength and resilience. The Ridgistorm-XL pipes were used to form four tanks to attenuate and convey surface water-run off from the development. Each tank was linked to a flow control chamber featuring a flow control unit and penstock, to manage the subsequent release of surface water run-off into the approved watercourse. A pre-installed weirwall in each of the chambers also provided a stable end connection to Yorkshire Water’s existing drainage system. Furthermore, Polypipe was able to manufacture and supply pipes and chambers with spigot and socket jointing, once again reducing installation time, and also enabling easy separation in future, if required. With the thermoplastic structured wall system being up to 94% lighter in weight than concrete, it is easier to handle and quicker to install, which ensured efficient installation on the Portobello Street site. The design also included 12 pre-fabricated Ridgistorm-XL Manholes, 10 of which were supplied in a diameter of 2,100mm, together with one 2,400mm and one 1,800mmm in diameter. Polypipe’s pre-fabricated manholes are modular, ready-to-install access points that can be integrated at any part of a network system. The manholes were installed at
strategic points throughout the pipe network, and were benched and channeled in accordance with Sewers for Adoption guidelines, once again demonstrating the adaptability of a large diameter plastic system to meet exacting project requirements. These manholes, which can be installed efficiently straight from delivery, will ensure ease of access for future inspection and maintenance. Trevor Smallman, Project Manager at Keepmoat Regeneration, said, “Polypipe provided a value engineered solution using Ridgistorm-XL tanks, with pipes manufactured to the perfect stiffness classification to meet our needs, together with convenient pre-fabricated pipework and manholes. The resulting solution met the requirements of Yorkshire Water and Hull County Council, while also providing a robust and efficient system ideally suited to the development’s challenging conditions. In addition, as the system is much lighter than concrete, it provides numerous benefits from a health and safety point of view during the installation.” David Marsden, Residential Development Specialist, North at Polypipe, said, “We were delighted to provide a tailored solution for this multimillion pound residential development. We design and manufacture a range of trusted and approved water management systems that are robust and reliable, safer and quicker to install for ground workers, and adaptable enough to meet the specific requirements of each individual project. From the installer’s point of view the Rinnai Energysaver units are simple to deal with; there is no need for expensive (or extensive) ductwork, nor do they involve the necessity of running domestic heating circuits for radiators, or pipework to boilers. Installers also report back that the tiny 80mm flue gives a neater finish on the outside of the building, a huge improvement on large flues and the correspondingly large holes that have to be knocked into the fabric to accommodate them. Collaboration enables bespoke solution to learning environment Doncaster’s first and only Sixth Form College will personify fast-track collaboration when it opens its doors in September.
The new, £20million, 9450m2 New College Doncaster, which will be run by the New Collaborative Learning Trust, will have been built from start to finish in just 13 months. It features state-of-the-art ventilation solutions from Gilberts Blackpool to create a fresh, conditioned internal environment. The core, standard solution has been tailored to the specific needs of the project in collaboration with BAM Design and BAM Construction, to deliver, in one product, a commercially viable alternative to conventional heating & ventilating strategies. In total, 62 of Gilberts’ standard MFS256 hybrid ventilation units, each with integrated heat coil, have been installed at the College; 51 of the units have been incorporated into the windows, using Gilberts’ WM (windowmounted) louvre, a registered design that combines a split up/down louvre blade configuration for optimum efficiency of air movement in and out of the classroom. A further 11no. MFS256 units have been
integrated into the façade using a bespoke designed duct extension. To address the specific needs of the science rooms, Gilberts added dedicated controls logic for the MFS units in those areas; the logic interlocks with the gas supply to ensure the gas will not activate unless the MFS is operational, and automatically supplies additional fresh air whenever a fume cupboard is opened. The cylinders also boast extremely low heat loss (as low as 1.41kW/h day), which means the customer pays less to maintain the heat within the tank.

Installed through the external façade or window, Mistrale MFS provides both fresh air intake and used air exhaust through one unit; the system mixes internal and external air to ventilate the internal space. A mixing damper within modulates airflow to allow the new, fresh air to mix with the warm exhaust air, thus extracting its heat without the need for an exchanger whilst still maintaining the required levels of air quality within the space. The integrated low energy fan energises to blend the internal air, ensuring an even distribution of airflow, with control over temperature and CO2 levels
within, and maintenance of a comfortable internal environment for occupants. Just two Mistrale MFS128, or one MFS256, units will ventilate a standard 32 person classroom, achieving the 8litres/sec/person fresh air required by current Department of Education Building Bulletin (BB101) and PBSP guidelines. Each unit also achieves relevant acoustic considerations: its operational ‘noise’ is less than 30dbA, and it has been engineered to absorb external noise to keep within the classroom criteria required by BB93. With the heat coil option, the coil is energised and the fan runs on full speed for approximately 20 minutes (depending on night set-back temperatures and flow temperatures) to provide an even heat distribution across the room before occupancy. The integral fan ensures maximum air blending and avoids any stratification. Gilberts’ test research shows that the technique can eliminate the need for wall-mounted radiators. The MFS-V version incorporates two Fusion MFS128 units placed vertically into a rooftop penthouse turret, with a shaft of only 900mm2, or up to 1500mm2 ensuring effective ‘stand-alone’ ventilation of the space below. No additional ducting or plant is required. By routing the ventilation through the roof then internal spaces that have no external façade can still be efficiently ventilated, be it via natural or hybrid principles. Gilberts designed bespoke cowls for New College Doncaster, with a low profile, so they blend discreetly with the roofline whilst still enabling adequate free ventilation area.

