Sadolin and Sandtex Trade provide fresh look for homes scheme PAINTING contractors used Sadolin and Sandtex Trade to protect a sheltered housing scheme in an exposed riverside location. City Mills, in York - a three-storey building which houses 36 self-contained flats - was given an exterior makeover using a range of woodcare and exterior products. Contractors Anderson Marriott & Co carried out the project on behalf of City of York Council. John Kehoe, Managing Director of Anderson Marriott & Co, said: “City Mills is a sheltered housing scheme within the city walls at the side of the River Ouse. “Access was a challenge as the building has the river on one side, and car parks and a road on the other sides. “The project required external repairs including the treatment of balconies, decking, windows, doors and benches. “We have a reputation for quality workmanship as well as more than 50
years of experience and our operatives tackled the project professionally and effectively, using a range of Sandtex Trade and Sadolin products.” The project included two viewing balconies over the river which required tarpaulins beneath to ensure no debris could enter the watercourse. Leading manufacturer, Worcester, Bosch Group, has improved its flagship Greenstar CDi Classic gas-fired boiler with a host of innovative new enhancements to the boiler.
The Greenstar CDi
The Greenstar CDi Classic has proved extremely popular since first being brought to market in 2004 with over 600,000 homes in the UK having a CDI installed within. This is set to be strengthened further with the addition of a number of installer-friendly features. To ensure the product can handle any weather and in anticipation of another cold winter, the updated CDi Classic now includes a larger volume siphonic condensation trap. This allows a greater quantity of condensate to be discharged and eliminates the risk of freezing occurring in low temperatures should the condensate discharge pipe have to be run externally. In fact an uninsulated condensate pipe connected to the new CDi will not freeze in sustained temperatures of 15°C for up to 48 hours.. The boiler also boasts a combined drain and condensate pipe which allows the installer to drain the boiler down for part replacement without having to connect a hose pipe to the boiler to do so. The isolation
valves to the boiler are turned off, the engineer opens the drain and the primary water in the boiler drains out through the condensate discharge pipe to waste. Installation flexibility continues to be an important requirement for heating engineers nationwide, which has lead Worcester to permit the installation of a remote pressure relief value (PRV) designed to enable the boiler to be sited in wide range of locations. So if the boiler is installed below ground level, say a cellar, the PRV can be removed from the boiler and extended upto 2 metres above the boiler position so as to get a situation where the PRV is above ground level and can gravitate any discharge safely. UFH gets the Smart Treatment Underfloor heating (UFH) is suitable for all forms of construction and can be incorporated into any type of floor structure. Compared with other forms of heating i.e. radiators, UFH offers a costeffective solution in terms of initial purchase price and on-going running costs. UFH also effectively future-proofs any construction as its inherent efficiency makes it far easier to meet the increasingly stringent regulations governing energy usage. Altecnic HIU prepayment compatibility simplifies installation and cuts cost Altecnic, the UK’s leading supplier and manufacturer of quality plumbing equipment, is cutting the cost and simplifying the installation of pre-pay HIU systems with its prepayment compatible HIU. Designed to save time and money, Altecnic has upgraded the HIU firmware and added a connection on the HIU’s integral controller to allow for direct wiring, or via an optional module, to third party
prepayment systems. In operation, isolation of the primary system is now achieved by the already existing, HIU integral electronic control valves. This means that the motorised valves, normally installed externally to the HIU are no longer required. Designed with installers in mind, the integration is offering multiple benefits. Installation costs are reduced by upwards of £95 as the external motorised valve does not have to be specified and installed and it is easier to fit with fewer joints and potential leak paths. Vortice heat recovery units have been used for the refurbishment of the Gleneagles railway station in time for the 2014 Ryder Cup. The station, which was opened by the Scottish Central Railway on 14 March 1856 was originally called Crieff Junction and was renamed Gleneagles on 1 April 1912. The station was rebuilt and the junction remodelled by the Caledonian Railway in 1919 following their takeover of Scottish Central Railway. It was the Caledonian Railway which built the Gleneagles Hotel and this is now the scene of many a political summit and golf extravaganza, with the precursor to the Ryder Cup taking place there in 1921. PAINS Gypsum plaster is commonplace amongst much of the UK’s ageing housing stock. However, it has the potential to cost homeowners and landlords thousands of pounds a year in damp and flood damage repair costs. Duncan Haywood, an expert in plaster from Tarmac Building Products, examines how a different approach to plaster choice can save thousands of pounds in property damage. Due to their hygroscopic nature, traditional gypsum plasters easily absorb and retain moisture from the surrounding atmosphere and substrate. They are also not vapour permeable, which makes them unsuitable for older properties, particularly those prone to flood risk.
In damp conditions gypsum is prone to complete failure which can be very costly to replace and involves hacking off the original plaster, treating the walls with an injected Damp Proof Course and waiting for the wall to dry. All of this can take a great
deal of time, meaning it can often be months before re-plastering can start. Gypsum plasters also offer almost no resistance to flood damage. Floodwater degrades gypsum plasters and causes delamination, with up to one metre above floor level being the worst affected area. My advice to landlords and homeowners is to use modern renovating plaster equipped with a waterproofing agent and salt inhibitor, as it is much more suited to older properties that are at risk of flooding. This type of plaster effectively
controls dampness passing through walls and provides a barrier against salt transfer. Being ‘breathable’ means that the plaster allows balanced moisture movement through the construction fabric and allows the substrate to dry naturally. In effect, renovating plaster is capable of withstanding recurring water ingress which can, in turn, reduce on-going repair costs, salting and mould growth. In addition, the proprietary solutions can drastically cut repair time as the specifically formulated binder causes the drying time to be faster than with gypsum-based plasters.
This enables earlier decoration and negates long waits for the wall to dry before the plastering can begin. In short, there are certain applications where gypsumbased plasters can be used to a good effect; however, it still has the potential to cause a whole host of problems for landlords and homeowners. Importantly, there are products out on the market which can resolve the problem and keep future repair and maintenance costs to a minimum.

