FMB chief executive Brian Berry said: “We’ve been experiencing a severe shortage of bricklayers and carpenters for quite some time – these latest statistics show that skills shortages are now seeping into other key trades such as roofers and plumbers. Indeed, of the 15 key trades and occupations we monitor, 40% show skills shortages at their highest point since we started to feel the effects of the skills crisis in 2013 when the industry bounced back postdownturn. This growing skills deficit is driving up costs for small firms and simultaneously adding to the pressure being felt by soaring material prices linked to the weaker pound.” Brian Berry continued: “The government needs to be taking note of the worsening construction skills shortage now that we know that the UK will be negotiating a hard Brexit. The prime minister must ensure that the immigration system that replaces the free movement of people serves key sectors such as construction and house building. Our sector relies heavily on skilled labour from the EU, with 12% of the British construction workforce being of non-UK origin. As the construction industry represents around 7% of UK GDP, it’s in no one’s interest to pull the rug out from under the sector by introducing an inflexible and unresponsive immigration system.” He concluded: “On a more positive note, construction SMEs reported steady growth in the final three months of 2016, capping off a generally positive year for the industry. In particular, demand for private refurbishment work was robust throughout 2016 and in terms of private and social house building, builders expect workloads to grow in the first three months of 2017. However, if the government wants the objectives of its housing white paper to be realised, it will need to ensure the construction sector has the skilled workers it needs to build these new homes.”

A new report from the Home Builders Federation (HBF) details the barriers that smaller building companies face in developing housing. Over the past 25 years, the house-building market has become almost completely taken over by the major builders, while the number of SME builders has reduced by about 80%, the report says. Just getting back to the number operating in 2007 could produce an additional 25,000 homes a year, the HBF suggests, but this first requires removal of some of the finance, planning, and red tape barriers that prevent smaller firms from playing a bigger part. HBF executive chairman Stewart Baseley said: “Whilst housing output has increased significantly in recent years, the vast majority of the increases have come from larger companies. The number of smaller builders has collapsed over recent decades with few new entrants to the market able to grow to any size. “If government wants to see continued increases in supply it is imperative it enables SME builders to play their part. Removing the barriers for SME builders could result in tens of thousands of desperately needed additional homes being built and boost economies up and down the country.” The report’s foreword, written by Redrow founder Steve Morgan, explains how he grew his fledgling business into a national publicly listed builder. “Young entrepreneurs like myself, Tony Pidgley, and Lawrie Barratt before us, were able to start fledgling home building companies from scratch and build them into national builders – something that would be almost inconceivable today,” he says. Throughout the 1960s and ’70s small companies could set up, grow quickly and establish themselves as significant contributors to local economies. This meant that by 1988 more than 12,000 SMEs were building new homes. Today however the number of SME builders has dwindled, with very few new entrants able to secure a foothold and even many established businesses unable to grow. The report sets out the numerous barriers facing SME builders, including three main areas where red tape can be particularly harmful for SMEs’ prospects:

highways, water and land registration, all of which can cause significant delay and uncertainty around costs. The financial situation has also not improved only much since the 2008 crash, the report says.

Builders hit by materials price hikes

Anecdotally, construction SMEs are already reporting an increase of 22% in Spanish slate and 20% increase in timber. A quarter of all materials used by the UK construction industry are imported – this is significant and underlines the vulnerability of the industry to sudden fluctuations in the strength of our currency. The combined pressure of higher material prices and the rising cost of skilled labour represents a serious challenge to builders.” Ms McMonagle said: “What this means is that home owners could start to see the cost of their building projects increase. It also means that consumer choice may be reduced as some home owners face having to compromise on aspects of their project due to the fact that certain materials have become too expensive. There is also an added headache for the builder, as material price rises can come at short notice and if they are mid-project, the original costing is no longer accurate. This makes pricing jobs problematic and leads to construction SMEs having to cover themselves against sudden price swings. Some builders are attempting to mitigate this by introducing larger contingency funds when pricing for a job, or by stipulating in the contract that the overall contract price will change in the case of material price hikes, making client budgeting more tricky.”