METSEC provides load bearing solution for new school
Palmerston School, based in Liverpool, provides education to 11-19 year olds with profound learning difficulties. Palmerston identified a need for a new school building as staff and pupils were hampered by the lack of outdoor space and modern learning facilities. The former Aigburth High secondary school site was selected on which to construct its new £7m facility.
The new T-shaped single storey building includes a sports and dining hall plus a new hydrotherapy and splash pool together with sensory learning spaces. There is also a fivea-side football pitch and four-lane grass running track around the pitch perimeter. The project started in April 2016 and is due for completion summer 2017 when pupils will move from the existing location in Woolton to Minehead Road in the Aigburth area of Liverpool.

Early Stages Originally planned as a timber frame construction, the main contractor asked voestalpine Metsec plc to review the school design and see whether a load bearing steel frame solution (SFS) could be offered. Taking a consultative approach, Metsec was able to advise the main contractors on the layout, and worked in conjunction with installers, local company Mark One. As the first tier 2 designer and manufacturer certified to BIM Level 2 for Design and Construction in the UK by the BSI, Metsec used its BIM capabilities within the design stages to provide detailed plans and costings. Metsec was required on-site from the start of the project, completing the steel framing in the summer of 2016. Designing the SFS solution for Palmerston School using Revit, Metsec attended regular main contractor team meetings with the BIM model, allowing any issues to be resolved in advance of the build. By using BIM, the project benefitted from a reduced timing programme and no waste, both providing subsequent cost savings. Design Requirements The blueprint of the school building presented several structural challenges, but were all incorporated into the BIM model from Metsec, including the design aspects of the roof. Studs within the joisted roof were extended out to overhang the external walls in order to create the overhang desired. Another roofing design requirement within
the structure was a duo pitched roof. To enable the sloping element, Metsec used longer stud sections of a high gauge to accommodate the longer spans required and the larger load placed on the studs. The school has invested in a substantial server room, in order to house the complex technologies being implemented into the school, which required a large number of ducts. This needed a substantial amount of openings within the wall which Metsec incorporated into the specification. Partnership Metsec’s engagement in the project from the early stages meant it could provide bespoke, flexible solutions integral to enabling the complex design aspects desired by the client. Steve Williams, director at Mark One, said: “Working alongside the manufacturer from the early stages of the project meant that we could work in conjunction with Metsec in designing and delivering the additional design requirements, and it was a smooth running project all round. KEE Systems cures Sunderland Royal Hospital’s access problems Kee Systems has recently provided Sunderland Royal Hospital with several bespoke access platforms to allow safe access to plant and equipment situated on the new Emergency Department’s roof. Sunderland Royal Hospital, Part of City Hospitals Sunderland NHS Foundation Trust, is a 970-bed acute hospital and has been undergoing an £18m redevelopment, upgrade and extension project which comprised the construction of a brand new Emergency Department. Part of the Emergency Department works included the installation new plant and equipment to the roof area, installed by M&E specialist H Malone & Sons Ltd. However, as is often the case when plant and equipment is involved, pipework and ducting presented access issues to some of the air conditioning units. KEMPER SYSTEM HELPS PROTECT CONCRETE HERITAGE Cold-applied liquid waterproofing specialist, Kemper System, has helped to preserve a grade II listed building thanks to its Stratex warm roof and Kemperol liquid roofing systems.
Because of the unusual design of St Thomas More Church in the Sheldon area of Birmingham, architects Wood Goldstraw Yorath worked in close consultation with Kemper System to enhance the waterproofing performance by addressing leaks and U/V damage to the existing substrate, whilst also improving drainage and reducing the risk of standing water on the roof.
The structure of the building with its many glass and concrete terraces, saw Kemper System’s Stratex tapered warm roof system being specified along with their solvent-free and odourless Kemperol 2K-PUR waterproofing membrane to refurbish the church’s failing asphalt roof. The technical team at Kemper System also devised a series of drainage channels to address the volume of standing water on the roof, whereby

Derek Lowe, Managing Director at Alliance Technical Services Ltd, said: “This was a particularly interesting project for us as the church required remedial works to the concrete whilst also installing an alternative waterproofing solution to ensure the graded building remained watertight. The Kemperol 2K-PUR liquid applied waterproofing system was an ideal solution to work around the complicated structure of the building with its many terraces, outlets and joints. These formally weak areas were able to be fully waterproofed in one seamless, easy application. “We undertook excellent training at Kemper’s headquarters to ensure we were able to apply the system effectively and efficiently. Top tips for efficient toilet facilities provision There are legal and Regulatory obligations to provide appropriate toilets in buildings to which the public have access.