Worth their weight in glass As demand increases for larger expanses of glazing Richard Lowe, Technical Services Manager at Xtralite Rooflights, gives his top tips for designing with bigger, bespoke rooflight structures. When designing with glass it’s easy to get carried away in the quest to bring the great outdoors indoors. All too often people regard huge expanses of jointfree glazing as the ultimate in roof lighting. Yet in reality, less can actually prove more when trying to achieve the balance between aesthetics and fit-forpurpose ambient rooms below One key consideration when designing with large structural rooflights is the
sheer weight involved and whether the supports below are adequate, especially in refurbishment projects where you may be replacing polycarbonate with glass or single glazing with double glazed structures, which can be many times heavier. Larger structures are more difficult to manoeuvre so to avoid unexpected costs factor in at the design stage whether lifting equipment is required.
Similarly remember to check access as confined properties such as mid terraces may need structures craning over roof tops. Some rooflight manufacturers insist on installing trickier glazing structures themselves, which for builders takes the hassle out of installation, and gives the building owner a system guarantee direct from the manufacturer. For home owners design oversights are especially annoying. Imagine learning that the pools of water that collect on overhead glazing leaving residue every time it rains could have been simply avoided by installing the rooflight on a slight gradient. Early consideration is crucial to achieving the desired result as it’s very difficult to adapt glazing structures once installed. Consider specifying a specialist coating during manufacture to reduce heat loss where there is large areas of glazing, and opt for glass which has been treated to control solar gain to achieve high light transmission levels without indoor temperatures feeling too hot and uncomfortable in the summer. Nottingham Trent University is one of the largest universities in the UK, with around 28,000 students spread over three campuses. As part of a recent refurbishment programme at the Clifton Campus, the roof of the Clifton Library building was fully stripped and replaced with Alumasc’s Derbigum Olivine mineral roofing membrane. SPECIFICATION SOLUTION Alumasc’s expert technical team carried out a conditionbased survey of the existing roof and put forward a complete design package to be installed by M&J Roofing Ltd. Derbigum Olivine was identified as the most appropriate waterproofing solution which offered added environmental benefits. Olivine is a bituminous membrane with a naturally occurring mineral upper layer that neutralises CO2 in rainwater, via an irreversible chemical reaction. The membrane boasts a 30-year life expectancy and is 100% recyclable. Alumasc’s full system solution also included their Fascia system, Rooflights and Harmer Roof Outlets.
CHALLENGES AND AIMS Alumasc provided a full redesign of existing falls to ensure adequate drainage could be achieved on the new roof. This included additional insulation being laid to the falls of the internal water outlets which in turn increased the perimeter detail, creating the project’s greatest challenge, as M&J Roofing’s MD Peter Henrickson, explains: “Insulation was incorporated into all of the edge details to avoid cold bridging and the potential for condensation. To address this issue, the increased height of the edge detail was covered by a bespoke Alumasc aluminium polyester powder coated fascia board, supplied in a colour to match the new window installations.” Work also had to be scheduled around other contractors working on site and in addition, staff and students needed to remain in situ throughout the installation. In support of M&J Roofing and to keep the University up to date at each stage, Alumasc’s technical team conducted weekly site inspections, carrying out both written and photographic reports. RESULTS M&J Roofing installed a total of

Grammar school marks a Century with draught-free sashes

This year pupils at the Royal Grammar School in High Wycombe will be able to celebrate their main building’s 100th birthday draught-free, following renovation by period window specialist Ventrolla. Following consultation from the project architect, Ventrolla South East was called in to survey the windows which had sadly fallen into a sore state and in desperate need of repair. It was decided that instead of an overhaul the Ventrolla craftsmen would restore the beautiful old sashes to look like new. In order to preserve the unique heritage of the building, the curved-head sashes were repaired by routing out the rotten timber from the frames and replaced with new spliced timber, finished with the patented Ventrolla epoxy resin VR90. Custom made slim double-glazing units were then installed to improve the buildings energy efficiency.