The report, called Reversing the decline of small housebuilders: Reinvigorating entrepreneurialism and building more homes, suggests a number of steps government could take to help including: • tackling specific planning problems that disproportionately affect the business environment for SMEs, including the lack of smaller sites and the impact of precommencement conditions • the creation of a new Help to Build scheme to help extend sustainable lending to smaller companies • lift barriers for builders to access tax incentives and other support enjoyed by SMEs in other sectors • provide technical and planning advice services for fledgling businesses • seize the opportunity of Brexit to reform EU regulation reducing the risk and complexity associated with building new homes.

A 20% rise in the price of timber and other building materials is leading to builders having to rapidly reevaluate their price of their jobs, while those on fixed price contracts are at risk of getting their fingers burned. According to the Federation of Master Builders, 70% of its members have seen an increase in material prices due to the depreciation of the pound. Therefore clients must expect to pay more for the building works. Sarah McMonagle, director of external affairs at the FMB, said: “Thousands of smaller building firms are grappling with the rising cost of materials caused by the depreciation of sterling since the EU referendum. More than 70% of smaller building firms have experienced increased costs as a result of the weakened currency, with additional increases of 10 to 15% expected as the new year unfolds.

Did you want to cool off? Have you ever arranged an insurance policy and wished to cancel soon after buying it? This might be because you decided that you didn’t need the insurance, or have found a far more suitable policy for yourself elsewhere. Most insurance policies have a cooling off period in the first 14 days of cover, however there are a number of “ifs” and “buts” that have to be considered. The first, is that strictly speaking, commercial insurance policies don’t have cooling off “right,” because this is reserved solely for personal lines policies (such as home and car) or policies that could be viewed as a personal policy, such as a let property. However, most insurers will grant small commercial policies cooling off terms. The next consideration, is that this is not free insurance. As always, the way “cooling off” is treated varies from insurer to insurer, but as a general rule, there will either be a flat charge (such as £25) or a proportional charge per day (1/365 of the premium), plus a “reasonable” administration fee. There is no guideline as to what is reasonable, and I have seen administration charges as high as £500! My company, Versatile Insurance Professionals Ltd, has a flat rate of £25 plus whatever the insurer charges. This is not the cheapest rate in the market, but neither is it the most expensive, and it is always my intention to sit in the middle here due to the large amount of work that is generated by a cancellation. Some insurers will agree to cancel cover back to inception and not charge for the time, but please be aware that you will not be able to make a claim for anything that happened during this period. There may still be an administration fee charged, even if cover was cancelled before it was even started, if you instructed for cover, and then changed your mind. Although you may not be happy about this, please have sympathy for the amount of work that is generated in respect of a sale, and then additional work to cancel it. After 14 days of cover, you may have no cancellation rights at all, meaning that should you no longer wish to be insured, there would be no refund of premium if you cancel. If you are paying by instalments, you may still need to pay the balance due. However, this varies from insurer to insurer, as well as what sort of policy you have bought. As an example, public liability often has no refund or poor refunds on cancellation, and buildings insurance policies often have good return premiums. Lastly, if you are looking to cancel, have a look at your paperwork first or have a chat with your adviser to find out what charges are involved and whether there is an alternative to a cancellation. company’s contemporary cinema experience. Naturally, on a build of this scale, it was crucial to specify a rapid, yet robust method of construction for the expansion of the auditoria seating areas and Stadium Seating Enterprises’ innovative DryFit™ PREFoam™ Stadium Riser System,

installed by EOMAC Ltd and locally sourced and manufactured by S and B EPS, proves to be the perfect solution. Supplied in various thicknesses and weighing an average of half a kilo per cubic foot, the modular polystyrene blocks are 100% recyclable and extremely lightweight,

keeping manual handling to a minimum. Pre-engineered in the United States and pre-fabricated locally in the UK, the EPS insulation is supplied cut to size and each piece numbered, so they can be easily manoeuvred through pedestrian doorways and areas still undergoing construction. The polystyrene foam blocks are delivered per auditorium and are coordinated with the installation crew at EOMAC, on site for a just-in-time delivery schedule, to minimize downtime of the theatre and maximize efficiency of the installation. A full set of detailed shop drawings are prepared and supplied to the installing contractor by Stadium Seating Enterprises so they are aware of the intended location for each piece of EPS block. Installation couldn’t be simpler or quicker either. The pre-numbered blocks slot together like a jigsaw puzzle and are adhesively and mechanically fixed on the riser and tread of each level. EOMAC has experience installing these riser systems on multiple projects throughout the United States and Canada and has now brought this technology to the UK alongside Stadium Seating Enterprises, manufactured by S and B EPS out of Cramlington. The insulation is then encapsulated in two layers of 18mm plywood, ready to accept the finished flooring surface. A great plus point on these types of schemes is that because of the geometry of the blocks, the weight is distributed evenly across the surface and no point load is achieved. S and B’s Managing Director Darren Smith, said: “This is a very exciting project for S and B EPS to be involved in and hopefully the first of many. “Although the technology has been used on stadia seating across the United States for a number of years, it is still a unique concept in the UK. The collaboration between Stadium Seating, EOMAC and S and B has evolved over a period of 4 years, with much collaboration having taken place during that time. “It’s particularly satisfying that from a simple introductory Skype call, we are now manufacturing and witnessing the installation of their PREFoam™ EPS systems on local UK based projects and theatres. “The flexibility and speed of installation is absolutely key to this system’s success. Since all systems are custom designed and manufactured for each individual application, the fact that they’re of a modular nature means that they’re ideal for either new construction or retrofit and renovation situations. “Steel, concrete and EPS components can be made in virtually any height or depth and can easily be adapted to conform to virtually any platform design, shape or configuration in any cinema, theatre, lecture hall, worship facility or performing arts auditorium. “The possibilities are endless and I’ve no doubt that this method is set to revolutionise the design and construction of staged seating projects in the UK in the future”. Altro Xpresslay brings fast turnaround and cost savings at 27 new build schools Galliford Try is building the new schools as part of the Priority School Building Programme (PSBP). Galliford Try has a longstanding Supply Chain Agreement with Altro, so when it came to specifying flooring for the PSBP schools, both companies worked closely together to select a high quality, cost-effective flooring that was also quick to install. Roy Perry, Galliford Try Contracts Manager, said: “We chose to work with Altro on the PSBP scheme due to the strength of our supply chain relationship and their array of appropriate products for the schools. “We selected Altro XpressLay because it’s a cost-competitive option that would also save us installation time on all the priority school schemes in this region. In many instances we require a quick turnaround, as Galliford Try is under pressure to deliver the schools within set timescales. “We have been pleased with the service we have received from Altro and the flooring contractors, which has enabled us to complete the work to the customers’ satisfaction.” Altro XpressLay is the world's first ever adhesive-free safety flooring, and features Altro Looselay technology. Altro Looselay technology allows any subfloor moisture to escape. It has been designed to lie flat, without the need to be adhered. Altro Looselay doubled-sided, moisture-tolerant tape is used to secure the flooring in place while you weld. As there is no adhesive you get same-day welding and can walk on the floor straight away. Altro XpressLay can be easily removed post-installation, re-used elsewhere and then recycled at the end of its life.

The flagship school for the PSBP scheme, and one of the first to be built, is the £18.6 million Hessle High School and Sixth Form College in East Yorkshire. Previously Hessle High was split

over two sites, with 1,450 students, including 200 students in the sixth form. The new build, designed by DLA Architecture Ltd in Leeds, has created a combined, fit-for-purpose school that operates from just one site, with new science labs, ICT and teaching areas and sports facilities for up to 1,550 pupils, including 230 students in the sixth form. Phoenix Flooring Division installed 5,500m2 of Altro XpressLay throughout Hessle High School in four different shades; Waterfall on stairs and corridors; Blizzard in laboratories; Fog in wet areas; and Roof Garden in the stores. The easy-to-fit capabilities of Altro XpressLay meant big savings in time and a trouble-free installation, as Phoenix Flooring MD Matt Brown explained. “With Altro XpressLay there is no need to lay a dpm, and it can be fitted without adhesives,” said Matt. “This makes it very cost and time effective, and fitter friendly too. We know that every time we use this flooring we save a lot of time on a project, so for us it’s a great choice all round. “Prior to fitting at the school, we prepared the substrate with a smoothing compound to create a true, flat surface. We then fitted

This helps the flooring to stay in place. “Then it was simply a case of cutting the sheets of Altro XpressLay to fit, laying them into position, removing the backing from the adhesive tape, and rolling the flooring back into place. Joints were finally hot welded to finish off. “We were on site for three months, with eight fitters working at the busiest period. We had excellent support from Altro throughout the entire project, but they always deliver a very high level of back-up.” Mark Owen, Facilities Manager at Hessle High School is happy that Altro XpressLay is ticking all the right boxes. “We had a mixture of lino and tiles in the old school, which looked very old fashioned and was neither safe underfoot nor easy to maintain. This new flooring looks superb, colourful and modern, and it’s a proven safety flooring that can stand up to the rigours of busy school life. “There has been no rucking or movement at all. It’s as firm and reliable as any flooring fitted with adhesive. So for a school it’s a great product, because we have the flexibility to repair or reuse the flooring in the future if required. “Maintaining the flooring is proving easy as well, and it cleans up very nicely. We mop as and when required, and for areas which get the most traffic and dirt we use a walkbehind scrubber regularly. During school holidays we give everything a much more thorough going over with a circular scrubber, which brings the floors back to their very best.” I enquiry 515

Flagship recycling scheme goes from strength to strength CROWN PAINTS flagship Kick Out The Can recycling scheme is celebrating its most successful year yet. This year saw more than double the number of containers of surplus paint brought into Crown Decorating Centres across the UK, ready to be recycled and given a new lease of life. The final total amounted to an amazing 20,000 cans of unwanted paint being returned to the network of 135 stores during the innovative scheme’s three-week campaign.

Metsä Wood has supplied its Kerto® LVL product in the construction of a new sports complex at London’s prestigious Hurlingham Club Racquet Centre. The

project involved the construction of a new 35m x 55m racquet hall incorporating four indoor tennis courts and four squash courts, designed by David Morley Architects. The main span consists of suspended steel beams, which are spaced with large gaps of 12.9 metres in order to give the courts space and reduce the cost of this complex structure. HOW A CONTEMPORARY GLAZING MATERIAL HAS FULFILLED THE HERITAGE NEEDS OF A LISTED BUILDING We are delighted to have worked alongside BAM Nuttall Ltd on the recent refurbishment of Lewes station roof in East Sussex, providing them with our lightweight, quick to fit, Georgian wired polycarbonate Multi-Link non-fragile rooflights.



Lewes is clearly a station steeped in history and character as there has been a station at Lewes since June 1846, although the first one was really more of a terminus. The full station with a Swiss chalet style building was opened in 1857. However, despite the great features, it was evident that the years had caught up with some areas of the station and the roof in particular was in need of repair. The old glass was failing in places. It was cracked, discolored and in some areas it was actually missing. Locations that should have been light and bright were not at their best due to the condition of the existing glazing. It was easy to imagine the improvement new glazing would make and why Twinfix had been asked to look at it. The remit for Lewes was to replace the 1,178 panels of roof and vertical glazing. The product that we put forward was our Georgian wired polycarbonate Multi-Link non-fragile rooflights. It’s important to retain the feel of a station, so a sympathetic restoration is very important. However, Twinfix also think it’s important to not just replace like with like, as although traditional materials may look the same there are often disadvantages associated with them. Georgian wired glass is an example of this. It suits these old stations, it is in keeping, but it just replicates the same old problems; it breaks, it needs replacing. The cycle continues. Durability and sustainability are key in any refurbishment, why replace with something susceptible to breakage? So it was an easy one to solve, the product needed was our Georgian wired effect polycarbonate. This polycarbonate glazing mimics the traditional Georgian wired glass that it will be replacing, but it will not break in use. It is therefore safer to install and to use as an overhead glazing material, with no risk of glass cracking and shards or glass dust falling onto the platform below. The long term cost saving of not needing to replace broken panels, accompanied by the massive safety advantages of not worrying about falling glass, just have to be considered as key benefits of our Georgian wired polycarbonate roof glazing. Georgian wired polycarbonate also has the additional benefit of being lighter than glass therefore making it easier and quicker to install on a roof. When it replaces glass it usually therefore requires no extra structure being put in place as it is normally considerably lighter than the original glazing. Our Georgian wired polycarbonate is pre-glazed in our Multi-Link framing system.

This has a number of advantages over the old style two-part glazing bars that are put together on site to create a glazed roof. The Multi-Link system is made in our factory and has an innovative fix and link installation feature that makes it very quick to install. So once on site there is less disruption at a station, which is important as the public needs to be serviced as normally as possible during building works. This panel system also results in fewer errors on the install as we do the work to get it right before it hits the site.

Our Multi-Link roof glazing is also non fragile to ACR(M)001:2014, which is a key feature of all our roof glazing products. When the life of old glazing on a roof is over it needs to be replaced with non-fragile roof glazing to limit risks on the roof. All these advantages led to a successful roof re-glazing, providing Lewes station with a non-fragile, virtually unbreakable and attractive roof that keeps the feel and look of this heritage station. Any hurdles that were met were overcome by our Twinfix team working closing with BAM, with one goal in mind, completing the project successfully. Now completed, it’s a wonderful example of the Georgian wired Multi-Link product and Twinfix, BAM Nuttall and Lewes station can be very proud of these refurbished premises. We all need to continually challenge ourselves, our thinking and our products, for ways to use modern products effectively and we think Lewes station is a great example of how a contemporary material has fulfilled the Heritage needs of a listed building. polished stone rain screen, and Kingspan Benchmark, A. Comar’s interface range of adaptors allowed the Comar 5Pi Advanced Windows to seamlessly integrate with the differing cladding elements. The design detailing of all these elements ensured that the façade had no thermal bridging and will maintain it’s air and water-tight solution. Moving to the base of the building, Comar 6EFT capped curtain walling was used. Comar 6EFT interfaces with the dramatic angled cantilevered entrances. For this element of the face design the detailing and installation had to be precise to ensure that drainage and seals create a future-proof water tight solution. UK’s first Eco Town features Triple glazed timber windows from Rationel Danish timber window manufacturer Rationel, is proud to have its timber window products at the centre of the UK’s first eco town in Oxfordshire. Developer A2Dominion has created this development at Elmsbrook at NW Bicester, just an hour from London and within easy reach of Oxford and Birmingham.

Boon Edam’s entry expertise ensures a bespoke solution for Camden Council’s BREEAM project Camden Council’s new 14 storey building, 5 St Pancras Square is host to council offices, a leisure centre, café and a library. This innovative building is classed as one of the leading green buildings in the UK; having achieved an ‘outstanding’ BREEAM sustainability rating. Every part of the design required careful consideration to achieve this rating. So, when selecting the door entrances for the awardwinning building, Boon Edam, the global market leader in entry solutions was consulted.


The entry solution needed to fit the building’s sustainability, security, service and design criteria to seamlessly integrate with the existing design. With 140 years’ experience and a portfolio of products to accommodate a range of entry requirements, Boon Edam’s experts were able to provide the ideal solution using the Circleslide product range. Not only did the product successfully integrate with the building’s design;

but it was also able to mitigate any concerns regarding energy loss. The Circleslide, consists of two sets of curved automatic sliding doors. This selection ensured that the elegant rounded look of a revolving door was achieved, along with meeting the high capacity throughput demands; realised by a wider throat opening design. This design of door is also DDA compliant in order to provide disabled access without the need for a separate pass door to be installed; this was a key criteria for the council building. The technology incorporated into the product’s mechanism ensures extremely quiet and smooth movement of the doors, whilst the air curtains installed inside the building lobby are designed to effectively reduce the air exchange and infiltration at entrances. This ensures that the entrance lobby can regulate the internal temperature as part of the building energy efficiency. The choice of the Construction Industry Professional Synergy Wastewater Treatment Products are an independent, privately owned manufacturer of wastewater treatment products. They are also distributors for other major companies within the industry. Pumping Stations Standard and bespoke systems are offered to pump both foul and surface water. Pump stations are used to raise the level of the discharge to the invert of a local gravity mains or private system.

Single pump systems are generally available from stock, to serve the smaller domestic project. Larger capacity duplex systems manufactured to meet site-specific criteria are also readily available on short lead times. Building Regulations require that the pump chamber should have sufficient storage volume to contain a 24 hour inflow. In the case of domestic systems, a figure of 150 litres per person per day is used to determine the chamber capacity. Bypass Separators Bypass Separator NSB3 & Extension Turret held in stock for immediate despatch Nationally. Bypass Separator are used in hard

standing areas where there is a light risk of hydrocarbon contamination to the surface water run off, i.e. Car Parks, Roadways, Industrial Estates, Goods Yards etc. These units are designed to treat the influent up to the design nominal size of the Separator. The engineer training course line-up for 2017 includes nine modules: Rinnai product overview; Continuous flow and the future of water heating; Intermediate water heater; Continuous flow - Excellence in design; Service and fault diagnostics (Water heaters); Service and fault diagnostics (Energy saver warm air units); Understanding ACOP L8 and hot water system design; Maximising renewable gain in hot water design; and, Continuous flow as an innovative method of satisfying energy and regulatory demands.

The Rinnai training department has trained 66% more engineers than in the year preceding implementation. These have included bespoke courses designed to fit in with the modern time demands for professionals and the company has also seen a large increase in CPD modules all over the UK. Rinnai’s series of tailor-made, flexible courses allow engineers the opportunity to obtain hands-on experience of the practical and energy saving benefits of continuous flow gas fired water heater technology. The most popular course modules are ‘Understanding ACOP L8 and hot water system design’ and ‘System design incorporating continuous flow and renewables’.

CPD Roadshow courses are also available, designed by Jenkins for M&E consultants and specifiers, design and build engineers, facilities managers and gas contractors. These courses have already attracted praise from CIBSE. For example, it says of the CONTINUOUS FLOW WATER HEATING SYSTEM SIZING AND DESIGN course: “The course delivers what it outlines and is well constructed.”

Engineers courses have already been booked through until the first week of February at Rinnai’s dedicated Runcorn training facility and at various venues in the South of the country. Rinnai continuous flow for Domestic/Light commercial sites Rinnai’s Infinity range of A-rated continuous flow gas fired water heaters include domestic/light commercial units that are design engineered to guarantee the highest efficiencies, lowest running costs and least maintenance. Continuous flow - sometimes called ‘Tankless’ - water heating units are ideal for domestic properties, cafes, pub, restaurants, offices, shops, hairdressers, small commercial units, caravan parks and leisure facilities. Continuous flow water heaters are proven to be more cost efficient than traditional systems. Small businesses and domestic properties require high volumes of water at intermittent times of the day - delivered at accurate temperatures for optimum user comfort and safety. Sudden changes in water temperature, causing cold showers or scalding hot baths are a thing of the past with Rinnai's Infinity 16i water heaters. Unlike other systems available, the water temperature set is the one that is delivered. So, if a user is showering at, say 42°C, and someone turns on a tap elsewhere in the property, the temperature will not vary. With the Rinnai Infinity units running out of hot water is a thing of the past, as the water is drawn straight from the mains, as and when needed. As the units are IPx4

rated they can be mounted in zone 2 within bathrooms. The Rinnai Infinity 16i measures 675 x 370 x 103mm and weighs in at 18kg. The room sealed unit has a temperature range of 35°C to 60°C with direct electronic ignition. Gas consumption ranges between 4.7kW-34.9kW for Natural Gas and 4.9kW36.8kW when using propane. Hot water delivery flow is an impressive 16ltr max flow. Nominal operation pressure is 1-7 bar and it uses a 230V AC 50Hz 1ph power supply with an electrical consumption of 68W. The Infinity 11i is 29mm deeper, weighing 2kg less at 16kg and consumes 6.10kW-21.60kW of Natural Gas (it is not compatible with propane gas) and has an 11 litres per minute maximum flow. Meanwhile the Rinnai Infinity 17e unit has the added advantage in that it is externally mounted. This feature gives greater flexibility at the design stage and can offer an alternative solution where flue runs are problematic or internal space is not available. The 17e has full frost protection. A range

of external ancillary items including pipe cover box and security cage are available where necessary. Capable of flow rates of up to 510 litres per hour at a 50°C rise, the 17e is suitable for multiple applications and can be specified for use with Natural Gas or propane.

So the school decided to look at a more ecofriendly option – and came to an agreement with Witherslack Hall Estate to use coppice and unsaleable timber from nearby woods to generate heat and hot water through a new biomass system.
